I called 12 RV parks in the Austin area for the week of Thanksgiving. I needed an RV hook up for a…read moreweek. Everybody was full. This place was call #13 which should have alerted me. Driving in, of course we passed it by because instead of a Blue Bell Bed & Breakfast RV park sign there is a James Burke attorney sign. We should have known that, only makes sense to NOT have an RV/Bed & Breakfast sign in front. I have posted pictures to show you what you are driving into. I swear the Deliverance theme song was playing and I got chills. Thank goodness I'm armed & trained!! There is TRASH everywhere!! Then I get to where we are supposed to park the RV and there is a 3 foot deep by 4 foot wide hole in the ground in the knee high weeds. I am told to avoid the hole. Like I was going to intentionally run my 30 foot RV into a hole in the ground. Patty was very nice but her husband, the attorney on the other hand..... let me say this, if I need to be defended on a criminal case I will not call him. He has a certain way he wants the hole filled which my husband proceeds to do as we don't want to spend our vacay filling holes. Then his employee comes out of a nearby trailer, with a softball size hole in the crotch of his jeans. He is wearing no underwear and his man dangles are freely dangling out of the hole at times. DO YOU NOT FEEL THE BREEZE ON YOUR BAWLS?!?!? Oh My God, don't you know I'm on the phone & maps desperately trying to find a different RV spot now. No success, I'm stuck. We are pretty "go with the flow" but dayum! The photos will speak for themselves. Oh, yeah, the bed & breakfast is in the airplane hangar downstairs, they (along with 3 huge dogs) live upstairs except for the kitchen which is downstairs and if you have to do laundry you have to go into their bedroom. A horse lives in the front yard. Another resident gave me that morsel of info as well as telling me that he originally had the place full of alcoholics and drug addicts which was in evidence from the meth baggies we found in the weeds. They stole him blind it so didn't work out for him. All of the campers you see except two are vacant. So by all means, stay here if you don't mind wading through dog and horse crap, calf high weeds, trash &meth baggies, flies, and a crusty attorney who starts up the mower just to mow 2 swaths and baptise your butt with dust & weeds. Very peaceful, fabulous amenities, huge dog park for big and little dogs, tons of open space to walk along the back, trash valet every morning, cute little store, great pool, great shower and laundry facilities! Definitely recommend, Lolly and Crystal were fabulous!! P.S. Train tracks are very close and go by often, if you're adverse to train sounds then maybe this is not your spot.

