I just finished living in a house for three years managed my stetson and they are a nightmare. Impossible to get in contact with and rude. We at one point had our ceiling in our kitchen falling through bc the AC broke and almost had to drive up to round rock because no one was answering. Terrible at managing home. Not flexible at all especially after we lived in the house for three years and put up with their BS. Owners lived in CA and did not see house before buying. DO NOT RENT WITH STETSON. I purchased a duplex in downtown Austin being managed by Ryan Stetson and this guy is awful to interact with, violated the law, shirked his responsibilities and is completely unreliable. The duplex was tenant occupied and the morning of closing (before closing took place) there was a gas leak in one of the tenant occupied units while Stetson still managed the property. The tenant called Ryan but Ryan refused to do anything about it. Scared, the tenant reached out to my agent seeing if we would able to fix it. This was still Stetson's responsibility so my agent reached out to Stetson but we only got an all caps, condescending, arrogant email in response. For the safety of the tenant, I got the gas leaked fixed and then proceeded to closing a few hours later. If Ryan Stetson won't responding to an active gas leak in a tenant occupied unit, what will he respond to? According to my tenants, nothing. Once the closing occurred and Stetson was no longer managing the property, I gave Ryan the address to mail me the tenant security deposits since I had 2 tenants in the building that were on active leases. He said he would, but after 2 weeks, nothing had shown up. He lied about sending the security deposits. So I asked him a 2nd time and was told check 2664 was just dropped in the mail. 3 days after that, I got an email from him (attached) explained that he made a mistake and "accidentally" wired one of the tenant's security deposits ($3000) back to the tenant rather than to me (he can't even get the units and numbers right on the email he sent me to notifying me of this "mistake.") Hard to wire me money when he never had my bank account info (more lies). In this email he also mentioned check #2667 was in the mail for the other security deposit. So he lied about putting check #2664 in the mail 3 days prior. Stetson sending a stranger thousands of dollars of my money was his retaliation for me asking him to fix a gas leak while he was managing the property. Ryan Stetson sending me the security deposits was a legal obligation. Apparently, even when Ryan is legally required to do something you have to ask him 2 times or more and he still will not do it. Also, he was renting one unit at about 60% of the market rate, which was shocking, and there were no clauses about sublets or disallowing short term rentals (Airbnbs / VRBOs). Those leases were a complete lack of protection for the previous owner, his client. On top of that, he personally attacked and insulted my real estate agent during the sale and the tenants hated Ryan. So there are no upsides here. Stetson is an awful person, will not respond to an active gas leak in a tenant occupied unit and will not give you the money that he is legally obligated to give you (maybe he will send your money to someone else just to keep things interesting.) So if you have the choice of interacting with or working with Ryan, don't. He lies, he does not follow through on his word (even when he is legally obligated to do so) and he will go out of his way to cause problems for you. read more

UNRELIABLE DISHONEST SHADY PRACTICE My experience with STETSON for 6 months has been a total nightmare. Here are the main reasons... 1. STETSON MANAGEMENT required that I get rid of my home warranty to manage my unit so they could use their own connections to further scam me and charge me on repairs and replacements, which ultimately cost me over $8000 which would have been paid by home warranty companies. 2. Charged me over $2000 to get ONE unit ready & FAILED to send pictures confirming the cleaning was completed (see photos from my new tenant). 3. They are also NON-responsive to tenants or landlord calls and inquiries. My tenant tried calling, emailing, and Stetson people never responded to him. See attached photos 4. Took 2 months to get my unit rented, while the average in the area is less then 30 days. WHY? They have a pre-recorded message & text service to any prospective tenants who are interested. As well as listing the wrong pricing for the unit. PLUS they copied and pasted the description of the unit from when it was sold 2 years ago. AND they NEVER showed the unit...merely provided a lock box to a dirty unit. 5. I went into debt because of their negligence and greediness. They managed a property I rented for a year and they were the best property management I have ever dealt with (as a renter for 5+ years at 5 different locations, this means a lot)!! They went out of their way to communicate with me quickly and effectively, and helped me if I ever had any trouble (even if it was unrelated to the property). You're in good hands with them. I see some similarities from Erika Y's experience. Stetson Property Management has an affiliated handyman service named Fix Nut Handyman. As part of Stetson's process to prepare our property for rental, we were given a punch list of repairs and updates they deemed necessary, along with a quote that exceeded $10,000. In particular they "highly recommended" that their handyman service repaint the ceilings for $2,500, despite the fact that the ceilings were in excellent condition without a single blemish. After getting a second opinion, we hired another contractor to handle the minor touch-ups and repairs for just a few hundred dollars. We have since chosen a different company to manage our property. We would advise property owners to be cautious and seek additional opinions, especially regarding any repair or maintenance costs suggested as part of their service. read more

