I've been here since 2019 and I'm still here. The staff has changed over the years but the service remains very impressive and professional. You don't have to worry about your packages being stolen. But I'm just so impressed especially with handyman Greg he is always on the job even if he is tired or not feeling good. He so very professional and gives always 100%. Following direction and never disrespectful to his coworkers or tenants. He always very helpful I remember when he was at the service desk. I am posting this review everywhere I can, because I think so highly of this institution. Emerald Green is a secret gem that should be lauded, protected, and promoted. Glenwood is by far the best landlord I've ever had. They prioritize their tenants above all else. Every staff member at Emerald Green was an absolute joy to work with. Every doorman, every leasing agent, every maintenance technician. I am not sure the current ownership structure, but I have never seen a better example of a family owned business. Reggie, Sebastian, and all the doormen are spectacular. Not only as employees, but also as humans - they make living here a joy daily. Elena Vadan consistently goes above and beyond to ensure tenants are happy with their tenancy, and if you want to make changes, will bend over backwards to make it happen for you. My wife and I are deeply saddened by having to move out. I kind of think we will move back some day. read more

BEWARE if you are a current resident renewing your lease and read the 421-Rider closely!!!! If you are in a rent stabilized unit, Glenwood Management will purposely mislead you by leaving out an additional 421 tax abatement charge on your lease agreement but including a rider hidden on page 19 out of 47 of your lease. The total on the lease summary page will NOT include the additional tax abatement amount (4.4% of your monthly rent), it will be blank. But your lease will effectively go up by the additional 4.4%. They purposely leave it out on your lease agreement and state a lower rate so you are misled. My rent increase was 7%+ plus rather than the 3% rent stabilized maximum as a result of this. I want to make sure other tenants do not have to go through the hassle and stress of dealing with this. read more

I just moved here and wow... this is by far the best apartment living experience I have ever had. Everything is super clean, well maintained, and the friendliest staff I have ever experienced. The building is beautiful and I am always excited to invite other people to come to my place. I also really appreciate that the neighborhood is terrific, next to a great grocery store, a wine shop, and interesting neighborhood eats (I mean not the most foody glory - but still pretty good). My apartment is super well maintained, refreshed, and they definitely did great work in between renters to ensure amazing upkeep. read more

A little piece of Heaven in the Garment District. Beautiful marble and mosaic lobby with an enclosed Asian inspired fountain/garden & with salvaged antique architectural details. Wonderful shared spaces, including a beautiful, Grecian style swimming pool. Sun drenched, 9 ft. ceiling apartments are well designed with bamboo floors, plenty of closet space, beautiful granite kitchen area with stainless steel appliances including dw, small marble bathroom with deep tub & washer & dryer. Temperature is controlled by tenants & apartments are easy to clean. My apartment faces the back & is quiet. Building staff is kind & helpful. Elevators are plentiful & speedy. The sparse lounge area on the rooftop has a view of the Empire State Building. The developers and designers of this building were creative. Tenants are encouraged to use green products. No smoking building. Pets welcome. Located in a rambunctious neighborhood close to everything. Howard Heisner, EVP of Glenwood, has intelligently led us through the Covid crisis. I feel like I'm living in a paradise. If you are bothered by mentally ill people on the streets, you won't like living here. I wish I could help them. Decades of right wing leadership in NYC and our country coupled with the Covid catastrophe has caused a lot of suffering. And if you don't like living with lower income tenants (this is a 20% affordable housing building), you might be annoyed by us. If could give it no stars, I would. I have lived here since 2010 with a few problems. Now I moved to another apartment 9/2022 and it's been nothing but problems. I have 4 different rental bills, all of which are wrong. I have spoken to Camille Sammartino, and she told me to go to Polina Iilen) who never answers her phone nor her emails. I have reached out to everybody in this building (Emeral Green) and Polina and Tenant relations. Finally, Tenant relations told me it was fixed in my ledger. Wrong! I have done everything I can do to resolve this problem. CUSTOMER SERVICE is awful. This is how you treat tenants?? I also asked where my security and after dancing around the question Camille told me that Chase Bank had it. I have requested proof from the bank. Here's the law in Ny "The security deposit must be kept by the owner in an interest-bearing account in a New York State bank. The owner must notify the tenant of the name and address of the bank and pay the tenant the full annual interest, the tenant can choose whether the interest is to be subtracted from the rent, held in trust until the end of the tenancy, or paid in a lump sum at the end of each year. We've lived at Emerald Green for 7 years, after decades at an historic landmark co-op. Emerald Green is extremely well-managed and maintained. Everyone on the staff is helpful, friendly and efficient. Karina our manager is super attentive and responsive. The two buildings have gorgeous and comfortable lobbies that are like living rooms surrounding a "meditation pool" with lily pads, like a quiet oasis in the middle of the city. It's been a safe and quiet retreat during the pandemic. The Sotheby's agent who sold our co-op came to visit and said Emerald Green is architecturally as beautiful and as well maintained as 15 CPW. Update: they got rid of the problem after 6 years and it's much better. I am living in apartment 318 (courtyard view), and have lived here for 4 years so far. Wonderful building, door men, porters, nice sized apartments. The management, specifically 1 woman in the mgmt office, is a god awful human. She makes life terrible for the tenants and the staff. She needs to be fired. 1 single person has taken down such a lovely building. read more

