My parents are using DLP to sell there home, and while things are a mix between housing market, property value, location, structure, amenities etc... The agent is very nice and friendly and yet they feel they are left hanging frequently.

Don't make an expensive mistake like we did…read more Even if this review only convinces one person to never rent with DLP, I will have saved someone from going through what we went through... Where do I begin with these people... For this being our first apartment (my boyfriend and I), DLP set a horrendous image for what apartment renting would be like. For starters, I genuinely don't understand why DLP charges a broker fee for apartment renting. This was an expense we were not expecting, but because we have never rented before, we thought it was common place. Turns out, it's not. So we felt robbed of $700. I was even told that my ' Real estate agent' found the apartment for me over the phone, when in fact, she did not. I found the apartment on Hot Pads. That was the first strike for us. After living in the apartment for maybe 2 months it turns out the apartment was infested with deer mice... we must have caught 7 or more in the few days of trying to catch them. We found they were living in our stove because thats were the majority of the mouse shit was. We reported it to DLP and they denied our maintenance request and told us it was our responsibility. After weeks of catching them and feeling hopeless, I called DLP maintenance directly and they told me no one else in the apartment has ever reported mice. I didn't believe them for a second because, after speaking to the neighbors, they had mice for years. They finally sent someone to 'correct' the problem a few weeks after we reported the issue. They really just plugged up the holes they were getting into our apartment from. Maybe 2 months after we found mice, we were sitting in our living room late at night and smelled smoke. There was a fire in the downstairs apartment. The building had to be evacuated of course and we had to wait for the fire department to take care of the fire. The next few days after, I called DLP to ask how the fore started due to fear of what caused it. I was told I would get a call back from the property management about my questions... I never received a call back... Things were pretty tame for a month about until a panel from our ceiling fell in our bathroom. A huge part of drywall fell on top of the ceiling panel and got debris everywhere. Literally parts of the ceiling that they were tying to conceal were exposed such as cracks and peeling paint that they didn't bother to fix. So every once in a while, smaller parts of the ceiling fall on our floor and we just sweep it up knowing they are not going to fix it anytime soon. Honestly, its probably a structural problem rather than a cosmetic issue. Especially since you could feel how weak the floors were when walking. Thank God we were not in the room when it fell or it would have feel on us and thank God the entire building somehow held up while we were in it. A few weeks after that, the handle on our bathtub broke and water erupted from our tub. When we went into the basement to turn the water off in our apartment, it turns our, there is no water shut off for our apartment. We had a direct line from the city. That means, we had to call the city. Now we are on the third floor, so imaging water pouring out of our tub and having no immediate way of shitting it off. DLP send a plummer out 4 times and finally fixed the tub pipping and gave us a shut off valve. That was only after i told them in not paying rent until the issue is fixed. Not our sink is leaking so I'm going to have to go through all this again. One day, during heavy rain, water leaked through our weak ceiling and water pooled in our kitchen and bathroom ceiling tiles. Not to mention the extreme leaking in the hallway right outside our apartment door. The only redeeming quality that DLP had for us was the maintenance staff we dealt with, and that is just because they were genuinely nice people. I thought DLP our backs. I could not have been more wrong. have plenty of receipts/ pictures for what we went through. I hope you read this entire review and realize DLP is not an option. You deserve to be treated like a person, not a dollar sign.

