Evergreen has been managing a condo that I rent out for the past 3+ years and I have had no complaints. I don't live in Austin anymore, so it has been great having them handle my property. So far, I have had them list/show/find tenants 2x, manage communications with the tenant, assist with HOA requests, and fix a few minor repairs. Every month I get a detailed breakdown of any repairs or expenses from my property and email responses have also been very fast!! I called them inquiring about rentals (the number on the website directed me to them) and the woman on the phone was incredibly rude. I assumed the number that was on the actual website was for this particular rental complex but apparently, it's for the entire property management that's not even located in TN. They own a bunch of properties all over the US! I kindly had to remind her that this was the number I found on the website TWICE because she was copping an attitude when I kept referring to "The Retreat at Finch Branch." She spoke over me and told me to stop where I was at because she had no idea what I was talking about. Then she complained that the way I started the phone conversation (which I literally said "hi, I'm inquiring about rentals at The Retreat at Finch Branch and wanted to ask a few questions since I don't see any pricing listed on the website") was confusing and made it sound like I was calling the wrong number. I have zero back bone and am very kind on the phone so this made me take a step back and think whether or not I should go with this company for renting. She was so nasty towards me that I almost hung up on her but again, zero back bone. She again, started berating me about how I keep saying "the retreat, the retreat" and went off on me for a good minute, ending it with "well now we figured it out." She harshly told me that there's no availability and I asked her if there would be any rentals opening up in the next few months and she told me to go to Evergreen Live and look because there's rentals popping up every day and sarcastically ended the call "good luck with your rental search" and hung up. If this is who is advertising your properties, I really don't want to know who is working on the premises. Anyways, I did look on their website and they had one property listed for this particular area that I was originally inquiring about. Not only was this woman insanely rude, she also lied about the rental not being available. Again, I'm extremely kind when I speak on the phone and have never ever given anyone attitude (including health insurance issues, we all know how that can be). Honestly, I can't believe that as I write this the company's rating is 1.8. Were zero stars an option, I believe all reviews should average around, well, zero. As it is, 1.0 seems more like it. As a resident of one of their managed properties, they've tried to steal money from me by adding bogus charges to my account in three of the first four months of residency (all evidence is documented). Only by my many, frustration-laden communications over several weeks each time was I able to have them remove those charges and admit their error. More recently, they have failed to provide an inhabitable environment as the HVAC unit fails to cool the home in the Arizona heat below 81 to 82 degrees, regardless of the thermostat setting. This issue has been going on all summer and has been communicated to them frequently. They eventually sent an HVAC tech to inspect the system who reported that the system is operating normally and that the cooling issue must be related to something other than the system (as it should cool a house of this size, according to them). In fact, they've sent a technician four total times from two different HVAC companies, two of whom inspected the insulation in the home and reported it to be adequate. Still, every time they send a tech they close the issue as having be addressed, while the temp is still above 80 degrees and they have not given one response to the issue of the electrical energy expense I'm incurring due to an HVAC system running almost 24-7. read more

My experience with Evergreen has been far from pleasant. I've never stayed anywhere where I've submitted so many maintenance requests that I am now on a first-name basis with the staff. It seems that management only pays attention to my repeated requests for service when I mention involving a legal solicitor and threaten to take action. This house is not worth renting. The pictures online do not accurately represent the property you will receive; it feels like a bait-and-switch. Be cautious when considering a home with this company. If you encounter an emergency, don't expect same-day service; you should be prepared to wait 2-3 days for any assistance. We had raw sewage back up into the house two times, mid-day Friday, called for emergency, and nobody showed up till Monday morning. The backdoor does seal the weather during a hard rain, allowing rain water to flood the kitchen area, also allowing snakes to get into the house. Black mold in the bathroom, if you have asthma, this is not the place for you. If you're looking for a shock and awe, stepping into the backyard, there are live wires on the ground that will get your heart pumping. It's a real eye-opening experience. read more