This neighborhood has always had a lot of homeless people, but now since this virus, they have put, Crazy, Drunk, Nasty homeless people from shelters because of no social distancing, in beautiful hotels here. We have them everywhere. What we don't have are police patrolling the area. Glenwood needs to reach out to the police or Congressman Nadler. The precinct is on 35th St between 8th and 9th ave. and that block is blocked off. Something needs to be done! Aside from just locking the doors at night. read more

This is quite possibly the dirtiest street in the city, between penn and port authority.There are two towers on 37 and 38 between 8th and 9th ave; some apartments are able to face inwards between 37th and 38th and avoid the exterior. There is a meth clinic on the 37th st corner while the homeless roam around. The trash is often split open, discarding glass, food and liquids to the sidewalk. The noise from the garbage trucks starts at 12:30am, through to 1:30 am every night was too unbearable to tolerate. It will wake you from your sleep with the walls and windows shaking as the dump trucks drop the steel trashbins to the tarmac like kettle drums. After various calls, emails and in person meetings the building management denied it was their trash being pickup and deflected blame to the building across the street. When escalated to Glenwood management they confessed they were taking lists of complaints from tenants and it was their own trash being taken away. I cant seem to upload the pictures/video, though they are on other review sites. The windows to not block out any noise from the street level, which is amplified by the heavy construction. The foodcarts of New York are stored in the adjoining building which then attracts its fair share of insects. In the interests of a fair and balanced review however; Inside, the lobby, pool and gym are nice, though you don't live there, which is the problem. The staff are fantastic, the door staff, the onsite garage and the maintenance alike, though they are all aware of the noise, dirt and homeless infestation complaints and see heavy turnover. We lived here for almost three years and thought things overall were pretty great - doormen were wonderful, pool and gym usually not too busy, no significant issues with appliances or anything in our apartment, awesome high ceilings and big windows. One thing we wished we had known before moving in to our unit (which faced 37th) - about two buildings down is a distribution center/warehouse that stocks beverages and they receive shipments late at night, which can be very noisy. The building itself is great, and the apartments very nice. Amenities are nice, but nobody ever uses amenities. Lots of rules to try to make adults feel like children, eg you're not supposed to drink/have a glass of wine on the roof deck, leave an emergency name or a key for anyone with the staff, etc.. It's the Glenwood covering it's a......... Thankfully the doormen and most other staff in the building are reasonable and actually treat with you respect. On-site management is hit or miss........I got along with the first one that most people didn't like, but she treated the staff horribly. Second one much nicer, if less responsive than the first. Glenwood themselves as a management company lack any sense of integrity, and for that reason alone would recommend looking elsewhere. I gave 6 months notice when I got a job overseas that I'd be leaving 2 months early after 8 years in the building and they said I had to pay a 10K fee to leave. When I asked, "so you're not going to rent my apartment for those last two months?", the woman on the phone tried to tell me how tough the rental market in NY was (eye roll). I guess with almost 500K of my money in hand they felt a nice going away gift was to have me hand over another 10 in pure profit over and above what they would get from re-renting it. My downstairs neighbor, who had been there 7 years, wanted to downsize when his children moved out and they forced him to stay in the more expensive apartment until the end of the lease. When he asked about loyalty the response on the phone..........I kid you not........was "Loyalty? This is NY.". Nice building, nice doormen, neighborhood not particularly nice, and Glenwood are crooks, stay away. read more

So I had discussed moving out mid-year with the landlord, and was told this would not be a problem, and to let them know if my plans changed. My plans changed, and I ended up needing to stay for the remainder of my lease. So I contacted my landlord, and as promised they said that was fine, and they tore up the letter in which we agreed my lease would terminate prior to the end of its 1-year term. Fast forward a few months and they never told me that they had also automatically cancelled my auto-pay. I speak with their representative, and we agree to include my delinquent amounts (since they had stopped billing under my autopay) to the next month's payment (which they in fact did, per my bank records). Today I got a letter from a law firm/collections agency saying I am delinquent and that they are charging me $60.00 legal processing for their collections. That is pretty terrible customer service. This building looks very attractive as well as the neighborhood. I walked in and asked the doorman to talk to the manager and she was gone when I went there. So I called twice and the first time she told me right off the bat she was busy and I said I would be happy to call back later. Her answer was "okay thanks" and hung up without even leaving me the chance to ask what a good time would be !!!! Next morning I called back, she remembered me and I requested a 10 minute meeting and she was so rude over the phone I couldn't believe it. Her ton was terrible and it looked like I was bothering her. I couldn't believe it!!!!! This is by far the worst phone call I've had with any manager of those luxury buildings . I will never step foot in it again and I don't recommend anyone going there. This lady should lose her job and I'm sure somebody else could replace her and be much nicer and actually make you want to live there. read more

