Oh my goodness, this company is incredible! I am a first time renter and they have been so kind and helpful through the whole process. I have had endless questions and they are so patient with me and quickly responded to every single one! And I am a section 8 renter and have already dealt with so many judgmental companies and individuals, but Angela and the rest of the staff at Esquire have made me feel like I am a typical renter. Not once have I felt judged or embarrassed about my situation. And they are very knowledgeable about how the program works and have helped me navigate everything as well. Angela is so kind and you can tell she genuinely loves her job and cares about the people she works with. And Tony, who showed me a few places was so honest and kind. He made sure based off my needs that we were shown places that were right for our family, budget and situation. We originally met with him and looked at a place that was a little too small for our needs and I had mentioned there were some amenities missing that we needed. He then suggested a property we didn't even know about that was significantly larger and had all needed amenities. The place he recommended to us ended up being absolutely perfect for us. If it weren't for that we would have never even thought about looking at the place! I have been so happy so far with them and have been recommending all family and friends that are planning or already are looking for a place to check their listings first. They all seem to have good work ethics and are so honest and kind and they really care about their clients and their unique situations. And as an added bonus they include layouts of their properties in the pictures of each place they manage, which really helps give you an idea of where everything is, cause sometimes it's hard to put the pictures together to figure out how it all comes together! Despite the unpleasant experiences we had during our stay at the apartment complex, particularly with the constant presence of homeless individuals and drug addicts in the vicinity, we had anticipated that the move-out process would be relatively straightforward. Regrettably, this was not the case. Upon moving into the apartment, we discovered that it was in a state of disrepair. Every surface was covered in multiple layers of paint, and the stovetop, oven, and kitchen air vent were supposedly "clean," but in reality, they were not. The burner covers were severely rusted and should have been replaced before our move-in, but this was never done. Despite these issues, we chose to accept the apartment as it was and refrained from making a fuss about it. We decided to clean the patio ourselves and did not think it necessary to report these concerns, acting in good faith. Once moved out we subsequently received photographs depicting items that were either rusted or damaged, allegedly by us. But actually caused by previous tenants attempting to exploit the situation for financial gain. It is important to note that the photographs provided do not accurately reflect the state in which we vacated the apartment, as we possess photographic and video evidence to substantiate our claim. Upon raising this matter with the relevant personnel, we were met with an unprofessional and condescending attitude, which is unacceptable in a business setting. We strongly advise against engaging in business with this company, as there is a high likelihood of losing your security deposit or facing attempts to retain a portion of it under false pretenses, such as fabricated cleaning quotes that result in the misappropriation of funds without any actual cleaning services being performed. There appears to be a discrepancy in the information provided. Initially, it was stated that we had 24 hours from the time of receiving the email (with timestamps provided) to make changes. However, a subsequent email indicated that no changes could be made, and this email was sent prior to the 24-hour timeframe. This inconsistency requires clarification. read more

I sent in a request for a housing available in Ventura, but the management office was very disappointing. The processing speed is extremely slow beyond imagination. It took them two weeks to process my documents, not to mention the doubtful amount of documentations that they requested from me, including but not limited to, pay checks, tax reports, bank statements, etc. I understand that the management needs to screen through their tenants, but we're not talking about immigration here, I'm curious where this irregular amount of documentation requests come from. This is not my first time, nor the second, trying to rent a place, normally, SSN and bank statements are more than enough for eligibility screenings. But, if this indeed is the policy, I chose to honor it because I didn't want to create any trouble. I sent in every piece of information, waited for two weeks, and they told me that the availability of that particular housing is given to someone else. This is where it gets to me, are you kidding me? After the effort and time that I put in JUST TO PROVIDE THE DOCUMENTS, and after the unacceptable and unbearable two-week wait time, now you tell me that the house is someone else's? One of the employees at the office, gave me serious attitudes during our conversation on the phone.Are all your employees this irresponsible? I'm not sure whether time is valuable to you or not, but it certainly is to me, to everyone else. read more

This company are courteous, but when waiting on a property they had no idea when it would be available, tenant was still in apt and they said that it should be ready September 1st but wasn't good thing I didn't give notice to my landlord. Wasn't able to do walk through until 9/5/13 when I showed up but the agent didn't. I was told that they left me a message but didn't. I asked what phone no? and they were off by a digit. They said No One was avail to open the apt to see. There rules are if you haven't seen it you can't rent it. I sent in all the financial paperwork they requested quite extensive even though I haven't been able to see or even know if my application was qualified. When I first applied they said there were 4 ahead of me, now there is 10 and I feel like I've been kept hanging. While there I was looking through the neighborhood to see where I might be living and a black man yelled at me saying I was f king with his dogs making them bark. I was walking and didn't even stop. I am not going to continue with this place, the property management and neighbor is just too much for me and I'm no longer interested.. The property management didn't care that I took off time from work to go see this property and this just says to me if I need something repaired it would be "there's no one that can come out". If you want to be ignored, forgotten, and stolen from, you should rent through Esquire Property Management. When moving out from the home we were renting through Esquire, we were charged with a slew of move-out costs deducted from our deposit. We fully expected to pay cleaning fees, small damages (we took excellent care of the home), etc... however we were charged with all kinds of fees and not provided receipts or proof of damages. One such charge was for over $300! We requested to see a receipt for the charge for about 3 weeks (had to call over and over again) before we ever received proof. Once we did receive proof, we found out that we were overcharged, money that we never would have been reimbursed had we not been diligent about requesting to see proof of payment. If that's not stealing, I'm not sure what is. We have had several other issues with incorrect charges (a solar bill that we already paid through the solar company, yet they took it out of our deposit anyway), and have to basically chase down the property manager in order to get any answers or refunds. We should not have to work this hard to receive money that is rightfully ours. Admittedly, paying rent through them online the whole time we were renting was extremely convenient - but not worth the headache when the flood of issues came our way. read more

