    I am a Homeowner here in the older manufactured homes and it is a nice place to live. We have for the most part good neighbors but you have good and bad anywhere you live. We have 2 pools available for the manufactured homes as well as two clubhouses, a miniature golf course, a workout room and then there is a pool for the park models and a pool and workout room and clubhouse for the RD ' as well. We have an active church body here within our park as well as an active Homeowners Association. It is very inexpensive and we'll worth it to join if you live in the manufactured homes. The board members are volunteers that are here to help make the community a better place by holding the management company to a higher standard. We have a guard shack that is monitored from sunset to sunrise and the Osceola Police Department Volunteer Patrol that monitors the park as well. It's a great place to live.

    I love this place. Husband and I have made it our go to RV park when we go to Kissimee/Orlando area. The check in and check out process is simple, they have food trucks on the weekend and entertainment as well. I love our regular spot (won't reveal) and the other is closed to everything. Can't wait to return.

    The drainage is a joke!

    Do you self a favor and RUN away from the cesspool of the area! This used to be a nice place but the staff is now nasty and entitled and every spot in the 600s and 700s is leaking water and smells like a sewer leak is underground! This was our 3rd and final stay here! Go down 192 to one of the other places! The short drive will make you stay more memorable for good reasons! Carmen in the office was the only bright spot in our 2 weeks this time! Kind, courteous and cares about the guest! They lie to guests, deceive, and the permanent residents will allow their dogs to chase and attempt to bite you! Especially the guy next to Spot 630! He fits right in with this CLOWN OF A PLACE! Treat non permanent or long term people like they are a nuisance! On a positive note the shower facilities are top notch!

    Love this place. It's one of our favorites here in Orlando. Very well run and accommodating. Lots of fun activities for kids.

    Updated Review - After 3 Years Living Here…read more After living here for 3 years, here's my honest experience. Pros: * Large large RV lots compared to most parks. * When you pay the whole yearly rent, it's cheaper. * Some staff work very hard, especially the maintenance lady who is regularly trimming trees, clearing brush, edging, and cleaning the grounds. Cons: * Management plays favorites. Rules are enforced differently depending on who you are. Some residents are limited to 2-3 pets while others are allowed to have several animals. * The park seems to come alive only when the owners visit. Suddenly everyone is wearing matching shirts and doing work that should have been done all along. * The lawn maintenance is comically done. The mower spends weeks mowing random sections instead of finishing whole yards. * They continue removing lots of landscaping. Yes, the sites look bigger, but all the privacy, shade, and wildlife are disappearing. * The volleyball court has maybe used once in 3 years. It's basically a litter box for strays. * Mail security has been an issue. I had mail disappear early on, and during my last 6 months someone repeatedly opened my magazines and advertising mail before it reached me. Management was notified, but didn't attempt to solve the problems. * They've been saying a swimming pool is coming for 4 years now. At this point, I don't believe it's ever happening. * The park keeps expanding by adding more RV sites (around 190 more planned) instead of improving amenities for current residents. * Activities are very very limited outside of a few holidays. * One office employee was often rude to residents, making negative comments about how people dressed and creating unnecessary conflict with people she didn't seem to like. * There's a $25 monthly utility charge added to the electric bill. Management says it's because people flush blankets down RV toilets, which doesn't make much sense considering RV waste first goes into holding tanks and the plumbing is only a few inches wide. * One thing to know, 85% of residents use the neighboring Cypress Cove family nudist resort for amenities because it offers pools, restaurants, activities, and recreation that this park doesn't have. This park has become more of a place to park your RV while spending time next door. Bottom line: This park has potential because of its large lots and location, but inconsistent rule enforcement, broken promises, questionable fees, and lack of meaningful improvements make it difficult for me to recommend after living here for three years. It was livable because we left on a bunch of trips yearly and did not stay home.

    We came up for Universal and only stayed 3 nights…read more The first night we got in at almost 10pm and the office had a packer with our last name by the door with campsite # and other info. We were parked pretty close to the beginning of park and it was easy to get in and out. We were gone from 7/8 am and didn't return until late however on my last morning I drove around to use the bathroom and find a dumpster. The bathroom has a code so I had to call my husband to go through the packet we got. The bathroom is pretty far into the park so I can't imagine the need for a coded lock. It's not like you can walk off the street and use it. The bathrooms did look like they were just redone. There were also cars parked in front of bathrooms but no one was in the bathroom so I assume people park there if no extra room on their site. As I drove around it is clear that many people are permanent residents and some sites are definitely an eyesore. Being what we needed it for it worked for us but if I was a family trying to enjoy the outdoors I am not sure this is the park you want to stay at. Security was constantly driving around which was nice and anyone we spoke to was super nice.

However, it's only $10 now that I have my own life jacket (saving me additional cost of $5 to use one of theirs, as required). Well worth the low cost for some soul-enriching, communing with nature. I have never made a reservation. I normally arrive around 10:30, most recently on a Friday. Parked for free on Baptist Camp Rd. Just a bit of a walk from there with my inflated paddleboard, but I don't mind the extra exercise. You can unload your stuff closer, if preferable. There are port-a-potties available. You can count on there being a line in the check-in office. Various recreation supplies are available there for purchase. The process moves reasonably enough. A reservation will guarantee your entrance, however, and possibly aide quicker personal info collection. I always plan to do the Emerald Cut in roughly 3 hours round-trip, allowing myself several stops to enjoy the surroundings. You do run into (quite literally at times) novice paddlers along the way, which can be a bit tricky, yet not a real nuisance for me. In general, there's friendliness along the waterway. Slighty rowdy, party vibes in some spots, but also opportunities for solace and zen in various nooks. Encountering wildlife, fragrant elderberry, and other captivating flora along this stretch is always gratifying. It's a popular recreation destination for good reason.

A few things knock the stars down: - The amount of rules/ regulations is a downside. There are more than any other river we've visited in Florida. It's nerve wracking to make sure you're following every new rule. - Launching and landing at the dock is stressful. It feels rushed and disorganized. - The bathroom situation is DIRE. They have a few porta potties but they're pretty gross. - I've found some of the staff intimidating/ borderline rude. There are a lot of newbies to kayaking/ paddleboarding so patience is a virtue at busy times! It's a hard paddle up stream and coming back it can be easy to lose control around the corners. There are a few spots to be cautious of other paddlers. With that said, it's really stunning. They keep the area very clean and there are a lot of spots to pull off to the side to enjoy the view. I've never done a guided tour, but I've heard they're really well done!

The parking was horrendous, thank God we didn't drive, there was no designated Uber or Lift pickup or drop off spots, there was no direction from staff or security in what direction to go, only screaming when you went the wrong way. I had to tell a security guard who was screaming at a crowd of 100+ people trying to leave that it wasn't helpful if you only yell "you're going the wrong way" and don't follow up with direction to where you want us to go. I see this this has been a reoccurring issue for years. I can't imagine what next weekend would be like. Hopefully they consider hiring a 3rd party to help plan a better settup in the future.

We were not told before hand that no purses larger than a clutch would be allowed, Unless clear. We had to go put our purses in the car. We were still early. The show room floor was nicely laid out, but the concessions were way over priced.