I've been living in Unit 1405 for two and a half years and have to say this is a truly wonderful place to live. The only misgiving I had was the prior building manager who was incredibly unhelpful and rude - even the building staff seemed to think terribly of her, so it's truly a wonder why they kept her on for as long as they did. Few things I would highlight: - Gym is quite inexpensive at $350/year. Very nice facilities, regularly cleaned. - Apartments are spacious, and I esp. like the fact that I have high ceilings, which makes it feel so much roomier. - Since I've moved in, they've only raised my rent once, and not by a large amount at that. I'm dreading the day they raise the rent to a point where I will have to seriously consider moving out, but thankfully that has not happened yet. - Doormen, maintenance staff, mail room folks are all splendid people. read more

I have lived in Emerald Green for nearly 3 years and have loved it. The building feels like a resort and Glenwood Management is a pleasure to deal with. All of the staff, management and leasing agents here are all extremely friendly and helpful. As an nyc renter for 15 years and having lived in different buildings under different management companies i can say glenwood gets 5 stars. The apts are very spacious, the amenities are amazing: gym, pool, lounge, lobbies, roof decks etc.. some people had complained about the former building manager but I never had any issues with her in my experience. I highly recommend Emerald Green and Glenwood. Best value in nyc rental market! read more

I'm a current resident (lived here for 3+yrs) and I am moving out almost entirely due to Glenwood, the owner/property management company of this building. The building itself is okay, nice and helpful on-site staff (doorman, cleaning staff, etc.) but the way Glenwood Management handles things when it comes to tenant relationship is terrible and just unprofessional. The Leasing Office is the worst, and I dealt with them for 3 years and never had a positive experience. First of all, they are never reachable, which is a mystery to me because they have a handful of rotating staff in the leasing team. You would almost always hit the answering machine, in which case I leave a message and get ignored. They have NEVER once returned my call or email so I just have to call multiple times during the day "in case" anyone cares to actually pick up the phone. When I complained about this, the response I got was "Polina is the VP of Glenwood leasing so she's very busy." Excuse me??? I don't care if she is the CEO of the Company, you still need to communicate with your tenants properly. The rest of the staff is just as rude and unprofessional - when I asked them to send a copy of my lease to my email, their response: "Why can't you make a copy of it yourself?" This is just a little glimpse of their ridiculous staff behavior - I can't go further on this because it's a huge waste of my time. I am just happy that I'm ending my lease now and never have to deal with Glenwood again. When you live in any NYC apartment, you'll run into instances where you need to communicate with the property/leasing management. If you're thinking of moving here, think twice because you'll have to deal with Glenwood's lack of professionalism and result in complete waste of your time and energy. read more

I lived at Emerald Green for almost two years before I moved out. During that time I got married and had a child. During the time I can't complain about anything BUT the resident manager. Everyone, I mean everyone in the building was courteous, friendly, helpful, just amazing except for the resident manager. When I got engaged I just wanted to shoot a few shots in the lobby for my engagement photos but the resident manager immediately kicked us out reason being I don't have a "permission" from Glenwood and did not pay the building for it's usage. Are you kidding me? I lived in other luxury buildings in the city and have taken many photos in the lobby with friends & family but none of them kicked us out. Have a heart... seriously!!!???? It seemed like they don't commit to their words either and would try to squeeze every dollar out of you. When I signed up for annual usage of their facility which is about $350. I was supposed to get credit when I moved out because I signed up for it later into the lease and the resident manager told me I would get credit for it cause my lease would be up before the year was up. But she never gave it to me and when I asked her about it she said there's nothing she can do about it. While living there I had some maintenance issue which got fixed right away. I kept the apartment very neat and clean so that when I moved out they wouldn't charge me for any damages. I didn't even hang out any frames! But after I moved out I got a bill for damages on the floor! When I called the resident manager about it she said I did it and that dent wasn't there before. Emerald Green didn't even sent me a picture or nothing about this dent! I told her it wasn't me and she said I should have scheduled a walk-thru. I didn't know I was supposed to do a walk-thru with her. When I went to her office to finalized my lease I asked her if there's anything I needed to do. She asked me to fill out a survey infront of her. What???!!!!!! She insisted that I do it infront of her and that's the only thing I needed to do to finalize the lease. Isn't survey supposed to be confidential???? I was under pressure and couldn't really write anything negative although I wanted to. Then after a week later she sends me a bill for damgages! And she wouldn't even consider or allow me to talk to the super about it! While I lived there we had a terrible storm and all the trains didn't run. The doormen and staff stayed some double shifts to do their jobs which we were grateful for. When we asked where they are sleeping they said in the basement and Glenwood didn't even provide them with sleeping accommodations or food!!!! One doorman was so tired working double shift he sat on the sofa that was in the lobby and later we heard that he got reprimanded for it. These are hardworking honest people and I just couldn't believe how horrible they were treated. About time when I moved out I also heard from other resident that some of the staff got fired for holding some furniture for the residents. People call it home and the staff who work there try their best to make the residents feel like they are home although it's just rental building. But every now and then the resident manager's outrageous attitude and poor judgement calls make it seem like you are actually living in some boarding school. We seemed to have a faulty electrical light cause our light bulbs in the ceiling in the kitchen would pop. It's one of those light fixture where it's difficult to change the light bulbs. We would request for service order but the resident manager said we have to pay $7 per light bulb or we do it ourselves! Is it our fault that it has faulty electrical line and the lightbulbs life span sometimes was less than a month! So are we supposed to pay for all those light bulbs and buy a ladder too???? I would give more stars if it wasn't for the resident manager. Please when you move out do the walk thru and tell her that you'll mail out the survey yourself. read more

