Unfortunately, we have had many water leaks from the ceiling and the recessed lights. After yesterday's storm the "fixes" that the maintenance crew used previously have failed and the ceiling has caved. The water is now spreading in the ceiling to multiple rooms of the penthouse causing massive leaks and water build up. This is now impacting apartments below us. The maintenance crew has been unresponsive for mitigation actions. They will not cover any of the furniture or tarp the failing roof areas to mitigate further damages, after multiple requests. They have also used our beautiful china and our trash cans to catch water from the leaks. Finally, no one will speak with us about the remediation plan.

Over the past three years this complex has taken a huge dive down into the level of unacceptable conditions. It appears they will just about rent to anyone just to put people in apartments without any regard for adjoining tenants. The tenants above us were so noisy it was a contributing factor to our decision to get away. It was constant noise. If you make the mistake of choosing this place you will be alarmed at the apathy coming from their office personnel. Any questions we had was a bother to them. At one time they tried everything except the right thing when we were dealing with an extremely noisy bathroom fan. Once they even bent the blades to "fix" it. They never did fix our ice maker in the whole time we were there. Security is a huge issue as we were alerted to kids kicking on doors during the night. Unattended children walking onto private patios was a problem. A gate at the back of the property was never locked allowing strangers on city streets to walk right into the complex. Dumpsters were constantly overflowing and infested with raccoons. Watch out! Don't get bit. The property managers along with the office manager and staff are completely indifferent to your concerns and appear to try to get by with the minimum amount of work. In summation, save yourself the time of going here to visit or renting here. Some reviews from other apartments seem like past tenants were just getting back at their former landlords. THIS is not one of those. It is an HONEST review of what we put up with. We never knew how could it could be now that we are in our new place. These people have it figured out here. The people at Park Forest -- don't have a clue!!

Now that I am out, I can anonymously share what tenants are dealing with due to the new owners…read more Here are a few of the specific complaints from tenants who have been residents of these properties for 3 to nearly 20 years (identifying attributes removed or generalized for anonymity): These new owners are ATROCIOUS. WITHOUT NOTICE, the new owners now allow dogs which one tenant is extremely allergic to, causing them to go on medication due to the new pets in their building and the smell/hair/dander in the carpeted hallway. Another cannot cope with the incessant barking heard coming from the adjacent building. The grass and grounds where children had played are now covered in yellow stained spots from urine and feces of the animals (note: feces is being cleaned up but the damage to the grass is still happening). Dumpsters impede the full use of the driveway. THERE IS NO COMMUNICATION ABOUT WHAT THEY ARE DOING. The new owners are allowing new and disrespectful tenants who scream at all hours of the day and night and slam doors to where the entire building and those on the street can hear - they seem to take anyone now. Non-residents/workers are leaving doors unlocked and propped open after they depart. One tenant pays for a parking spot but someone else is regularly in it, assumed to be a hired worker. They never told one tenant about the construction and they work from home and were unable to run a very important meeting for work due to the non-stop drilling noise. Attempts have been made, without notice, to enter a unit while a minor child was home alone. One tenant is extremely sensitive to pesticide and would vacate for a couple days when the previous owner notified them of a treatment. NO NOTICE was given when the new owners treated, causing this tenant to pass out in their kitchen in front of their small child who didn't know what to do. Poison control was called and the treating company refused to provide the type of chemical used that day without authorization from the building owner. NO ADVANCE NOTICE is being given of construction and apartment entry, causing numerous tenants to experience unknown contractor knocks and entry into units last minute. Notices are no longer posted in the buildings in advance or at each tenant's door. The new owners said there would be drop boxes installed to submit rent - that never happened. An email notice was sent to one tenant the day after the email said they would be entering the tenant's unit - which required the tenant to execute several tasks they were unable to do and it was during the holidays. Non-residents are now entering the buildings and "snooping" through different areas that were previously secured and are now being left open - damage to the property has occurred. The "upgrades" may look nice at first but they are really cheap and remove any historical charm the units previously had. The "improvements" are done so poorly and are cheap and nothing matches, the new paint is already peeling off and you can see through the paint because it needed primer or another coat. There is a new tenant who must have serious mental health issues and there is a concern for children because they are making "demonic dolls" and "shrines" and putting stacks of full beer cans in odd locations in their walkways. Hopefully these owners can take this as constructive criticism to improve their communication and screening process since the tenants don't feel comfortable speaking up about their individual experiences outside of hallway and sidewalk conversations.

My car got broken into twice in the parking lot of this building but the management wasn't very rude and didn't offer any help. They made it sound like that it can happen any where in Saint Louis , so it's not their problem. My sister sent me a gift card for my son. They received the package and when I went to pick it up, they said they lost it and were looking into it . Later I was told by the management that I should reach our to the gift card company as they are not responsible for any lost or stolen packages. People from the building will randomly drop into your apartment without even knocking at the door , calling or emailing you, no matter what you tell them. If you are single and don't care about your privacy it might be a good option but if you have family and privacy and safety is important for you, never choose this place. Coffee machine at the entrance hasn't been working 80% of my time here. I wish there was a negative review option and I will have chosen that. STAY AWAY FROM THIS PLACE.

Find the leprechauns and redeem for gift cards). They even have a business center where residents can use desktop computers with printing or reserve a conference room. The gym also looked amazing--there's a separate fitness room where they have a virtual digital fitness trainer that you can sync your device for. Parking is also free (1 car per apartment unit). It's also walking distance from the Richmond Heights Community Center and Library!

DO NOT LIVE HERE We…read morelived in this apartment complex and encountered black mold in one unit and a brown recluse infestation in another -- both of which are serious health hazards. We are both very clean people, and these issues were absolutely not due to tenant negligence. After reporting the mold in our first unit, we were moved to a second -- only to discover brown recluse spiders there. Management failed to address either issue adequately. We personally had the mold tested, and it was confirmed to be Stachybotrys, a toxic black mold known to cause severe respiratory problems and allergic reactions. Brown recluse spiders are venomous and potentially life-threatening. All of the spider traps were put out by me, not management. The final straw was when I found a live brown recluse in our bed -- even though the bed was pulled away from the wall and the entire room was lined with traps. I also paid out of pocket to have a professional spray the interior of our unit, since their pest control provider only sprayed near the front door. This complex is unsafe, poorly managed, and simply not worth the risk. As a tenant, you have virtually no rights in Missouri, making it even harder to get protection or recourse when serious health hazards are ignored. If I could give this place zero stars, I would. I've included a photo of a list of additional issues we experienced -- all submitted to management, and none were addressed. To make matters worse, we were forced to pay to break our lease, as they refused to let us out without a penalty -- despite these major safety issues. Stay far away from this complex.

We have been so pleasantly surprised at how much we LOVE apartment living at Willowbend during this major transition. The apartments are charming, well maintained and clean. We LOVE taking walks, the grounds are beautifully landscaped with sidewalk lined trees and flowers. Willowbend is super dog friendly; and the staff, Alexis & Terry are very welcoming and helpful. The clubhouse, tennis courts, patio/pool, and workout room are GREAT; such a fun place to go on the weekends or after work with our two boys. Willowbend has made this hectic transition enjoyable and fun for our us. We will have nothing but fond memories. Ashley