This company is not easy to get in contact with. I have not been here two weeks and there is issue after issue. My air is now not working. It was 80 degrees this weekend. I have put in countless work orders, reached out multiple times for a supervisor with no help. They sent out an intoxicated worker who was not the man on the work order to fix my stove. I offered to do a video call to show them this rusted stove and they closed the work order. I have not been contacted by any supervisor and will be seeking legal action. This is truly ridiculous. We lived in the house for four years - when we moved out, they kept our deposit, charged us for $500 to replace two rusty, 30 year old sinks that had rust on them when we moved in. They charged us for paint and carpet when it should have been wear and tear, charged us $370 for "professional house cleaning" when the house was cleaner when we moved out than when we moved in. We were picked up a month ago by evergreen live. I have to say I have aways paid my rent early even up to 2 weeks. I have never been late on a payment so recently I had the misfortune to be one of the FE working without pay during the shutdown. I reached out 2 weeks early to ask about any possible payment plans on the rent at one point I was told to send proof of where I work and that Im furloughed working without pay mind you this was after a full week of calling and emailing with no response. I get ahold of someone a few days before rent is due and assured they would reach out after looking at the stuff I submitted, I have called numerous times in the past 4 days no person on the other end, left multiple voicemails and was emailed today and told they dont do payment plans and to call them when I can. Mind you I was told by an agent a week prior they did offer it.. I just tried to call during business hours mind you and again 3 hours of no one on the other end. this is absolutely the worst experience I've ever encountered. They are so slow with responding to anything. I've had multiple issues since I moved in here since the beginning of September and has not had any any of my show no empathy when it comes to their residence, I will say I was full by the and the the property however, it was just a foco façade however, there are several issues that have still not to this day been addressed we have had that is still needing be resolved. We have had ongoing with the AC not to mention the replacing of several have not been done the AC unit which is still not working properly and let's just not state the obvious of the electrical we're having to where we have a live wire in our backyard and they have yet to do it that is currently sparking. I have had the city of Mesquite come out several times regarding this problem. This property has failed the city inspection for the past two years and it still cannot have sent someone out here to look at the foundation to find out that the foundation has slipped and it has now a water main leak and this was told them on Friday and as of today's date January 29 is still has not been addressed and no one has came out I have spoken to several people who was very and blatantly lied on the phone. Then she told her manager Kim that they offered my family a new residence which they did they have been telling of last year that they were going to relocate us to a new home and provide us with homes to search and look at which, as of date they still have not done. They are not willing to pay for any medical bills that have been occurred due to the living health conditions in this home, which is causing constant health do not rent from Evergreen live they are a piece of shit and they don't care about any of their residence. It has gotten so bad that I am breaking my lease WAY ahead of schedule just to improve my mental health and release myself of this hellish ordeal! Please do NOT let these "homes" fool you. Terrible, dishonest, not trustworthy company. We rented a home with them in Avery Ranch for a short term lease, they gave us the home in an unacceptable condition, carpet stained, uncleaned, etc. When we returned the home, they had the nerves to hold the deposit back for carpet as they would need to replace it.. carpet was 15 years old and already had stains on it before we took over, luckily we had pictures of the carpet we took and after a month of going back and forth with them they refunded our money for the carpet piece.. they however kept 715 of our deposit in a dishonest way, we had professionally cleaned the home by outside cleaners for over 8 hours- they keep the house cleaning deposit and pointed out a piece of hair and bobby pin. Wood was rotting on the exterior. They don't do anything to upkeep. Then they asked for insane amount of cleaning and withheld a third of our deposit. Every email involves 6 people. Still have issues with this company! Fence is falling down and had to call to get it fixed! They sent someone out but didn't do anything! Stay away from this place!! I found out they are making the tenant pay for what the homeowner is responsible for! I feel sorry for the tenant! Homeowner is an idiot from California! My experience with Evergreen over the years has been nothing but professional and friendly. If you simply do your due diligence, there