Not impressed with their level of service and lack of communication. Slow response times and multiple erroneous warning letters.

My first experience with this company left me high and dry as they are the listing agent or management co for a rental property that I had intrest in.. As of yesterday there was a rental listing that I inquired about and was told to talk to Andrew.. After 4 attempts and only reaching his Voicemail I left a messages but no return calls...I also have filled out the contact online by email but never herd back as when there will be an open house etc.. I also notice the price of the rental posted at $1600 in the morning was raised to $1850 by the afternoon and who knows if you call today it may even be $2099 monthly. You can't tell me that's a misprint.. This tactic is completely wrong instead of pricing at a fair market value in the first place.. I'm definatly not intrested in ever using this company and will move on to find a more repetable company.. read more

This management company raised our HOA dues because they "foresee" the future will cost more to manage our community. WHAT?!? With no ammenities and nothing added to our community how can they justify this? I've lived in other communities, dealt with other HOA, and never did they raise the monthly dues in the last 10 years. Dear Yelp readers, The owner Glen has commented on my review saying I was a disgruntled employee. I left the company of my own free will and pursued a career with another company. Everything in my original review was my own opinion and from my own experiences with the company. Whether or not Glen believes those opinions to be true is irrelevant. I worked there - I know their tactics and their tricks and their disregard when it comes to the owners of the properties they manage. Of course Yelp is here to mainly serve the consumer, and on a good occasion, the business. In this care, I would stay away from the business and would not trust this company with my property and would not want to live in an HOA with them as managers. Thank you Glen for commenting on my review, but next time instead of accusing me of just being a disgruntled employee, maybe you should address the issues that almost all the reviewers here share. My wife and I moved to the acacia park residence two years ago. Finally this summer after settling in we want to use our community pool. The pool key that was left with the home was out of date, "it's ok our HOA management will give us a new one." Fastest ward to arguing with an associate re: paying for a replacement key; we won that conversation. Finally receiving our key we are told it will be activated within a few days... No big deal we thought, we can wait. Fast forward again to three weeks and many phone calls to the property manager Carmen, who eventually I believe put our names on a "screening list." I can go on and on and have read many reviews prior to contacting Euclid management, but never thought they would be This Bad. All for a pool key that should have been provided in the beginning now has turned into a unnecessary battle to activate the key! I hope one of the associates; Glen G. Or Kevin Tate responds to this with a ridiculous explanation, so I can have something to laugh at and also show that they will do anything to avoid having to solve the problem! read more

I have called this company several times to get a quote on what it would cost for them to rent and manage my property and they always tell me they will call me back and never do. I guess they don't like to make money. And on top of that they charge a high percentage of the rent for their management services and I find this so funny because obliviously they don't have their crap together when they can't even return a phone call. Just be honest and say 'this company doesn't want any business so we are not going to call you back'. Supposedly they go above and beyond the average management companies and that is why they charge more- well I wouldn't trust them to manage a rock when they can't even return a simple phone call on multiple occasions.. Aside for all the previous issues that everybody and their mom has had with these crooks now they feel as if they can enter your home whenever they want! The condos were getting repainted so they left notices on our door to let us know there will be painting done on certain days and if you are home to open the door if you are not home they will paint it in the shut position! Well guess what Euclid I will not be taking off work during a weekday to sit at home to wait for your painters to paint my front door, that is not worth my time or effort but you absolutely HAD NO RIGHTS ENTERING MY HOME AND LEAVING THE DOOR WIDE OPEN ALL DAY!!!! This is the absolute worst property management company ever. They are never helpful and are always annoying. Constant harassments and threats on the tiniest trivialities and many false accusations. You'd expect them to be eager to help with their zealous oversight of the neighborhood, nope, wrong again, when it comes time to help, the issue is yours and yours alone. Good luck if you live in a neighborhood governed by this company, you may wish you never moved in. read more

If there were a less than zero rating they have earned it. I realize the Property Management Company does not make the rules, they just enforce for the HOA, and luckily I have not had to deal with them too often. About 5 times in the last 9 years. BUT every time I have called, the people in this office are RUDE and treat people like second class citizens. I called this morning to see if there is another approved vendor to hook up my direct tv equipment because the approved vendor by my HOA Just In Time Communications has not returned my call in 5 days. The response was NOPE! Here's their email address just try emailing them. If I treated my customers the way this property management company does I would be out of business. Perhaps you should try sending all your employees to a phone etiquette class, after all without residents paying HOA dues, you wouldn't have any clients. Makes me wonder if someone that works here is related to someone on the board. After speaking to many residence in our complex this company would definitely not be our choice. Thankfully we are all getting together to bring this to the boards attention at the next HOA meeting. read more

