They are the most uncaring company I have ever dealt with. I was in the hospitality business for over 30 years. They will enforce their rules on some residents while others they ignore the rules. I was visiting a relatives that is at the end of life. My car was parked about a foot on the grass next to the road, with no signage, mind you, and they had a tow truck ready take my car away. Next time, I'll park in the street so cars are unable to get around. Their side roads are very narrow! I do not recommend either parking your RV here or buy a home here. read more

DO NOT STAY HERE! UNSAFE February 2025 Just to let everyone know that this location is unsecured and unsafe. I had my $1300 Ebike stolen even though it was locked and secured to my travel trailer. The same night, February 20, 2025, there were three other bikes stolen. If the management tells you that it was a one-time thing, they are lying to you. You can call the sheriff's department and ask about how many there have been. The number is 11 in two weeks. This property is a huge target, and someone is going to get hurt. They have no cameras, no security service, and they are not transparent about how bad it has become. If they would warn people, then measure can be taken. Nothing was said to me at all except that you are responsible for your property. That's fine, but tell people about these criminals that come on to your park! I could put my bike inside my RV. I had a huge lock and chain. They knew how to cut it, which meant that it was premeditated and to steal three other bikes the same night. That is a group and dangerous. The sheriff's deputy and detectives advised me that this was progressing. So if you do decide to stay at Sherwood Forest Encore, BE SURE TO ASK THEM ABOUT WHAT THEY HAVE DONE TO ENSURE YOUR SAFETY because this has been going on and progressing at this property for the last six months, according to law enforcement. The only reason it even gets a star is 1. It's near a lot of good places to eat 2. All the resorts are within 25min give or take on traffic. Major problems are the bathrooms are disgustingly horrendous. Examples are hair in both men's and women's that have been there for days. 3 to be exact! Tiles missing, mold smell, handles to turn water on come off in your hand, shower drain doesn't drain rite so ur standing in water ur whole shower and people leave clothes, empty shampoo bottles and other toiletry things in the shower space. Hey if you like swinging for your side of the fence there's always 2 shower heads in the same one and only shower at the bath house. Personally if you have kids keep them on a tight leash as every Tom dick and Harry fly down the road as if it's nascar. 10mph isn't slow do the speed limit people! Ohh! The trash bin looks like a land fill idk how it gets to be that high but I wouldn't wanna play that jinga! Also watch out for the cow patties from peoples dog sh:t they don't pick up that are sposed to be. Make sure you have (there) tokens for laundry. If there was ever a deserved refund it would be for every customer that has stayed here! We are thousand trail members and I wouldn't associate with them if I owned thousand trails. We enjoyed our first time we stayed at Sherwood Forest for 4 weeks in December. We were right in between 2 permanent residents and they were just as pleasant as could be. We had a small lake/pond right behind us. We were given cards to use at the restrooms, rec hall, and laundry. Also given codes for the weight room - we did not use the card or codes as the doors were open. One time when I went to take a shower at night, there was dirty clothes on the floor, empty shampoo bottle and the trash was overflowing. It smelled like someone had recently smoked crack in there. I think it was a homeless person/individuals. I never ran into any scary people and I felt fairly safe. - they should fix their locks so the card key is mandatory to use. The people with Thousand Trails - Elizabeth & John were amazing. Such a sweet, caring couple. The next time we were there, we were in the 300's and boy was it muddy! It would be so much better with concrete pads. We saw people getting stuck and there were big ruts at the sites due to recent rain - yeah, this is Florida, it rains! This campground gets 1 star due to its location. It is close to restaurants and Disney World. Most of the campsites are grass and are not very level. If it rains during the day, many of the sites are muddy and under water. The WiFi service is useless and the cable is snowy and does not have any HD channels. The main pool for the campground is closed due to COVID 19. They allow you to use the residents' pool across the street. Unfortunately it closes at 4:30 in the afternoon. I guess COVID 19 is more contagious in the evening??? This park is right off 192 in Kissimmee and has a great location with lots of potential. This place was empty for Labor Day weekend. If the management cared about summertime visitors, this place be a great place to stay when Disney Fort Wilderness is full. It seems like Encore is only concerned about making money at this place during the winter months when the snowbirds are here. I am a Homeowner here in the older manufactured homes and it is a nice place to live. We have for the most part good neighbors but you have good and bad anywhere you live. We have 2 pools available for the manufactured homes as well as two clubhouses, a miniature golf course, a workout room and then there is a pool for the park models and a pool and workout room and clubhouse for the RD ' as well. We have an active church body here within our park as well as an active Homeowners Association. It is very inexpensive and we'll worth it to join if you live in the manufactured homes. The board members are volunteers that are here to help make the community a better place by holding the management company to a higher standard. We have a guard shack that is monitored from sunset to sunrise and the Osceola Police Department Volunteer Patrol that monitors the park as well. It's a great place to live. read more

