Our contract was for unit 102 in La Habra. The following is what every new tenant should know before renting from this management company: They are OK with turning the keys over to new tenants when the property is unclean. The toilet and bathtub were the dirtiest parts in the unit when we saw it for the first time (before we agreed to sign a lease). The person who showed it to us said the bathroom would be cleaned before we got the keys. The bathroom floor may have been cleaned before we got the keys but the toilet and tub... The toilet was so disgusting that the maintenance person opted to replace it entirely rather than spend hours cleaning it. Note: this replacement happened hours after we had the keys. The bathtub was also gross. When we moved our stuff into the unit, I scrubbed the bathtub for a good hour and a half and it still didn't look/feel clean enough to use so we opted to travel back to our old apartment 25 minutes away to shower there. A couple days after living in this unit we learned the walls, doors, handles, and cupboards were all in desperate need of scrubbings (nothing like your fingers simultaneously feeling sticky and looking greasy after opening a kitchen cupboard...). Response time is typically 3 days or more. It also seems as though they do not communicate with other departments, meaning if you contact the wrong department via voice message or email, they will not relay your message to the correct department. You will have to call them several times and finally get someone on the phone in order to be told you have been contacting the wrong department. If you have a maintenance issue, you will have to wait a minimum of one week to get it resolved (if you contact the correct department). They will take about half a week to get back to you in the first place and another half of the week getting approval from the property owner to send a person to handle your issue. Try your best not to be pushed into moving in mid month. They will pro-rate you the next month if that month has more days in it. We signed a 1 year lease that began June 16, 2017 and will end June 15, 2018 at a rate of $1450 per month. We got the keys on June 16, 2017 and they pro-rated us $763 for July 16-31 as a direct consequence of moving in mid-June. We are moving out June 15, 2018 and they have decided to pro-rate us $715 for moving out mid-June. $763+$715 is more than $1450, the cost of 1 month's rent. A month is a month whether it has 28, 29, 30, or 31 days and a starting pro-rate + an ending pro-rate should not exceed one month's rent when the lease is not extended or reduced. On a good note: Dale, one of the maintenance guys MJ sent to us, was amazing. He addressed every outstanding issue we had while he was here on a maintenance call and even gave me some tips about do-it-yourself fixes. read more

Worst people I've ever rented from. I seriously hate these people. Absolutely refused to fix things and when I finally got them in for repairs they did everything cheaply and slipshod. Refused to replace blinds that weren't put together correctly in the first place, left primer on the walls and when we finally got them to paint they ruined the carpet and didn't finish the job, took three months to get them to even look at our broken garage door, refused to give us the parking code to this day. Joy Mao and her Team are amazing. I moved away last year, and I have to find someone to manage my property in LA. I interviewed a few people and decided to gave my business to her as soon as I talked with her. Since she is the only one can answer all doubts I have and has a very clear SOP for how she will help on managing your property. Her team has leasing, maintenance, and advertising departments. And of course Joy handles the emergency situation your tenant, or you may have. I chose her since she was the best out of all PM I interviewed. Time approved that my choice is correct. Joy is a very capable businesswoman, herself and the team is very efficiency, they taking care every aspect of the property for you and your tenant. Her team is excellent at responding the call and the emails, I think it is crucial for my tenant too, especially when an emergency happens. Being a property manager will never be fun, it means facing the hassles and dealing with a lot of frustrating situation. Also, you need to be knowledgeable for understanding the contract and the related law, good at communicating with multiple parties which usually not sweet. You have to be nice outside; you have to be tough inside. So far, she handles all hassles and craps for me well. Thank you, Joy. But of course, I hope nothing will happen or need the fix in my property again, so my tenant, myself and Joy all can be happy and relax. Very unprogessional company, they try to blame you for them taking days to follow up. They have no understanding people have jobs so They can pay bills and blame you if you don't answer even though you call back within 5 minutes of the call. They don't walk you through the home you rent and get annoyed when you call complaining about issues. No one cares when you complain about anything. I give one star cause I can't put zero. Stephanie is not professional at all and work orders take days to get response. They try to say it's due to the home owner but if that is the case you give a call and give a status. Not to mention the phone is barley answered and messages are not answered in a timely matter. read more