Euclid you need to get your sh!!@$ together. Seriously. Look at all these piss poor reviews. Customer service is lacking tremendously at this place. I called a few months ago to have my phone number removed from the gate directory because of the random phone calls we were getting at random hours of the night for gate access from strangers. They said they would remove it but of course I was still getting calls shortly after. I had to call and email customer service to finally get the number removed. Also, the property manager Jennifer Arredondo does not return any emails, and is never available when you call so don't even bother. read more

Terrible communication. Lost my pool key and have been trying to get a replacement for 2 weeks. Property Manager has not returned email or phone call. An associate told me she would definitely be in the office the next day and come to find out she AND HER SUPERVISOR are out for the next 3 days. Nobody else in the office can help. I am renting now but when I decide to buy I would never purchase a property run by this HOA. read more

Wow I see lots of negative comment on here, I'm not sure if I'm the only one that is happy with the Management company. I have been living in the condo for 4 years and as a owner, I think they are professional, all the questions I have they will reply within one business day. The HOA is reasonable and you can see where the money goes, the gardening and water and outside insurance is covered. Every year they will have a big project to maintain the condo, I remembered the first year I moved in they painted the fence of the balcony, the second year they wash and clean our balcony. Then they do the driveway. This year they paint the outside of the condo. The security at night time, maintenance and fixing, you can tell where the money goes. Well I have no complains or am I easy going? ;-) read more

I spoke to the community manager's supervisor last Friday and I was informed that the plans were approved will be emailed to me. I have yet to receive the email (Today is Wednesday). I have yet to receive a response! Their customer response team is professional but when I'm transferred to the people responsible for the work, I get no reply and they never, NEVER return my call. read more

Today I have been pulling my hair out. Euclid Property Management has filed a lien against my property one year after I bought it for the previous owners past due HOA dues. It took over one year to straighten out another lien they filed against me for non-payment a year after I bought the house. I used their Union Bank to make my payments each month, on time and in full. No one called me, sent me a note, I had no idea until I got the lien. I asked to go before the Board at the HOA to show them my checks for all the months. They never bothered to switch the name on the account to my name. Where were my payments?? It cost the HOA so much money for them to file and satisfy a lien that was totally their error. If you are thinking of switching to this HOA company because they are large and have a great mission statement, read the reviews. These are dissatisfied home owners. Do you want this for your neighbors?? Now that I have sold the home, I find out about the first lien. Since it was filed after I took ownership it did not show up on the title report. I call this lazy! The net was there are apparently 4 months of dues at $34.50 that were not paid. How much money did the HOA pay them to collect this money? $500 including fees and time? Good money after bad! Not very businesslike! Spend $500 to collect less than $140?? Makes no sense to me. read more

Asked this company for a parking permit for the Villas at Terra Vista they replied yes you qualify and in email and don't forget to safe list your car... well guess what we are on our 11th day for processing the application and you can only safe list your car for 8 days and found that out the hard way as it got towed thanks Diana Ortiz for that bit of info your not the one out $345 and when you try to find out who's error that is she Diana Ortiz will pass the buck off to someone else saying not my fault its Patrol Masters and Patrol Masters saying not my fault Euclid Management fault... and Diana Ortiz still dragging her feet and when you call and try to get results on this whole process...maybe by the time I move I can get that permit.... read more

When ever problems run this deep with any company the problem always exist at the top, Why a top notch builder like K Hovnanian placed their pristine reputation with an unprofessional group like this is beyond my understanding. It's one thing to be unresponsive to issues brought to their attention but to display an arrogant tone on top of their questionable service I guess can be the only cover available to them. If I were a prospective buyer and looked into the severely bad reviews on who they allow to property manage these communities, it would definitely weigh heavily on our decision to do business with them. The only hope is that property management companies can be changed when residents demand to do so, perhaps their time to manage these properties will expire soon they deserve no less. read more