We were here once 2023, most amentias were good, pool was open and heated, hot tub was nice, however we never saw the tiki bar open. We came back early winter 2024 and today's website says boat trailer parking is $80/week, but arrived and cost is really $110/week ($118 with tax). They also cautioned us even though storage was locked, they urged us to "lock it all down, leave nothing on boat!". First day paperwork they gave us says pool and hot tub is open till 10pm, went at 5:15pm, it was locked. Also, we took our bikes off bike rack first night, one mountain bike was stolen by 8am. We told them through Thousand Trails we were 39 foot long, they tried to put is in a short 30amp site. Seriously what is up?! If you plan to bring your RV and family here as an alternative to hotel, hopefully you don't plan on using the amenities after 5pm, like the pool. Realize this is more of a mobile home park than a RV resort. read more

The check in and check out process is simple, they have food trucks on the weekend and entertainment as well. I love our regular spot (won't reveal) and the other is closed to everything. This used to be a nice place but the staff is now nasty and entitled and every spot in the 600s and 700s is leaking water and smells like a sewer leak is underground! This was our 3rd and final stay here! Go down 192 to one of the other places! The short drive will make you stay more memorable for good reasons! Carmen in the office was the only bright spot in our 2 weeks this time! Kind, courteous and cares about the guest! They lie to guests, deceive, and the permanent residents will allow their dogs to chase and attempt to bite you! Especially the guy next to Spot 630! He fits right in with this CLOWN OF A PLACE! Treat non permanent or long term people like they are a nuisance! On a positive note the shower facilities are top notch! read more

I called there service provider for wifi and they didn't help since they have more than one company for it now ? There is an employee by the name of Debra little that is always loud and when it comes to a guest, she is very unprofessional and obnoxious. I spoke to someone and ask her name because every time I pass around her, I am with my kids and the vulgarness that comes out of her mouth should be unacceptable in the position that she is in. The staff is friendly. The location is perfect for going to all the local attractions. The sites could be maintained a little better by having the grass cut a little more often and also having some more stones put down in the parking spots. If there was some more trees for shaded areas it would make the campground a whole lot better. The bathrooms and shower areas are clean. The pools and hot tubs are nice. read more

