I DO NOT recommend trusting this company with your financial needs. They took over the management of my escrow a several years ago, through no choice of mine. The error rate is unbelievable. They have now shorted my reserve account twice in the past 6 months due to their budgeting errors. I have received 2 weeks notice each time to pay over $500.00 so my taxes and insurance can be paid. They are literally contracted to calculate and manage these funds, yet try to blame me for not catching they didn't adjust my payment accordingly. I paid the $500 shortage via money order to pay my yearly homeowners insurance. It took Evergreen so long to mail the payment my insurance was cancelled. read more

This is my first time using this business and I wouldn't recommend it to anyone. (The seller chose it so I have no choice). Here's why. First I get an email saying my account can't be boarded because I didn't have proof of insurance and the set up payment (11/17) I emailed back asking what's the payment and where do I make the payment (same day). The reply said once the account is set up, I'll receive a "welcome" email with the payment information (11/18). Mind you, they just said they can't send me a welcome packet because I didn't make the payment. I emailed back the insurance info (11/19) and just got an email saying it's been added to the file (11/21). I, then, received an email finally explaining the set up fee (11/30). I didn't see it because it went to junk since the subject line starts with my account number and the sender says "NewAccounts" I called on Dec 5th to ask again what was needed. I was told the ACH form needed to be filled and they should be able to set up the account then. I faxed the form within a couple hours of that phone call (1030am-ish). I never heard back so I called again around 430/445pm, in which they said they never received it. They told me to email pictures. I sent the form as well as the verification report from the faxes. Dec 6th, still didn't hear back. I called and the lady couldn't find my file by my account number. Instead of asking for my name or address or email or number to find the account, she said "it's not in our emails so I'm assuming they have it." I'm asking her what else I need and how much the payment is, and she has no info. All she says is "If you submitted what they asked for, you should be set." I try not to be annoying and give them time to do their job. Finally, Dec 9th, I get off work early and head to the actual office. I paid taxes for the rest of the year in closing and I'm making payments on my house insurance through the insurance company. I drop off money orders for the set up fee and the first payment and ANOTHER copy of the ACH form. Then I get a call Dec 13th saying I owe an extra $700 due to this and that. Like how wonderful would that have been to know the whole last week that I had been trying to get this shit sorted. I email asking for clarification and explaining my reasonings for my thought process. And instead of a reply, I get another email re-explaining what I owe. I've just never had to fight so hard to pay people the money I'm supposed to pay. I'm obviously new to the process so an explanation of this whole thing would've been great. Instead I only get replies and emails when I owe money. What a terrible first time experience. read more

Setup autopay and it fails to draft so I get hit with a late fee which they're all too keen to collect. Took over 30 days to get a form so someone could buy my home and pay off my note with their bank financing, escrow nearly collapsed. Their portal is terrible, its like a 1990's early website. Took over 30 days for them to do the paperwork on my new owner carry home, way past my first payment, so i made the payment to the owner directly, since the account was not set up, then they charged me a fee, which I disputed, but they didnt care. The seller of my property chose them, so I have no choice in the matter. we've been trying to refinance with another company, and their disorganization and lack of customer service have made it nearly impossible to get what we need to pay off our loan. Days after a recent very large principal payment failed to appear online in the account for one of my borrowers, I emailed Evergreen to find out why. I was told that transactions are dealt with on a first-come, first served basis, and that the payment would not be posted before 7-10 days. (And they reminded me that I would be docked $25, fee for the extra payment). I was not even addressed by name, but by "Hello Valued Customer." That alone tells anyone that they are not even valued enough to type the person's name. In the digital age, it should take 7-10 minutes to post a payment, not 2 weeks. I would even be happy with 24 hours. The canned response suggested I call if I wanted more information. I know better, as I was on hold for 30 minutes the last time I called them, only to get a very rude and condescending customer service person. This has been typical, although in fairness I must say on one previous call I did get a polite person whom did not treat me as an annoyance, but as a human being. My borrowers have shared their own horror stories about this company as have many other reviewers. Customer service is not rocket science. It is the art of helping customers with their needs. Sometimes you even have to go the extra mile, but such efforts are usually rewarded tenfold in the long run. As the borrower the thing I didn't realize was this company does not report to credit bureaus and will charge you for the documentation to self report. The credit bureaus don't have to accept that self reporting so I am looking at paying $$$ and it may be a waste. My credit reports and scores are missing the advantage of having a mortgage on my reports. This means doing business with Evergreen is a disadvantage to me. Their flat refusal to do this basic function that their competitors do is a reason that I will never do business with them again and you shouldn't either. After reading reviews here and elsewhere it looks like their whole customer service model is based on how to charge more fees. It looks like it is a large part of their revenue stream to charge for every document and customer interaction. I also forgot to mention that they keep offering to buy my loan from my family member and their offers are a joke. These guys are absolutely hilarious. They finally did manage to get the account set up after weeks and many phone hours and many many emails explaining to them how to do their job. Once they got the account set up they send over all the details and every single number is wrong. The payment information, the interest information, the payment dates are all wrong. Not to mention they are charging me thousands of dollars more in fees over the course of the transaction. They are sticking to their guns saying that these are the fees I agreed to. Luckily I have recorded phone calls with the people that work there and I agreeing on fees that are thousands less dollars. But I have to go through and probably spend two or three hours going through the phone calls to get the right recording.. I have spent weeks and hours with these people and doing a ridiculous amount of paperwork to have them screw this up even further. It appears that they are using an abacus to figure out the percentages and payment information even though I wrote it specifically on the paper and it is in the contract in plain English. Honestly I would have expected a company that manages escrow and mortgages and large amounts of money for a living to know how to do math much better than me! The choice is clear do not invest any time with these people you will regret it I guarantee it. read more