is nothing to worry about. SLUM LORDS are the words that come to mind when I reflect on my experience living in one of their duplexes since December of 2013. (They made us put down almost $4k before allowing us to rent from them, for $995/mo rent.) Water leaks out of a LIGHT FIXTURE in our kitchen, and despite numerous complaints it has not been fixed. This morning at 6 AM we awoke to POUNDING on our bedroom wall - Their crew prepping the adjoining unit for another poor sucker who rents with them. I would never EVER rent from this company again and can't honestly believe that it is in business. DON'T RENT FROM THEM. Seriously, rent from ANYONE else. Update 3/18/14 - Pipe burst in the adjoining duplex this morning. Water was shut off to the entire unit. They will not be sending someone to fix it until tomorrow morning. We will not have RUNNING WATER for 24 hours. Update 4/22/15 - Leak FINALLY fixed in the light fixture... MONTHS later. We noticed loose tile in the hall bathroom, and behind it was what appeared to be rotting wood. Their contractor came out to evaluate, and said that the entire wall was just shy of falling down. Wall was replaced. The contractor was so nice and replaced the distorted yellowed panel (due to water accumulation) over the light fixture even though they were not instructed to do so by Evergreen. Clearly Evergreen will rent out just any property regardless of how dilapidated it is. To be fair, their maintenance coordinator, Lucy is very friendly, and is as helpful as her resources allow her to be. It appears that they might receive too many maintenance requests from tenants for one single person to manage. I have been asked by them to remove this review, but feel that I would be doing other would-be tenants a disservice by doing so. Moved into their property at 3606 FM2222 in Nov 2013, moved out May 2015. The price we were paying for the square footage and location was unbeatable. That being said, here is my list of complaints and the reason for my bad review: 1) Before we moved in, we met with the current tenant and the adjacent neighbor. They told us the issues with the place: months ago a family of raccoons had made a home in the conjoined attic (it's a shared wall townhouse) and the stairway reeked of urine. They recently replaced the outside paneling and it's obvious when you compare it to the other rundown buildings in the complex. When we moved in, we put a service request and some of their maintenance guys came and completely replaced all the insulation and AC ventilation in the attic that had been soiled by the raccoons. Better, but the urine smell remained for the rest of the time we lived there because it had soaked into the walls and ceiling. 2) Prior to signing our lease, Evergreen Properties agreed to replace the sliding glass patio door, the dining room window, and the bedroom window which all had mold and moisture between the pains due to a broken seal. When we moved in, only the bedroom window was replaced, although the sliding door and dining room window were marked with HUGE X's in Sharpie, as if they meant to replace them and didn't. When we contacted Evergreen, they claimed the sliding glass was never agreed upon and that the dining room window wasn't replaced because - and this is verbatim what their email said - "in order for you to look out of it, you'd would have to be sitting on the floor. That's why the glass man replaced the top window which is the one you can see through." Um...are you kidding me?! That response was unreal, but they still never replaced them in the 18 months we lived there. 3) When we moved in, there was trash scattered all throughout the wooded area and creek in front of the property. In addition to the trash, there was various shrubbery and debris piled all over the complex and the driveway, as if the landscaper cut the shrubbery, but didn't bother hauling any of it away. After months of requesting that Evergreen hold up their end of the "Landlord's" terms in our lease, I finally gave up. To this day, the trash still sits, a year and a half later. 4) Ants. Ants, ants, ants. IWe noticed small sugar ants populating around the house, started out as a few here and there, but then it became a severe problem. They were coming out of electrical outlets, the dishwasher, everywhere. We ended up throwing out $100+ of soiled food. We treated the inside of our house and Evergreen had pest control spray the exterior, nothing helped. Pest company hired by Evergreen told us that the infestation was in the foundation of the house and the problem would keep occurring until that was taken care of. That was confirmed when our attached neighbor informed us that she was having the same exact issue. Now that we moved out and were awaiting our $1350 security deposit, I finally get the letter in the mail from Evergreen Properties with a check for...