Traveling full-time in a 42-foot coach we've stayed in over 400 RV Parks, we stayed here two-months Oct-Nov in 2019. (1) Dust, some parks are so dusty that even after just a couple nights your unit needs a bath, this place has no dust. (2) Level pads, big coaches need paved or thick gravel pads that are level. We give this park a 3-star rating for having level grass sites. The site we stayed in was a level grass site, but we did observe several sites that were not as level as ours. This park has average sized sites and the space between sites is fairly generous. (3) We live in the age of WIFI technology and there is nothing to stop any RV Park across this country from investing in doing WIFI properly. For some users such as ourselves, WIFI is an important feature. Unfortunately, this park does not offer wifi and we were told before we arrived that we would need to subscribe to a internet company in order to have wifi access. The park office recommended Spectrum internet and we took their advice and subscribed to Spectrum for $50 per month. (4) Maneuverability, some parks have very narrow roads which make backing up and turning very difficult, we found this park to have plenty of room to maneuver. (5) Satellite, as you know satellite reception is very hard to receive when their are large trees present. If you stay away from the sites with the tall trees to the south you should receive reception here. (6) Phone Service, we have AT&T which worked great here. (7) Dog play and potty, plenty of room to walk your dog here, plus there's an off-leash fenced dog area. (8) One very bad note: We were in the back of the park in a site that was backed up to the trees and brushes. Although this was a very nice quiet site, there were some homeless people that were living illegally in the tree area behind us. They arrived one week before we left and kept us awake sometimes until 1:30 am with their pounding rap music. We complained several times to the office, and also to security, but nothing was ever done to remove these illegally camped people. Very bad business not to remove them. The occupants in about 12 of the surrounding sites were very upset about the noise. Wonder if management ever solved the problem? read more

This RV Park gets 1 Star because of their location to Disney, or than that, none. They advertise heated pool, it is NOT. Free Wifi is only in clubhouse unless you pay for it, but it wasn't working when we were there the whole week. We were told electric was included in our payment, it was not. It is on the pricy side especially not being able to enjoy a heated pool. On the plus side it was rather quiet considering how large the park is. One last thing, I thought there would be trees since the name of the park is "Sherwood Forest," very few trees, the majority are at the entrance. read more

This was literally the worst campground/RV resort experience we have ever had. Our vacation plans changed last minute, so we decided to book a campground close to home. We currently have a free trial membership for Thousand Trails because of a recent trade-in/new camper purchase, so when we found a spot here for free with that membership, we thought "how perfect." Definitely not... When you book online, the description says "30/50 amp standard.... etc." We assumed based on past experiences, this meant that the spot we booked would accommodate either 30 or 50 amp. When we arrived, the spot we were pre-assigned was only 30 amp. We informed the lady we needed 50... she adjusted the spot, and stated "it might be a little muddy." Okay, a little mud, it's a campground, that's fine....y'all..... this was not "a little muddy" this place is the mud pit you looked for as a teenager to ride your 4 wheeler through. It was awful! While we were there, we had to pull two other trucks out who got stuck, and we heard/saw countless others. I twisted my ankle one time when my boot got stuck and wouldn't come out of the mud! This is an accident waiting to happen... someone is going to slip one day and drive right through another camper trying to get out of the mud. The camper next to us arrived at the same time, it was so muddy, he said he couldn't even get his camper level because it kept sinking down. It was so bad, we left our FREE spot two days early and went to PAY for a spot somewhere else to finish out or trip. We called the office when we left to let them know.. no one answered, so we left a message telling them we left because of how bad the conditions were. We expected someone would call since they did while we were there trying to sell us the membership, but no.... The day of our original checkout date, we got a call though, asking us if we had left our spot yet. Seriously? Yea, we left, two days ago. This place does not have it together. I have attached pics of what it looked like after we finally got our camper out. Also, if you have ever been around mud like this, you can imagine the smell. Awful. If this is what Thousand Trails "resorts" are like, there is no way we would ever consider paying for a membership. They should be appalled at even selling spots like this. I could understand if this was a freak weather occurrence, but this is central Florida -- it rains everyday during the summer, so I can only imagine how bad it must be then. We had a 2 week stay here this year. The place is convenient but the traffic can be a real problem. The snowbirds are friendly and inclusive. Pool and hot tub well kept. Sites are fine no WiFi as mentioned and don't count on your Mifi or 5g is overloaded with users. Had a friend there that got on through a cable internet provider worked great. Would probably return for a few weeks if not for rush hour traffic. I guess it's the price of convenient location. Can walk to aldis and Krispy Kreme. read more