Isn't EVEN an issue compared to being placed into a lot# that gets directly attacked by a ARMY of rats the auto shop generously provides that's connected to this land during winter because they are in need of shelter. I report it and they attempted to stop it with bate stations. I hired my OWN pest control with absolutely no chance like you against a thousand rats with Chuck the Manager telling you to plug more holes and if you keep bringing attention to this matter you'll be evicted, mom was explained the same. Chuck believes I can't handle business (that guy is so close to being senile if he TRULY thinks this) typical response when you give him all the reasons he is wrong. Only this lot# because it's one trash can the rats occupy directly from the shop to the trash can and then they go to the nearest shelter, which is unfortunately MY place like a sacrificial lamb for the rest of the Park others nearby are at risk as well. Why now I don't know? Complained for 8 1/2 months explaining I would rather live in a homeless shelter (still paying rent btw) other times checking myself into the psyche hospital going crazy hearing rats in my walls and watching my trailer get demolished daily. If you're thinking, why didn't he just switch lot# I tried Chuck said I would be taking the rats the park itself gave to another lot (I know it's SO FRUSTRATING!). Changing parks would be a huge problem for I rely only on myself with disability and no help. 8 1/2 months later with 20+holes an unbelievably huge ARMY of rats taking OVER half of my fifth wheel (probably most of my faith in humanity, for SURE Chuck/OWNERS!) moving here to this PARK I've lost my housing, sanity, health, and now I guess Chuck is going for my SOUL as he has no ANSWERS for my trailer HE himself, this PARK along with an ARMY OF RATS occupying the auto shop DESTROYED with no insurance. Just got the trailer and immediately moved in that spot the next day! NOW I'm listening to him NOW tell me I must move because WELL THE TRAILER IS DONE... (ALL RATS... I LOST OBVIOUSLY, ITS COMPROMISED) while timidly trying to (GASLIGHT) me into thinking this is ALL my fault. Tossing me UNDER the bus so he looks good with Corporate other than doing the RIGHT THING (what is he gonna say to corporate I messed up!). Btw Corporate/Chuck and the Owners do nothing to help! It's all about business for THEM. I LOST what was supposed to be a trailer for the next 20 years in 8 1/2 months. Enjoy the "SUNNY SIDE" I must've took a wrong turn (PORTAL TO HELL). Where's that lady that corrects these complaints and tries to somehow convince you it is the tenants problem always to the reader? Good luck on that one lady let's see you make sense outta this?!? Another day in HELL staying outside as much as possible for the aroma of dead rats is overwhelming my trailer contemplating how a cat would've been better than my toy fox terrier right now (concerned with VET BILLS when RATS are eating my dogs food). Beginning to believe this is biblical myself being David with this whole Organization combined with Chuck being Goliath. In NO way do I think this was planned but the PARK along with Chuck couldn't do MORE to try to DESTROY one person I don't get it! Chuck says I can't handle my problems with securing the trailer from rats, OK that's fine! Why am I spending all my time over here in this lot# doing all of this anyway? Can I just move and try to ENJOY my stay when did I sign up for a bootcamp on how to stop an INVASION OF RATS? Chuck is worse than a slum lord because at least they devalue their property, you suffer than leave. In this case HE devalues their property destroying your housing then subtly tries to blame it on YOU while simultaneously kicking you out! Dear god it's raining RIGHT NOW and they (RATS) are just chilling eating my food right in front of me. Therapy is NOW on my list of things to do as well. Instead of a welcoming response, we were told: "Get a smaller RV and less pets." This was not only rude, but dismissive of the RV lifestyle itself. A 35‑foot rig is standard, and pets are part of many travelers' families. For a park to suggest we change our home and give up our companions just to fit their narrow idea of who belongs is unacceptable. RV parks should provide space and hospitality, not judgment. If you value respect, inclusivity, and customer service, this is not the place to stay. We will not be recommending it to fellow travelers.

The only reason we're giving this a 4-star and not a 5 is because of a noise issue. Pretty much everything was fine but right after we checked in and got setup, construction workers pulled into the next space with their trailer and a couple work trucks. One was a typical work truck and the other was a larger truck with what looked like a crane/bucket on top. The guys themselves were not a problem but they'd leave very early in the morning and it was annoying to get woken up to the sound of diesel trucks firing up at 6am and idling for 15-20 minutes 20 feet from my bed. I guess contractors/construction workers staying there is a pretty regular thing. There is "overflow" parking over near the office and I think it would be nice if Hope Hill required work trucks to park over there out of courtesy for the other guests. I work hard and get up early every day. The last thing i want to do on my vacation is get woken up even earlier by loud trucks. Overall it was a good experience. If we ever find ourselves in that neck of the woods I'd stay here again. Maybe they'll have designated contractor/work truck parking by then

This place is a country GEM!…read more They take pride in offering fast WiFi and I can see why--it was incredible! We streamed Netflix on our Roku, did a zoom call on my laptop, scrolled through Instagram on my best. Seriously, it never skipped a beat. The grounds are so peaceful and beautiful. We enjoyed evening walks in the field and quiet sunsets. It's a great little park and was perfect for our weekend getaway. We'll be back!

We visited over the weekend for the grand reopening of Joanne Land Playground and it is truly…read moreamazing. It has so many wonderful obstacles and slides for the children to enjoy. I don't want to upload pics due to children are present but please go check it out because you won't be disappointed. The main stage is nice and there is a pavilion for you to just sit and enjoy the atmosphere while reading a book or just taking a moment to chill. I always enjoy coming here to cycle or walk but really appreciate the playground upgrade for the children.
