This is my revise review on P&R Lathing…read more To save time I won't go into all the details, but I hired P&R Lathing to remove and replace the weep screed and replace the black waterproofing paper at my home. When the work was finished, I believed everything had been done correctly and I initially left a positive review. I cannot remove the review so I am updating it. Later, I hired a mold remediation company to address a separate issue. During their work they removed a full wall of drywall. When they finished their process, the owner showed me that daylight was visible through multiple gaps at the bottom of the wall by the weep screed. If I didn't have the drywall removed I would have never known that the work was done improperly and would have ended up getting mold again. He explained that if the problem is not corrected, Moisture and pests can enter and mold will return. It appears that when P&R Lathing installed the weep screed, there are many gaps where you could see daylight from the outside. Because of this, insects came inside the house and had moisture intrusion entered the wall cavity, and during rains my mudsill, 2x4's and the interior of the black paper was wet. I had to run air blowers and a dehumidifier to dry the area to prevent mold from returning. I contacted Richard Warren, the owner of P&R Lathing, and asked him to resolve the problem. He said just put some caulking on the inside and outside. That is a band aid I paid almost $5,000 hired a licensed contractor because I wanted it to be done the right way! You are not supposed to put caulking on the outside or else you will get mold. I even offered to pay for the removal and replacement of the weep screed as long as it was corrected properly, without any additional profit to him since the original work had already been paid for. He had a worker paint on the foundation a cement sealer that didn't work. As a result, I filed a complaint with the Contractors State License Board (CSLB) and am currently waiting for them to resolve the issue. In my opinion, I would recommend hiring a different contractor. While the workers were doing the work, Richard never came by to check on the quality of the work. He only came at the beginning to show the crew where to do the work and returned again when the job was finished to collect the payment.

He redesigned and rebuilt all of the concrete in both our front and backyard as well as the driveway, raising and adjusting the grades so everything is ADA compliant with smooth ramps and proper transitions. But when it was clear that my father in law's…read more68 year old roof was ready to step down from service, I did what any reasonable person looking into a new roof would do. I reached out to 37 contractors at once. I know, I know. But hear me out. I did this with the mindset that all these people had to do was follow some simple instructions. They all got the same form letter which explained our circumstances, budget concerns, communication and availability preferences. I figured as long as everyone simply had basic reading comprehension, common sense, and common courtesy, I'd be able to quickly amass a wide selection of estimates, and go from there. Folks, let me tell ya...I was descended upon like white on rice. Ants to sugar. Bears to honey. Me to a fridge brownie at 3am during a diet. And so fourth. The form letter asked prospective contractors to email me directly. Most responded through yelp. That ruled them out immediately. I'm sorry, but when all I ask is to do the simple thing...and you start off by ignoring the simple thing.... The form latter specified I prefer to communicate via email rather than over the phone. Half immediately asked for my phone number urging for a call that very same day to "lock in a quote", and all the usual high pressure crap. They were removed from the pool too. Yes, just like that. If you find that unreasonable, I don't know what to tell you. People have preferences for a reason. And when they really aren't asking much of you in the first place, it stands to reason it's wise to abide by them in order to show someone you aren't dismissive of their needs. The form letter made mention that while we reside in location A, the home in need of work was in location B, which happens to be a 130 mile round trip. Needless to say, I wasn't going to meet up in person with 37 contractors. Or 27 contractors. Or 17, or even 7 if I could help with. Because *I* don't need to be there. I'm not a roofer, nor am I going up on the roof. Anything I need to know can be said or shown via email or text. It's 2026. My generation is terrified of phone calls. When it actually rings we throw it across the room and hide under the covers until it stops. Come on now. When the dust settled, only two companies remained. One of them was MGMP. I won't mention the name of the second contractor, and I don't want to specify the exact deciding factor between the two, because I don't want everyone reading this review to assume that our circumstances are applicable to them. I will just say that the non-MGMP finalist said that we needed to do something which would have put us severely over budget and put a halt to our effort altogether, while MGMP felt otherwise, and provided us with an option which was feasible enough to allow us to move forward, with the understanding that there *may* be additional expenses depending on what all is found after removing the roof altogether, but we could proceed from there. This was perfectly reasonable. I will admit, at first that felt like a red flag. But after speaking with Johnathan, I decided to trust him, because I have an overly sensitive BS meter and it was sound asleep, which is rare amidst these sort of circumstances. Once the roof was off, the only additional expense beyond our initial quote was $700 to cover some additional materials. I was expecting *much* worse, and was relieved beyond measure. Fortunately for me, MGMP has integrity, and is true to their word. Johnathan sent a series of comprehensive photos and videos showing absolutely all the trouble spots of concern, which he didn't even have to do. I never asked, but he did it anyway, just to be transparent. The whole process had them swoop in early 02/26/26 and they finished mid-day by 02/28/26. And this was not a rush job. Johnathan works with a small army who worked two FULL days (sunrise to sunset) and then some, as well as the time it took to wrap it all up on day three. He sent photos the day it was done, and the work looked immaculate. My father in law isn't doing so hot, and he's well into his golden years. As his time on this giant floating rock winds down, his only major wish and preference is to simply stay in his own home for as long as possible. His home needs a lot of love, and when it was clear we needed to look into a new roof for him asap, we honestly didn't think we'd be able to make it happen. Thanks to MGMP Construction, not only does he now have a new roof, allowing him to stay put doing internet genealogy and playing Peggle on his desktop to his hearts content, but he can stay *home*, where he feels safe. That means everything to him, and just as much to us. So to the team at MGMP Construction and to Johnathan in particular, thank you. You haven't just given someone a new roof, but peace of mind and a reminder that there are still plenty of good people out there, with businesses you can actually trust.
