I refinanced with Evergreen in 2020 then again in 2025. I have regretted it every single day since that I had anything to do with them. I have received literally HUNDREDS of calls and texts in a blatant attempt to intimidate me into buying their mortgage insure products. It's harassment and I am currently considering legal actions. Just today, more than 9 months after severing any ties with the company I received a text from them asking about mortgage insurance. Two to Five calls EVERY WEEK! It's simply unbelievable. All for a product I never signed up for and never wanted. These people are snake. "Never ever contact me again under ANY circumstances." Then I get another call 3 days later, from a different number. I can't screen calls due to the nature of my work. And now I guess I'm stuck with this forever. Don't do business with these people. read more

TLDR: Veterans of the industry who treat you like family from the start and don't rest until your loan is funded. Nick and Naomi's dedication to us as clients is what made the difference in getting our dream house. We were spread out in different parts of the country and the world, and our seller was also overseas and mostly unreachable. This team worked with us while also dealing with unnecessary delays and friction in the process outside their control. First of all, I disagree with Marcus B. in regards to Evergreen Home Loans. It is your responsibility to do your own due diligence in obtaining homeownership and Evergreen Home Loan is there to get your information and see if you are approved to get a loan not to be your babysitter. Secondly you mentioned you have a VA loan, well in this hot sellers market, VA loans are treated like a red headed step child. Your misfortune is more out of your own negligence and ignorance than it has anything to do with Evergreen Home Loans. Yes, I have eligibility for a VA loan as well and I did not use it and instead used a conventional loan with Evergreen Home Loans because sellers don't want to sell to VA Loan or FHA Loan buyers in the Seattle area. When there are so many qualified buyers desperately willing to pay with cash, waiving all contingencies, and paying 20-30% over asking price, VA Loans and FHA Loans with their strict lending standards will be left in the dust like a Nokia or Blackberry cell phone. You won't stand a chance. Evergreen has been very professional and fast with their service and my wife and I are very content with our experience with them. It also helps that we have done our own due diligence beforehand and Evergreen was there as a tool for us, not our savior. read more

I usually don't write reviews, in fact, I never do, but I simply can not ignore how awesome Anne-g and Alison were during the entire application process and beyond. I should have written this about two months ago, but I wanted to see how the online process would be with Evergreen for payment and what not. Turns out, it is just as seamless as the application process. Evergreen was not even my first choice, since I had never heard of them, but after a fallout of the loan process with another broker, my agent referred me to this company and I was blown away with their expertise, their professionalism, and really, their efficiency. Due to the fallout of the other loan, our closing date was quickly approaching and we were starting to get worried we wouldn't have enough time. But the team of Anne-g and Alison were able to push through and expedite the process and even had all the paperwork done a week before closing. But the most important part of the entire process was that they made us feel like family, like they had our best interest at heart. Again, with the fallout of the other mortgage broker, the seller's agent began questioning our financial situation, began questioning if we would ever meet the closing deadline and began relaying these fears to her seller. We were nervous at the time, but when Anne-g replied to the seller to basically squash her fears, it truly felt like she was protecting one of her own family members. It honestly made us feel great inside and I simply will not recommend anyone else to my family and friends. As consumers, we often take for granted the notion that businesses should be this way, and therefore never write reviews. But as someone who looks for reviews to help me make a decision, I did not want to take for granted the exceptional work of Anne-g and Alison at Evergreen and hopefully this review can help squash future consumer fears of this company. read more