I can not recommend Esquire Property enough!! My fiancé and I had been looking at rentals in Ventura county for months. When we were getting down to crunch time, we stumbled upon the perfect condo. It had all the amenities we wanted with a perfect move in date but noticed it was rented through a property management company. We had always heard stories about how difficult companies can be so we were discouraged and almost didn't call. I'm so glad I did! NOTHING was further from the truth! From the moment we called to schedule a viewing Marie, Angela, and Tracy were awesome! They were always available to answer any questions via phone or text, they checked in several times during the application process and kept us in the loop. I never felt like I was bothering them and felt supported every step of the way. It can be scary having to prove your income and credit scores but they made it easy. I work in the restaurant industry so my income isn't always black and white but they were very understanding and worked with me when submitting my paperwork to present to the owner. Esquire PM has managed my property for almost 5 years now. They've been consistently professional, responsive, and trustworthy. My husband and I are super-busy all the time. I will start out by saying that I am very impressed with Esquire. Despite some issues we've had with our rental, they have been very accommodating and have definitely helped us out. As a military family, Esquire made our move from overseas very easy. Communication was constant and all of our important documents were emailed to us quickly. They even did a FaceTime walk through of our house for us as we were not there to do it in person. We did discover a variety of issues with our house once we arrived; however; Esquire has made tremendous strides to fix them. After calling our property manager with the complaints, she arrived with a handyman and conducted a full walkthrough. The following morning I had vendors calling me to schedule appointments to fix the issues. While several more issues still exist, there is no doubt in my mind that they will be resolved quickly. I would also like to comment about their online payment services. It's extremely nice to be able to pay through their secure portal for rent, holding deposits, etc. I would highly recommend Esquire Property Management to everyone moving into Ventura County! read more

Renters beware! If I could give them 0 stars, I would. This property management is the most unprofessional property management company I have experienced, and I have rented both homes and condos for over 10 years. My husband and I would call and email EPM for issues at our home and no one would respond. I would call and let them know repairs would be needed and no one would return my calls, or show to fix the issue. My husband and I were told that we could resign our lease, and we told them we were interested and to send over the new lease; that never happened. We moved and had the carpets professionally cleaned, but let them use their professional cleaning service. BIG MISTAKE, they charged us almost $400. The house was close to spotless. I live in a 3000 square foot home and our cleaning company charges us $140. They also charged us $450 to touch up paint, that my husband already touched up. When we would call and ask to speak to Marlene or Tracy, they conveniently wouldn't be available so we would ask for them to call us back, and they never have returned our phone calls. They are unprofessional and thieves. read more

Esquire is by far the best property management team I have ever worked with, and it's not even close. They go well above and beyond your typical property management company. For example, my tenant all of a sudden disappeared and was several months behind rent. Turns out that the tenant was in the hospital with a chronic illness. Once Tracy G. was informed where we was, she actually went to visit the tenant in the hospital to see how he was doing. I don't know any company that would do that. Also, because the tenant was behind on rent, we had to file for rental assistance from the state of CA. Maria S. took the lead on this and was relentless on following up with the state to make sure that our application was approved. Ultimately, she got the job done and our application was approved. I have been a client of Esquire Property Management since 2017. Tracy Lu Guillen and Janae Garcia, in particular, are absolutely outstanding in their attention to detail, considerations to landlord/tenant concerns, and knowledge. They are so quick to respond to leasing, repairs, and getting agreement and satisfaction for all parties. We recently (December 2019) had a leak from an upstairs unit that penetrated our tenants' living space. Janae Garcia was on the phone and on the email/texts without stop. She had to navigate her way through the homeowner association and find the upstair's unit's owner and get him and his tenants to agree on needed repairs and fees. She had to follow up for several days and weeks to do this but she was ALWAYS on top of it. We are so thankful that she is on our side. This is just one of a handful of times that both her and Tracy have helped us out in repairs or tenant issues and they worked very tirelessly and patiently. They are always friendly and professional. I am an out of area owner who has had Esquire managing my rental for close to 2 years and have had nothing but a good experience. They have been very professional and quick to notify me of any issues with the property, relaying messages from the tenants, recommending service providers etc. They even went so far as to make arrangements and meet with the city building inspector to sign off a roofing permit that somehow didn't get closed with the city. That small gesture saved me the inconvenience of the trip to meet with the inspector. As far as the state of the property in my absence, I have neighbors that keep me informed as to the state of the property and I will occasionally do a "drive-by" just to check. So far, 2 years later and all is well. In my business I work with several property management companies and not many can compare to Esquire's professionalism and dedication to both the property owners and tenants. Throughout the process though, Patricia Barraza has been fantastic. She is continuing to help me find a home as the search has been difficult due to the recent fires. First,buying property with the company that is going to manage it makes sense; even if I were not going to rent the property, I'd still use their realtor, and here's why. She communicates well, for example sending emails that summarize what we discussed and spreadsheets of bids, organizing information in one place. I was cc'd in communications between Esquire, the seller's realtor and the contractors. Esquire's owner and realtor was readily available to respond to any questions/concerns. She has great business skills, consistently following-up with team members, which kept us on track; Her honest approach, straightforward and timely, makes working with her a pleasure.