Joy and her team take care of everything for me, taking repair calls from tenants, handling the actual repair, collecting monthly rental payment, depositing the payments, handling HOA issues, finding new tenants for the property with credit check, etc. I am very impressed with the professional services and will always recommend others to use them to manage rental properties. I called about a property listed on zillow the girl on the phone was a bit rude and kinda laughed when I asked to schedule a viewing appt which was bizarre to me so I pointed out not sure what's funny she said I could go online and request an appointment that way.. so I did but didn't hear back. I've been using MJ Prop and Joy Mao for a few years now to manage a rental townhouse in Walnut. Joy is the first (and only) property manager I've ever used and at first I was a bit unsure of the value of hiring someone to manage my rental unit. But Joy is awesome! I wished I hired her years ago. All those headaches finding a tenant and fixing problems around the house - Joy makes them disappear. She is more considerate than me (she arranges for us to give small Christmas presents to our tenants every year) and at the same time a bulldog when she needs to be (withholding cleaning deposits and whatnot). All in all, she might have even saved us some money through her network of contractors and handymen (which I don't have), and from diligently raising the rent every year (which I don't do well). Wish I can give ZERO stars!!!! This is dedicated to the very rude and unprofessional lady who supposedly all applications go through her ! Your stories did not match up we recently viewed a property listed on the TRULIA app and very nice man showed us the property and gave us applications to fill out. This gave us high hopes thinking we would get it based on how the man told us how to become eligible. As we were too excited we did not manage to get the name of the man. Next day we called the office to get more info we were greeted by this vile person answering stating they had already had someone who was eligible enough and supposedly had awesome credit . We told her we just saw the property on Monday and given applications.... she said the man wasn't suppose to hand out application he was just the maintenance guy... first of all why would a maintenance guy show us the property??? he had keys to the house and applications plus when we got their another family was finishing with the walk through!!! Second we called again and again the veil women answered and stated very rudely she remembers talking to us and the man who showed us the property was an imposter, that he should not even be there when someone was already given the go for the home also stated the man was supposedly asking for cash on site...... the man never asked us for cash. That place should really be careful who they have working if supposedly the man who showed us the house was an imposter....... and I hope that vile women can be retrained and get off her high horse all I can say is I will be reporting this business to the BBB. read more

My name is Ronald Chou. I have been using MJ Property to manage my house at Ontario for a few years. Joy is very responsible and very efficient on finding the tenants. In fact since 2010 which is the year that I acquired the property, Joy is the one who help me finding and negotiating for the deal. Then i spend some money to renovate the house then it is on the market for renting out, within a month the house is rented out. So far Joy's track record of finding tenants are excellent, the property havn't been empty for more than a month. As a result I would be able to use the next tenant's security deposit as reimbursement for the previous tenant's deposit. As for maintenance of the property, Joy will go over the bill and if she sees anything unusual she will automatically negotiate with the handyman to cut down the cost. I can't say enough good about this company. My wife and I needed to move down the hill from Apple Valley and were initially put off by all the sellers with no reviews on Zillow. We found this company, scheduled a viewing, and were very happy with the service. The rep showed up on time, was super polite, knew the neighborhood and the house, and didn't rush us at all. The company was super prompt on the emails keeping us informed on every step of the process. When our initial rental didn't work out, they helped us find another, much better place and the next day scheduled a viewing. That same day we were approved and did all the paperwork. Very misleading application process. Told us it was income based (which we make 4x the mthly rent). I was transparent about our credit not being that good but was told as long as I make 2 1/2 times the rent than the deposit would be determined by our credit history. Not true. Took our money and proceeded to tell us we were not approved because the owner didn't like our credit. So not only does prop. Mngmnt make a discretionary call so does the owner. I had told them my credit would not be a good selling point and could had saved myself the $70 for another prop mngmnt application. Very unprofessional and dishonest. I felt like they were just willing to take my $ because it's no loss to them. Def. Won't be renting any properties with this company in the future. read more