As a real estate buyer agent the closing was supposed to happen late afternoon Same day early morning there was a gas lease Obviously Stetson property management is still responsible to take care of the tenants When the seller agent Eliot and I contacted him Explaining to him that we received couple phone calls from the tenant stated that your ignoring their calls .. explaining to you that the closing only happened late afternoon . We just wanted to have explanation to why you were not responsive. We kept getting hammered by insults He insulted my family he insulted the new owner Calling him a terrible new owner And he made sure he tagged him . He embarrassed me in front of my client. He also tagged the house owner that trusted him with her house . He kept emailing us on a daily basis to do business with the owner. We kept refusing nicely he didn't stop Every day an email from him To do business with us When he knew it was clear that we don't need an agency to take care of the new place aka new tenants .. Before the closing happened, he decided to not be responsible of the old tenants and the contract that he had signed with the old owner He called me a liar , For transferring to him what the tenant told me ... The tenant called me and asked for help I told her that the closing didn't happen yet you need to contact Ryan he is so responsible to help you. She kept telling me that you're not answering. I have nothing but great things to say about stetson property management!! I am fairly new to Austin and during this pandemic I needed a place to stay right away. It was over a weekend when I saw a place online that fit my budget needs. They opened on Monday morning so I called first thing, and not only were they friendly, but they were also attentive and incredibly responsive! When I first called, Melanie made sure to get my information, and made sure that someone got back to me. She had a great energy about her, even over the phone she was super pleasant to have a conversation with. Afterwards, I continued my application process and contract signing process with Ivanna. Ivanna was communicative and prompt in all of her dealings with me. Once my application was approved, everything took literally less than a day!! I waited a few weeks after my move in to complete my review of this property management company, because oftentimes once someone has your business things can fall off quite quickly. This has not been the case with Stetson, I've been at my new place for almost a month and still the people at Stetson answer all of my questions, and continue with the exact same polite and professional manner. Moving during this covid crisis could've been a complete nightmare, but with Stetson it's been SUCH a breeze. I took the virtual tour online, and it was a great representation of the actual place once I moved in. I would recommend them hands down to all of my friends and family!! Stetson Property Management is a slum lord of the property down the street from me. I live in an affluent area in Great Hills and the house on my street is evidently managed by Stetson. I know this only because the house is currently vacant and there is a sign in the yard indicating it is for rent by Stetson. The Stetson-managed house is and has been known for some time by the residents on our street as the "dog" of the street. There are dead branches on the ground in the front yard that have been there since at least the last winter freeze. The main part of the dead tree associated with the branches is still standing in the front yard. There is trash in the front yard that has been there forever. An overflowing trash bin and recycle bin are in the driveway and they have been there for weeks. The only way to get them to mow the lawn (consisting mainly of weeds) is to contact the COA Code Enforcement Department and file a complaint. PS- The exterior photos for the vacancy ad are many years old. There was a green lawn of grass that is now a bunch of weeds and the dead tree I mentioned is nice and green in the photo. read more