$75.38. They sucked almost $1275 from my deposit. According to their report of charges, they used it to pay for: - Cleaning - the house was thoroughly cleaned before we moved out. I've never left an apartment or house I rented dirty because I'm respectful human being and that's what respectful human beings do. Sure, if they hire someone to dig into all the nooks and crannies of the place, I get that, but they sure as heck didn't make it that clean for us when we moved in. Carpet - they replaced the carpet in the entire 1200+ sq.ft. house! They had just put new carpet in for us when we moved in and I had gotten a quote from their recommended contractor to get the carpets cleaned and de-flead since we have a dog and he told me $160. I agreed that the $160 would be taken from my deposit. The carpets were the cheapest I have ever seen in my 7+ years of renting, I would be surprised if they didn't replace them every six months. They showed signs of general wear in high traffic areas, but could have been refreshed with a professional carpet cleaning. I was also told that if they ended up replacing them instead of cleaning, I wouldn't be charged. Paint - They repainted the whole house! It was in near perfect condition, only small holes from pictures and wall hangings. This is getting absurd. De-flea - wait, you replaced all of the carpets, then you still did the de-flea treatment? Again, this was included in the $160 price their contractor quoted me. Slab treatment - I had to Google this one, I've never heard of it. Turns out, it's when you treat the foundation of the home for termites and other pests...except that tenants aren't responsible for termites or the foundation. Currently seeking litigation against them. I'm hoping that they decide to be honorable people and reimburse us the money they owe us and it won't have to go that far. Will update later. =[ read more

FYI: The townhomes on N Hills have had a major RAT INFESTATION since December and they are dragging their feet to get it fixed. I can literally hear them crawling in my walls as I type this. I've sent countless emails to them about this and they just send out some dude to collect the dead bodies and maybe patch up a hole that the rats will chew through in days. They've sent ABC out like three times to inspect the building but they never go with them, it's always some cheap dude who has told us to our face he can't fix everything in this building. We've also l had to deal with the STENCH of a dead rat in the wall FOR WEEKS! So I definitely do not recommend. read more

I have been a tenant of one of their house that they managed from Feb 2013-august 2016. I think they are fair. Since we have rented, there have been various problems for a house that was built in 1999 and Lucy has been responsive in resolving the issues. I had air conditioning problem, garage door opener, and mold. And let me talk about the mold! Our first mold problem was in sept 2014. The air conditioner pipe was leaking in the wall and was causing massive mold issue. WE reported the issue and immediately Lucy had the air conditioner guy came a bust a hole in the wall to stop and repair the leaks. Then the same day the best mold remediation team came and plastic wrap the area up. They double sealed my living room up and worn bunny-suits to enter the isolated place. It was like someone had ebola in my living room. Then after the remediation team left, the air biologist specialist came and tested the air to verify cleanness. After that the remodeling team came and fix up the living room. The whole time we were missing 1/2 of our living room: 1.5 months total?. Unfortunately, we did not get an compensation for that. Our second mold problem was in July 2016. It was in the kitchen's ceiling. We were planning to move out anyway because we were building a house. Since it was in the kitchen, leaking from the old expired air conditioner that had been patched up but never replaced. After Interacting with Lucy and Ruth ( the manager and owner?), the air biologist came and did a quick air test: no black mold. The Mold remediation and air conditioner came and took care of it. We were out of a kitchen and a section of our upstairs around the air conditioner though. Never compensated. After some exchanged of words, Ruth agrees to terminate our lease early and give us our security deposit. When we moved out on August 15 2016, Ruth gave us 100% of our security deposit, 50% of our month of August rent because we moved out early, and an early termination letter. I though that was fair that she was willing to pro-rate our rent for moving out early. In terms of being a property management, they do their job. It is the owner whom I believe is cheap: he refused to fix the air conditioner instead he rather forked out 5-10K out of pocket every time there is a mold issue. He will not compensate anything because by texas law he does not have to compensate anything. read more