We were assigned this company by another note servicing agent we'd used last year. Right from the start, issues arose with them. Communication was poor at best with the payee on our note and it only got worse. Without spending too much energy recapping all the drama, our payee sold their home and the debt to us was to be paid. Evergreen received our funds from the Escrow company approximately 3 weeks ago with the promise our funds would be transferred to our account within two (2) business days. Well, here we are, now well into the 3rd week with funds still not deposited with us. I have made countless calls, written emails to their notecollection.com address, and provided them all they've requested, yet still no funds. It's interesting that you can buy a house, a car, a boat and probably a plane using secure electronic signatures, yet this establishment requires "original documents" to be sent. Even after sending those via certified mail and them receiving over 7 business days ago, we still wait for our funds. I have been promised phone calls from supervisors, received none. I have been told "it'll go out today"; it didn't. I asked their associates during 3 different conversations "how would you react if someone was holding thousands of your dollars"? I think we know the answer... I will give credit to their associate "Linda"'as she, more than anyone was helpful and understanding, yet I don't feel like anyone I talked with was empowered to do anything. To sum this up, not a snowballs chance in Hades I'd ever use this agency and am right on the border of filing legal action and reporting to BBB and anyone else that will listen. I work in customer service and trust me, this company doesn't know the first letter in the alphabet to even spell it. If someone in leadership at Evergreen wishes to discuss this, I'm still waiting for the promised calls from a supervisor. If you'd like to deal with a company that offers little to no customer service, these are the guys for you. Try calling their phone number to see how difficult it is to connect with them. (866) 358-6683. I contracted with them in Oct of 2021. Unbeknownst to me, they had been purchased by Del Toro Loan Servicing about 3 months prior. I received communication from them informing me of the sale Dec 3rd 2022, along with vague notice of a first-of-the year fee increase adding to what had been agreed on. Since getting them on the phone is difficult, I wrote an email Dec 4 asking for clarification on the increase. I received no response. I wrote again on Dec 17, again asking for clarification and finally received a response on Dec 21st, explaining the increase, which was to be split between me and the borrower. But, they didn't split the fee and added all of it to my side until I noticed some months later. As the note is now coming due, they sent me a letter and form, which they asked me to complete and return regarding the loan payoff. I objected to one of the items that was in their form, noted it by crossing it out and initialing, and wrote a note on their cover letter asking about it. They ignored all that and sent a letter to the borrower including this element that I had objected to. I won't use them again, and suggest you avoid Evergreen and Del Toro. read more

My mom had work done by a contractor for her roof the insurance company issued her a check with her name my step fathers name and Evergreen Note Service since they are her mortgage company. She has been given the run around for weeks because they refuse to endorse the check which has their name on it. This is totally unacceptable and unprofessional. read more

Beyond one of the worst companies I have ever dealt with. I recently had paid off the note due to the sale of my home. Getting someone on the phone was nearly impossible and when I did they were rude and could provide my no support or information to assist. They kept saying they had no notes in my account. My title company with the sale of my home told me it was the worst transaction she had ever dealt with in her career - that at least made me feel like it wasn't just me. After numerous emails, calls and proof they have received confirmation of my note being paid off (we had to track who signed for a package a week ago)....and being super nasty and threatening them I was able to get a zero balance statement. It was sad that I had to get so upset and that is consumed a week of my life and loss of sleep getting this resolved. DO NOT USE THIS COMPANY!! read more

Their representatives have clearly understood my requests and have been very helpful in responding. Terrible when it comes to the bill payment process they do not leave you with any information extra regarding your account and you do an online bill pay it gives you confirmation that it posted then they want to charge you because it wouldn't take the account you used but didn't tell you that they said it was your bank's fault that they tried to get it and the bank denied it it wasn't the bank it was their company denying it and they did not say so then they charge $25 for letting it get that far and when speaking to them they did not rely themselves as to why they couldn't remove that $25 fee because they did not state that they would not take that bank they kept blaming it on my bank first for three days very poor handling of my account Even after speaking with him trying to resolve this issue they say I have to pay that 25 before I can even pay my property payment they don't allow me any online access anymore they've blocked me from all accesses it's paying that payment by sending a check read more