This company was AWFUL! I would give them 0 stars If I could!. I was with the company for 3 years and here is the experience they gave me. 1.LEAKING SINK: When I moved in I had problems with a leaking fost in the kitchen. I asked for help and A WEEK LATER they brought someone.This company was so bad even the PLUMBER SAID THE COMPANY WAS NO GOOD! He said that they hired him all the time and did not pay him for the last 3 jobs he did!I should have moved out when I got this first red flag. 2. DRIPPING FRIDGE: The fridge water went out, again it took them a week to get maintenance. ( Legally they need to get it done the next day ) 3. BROKEN AC: The upstairs AC went out, My little brother had to be in the heat upstairs, and not surprised a WEEK until I got someone to look at it but It took ANOTHER WEEK because the owner needed to " think " about the cost of replacement and then fix it. It was $1,000 to repair it. I was paying $3,300 a month for this place. 4. MULTIPLE GARAGE PROBLEMS: Electric garage door not opening, Mold in the garage ceiling, dripping faucets in the garage. I had 3 months until I was going to move out and when I contacted the service asking if they can fix this they FIRST asked me " will you be renewing your contract? "I told them I don't think so because I got a new job so they sent me a moving out file and completely ignored my maintenance request! I'm furious! After a MONTH of sending maintenance requests someone finally came and checked the garage roof. It was growing MOLD!The maintenance man told me he will send in a request for a repair. Another month goes by and I hear NOTHING! Every other week I was complaining about garage problems when I tell you this company actively started to IGNORE ME! After the final month nothing gets fixed. NOTHING. I paid $3k-$3.6k MONTHLY  for 3 years for this rental and this cheap company wouldn't respond. so after I move out 2 months LATER I finally get a response asking if I need help.... They told me they were " unorganized " and had " so many requests " to manage that they just noticed. This is a lie. They were able to send me a move out form but not maintenance? This company is unprofessional, over priced, unorganized, their staff is disrespectful and rude. 2 different maintenance men complained about them This was a awful experience  5. FALSE HOA FEES: This neighborhood has a strict hoa ( which is fine ) But a certain part of my grass was not getting watered and I had no Idea why. Steton charged me $25 hoa fee a month from sept - november every year for 3 YEARS. I asked them for help and they simply ignored me and told me it was my responsibility. What am I supposed to do by manually water it myself every other day? That's what sprinklers are for. Eventually one of the sprinklers went out and I got mantince to come and fix it and he fixed it then asked me why there is a random patch of grass that is yellow and I told him i don't know and that I keep buying new grass for it but it wont grow and he looked at it and said that the sprinkler system did not have a sprinkler for that particular area to get watered. I didn't find this out until 5 months before moving out. I'm livid because I would get the nastiest emails saying that I was not taking care of the grass and got fined for it! If the whole lawn was green and there was one yellow spot then that's obviously an aragation problem. The customer service in steton are VERY RUDE, VERY BLUNT AND VERY UNPROFESSIONAL when talking to you. about hoa.  6. TOOK SOME DEPOSIT: I paid a FULL deposit of $4,000 ( $3,00 for the house and $1,000 for my cats )They told me before I move out NOT to cover repair any of the holes in the walls. I asked if they would charge me If I did not and they IGNORED me.I did what they said and did not cover the holes they took $300 out of my deposit! I'm pissed because I could have fixed it myself! ( THEY LEFT THE WALL PAINT IN THE GARAGE! It was not worth $300!!!! )They also kept another $700 for " repair/ cleaning " . I literally hired cleaners to spot clean the place before moving and nothing was damaged!!! But fine I let this go! 7. PAY SOMEONE ELSE BILLS: Gas bill, 3 months after I moved out I got a gas bill... I have not lived there in 3 months and found out the bill goes to their new residence. I notified them about the bill and they told me this. " This bill is not transferable, your responsible for the payment "  now i'm stuck with a $124 gas bill that's not mine. they didn't try to help or fix the problem they just straight up told me to pay it. I'm not surprised their staff is so rude, unhelpful and unprofessional . Now i'm paying for someone else's gas bill. This was my final straw. This company overall is not dependable, not professional, not respectful, not reliable, over priced, unorganized, understaffed and over all rude. read more