Do yourself a favor before considering moving into any of Liberty Harbor's building: Google Peter…read moreMocco. Do your research and get educated about the massive amounts of corruption the owner of this property has been entangled with for decades. Read the reviews: the REAL ones, not the phony BS plaguing all of their platforms. Read the Reddits. Read the GlassDoor. Read the news reports. Read the court cases. I am disgusted at the way they treat the very people that pay their bills. If you think you're moving into the lap of luxury...think again. Things are constantly broken down, amenities are overrun, rents increase across-the-board 12-15%+, and property management DOES NOT CARE ABOUT YOU; THEY JUST WANT YOUR $$$. They have completely monopolized the are: they own their own internet company (which is awful) that you're forced to use (Hiper), they own the streets themselves, they own a Montessori school nestled between 2 of their connected buildings, so you will CONSTANTLY hear screaming children in the play-yard that is situated in the interior courtyard of the building and echoes throughout (and yes, year-round, all day, every day!). They also share the amenities with these school children (pools, basketball courts, etc) becuase it's another one of their sham companies that they own. There are constant move outs every month and tons of vacancies for a reason. Run, run away, run far and fast. This place is a joke and so are the people that run it; it's lipstick on a pig. Shiny finishes that break off in your hand, nice smooth walls that you can hear every single thing through, constant power issues, electric bills that make absolutely no sense, management accessing your apartment without consent "by mistake," rats, lantern fly infestations, lying leasing agents; the list goes on and on. All of the residents that have gotten past the honeymoon phase feel this way. I never imagined I would feel less safe in my own home than anywhere else, but that's exactly what living at Liberty Harbor has become. I was the victim of an unprovoked, anti-gay attack by another resident. During the incident, he repeatedly used homophobic slurs, threatened to murder me because of my sexual orientation, and encouraged his young child to "target that f*ggot with his gun" while we were at the amenity pool. The incident was reported in real-time. Building security responded, but failed to act so police were called. 3 weeks later, property management has done nothing. I am repeatedly told that they are "investigating," yet they have refused to explain what actions--if any--they have taken to protect the residents. Meanwhile, the individual who threatened me continues to live in the building, and his apartment overlooks the very amenity where the attack occurred, making it impossible for me to safely use one of the amenities I pay for every month. My lease specifically states that threatening other residents can result in immediate eviction. Yet after receiving video evidence, witness statements, security reports, and a police report, Liberty Harbor has failed to enforce the standards they require every resident to agree to. As a result, I now carry pepper spray every time I leave my apartment. I no longer use the pool or other amenities. I've stopped hosting my monthly business offering for fellow residents because I no longer feel safe inviting people into that community. The sanctuary that my home once provided has been taken from me. Luxury apartments aren't defined by rooftop views or expensive amenities. They're defined by whether management protects the people who live there. When a resident is threatened with violence because they're gay and management's response is weeks of silence, delays, and vague statements that they're "still investigating," that tells you everything you need to know about where resident safety falls on their list of priorities. If you're considering moving here, ask yourself one question: If something serious happened to you, would you trust this management team to protect you? Because they won't.

The business is truly unethical, unprofessional and not worth the risk of dealing with. I'll include my experience below but for those not interested in reading the details, please just know that you business should be taken elsewhere. Full disclosure: I do not receive any commission from recommending the following company. I am only doing it to hopefully dissuade others from using the garbage Prestige Car Rental Company. I highly recommend AAMCAR as an alternative. Address: 315 W 96th St, New York, NY 10025, Phone: (212) 222-8500. My full review and letter which I wrote directly to Prestige. Please note that a manager never returned any of my phone calls or attempted to discuss this experience. I was completely ignored and no contact was ever made. Dear Prestige Car Rental Management, I am writing regarding a recent experience I had at Prestige Car Rental; I have been a customer multiple times now and I am writing to hopefully give an opportunity to right this wrong regarding my most recent rental experience. I made an online reservation on June 20th for a compact car on June 29th. I immediately called the office after placing the reservation that same day to inquire if I needed to put down a deposit in order to confirm the reservation.  I was told by a young man in the office that I did not need to supply a deposit and that the reservation was good. I received a confirmation e-mail on June 27th, two days before, to confirm the reservation.  Then, the night before on June 28th at 4:30pm I received an e-mail saying the reservation had been cancelled.  I called off the office and spoke to Cindy that same night who told me that I should have put down a deposit and that all the vehicles had been booked; there were no other cars except for a cargo van.  Having no other option, I was forced to rent a work cargo van for the day which ended up being more expensive than the compact car I originally reserved.  Further, I had to drive to CT with my 7 month pregnant wife to our own baby shower -- my wife and I were incredibly uncomfortable the entire way.  When I arrived in the morning to pick up the vehicle, I noted that there was a customer in front of me who picked up the compact car that I initially had a reservation to rent. I believe it was unacceptable that my reservation was cancelled with less than 16 hours notice the night before I was to pick it up just to hand off the same reservation to a customer who likely had a longer trip booked. Furthermore, I see on the Prestige website that customers incur a $100 charge if they no-show for a reservation.  It seems very unfair to me that customers are expected to pay this fee for a no-show; however Prestige Car Rental is seemingly under no obligation to offer the same courtesy when they behave the same way.  I believe that I should be entitled this same $100 credit for my next booking with Prestige. If a deposit is required to secure a rental then it should be asked for up-front; I would have been very happy to pay this and, in truth, it would have saved my wife and I a huge inconvenience if it had been asked for up front.

