This is my revise review on P&R Lathing. To save time I won't go into all the details, but I hired P&R Lathing to remove and replace the weep screed and replace the black waterproofing paper at my home. When the work was finished, I believed everything had been done correctly and I initially left a positive review. I cannot remove the review so I am updating it. Later, I hired a mold remediation company to address a separate issue. During their work they removed a full wall of drywall. When they finished their process, the owner showed me that daylight was visible through multiple gaps at the bottom of the wall by the weep screed. If I didn't have the drywall removed I would have never known that the work was done improperly and would have ended up getting mold again. He explained that if the problem is not corrected, Moisture and pests can enter and mold will return. It appears that when P&R Lathing installed the weep screed, there are many gaps where you could see daylight from the outside. Because of this, insects came inside the house and had moisture intrusion entered the wall cavity, and during rains my mudsill, 2x4's and the interior of the black paper was wet. I had to run air blowers and a dehumidifier to dry the area to prevent mold from returning. I contacted Richard Warren, the owner of P&R Lathing, and asked him to resolve the problem. He said just put some caulking on the inside and outside. That is a band aid I paid almost $5,000 hired a licensed contractor because I wanted it to be done the right way! You are not supposed to put caulking on the outside or else you will get mold. I even offered to pay for the removal and replacement of the weep screed as long as it was corrected properly, without any additional profit to him since the original work had already been paid for. He had a worker paint on the foundation a cement sealer that didn't work. As a result, I filed a complaint with the Contractors State License Board (CSLB) and am currently waiting for them to resolve the issue. In my opinion, I would recommend hiring a different contractor. While the workers were doing the work, Richard never came by to check on the quality of the work. He only came at the beginning to show the crew where to do the work and returned again when the job was finished to collect the payment. read more

I cannot recommend P&R highly enough. We saw them when they were putting stucco up at a neighbor's house. We have wanted to get rid of some siding for years, and we decided to call P&R. Richard sent out his guys to patch my lath around an electrical panel replacement. The lath was tied in properly and passed inspection with no problem. Due to the configuration of the old panel the new one had to be inset to the wall pretty far and his guys did an excellent job of leaving space behind the door for it to open up all the way when they did the stucco part of the patch. Wow Richard you and your team are amazing. I hired Richard for a small project and from the first phone call with him I was impressed. I called other places and everyone just wants you to send them a picture of what you need and they will get back to you uh that's not how I like to do business. When I spoke to Richard he immediately said he can meet me at my house the next day. He was on time for our appointment and we discussed what I needed and he provided me a quote via email within and hour with pictures of my home on the quote. I agreed and he said his team would be at my house the following day in the morning. We recently selected P&R Lathing to do the re-stucco of our house in Corona del Mar, and we are very happy with the results. We went from an early 1990's salmon-colored, coarse-sand stucco look to a modern white, smooth stucco finish and added white brick veneer in front. Richard Warren (the owner) and his team handled everything and really did a great job. More details follow below, but the bottom line is that I would highly recommend P&R Lathing if you are thinking about a re-stucco project. Here's what we liked: 1. They were detailed from the start. Richard spent a good deal of time evaluating the house and provided a clear estimate of the work to be performed. They have many years of stucco experience, both residential and commercial, and really know what needs to be done. 2. Richard provided transparent pricing for various options that we were considering. We ultimately decided to re-stucco the whole house and add some brick veneer, and the math was clear and easy to follow. We even got a refund at the end for using less brick than originally planned. 3. They stand behind their work. Smooth stucco finish is inherently subject to cracking, and there will be some cracks no matter what. Very few cracks happened with our house, but a couple did appear after the work was completed. Richard's guys came back out and fixed those areas up nicely. 4. Most importantly, Richard's crew does very high-quality work overall. The house looks nearly new, and we are thrilled with how it turned out. Two suggestions: · A whole-house re-stucco results in a lot of heavy and difficult to manage trash from things like dried stucco chunks and plastic. If we had to do it over again, we would rent a small trash dumpster to deal with this ...worth the cost. · Being an active steward of the project is important. As I learned from Richard, you have to catch any imperfections when the base layer is being applied. The foreman and I walked around the completed sections at the end of each day to identify touch-ups that were needed. Homeowners are naturally pickier about the little things when it comes to their own houses, so investing a bit of time helps ensure a good outcome.