FRAUDULENT & NEGLIGENT BUSINESS! STOLEN SECURITY & PET DEPOSIT. NO COMMUNICATION FROM BUSINESS. I moved out of a property managed by Stetson nearly 2 months ago and I still have not received my pet deposit, security deposit, or any form of communication from them. I've made over 15 attempts via phone and email to contact them. Their only response was "I don't know why you didn't receive it". I asked for a digital copy as well as a check number which they could not / have not provided. I offered to drive over an hour to their office to pick the items up in person. No response. It's ILLEGAL to withhold a deposit for over 30 days without written notice. I'm now being forced to proceed with a BBB complaint as well as file a claim in small claims court since they have not communicated at all. In addition the property was not taken care of at all. I reported a broken fence to them when I lived there and it took over 6 weeks for them to address it. It was a security issue as homeless people were able to easily walk into our backyard and did so on several occasions. I strongly discourage tenants from renting with Stetson and owners from allowing them to manage their properties. Completely unprofessional and fraudulent business. EDIT: Amazing how you're available to respond to reviews but not answer tenant emails. I still have not received the deposit you say you've sent three times. I even offered to pick it up at the office but again received NO RESPONSE. read more

Terrible property management all around. Late on maintenance requests, terrible with communication and customer service; which ultimately results in neglect. Ryan is very difficult to work with, childish in his responses, and blocks tenants who he feels he no longer wants to speak to, or answer contractual questions. Due to him operating his company on his personal phone line he quickly blocks tenants who he deems unworthy. Emails are not returned in a timely manner, and online request sit with no response. This is not how you run a successful management company, and or business, I would know. Management is about more than collecting funds, having a website, and getting a few great experiences over the years. He is by far disgraceful as a businessman when it comes to his tenants, and inhumane in his ability to carry out a contract from a tenants/ lawful perspective. I don't know him as a realtor, or as an owner, but based other and personal reviews on how he does business, I would be mindful and tread lightly in all facets. I highly suggest that Ryan take some time out and try to reconnect with why he became a realtor. Is it more about money and trapping individuals , or providing a equal service to both the owner and the tenant? Again, understand that a few great reviews will never outshine equal treatment and racial decency across the board. I wish him the best, but expect changed behavior in the future. I would highly advise anyone seeking to rent in Austin and or surrounding areas be cautious of him managing a property, until these red flags are held accountable, a change in behavior is authenticated, and unwarranted tantrums can be silenced. Reading, upholding and possibly restructuring contradicting language would be my second suggestion. Good day! read more

Found a great property and applied within 12 hours of posting - made sure to be the first to apply - even called to confirm I was first in line. Scheduled a viewing after applying. Received a notice the following day at 630pm (after closing) that another application was approved before mine. No reason or explanation given as to how this happened. Three immediate emails sent requesting more information. (Was I denied? Did someone get to jump me in line?) When I talked to them on the phone the following morning, informed that leasing agent is out of town for the next 4 days - and that the property has already been granted to someone else. Not sure what I did wrong. Think I deserve an explanation for the $150 in application fees. Congratulations to whoever got the house - it's really awesome. UPDATE: Now going on 48 hours and no answer to any of my questions. Would be very helpful to know what I did wrong. Really feels like I paid $150 to be ignored. Not a great feeling. read more

I did not proceed with interest in the property for my own reasons after viewing it, however the process was nice and easy, I would definitely recommend them! I will say when proceeding through the "rently" website/app to schedule a viewing it required name, Licence, AND a credit card just to submit a viewing request which i did NOT like/trust. My wife hired them to rent her home and everything went smooth until we signed the management contract.Now we have a tenant who's not able to pay the rent since last 2 months and we are NOT hearing a single word or any considerable eviction process progress from Stetson team.We have been calling them, leaving Voicemails, emailing every day but No Response at all! They even forgot to update us on court dates and process.We normally have to wait until the 10th of each month to get the rent payments but since the renter is not paying we obviously don't get it BUT Stetson stopped updating us since last 1 month and when we checked from our end they mentioned "We have 800 other properties so we get busy".Well if you guys are busy you should not try and get any new business and provide this Pathetic management service.We have been waiting for Stetson to work and get a court eviction date but looks like they are not at all working on it and are completely Unresponsive to us. read more