This review is pending for a long time. I live in Estuary for a long time…read more Pros: Proximity to NYC: This place is so close to NYC with amazing bus services during the morning and evening commute. So, it takes 15 - 20 minutes to be in Port Authority if there are no traffic jam on the tunnel. Sometimes buses are busy and there is a long queue, but 3 or 4 buses come at a time and clear the queue. This building has amazing NYC views and views from some of the apartments are breath taking. Apartments: The layouts of the apartment are good with adequate closet space as well as all apartments have good natural light. And the apartments have the best appliances, especially building 3 which is new compared to other buildings. And to top it off, there is Whole Foods next door. Facilities: There are 3 gyms and they are mostly empty. All of them have the needed equipment. The only thing missing in 3 gyms is the Free Motion Smith Machine, but that is not going to be there in any of the apartment gyms. The best part if you are working from home is you can get the party room open if they are available during the week days. And there is a kid's play room which is so big with lot of toys. To top it of there is a children's park next to the apartment. People: The people in the complex are very friendly and understanding. They smile and have a small chat, which is hard to see in the NJ area. We had a baby and I asked so many questions to many residents here and they all helped us with the perfect answers. Most of the residents are couple or just starting family. Maintenance: This apartment complex maintenance team is the best. All the issues are fixed within minutes the issues are raised. The team goes beyond their ways to make sure we are satisfied. We have raised a number of requests but they just come and fix them. All the hallways are really clean and tidy all the time. Concierge Desk: The concierge desk makes sure all the package requests are taken care properly. They also take other minor requests and every time you go to pick the packages; they are always welcoming with their smiling faces. Leasing Office: Everyone in the leasing office is friendly. They make sure all the issues are addressed properly. They organize so many events in the complex so as to make a friendly community. I have moved at least 7 times in the apartment complex with crazy requests and they always make sure that moves happen in the schedule I want. I know all the staff work here very hard to make sure that we live in one of the greatest apartment complex. Cons: Even though this place is so close to Hoboken, going there takes at least 30 minutes as there is always traffic as well as finding a parking is so hard. Even though it is so close to Manhattan, there is nothing near by. Yes, all the restaurants near are mediocre and you will get tired within a week or two. After a month, NYC & Hoboken seems very very far to go for a dinner and you feel like you live in a suburb and just order in Uber Eats.

New York Home & Condos, Inc. Harbor View Development, Inc, 1007 Willoughby Corp 449 Putnam LLC. This is a Donald J Trump style Asset Management group that secures money for properties through one entity, then performs/overseas shotty development leading to damages of tenant property which they financially advert to tenants. This poor work includes gutting and clearing out my building, 1474 Bushwick Avenue in 2012 getting it to market in 2015 after several citations including no permit then the management company just denies access to ConEd, National Grid, and city inspectors. This shotty work leads to: - No signed lease preventing tenants from getting heat turned on from National Grid without a signed lease while the landlord is on vacation in Israel, - Outsourced agents listing apartments wrong and then not performing a walk through to ensure it is clean. This left us with dried feces and toilet paper stuck to the floor in the same area you see this sewage backup. What we didn't realize was the two painted baseboard with cracked paint in the of downstairs room of our apartment had black mold growing in our apartment and on further investigation found the mold persistently painted over in the baseboards of the common area in the building even after a water main line break in the building behind the common area washroom and throughout all of of our neighbors leaks. - Leaks in the air vents on both levels and the same situation in others apartments in our building, - 20ft Ceiilings but no way to change the lights. Fortunately, we have a ladder in our backyard but the neighbors next to us have a completely blacked out recessed lighting situation, - Sparks from several of the electrical sockets that burn out then not getting them replaced for months, (In the age of technology) - A microwave the turns itself on at random in the middle of the night while the building gas meter is faulty and sending the fire department to your building at random. They even have to break the door open to get access to the gas meter to ensure the safety of tenants, - Contractors who may or may not be licensed to remove mold as the CDC advisement and general contracting practice is to tape off mold to minimize the intoxication of personal property, contamination of air vents and protect workers from inhaling and wearing this mold home with them. We made many attempts, used their "technology" to make payments which twice didn't work requiring me to hand deliver checks 30 minutes away each month while the Maintenance Tracking System was not even enough to save the persistently on it manager of his office. Our breaking point was the sewage backing up in our basement destroying our dressers & property which we just put in the additional storage for $75 more money and got a bacterial infection which has now left a tingling up my leg. Nir Sapir's answer to me when we finally withheld the rent was, "Some People Have Bad Luck. Get A Lawyer or Get Out." I believe we are all born with the power to make change. This is about mismanagement and neglect to pay to resolve the issues. As a leader, I believe it is indicative to take ownership of problems.