Well, this company really destroyed my faith in the mortgage industry. I contacted them several weeks ago about acquiring a VA home loan. When I spoke with the initial person, they didn't know what they were talking about in regards to VA loans and when I confronted her about it, she flat out lied. Well I came to Yelp and wrote a review and reported what had happened. I also made it a point to share my experience with the president of the company, Don Burton. Well the next day I get a call from Mr. Burton explaining that the person was misinformed and how the regulations concerning VA loans is sometimes confusing. He told me that if I applied with them, he would personally follow the application to make sure it was handled properly. I was hesitant at first because I have been trying to get a loan for over a year but because of a short sale that is still showing up on my credit report, no one wants to touch me. He assured me that he would try his best to get me approved and if not he would find a way to advise me on what I could do. (this last part should have been a BIG RED flag) I was still nervous but hey, he IS the president of the company. I am sure that has SOME pull. And for a while, I felt pretty good, I felt that someone actually cared and things might work out. I started looking at houses, telling my autistic children that soon we would have a yard for them to play in and I could finally move out of my overpriced rental and into our forever home. A couple of days later I get a call from Don. Apparently he was worried about my Yelp/Facebook reviews and asked if I was trying to defame them. I felt a little bad so I agreed to remove the negative reviews. I even went as far as giving them a positive review. (I now regret removing those reviews as they apparently were incredibly accurate) He told me that he is handing my file off to Donna Young, who he chose personally and who would show the same care to get this done. He then proceeds to tell me, in no uncertain terms, that it was up to the underwriters. And that should have been BIG RED flag #2. You are the president of the company, and yet your underwriters can say no to you? What's the point of being the president of the company? I took that with a grain of salt, and I got a lump in my throat because it looked as though I was going to get another refusal. Well after about a week of giving them EVERY piece of information about me, I get a voicemail from Donna saying the underwriters said no. I then got the denial letter which was incomplete and not very informative as to why they came to this decision. The mortgage industry screwed me pretty bad in 2004 by sticking me in an ARM mortgage, which adjusted while I was deployed and doubled my mortgage payment and basically forced me into bankruptcy and a short sale. I should have learned my lesson then. But I didn't. But now I have, Evergreen and all other mortgage companies don't care about you or anyone but their own profit margins. I told Don that this was going to be the last time I applied with anyone because I was so fed up with getting lied to, and getting denied. I am sure Don and Donna will have a great time in their homes that probably had NO problem getting underwriter approval, since they work there and all. And they will enjoy this summer watching their kids or grandkids play in their spacious backyards while a combat veteran has to tell his kids that they will have to continue playing in the postage-stamp sized backyard they currently have. The mortgage industry is filled with nothing but snake-oil salesman, liars, and all around A-holes. And Evergreen tops that list. Evergreen, thanks for putting another dent in my credit and lying to me. They are YOUR underwriters but they can tell you no? You should be ashamed of yourselves. read more

Terrible company to work with. - call center agents are rude - when i had a life incident occur (and was current on my loan), the agents were unhelpful and extremely rude - when i tried to workout a loan modification for one month (one month!!!) While the house was selling i received a non stop barrage of phone calls, what i perceive as harassing and rude service and ~5-6 letters per week trying to browbeat me into submission - website is terrible Avoid this company at all costs. read more

I paid off my mortgage with Evergreen home loans on November 13, 2019. In my escrow balance there was just over 4,000 dollars. I waited for a month for a refund and nothing. I called and they said the check had been mailed a week previously. I called again and they said they would look into it and would get back to me. No one called me back. I called again and explained the whole situation again and was told I would get a call back and nothing. SO I called back and the person said the cash department would have to cancel the other checks cause it was just magically floating out in the air and her words we are not the postal service so we can't control the mail. This is clearly a violation of RESPA section 3500.17(f). It is amazing to me because I had nothing but great things to tell people about evergreen prior to this but now I have completely changed my mind. read more