I have lived in one of their townhouses for 7 years. I have had no real qualms. I think they must have been more lax back then. My BFF just moved in next door and had similar issues with the lease, as well. I have never paid for a repair. They are always friendly and quick to respond, but rarely have I had to call. The only negative is that they just lied to me regarding the increase in my lease. I know my neighbors. I know what they pay. They tried to raise my rent to near what they rent to a new tenant. When I questioned it, they lied to me regarding what others pay that have been here as long. I still was able to talk them down a bit, but I pay a lot more than my neighbors. I've been so impressed with the responsiveness of Evergreen Property Management that I was completely shocked when I came on this site to leave a review and saw negative feedback for them. My experience with Evergreen has been exceptional! Lucy, the person who handles maintenance issues is very friendly and has always sent someone out to fix a problem either the same or next day. I think the previous tenants of the house I'm renting weren't very good at taking care of general upkeep or cleaning. When I moved in I had a list of things that needed to be repaired. Lucy sent two guys out the day after I sent her my list and they repaired everything. I think what other reviewers may not realize is that the property Owner has to approve repairs over a certain dollar amount. So don't blame Evergreen if something major needs to be repaired. I am very fortunate to have an Owner who really wants to maintain the property. On my initial inventory list I noted that there was huge damage to the wood floors in one bedroom. Two weeks later I received a call from Evergreen that the Owner approved a new floor in that room. It looks great! Also, tenants need to actually read the lease documents. Most leases in Austin require "professional" cleaning upon move out. That means you hire a professional cleaning service and send a receipt of the service to the property management company. Based on the other reviews posted on this site, it appears the renters didn't follow the requirements of the lease and that is why they didn't receive their full deposit back. It doesn't matter if you cleaned it well yourself, the lease says professional cleaners. It also says you need to maintain the lawn and trim the shrubs. That's what you should be doing when you live in a house. Renting doesn't excuse you from taking responsibility for your space just because you don't own it. If you are looking at renting a property managed by Evergreen I think you will be very pleased with their responsiveness. read more

We have now lived in a property managed by Evergreen Properties for a year and they have been amazing. Very responsive to every repair request we have had. As a renter I severely pity the owners using this property management company. I have to request work orders multiple times sometimes for months before anything is done. When it is done it is usually in the most half-arsed cheap way possible. They never answer the phone when you call despite every indication of having a full time assistant there when I go to drop off rent checks. They don't communicate whatsoever about ongoing issues, and who knows how much of the disarray on my property is caused by poor management and uninformed owners. No online payment methods, outdated system of physically mailing or dropping off a check every month. 10/10 would never rent a property managed by them ever again. read more

Do not expect to get your deposit back. These people are terrible, they were bad landlords to start. The do repair themselves and charge you a fortune to fix it, I was charged to fix things that broke because they were not installed correctly to begin with. Pet deposit was nonrefundable, it was a chihuahua..... They had a potential buyer come look at the house at 10am while I was working nights and screamed at me on the phone to let them in even though everyone in the household was sleeping. Don't ever deal with this company, I never find any company as irresponsible or disrespectful as this one. My daughter put in application, they ask for guarantor, income is more than 2.5 market rental, but they asked for more income, after bank statement was sent, they want a new guarantor application, never answer any question, never respond? A new guarantor application was sent but no answer, after my daughter request again, it was rented, What is this? Not even a courteous call or email. BEWARE OF INCORRECT MOVE OUT CHARGES!!!! SUPER SHADY FOLKS! Avoid company at all costs. We took over a lease for 4 months and were barely in the home during that time. The entire backyard was overgrown upon move in and little to no grass due to years of neglect. They sent over a yard maintenance crew BEFORE our move out date to trim all the trees then turned around and charged us $275 for that. Upon move out we had the home cleaned but our cleaner did not clean the oven to which we owned up to and offered compensation for but the company said they sent another cleaning crew out and charged us $250 - basically for them to clean the oven because the rest of the home was in perfect condition. Also charged us for missing door stops that weren't there in the beginning but because we didn't mark them they docked us for it. In a 25 year old home that has primarily been a rental it's nearly impossible to list ALLLL the imperfections due to neglect. During the 30 day period of showing the home they never kept us informed of when a contract was accepted or when it was on and off the market which was terribly inconvenient. Stay away, avoid these people like a virus. I've never had such a poor experience with a Real Estate firm EVER. They don't even know what contract adendums are intended for and they have buyers that are working with mortgage brokers that are working out of their house. Be leary if you're a listing agent and they bring buyers to you. Will waste your time. read more