If you estimate your payoff and pay the full amount that they say is due according to your online account, plus accumulated interest AND the normal monthly fee they take, they deduct more fees until you pay $100 on a 30 debt. My grandmother who is not tech savvy has been trying to make a payment to Evergreen Note Servicing for a week now. We have the money in the account to pay it but now it is past due since Evergreen Note Servicing will not take our payment over the phone. They are requiring her to get money orders and mail them, making her even more late on payment than she already is. She can't even get the amount needed in one money order. Find someone else! After I was told it took 24-48 hours on the phone to set up a account I came in on the 5th to set up a account and have them make payments to a bill due on the 10th. The young lady at the front desk who I set up the account with assured me it would be set up tomorrow. I called on the 7th to make sure everything was a go, and they had just set up the account and payments can't be made till the 12th. After talking to a few people, including a supervisor, they can't help. Unless, I want to pay a $25 dollar wire transfer fee. Really? Then they wanted to blame me for not understanding the process. Not good. Not good indeed. Dare I say horrible? Under no circumstances do I recommend this company. Avoid it at all costs. Find another company quickly. We are unfortunately already stuck with them, have paid many "servicing set-up fees" and in contract with our buyer. First of all, the boarding process was terrible. I had to call multiple times over several weeks and be on hold with many different people and none of them knew what was going on. They sent me sensitive information with other people's social security numbers showing without protecting or encrypting the files. When I told them about it, they said "Oops!" They messed up all the up-boarding paperwork and then asked if we wanted to charge our buyer late fees (for their own delays, not the buyer's fault.) Evergreen Note Servicing has absolutely horrible customer service and do not care about their "25,000 lenders, many with 100 borrowers or more." They told me "It would be impossible to contact the borrowers..." when I asked them to contact our buyer to try and resolve an issue we have. Then they oh-so-politely say at the end of every conversation, "We understand if you wish to find another servicer that better suits your needs." Meaning, we don't care about your business and will not be helping you. read more

This company has had more mistakes than ANY company I have EVER dealt with, and I am a patient person! Let me tell you about only a few of them. They received my payment on January 2nd. Due January 1. they charged me a 30 day late fee. Why? WHO KNOWS! It would have arrived on time, but they are closed January 1, so it was not delivered until the 2nd. I thought it was cheesy they would call it late, but that didn't bother me NEAR as much as them "accidentally" charging me for being 30 days late. But I can live with a human mistake. NO biggie. It happens. More though ... In December I also had made a principal payment reducing the principal owed on the mortgage. My interest for the few months before was constantly going down, as principal was paid off with each monthly payment. $3006 interest, then $3005, then $3003, then $3002 (All rounded to nearest dollar, but you get the idea) For January, my principal was much lower, because I paid so much off in early December with the principal payment. My interest in January? $4,350!! I called. How could it be HIGHER interest on a LOWER amount due? they argued over and over again that because principal was paid off there was accrued interest to it and the higher amount was correct. I went through three people before I finally found someone who understood that it can NOT be higher principal on a lower amount due. took 90 minutes and even then 2 days to get confirmation. TERRIBLE! Next. February 1 was due. (Yes, with lower interest, since the principal is still lower after the December payment) I sent it in to the Phoenix office, which is where my coupon is printed to, and they show they received it on January 30th. They then forwarded it to Washington, where they confirmed it on Monday February 2. But, they AGAIN charged me a LATRE NOTICE FEE!. Why? "because it was not marked in until it reached Washington, and that was after the 1st" (A Sunday). I reminded her that she just said it was confirmed received on January 30th in Phoenix, and she AGREED, but said that it doesn't matter, as the notice is sent out before Washington got it and I had to argue AGAIN to have THIS fee reversed. I am sick and tired of arguing for my own money! They keep making mistakes, and it ALWAYS costs ME money that THEY get. I have had 6 mistakes in 9 months. Okay, one more, because this one is funny. Last summer I had yet another mistake on my payment coupon. So I called the number on the coupon to talk to them. I got a PORNOGRAPHIC phone line. I hung up, figuring I dialed it wrong, and called again. Same result. I looked their number up, and called. I told them about the porno line, and even faxed them a copy of the coupon they sent me. the guy put me on hold, pulled it up, called it, and agreed that my coupon was showing a porno line as their contact number. THEY ARE CLUELESS. TOO Many mistakes, and too many arguments. Today I called the person I owe this money to and we are firing Evergreen. I shall pay him directly. My opinion? THEY SUCK! End of story. It is apparent that this business takes a lot of pride in what they do. If you are an investor like me it is a no brainer. My borrowers are not to fond of Evergreen, because Evergreen helps me ensure that they fulfill their contract obligations to make payments on time without all the excuses. I tried to manage on my own and found that I would get calls every month with all the reasons why they can't make a payment. Now Evergreen deals with it.