This company is now called First Service residential.They are the worst property management I have ever encountered and as a business owner I deal with property management all the time. They never get back to you. They send complaint letters nonstop but never help to fix anything. Elyse that works there is extremely rude and condescending. Do yourself a favor and do not hire them. I am a realtor/property manager and honestly,I have never dealt with such an unprofessional, horrible, discriminative hoa in my entire career. These people just want money and fine owners for ridiculous things without even having pictures to prove. There is one lady "kim" who stalks neighbors by sitting in front if their home for 30 minutes and even gets out of her car and crawls under a car on the driveway to try to find a spider web so she can fine them. My tenants are moving out because of this woman. Worst hoa hands down. I'm thankful I do not have them as my hoa. read more

Very incompetent. I have received violation notices that are not the correct property. I just received a threatening letter due to nonpayment for a "special assessment" they continue to forget to debit from my account despite my explicit requests to do so (following their own instructions). I think I owe all the yelpers, tenants, and community homeowners out there a update. So here it is. After my original review, nothing happen and service was still not improving and I was fed up. So I'm a homeowner and had previous HOA board experience with my other property happen to be HOA, I decided to join the board became the President of the HOA. Upon joining the board, I got together with other board members as well as talking to other homeowners to get their feedback on Euclid and everyone agreed that Euclid needs to go. As a board-member, you can work with other board-members to agree on finding a new Property Management company to replace your current. I did that and even though per our contract we have to provide Euclid 60-day notice, I couldn't wait for them to get off the account. Right after I send in the termination letter, the operations manager kept on calling me wanting to talk to me. After a few miss calls and voice-mails, I decided to talk to the operations manager. Euclid begged for chances to improve, which in my mind there is no way that's going to happen. The operations manager was very defensive which I thought this is how everyone operates there. The last month was the worse, responses from our assigned property manager was slow (it took them a week to respond to my email, wait that's after I followed up and copied the email chain to the owner Jim/Glen which by the way they never responded my email so it doesn't make me feel any better on how this company operates). I tried to resolved several issues but after I was given the marry go round, I didn't get anything resolve but just let it go because I was so fed up with it. I am so glad and happy that we didn't have to deal with Euclid anymore, I didn't like that a made to the property manager has to be screened for a reason. I so used to dealing with contact my property manager directly I guess that is the difference between a good and bad. For those who lives in a HOA/Community and has to deal with this bad/lazy work ethics with bad customer service and attitude, I recommend to get together with your board people to carefully decide what you want to do with your property company. You have more control than you think, I did for us and now we not only get better service with great service and our community is getting better. We pay property management a pretty hefty fee (depending on the size but is about 25% of our HOA dues) to help us manage but poor management will is not acceptable. I think there are some yelpers out there complaining Euclid is the HOA, they are not your HOA. They are paid to help your community take care of stuff so yes part of your HOA dues goes to Euclid, so you do have control over who can and can't manage your community. Completely unresponsive to the homeowners' requests, well specifically mine. I have sent multiple emails and called several times regarding the letters they have sent me without the courtesy of a return email or call. Then I call them out on their lack of response and they claim they have returned all of my emails and addressed my concerns. When I ask them to resend the emails, they allege they delete all of their emails, essentially destroying important communications between the homeowner and the only link to the board. So either this company is filled with liars or they don't care about their fiduciary duties. Either way this company should not be in business and should not be responsible for the $30,000 dollars in fees our community pays each year. I'm sure every community they (mis)manage should carefully watch their books. No wonder our community is missing money. Stay away from this entity if at all possible. read more

Horrible past interactions with the staff. I was not motivated to post a review though until now. The "security gate" has not been working and open for more than one month now. Recently somebody came through those unlocked gates, pried open the mailboxes and stole the mail. Now, I not only have to worry about the unsecured grounds but also identity theft. All of this "service" for the highest HOA dues in the area. I have owned my unit since 1988 and never have the grounds look so unkempt. Maybe its tome to move. Too bad I had planned to retire here. Better yet maybe it's time for a more reliable and concerned management company. read more