Such a disappointment!!! Reserved our spot for the WDW Disney Marathon weekend. When we arrived, the lady next door in Lot 444 is a permanent resident and was outside when we pulled in. She greeted us and asked us not to put our slide out as she had someone trimming her bushes that were along the lot line. We hooked up our water and electric without any issues but could not find the sewer. We thought maybe we were on top of it so we were going to look for it later. After we returned, my husband found it. It was under her picnic table which was on our side of the lot line. Also where she was standing when she greeted us BUT FAILED TO POINT OUT THAT SHE WAS HIDING OUR SEWER HOOK UP!!!! When I went to the office upon checking out, I spoke to a young girl at the front desk and she acted like she had no clue about it. Then she faked making a big deal out of it with the other young people and they all pretended to make a big deal out of it. But I don't think they really cared!!!! No discount for having us have to dump our waste elsewhere which cost us $20!!!!! including our time and diesel to take our RV somewhere else. Also, very noisy!! You are pretty much on top of the other camper or permanent residents here. My husband left early because he didn't want to deal with the sewer issue so I stayed behind and I tried to sleep in but couldn't. I was very scared as it didn't seem like a safe place. Also, like someone mentioned before, there was more dirt than grass on the lot (which when it rained created mud). Not much room to park your car. Looked more like a retirement motor home park rather than a RV resort to me. And quite a HUGE difference in amenities compared to the state park we just stayed at this past weekend after this place. Our first visit to an Encore park. The staff here are some of the friendliest we've ever met. The park is clean and well maintained. Concrete pads are level. Grass sites are nice too. For those complaining about fire ants, welcome to Florida. Swimming pool was spotless. Can't rate other amenities because they were closed because of covid-19. We will definately stay here again. I feel very safe when the weekend security guard sleeps in his car outside of the bathroom for 8 hours of his shift. Maybe he is guarding the bacteria in the bathrooms due to the fact that the housekeeper during the week spends an average of 5 minutes cleaning and a hour sitting on her ass in the golf cart smoking cigarettes. read more

Overall the campgrounds are clean and quiet, very quiet. Many permanent residents. Not really what I like in a campground. Only because they are amongst the regular camp sites. A man came out of his home to play the Bugle twice a day. The after house check in was not very organized. I had to drive down the road to fill out register and walk back to gate then back to camper. Stayed at the RV resort for five days while visiting family who Lived in the Sherwood Forest park model community. Huge difference between the RV resort pool and the park model community pool!!!!!!!!!!!!!!!!!!!!! RV park pool was filthy and unkept the spa was dirty filthy with skin cells floating all over because the pump is not working. Pool always had bugs and other disgusting floating objects and it. On the other hand the side with the park models the pool was pristine and beautiful!! Since we are all spending our hard earned retirement money for a decent vacation or full time RV/Park Model living situation shouldn't we all get the same spa or pool accommodations? So now let's go over the grounds the grounds are unkept there is trash everywhere, there are covers missing for sewage all over and in the shower house only one stall is open the others are out of order plus the showers are absolutely filthy. There seems to be full-time residence on the RV side that don't really understand how to keep their area clean and clutter free. There is a huge homeless community just beyond the bushes!!! (put away anything of value outside your RV at night or when you leave and be sure to lock your RV if you don't want items stolen) And what's with the night security needing to open the security gate manually with a broken security gate arm? We stayed at this resort campground over the week of Christmas 2014 and New Year 2015. The campground over all is clean. We don't use the showers or bathrooms. The campground had a play area for kids, dog run, swimming pool and miniature golf. They also have a public laundry facility. The laundry facility you can request a card. However on more than one occasion we were not able to get a card. There are long-term, permanent and park models scattered through out the park. Most are well kept and fair condition. They have spots for trailers, class c and class a. We travel in a 40' motorhome class a. We have a 22' handicap accessible vehicle and pull a 8' cargo trailer. When we arrived check in was average time with minimal people waiting. It was about 15 min for check we were already reserved. The first spot was too small and it was 6 spots later we found a spot. We were between a park model that had multiple cars and multiple residents with barking dogs. The other side a class a whom we never saw. We said something about the dogs who barked non stop into the night. The management said they would take care of it. New years eve the same park model went to buy party food and liquor and had multiple people. The stereo was on in 2 cars and in the sun porch as well. We could not have a normal conversation without yelling. We had all windows an doors closed. We thought New Years eve would be a nightmare if we didn't say something about the noise and the dogs again. We said something to management again and asked management to just please drive by so they could hear. When they knocked on their door the guy said he could not hear the staff. They gave the park model resident a warning. I would stay here again just because they took care of that situation. Over all the resort was quiet and the resort was large. My only negative comment is that for pull thru spots unless it is a paved pull thru is you have a small concrete pad and it is in the middle of the lot. A larger rig doesn't fit well and you cant use the concrete pad. I would stay here again it just wouldn't be my first choice. read more