worst management ever! I was charged an electric bill of $2000 for 2month. Obviously something was wrong and as it turned out Con Ed was looking at the wrong meter. This has nothing to do with emerald green but throughout the whole process the management has been totally unhelpful. I wanted to see our meter and they would not let me read my own meter! and the management lady would not budge to anything. She was completely useless and unhelpful throughout our whole ordeal. They call themselves green but your electric bill will tell you otherwise. The apartment is nice but is not worth the price and the unfriendly vibe from that lady. I'm paying these ridiculous rent, she should at least try to help her tenants. I mean that 's her job! read more

Nice apartments but a bit expensive. Staff is wonderful but over worked. They are required to wear a 3 piece uniform with caps and gloves in 91 degree weather !!!!! I and several others just wonder if this how they treat employees how will they treat tenants? Oh and by the way they only receive one uniform . Not the most hygienic especially in summertime. I have lived at Emerald Green since the building first opened. The building has beautiful common areas, a large fitness center, pool, locker rooms, yoga rooms, library, children's play room, etc. The staff is extremely helpful and help make the building feel like home. Many of the negative reviews are the result of a manager who is no longer at the building. read more

I moved into Emerald Green a few weeks ago with my fiancé and Maltese and am shocked and surprised to read the past reviews. Karina, the building manager that I have dealt with, has been extremely welcoming and helpful as have all of the maintenance and front of house staff. I can only assume that the building manager, who everyone has mentioned as the main reason for their poor ratings / reviews up to now, has since left / been evicted from the building. The building itself is very impressive with beautiful amenities and communal areas and the apartment has an excellent layout, top of the range appliances, and an incredible amount of storage space (I'm told this is true of all Glenwood buildings). The only reason why this review isn't 5/5 is for a few minor reasons; no community website for tenants to interact I.e building link system, policies around use of some amenities (theater room remains locked unless rented and therefore goes unused). read more

A comfortable building and great doormen. It's better now the building manager has changed because the last one was a PITA. Don't bother with the gym it's totally amateurish and a waste of money. For some reason they keep it far too warm. The manager/trainer is a bit of a douche. His personal training clients are encouraged to play their own music loudly without headphones and he's constantly creeping around the young women. I paid gym fees for the year but I've gone back to NYSC on 41st Street. read more

My girlfriend and I lived there for 2 years. The area is really shi-tty, I mean druggies, homeless all over, and hotels and tourists EVERYWHERE. next door to us lived people who got the "affordable" units, meaning they pay like $400 a month and they spoke NOT ONE WORD OF ENGLISH and made exotic and very smelly foods, in addition they were rude and loud. So you might be paying a gazillion dollars to live in a studio or 1bd while next door they pay next to nothing and make your life miserable. The area is EXTREMELY noisy due to the Lincoln tunnel, constant construction, garbage trucks etc. the area seems unsafe esp. after 12 due to the homeless and druggies. the staff is hit or miss, some good, some bad, most average, MONEY (tips) talk. I am glad I moved to an older, classic building. this place also has PTAC units that are so NOISY and don't do sh-t when it comes to colling the place, the worst AC ever and constantly overriding to like 78 degrees. I could hear loud music in the bathroom all the time and foreign language, again from another "affordable" unit. Take one advice avoid Glenwood management as they didn't even give me my deposit back. AVOID EMERALD GREEN AND GLENWOOD. read more