The service is at the lowest level when it comes trying to make suggestions that would better the community that I live in. Looking at the reviews, I am not the only one! When you talk about communications between Euclid Management and homeowners is pure silence, just the way a business should be run. I am in real estate and let me tell you how successful I would be if I have zero communication with my clients. They are big fans of increasing homeowners dues every year and giving nothing back in return for improvements. This is concerning Tanya from Euclid management in charge of Aspen Village West Covina. The past few months or longer She and the association have seemed to have a problem in their eyes with a tenant, I do not share their opinion on the matter , i feel they are going above and beyond to watch them. So my concern is with something that came out in a recent meeting. Tanya actually while walking by their garage walked up to it and looked inside to see,that is not being professional in fact it is an invasion of privacy she has no right to do this and if that tenant found out Im sure they wouldn't take kindly or worse call the police. My concern is if she has a problem with me will she feel she can walk up to my home and take a look around my garage ,or house or anyone else in the village? This is unacceptable to me and this should be addressed. It makes me feel uncomfortable and it should make anyone who lives in the community feel the same. I also used to rent from Euclid Management Co. They are the worst company in the whole world. Thank god for Yelp reviews because this way people can avoid this place and save their hard earned money. The staff members are so rude, they never returned my phone calls or messages even when I would personally leave messages AT THE OFFICE! When I left my apartment, I made sure everything was just how it was handed to me, they had the nerve to charge me for a "broken window?" I have no idea where the HELL they got that from, I had to call and demand them to give me my deposit because there was no broken window when I left nor in the inspection. Plus the onsite manager Claudia was a joke, she did NOTHING when I had complaints about the children running around and even when my car was vandalized by the one of the kids, she could care less. SO F***N happy I don't live there anymore, and I will never rent with Euclid Management ...I hope someone in upper management reads all of these massages and starts firing people and hiring quality.... This management company allows a man to keep his garage open almost daily which is stuffed and filled with large boxes and other items. Also, he blocks the small walkway, where one needs to walk and be safe, with a stand. When I complained to the HOA, her response was, as long as he is in his garage, and why does it bother me? No, decent person would want to expose a garage full of boxes, etc..to the community for hours per day. The pathways should always be clear. No, other HOA would permit this. Could be a fire safety too. Also, several times when I have sent my HOA payment, it isn't posted for a few weeks, one time it never was, and went missing. Just imagining if we need to sell or rent, and one gets a view of this person's stuffed garage. read more

Shockingly rude, and unprofessional! Our EMC property manager monopolized a meeting regarding proposed amendments to the CC&R's which failed to pass the first time around. Two legally qualified homeowners present at the meeting (a lawyer and a seasoned litigation paralegal) specifically warned that the proposed amendment conflicted with California law. Written support for this argument had been submitted to the board prior to the meeting. The property manager stubbornly refused to acknowledge the point despite the attorney homeowner verifying the correctness of the arguments. Instead, the property manager chose to publicly demean the paralegal by stating the she was "only a paralegal." Euclid Management Co. should be fired. read more

I called about an issue with a neighbor's tree (which I had asked the neighbor about twice) and Carolyn said the violation code right away. She referred me to Jennifer, the correct contact. I spoke with Jennifer and she immediately sent a letter to the homeowner requesting the very simple change. She said to contact her again in two weeks if they did not comply (which they didn't). She immediately sent another letter, with the code number and the violation. They were empathetic and got right on it. I really appreciate their concern, knowledge of CC & R's and the prompt action by the management company. read more

If you are a tenant of euclid just pray that your air conditioning never breaks down otherwise you are own your own. Imagine temperature 104 to 108 and a 21 months old baby in the house. These people did not send anyone to fix the air-conditioner even after 72 hours of reporting. You figure out the rest. read more

I've recently become a property owner in the Upland/Claremont/Montclair area and have been searching for a property management group to help me with the various trials and tribulations that come with being a property owner/landlord. After reading Mr. Glennon Gray's responses, I find it quite disconcerting that he never addresses what seems to be the true underlining issue with Euclid Mgmt (now First Service Residential?) which is their staff and their utter lack of customer service. I feel bad for the frustrated customers, however, I'm also extremely grateful for their reviews and will cross off Euclid Mgmt as a possible contender for my properties. read more

I live in Upland Acacia and have had a good experience with Euclid Management. We purposely bought a home with an HOA because we know it keeps the homeowner's accountable to a certain standard. It's amazing to me how many people don't understand the difference between an HOA and the property management company. Two different entities people! The HOA board is generally made up of your fellow residents and makes decisions regarding your community. The management company simply acts as their agent to implement those decisions. You don't have time to go to a "stupid" HOA meeting? You don't like the CC&R's that you agreed to follow when you moved in? Then don't buy in a community that is governed by an HOA!!! Most of these complaints are regarding things that the management company has no control over. If you don't like the rules, then go to an HOA meeting and address them or better yet, become a board member. read more