Went here with my elderly mother today, looking for a place for her to buy a mobile home in a nice community in central Florida. Staff in front office was completely unwelcoming. We had an appointment for 2 o'clock and showed up a half hour early and they didn't even have our appointment written down or recorded anywhere... what's the point of making one?! This was no surprise however because I have spent the last week calling their sales office only to get sent to voicemail each time, left 3 messages and emailed them and never received any response back from them. It took my fiancé calling 5 times and threatening to report them to their company head in order to even get this appointment! The woman in the sales office was so rude, I was shocked! She did nothing to actively try to sell us on anything and took a personal call while we were at her desk. I asked if someone could show us around and she told us to get in our car and drive around the grounds ourselves!! All while there were 5 other employees just hanging around at the front desk. Thank you for nothing! It's no surprise you have plenty of vacant mobile homes and residents trying to get out of there!! I wouldn't let my mom stay here if you have her a free home with free lot rent!! You need a new staff and your rent is ridiculous for your lots, $795 lot rent per month with an increase of 5 percent every year! Complete waste of my time today read more

I ALMOST don't want to leave a review, so it STAYS A HIDDEN GEM!!! This is our 2nd stay and we LOVE IT! We left our phone by the pool, someone turned it in to Katia and she held on to it till she got in touch with us. Carmen at the front desk was SO PATIENT with me while we were locating the phone. AMAZING EMPLOYEES!! The park is quiet and 5 miles from the parks. Also behind Macaroni Grill, Olive Garden, and Krispy Kreme!! read more

What sets this trailer park apart from other parks is the overall experience. I am giving it a 5 star because of that experience. We stayed six months at another park nearby which was not a good experience though it was just as nice of a park. The management at Sherwood Forest are extremely friendly and helpful. Once we moved in we also discovered that they had many more activities and the other renters around us were also extremely friendly. Wherever we walked or drove, everyone would wave and say hi. This was a pleasant surprise since we got a lot of cold shoulders from renters in the other park. We are snow birds and we highly recommend this park to other snow birds. read more

In route from Orlando to Tampa when my husband got very sick so we had to stop, where we had visited in the past. The RV Resort manager, Mr. Silverio, checked us in in about five minutes. With my receipt he attached directions to the closest hospital, directions on what to do in an emergency AND supplied me with his business card with his personal cell number written on the back. This could be a great RV park but has been neglected for years. Most RV spots are decent size but some are too small for most RVs. The staff doesn't know which ones are too small & assign big rigs to tight spots. We were here over Christmas & New Years. New Years was very noisy until about 3 am. Not all of the noise was from park but neighboring apartments. Bathrooms were dingy & need remodeling but worse was the fact they don't clean them on a regular basis. Over New Years they only were cleaned once with the park full. They have other bath houses but they had them padlocked so everyone was using one bathroom. Many of the permanent residents have junk around their park models or RVs. Other ones are immaculate. They need to get out of the office & look around then enforce rules. When I did call the office to complain about bathrooms was told to hold but then no one answered my call or called me back. The price was on the higher end to stay so I would look around the area for another park. read more