This company has terrible attention to detail, terrible follow-through and terrible customer service. In the year and a half that they have had our mortgage, they have messed up every homeowners insurance payment and property tax payment. After the first tax payment was paid incorrectly last year, they assured us that it would not happen again, but then this year they completely forgot to make the payment at all! We used them because our favorite mortgage broker worked for them at the time, but never again! From the call center on up, we have not found one person who is competent or customer service oriented. I am embarrassed I even began to work with this company. Their repeated requests for the exact same paperwork (5 times - once sent by jpeg, twice scanned - once from home, once from office depot - and finally copied and hand delivered to their office despite the fact I live an hour away) each 3 to 5 days after I sent the prior batch. THEN 2 weeks later, they lost it all and asked me to resubmit again!!! AND they dinged my credit THREE times by repeated requests for complete credit scores. Called their insurance service center at 866 822 4288. Heard their recording to put me on hold saying there was 2 phone calls ahead of me. Fine, I was on hold. Then periodically during the hold was this message,, "we are currently experiencing a high call volume (remember, 2 calls ahead of me)... please continue to hold and one of our customer care specialists will be with you as soon as possible". It felt to me as only one person was handling the calls. I continued to do other work on another line. After over 1 hour, the message changed to something like, we cannot help you at this time. Please call back later, Click. Hung up!!! 2 calls ahead. I call back and then it says there are 4 calls and the longest call has been on hold for 50 + minutes. I believe now that no one is taking these calls. There are other insurance companies that eventually take a call. This is ridiculous!!! read more

I went through two separate loan consultants spanning at least 12 weeks before dropping them entirely and moving on to get quickly pre-approved through Home Street. My initial consultant consistently failed to return phone calls or even follow through with calling me back with answers to questions when he was supposed to be researching information specific to my situation. When I switched consultants, it became clear that this person had dropped the ball repeatedly on the paperwork end, as my file didn't contain several pieces of information I had already provided him. The second consultant was very responsive at first, but the longer the process went on, the longer she took to follow up as well. This was really surprising, as she knew that I had been waiting unnecessarily on the previous consultant for several weeks already! I would have thought she would make sure I was a priority after that. An added annoyance is their under writers' policy on student loan payments: If you are in income-based repayment status, they will not accept your payment information, because they require a statement from your loan provider giving them the absolute highest amount your payment could be under that repayment plan. Obviously, that's not possible. I would have had to resume regular payments in order to try to qualify for a loan with Evergreen, nearly doubling my monthly student loan payments, and therefore qualifying me for a much smaller home loan! There were a few unusual aspects of my situation as a potential home buyer, but nothing too complicated, and it certainly wasn't anything that would have taken three or more months to overcome had the people I worked with been consistent and worked efficiently to get my pre-approval processed. My realtor has worked with my first consultant in the past, and said she was "not impressed." She was glad I moved my business somewhere I will be taken care of. read more

Horrible Finance Experience, Pass by this one! Our decision to process our mortgage with this firm was a huge mistake! Prior to closing we encountered several frustrations and a lack of communication with our assigned loan agent. We kept moving through the process since we had so much time and effort invested. We anticipated that once the loan closed things would smooth out. It has been a year since our loan closed and it has been anything but smooth. They have altered many conditions of the loan since closing and continue to force place fees on our escrow account. We have spent countless hours making phone calls and sending emails with no solutions. I would take my business elsewhere! The customer service from this firm is so terrible they do not deserve to be in business. One representative will instruct us in one direction and the next month someone else is telling that no longer applies and we are required to make more changes! This firm is deceitful and dishonest. They hide behind a central call in center and will not allow customers to speak directly to any specific person or department. We are passed from one representative to another without any resolution. I leave multiple voice messages and no one returns the calls. Working with this firm has been horrendously frustrating and an experience I would not recommend trying! We are currently re-financing with another firm to avoid any more sleepless nights spent worrying about what Evergreen Home Loans will try to do to us next. read more

I went with Anne-g as one of my friends at work recommended her and it was an absolutely great decision. We were selling our townhome and and buying a new house and Anne-g and Erica made the process so easy to understand. They were extremely friendly, knowledgeable and prompt which is really all you could ask for from any type of service you are seeking. Company started out great closed on time friendly service however the servicing department leaves very little to be desired 0 communication, no notice that the escrow account that was set up was done with an incorrect amount so they raised our payment $60.00 the first year then over $100.00 the next. Then we made payment twice a mont OVER the amount due but since it was done in two stages they sent us our money back after doing this process for a long period of time stating we cant do this and our mortgage is now late.
