I was flabbergasted that someone considered a professional would have the nerve to even mention that when I scheduled the appointment several days in advance! The inspector also stated that because I did not obtain an invoice for the repairs performed by the seller, he could not do the re-inspection. This is after I called the inspector's office the day of the scheduled appointment to confirm the time and date and what I needed to have for the inspector in order to do the re-inspection. The receptionist mentioned that an invoice or official list of agreed-upon repairs would be needed. I provided the official list of agreed-upon repairs as requested, and I did not receive any comments from the receptionist that I needed to provide anything else. However when I met the inspector for the scheduled appointment he completely flaked out on me stating that I did not have the invoice as his excuse on top of having to catch a flight! I am a first time home buyer and thought I did my due diligence after hearing and listening to all of the horror stories but obviously not! I had a house under contract, that was inspected by this company in Nov 25'. On the initial…read moreinspection it looked like our inspector did a great job. There were multiple items found to be fixed & re-inspected. Cool. When it came time for the re-inspection, Affiliated home inspections was paid to come back out to the house. They obviously never did. They used pictures from the contractor and assumed the work was good. The wood rot that was said to be fixed, never was. And was noticed by me on the final walkthrough the day before closing. We also discovered multiple other items that were never in the report (faulty wiring and light switches that pop breakers etc.). 6 months later of living in the house I am still finding things that were supposed to be caught on the initial inspection. Long story short, I received a subpar inspection, paid for a re-inspection that was never done. I would not recommend this company to anyone. And talking to others that have used this company, my issues aren't near as bad. DO NOT USE THEM.

Do Not use 904 Insurance Inspections! I can't stress enough. They were recommended by our insurance…read morecarrier for a new 4 point inspection. Quoted us $75, which isn't bad. The inspector came out after being an hour late, took some pictures. Didn't even go on the roof to look around. Paid our $75 and got the emailed "invoice" Waited for the report for over a week. They wouldn't answer the phone and wouldn't call us back. Finally got in touch and they said that an employee sabotaged their computer system and deleted our photos and they would have to send someone else out. Rescheduled another inspector, again didn't go on the roof to look around. We do have a two story, so just looking from the ground wouldn't work. Had to go back and forth with the insurance carrier over the report because the pictures were so bad they didn't want to use them. Eventually they agreed to use the pictures on the report and issue the policy. A few weeks later I noticed a second and third charge on my credit card. Each for a larger amount than the original $75. Even though it wasn't our fault they had to come back out, and we didn't authorize any new charges. My wife got in touch with them and was told it was the same employee responsible for the false charges and would refund our money. Waited a week or so for the refund and nothing. With absolutely no response from them. Reported the fraud charges with the credit card company. 904 Inspections denied that it was fraud because they had "invoices". Fought with the CC for several months until the time for disputing charges had lapsed. So we're out $225 because of 904 Insurance Inspections. Highly unprofessional.
