The walk-through gate has one code, the drive-through gate has another, and the building's front door has a separate code. The directory system that is supposed to call residents from the gate or door does not work. This has not been a one-time issue. It happened repeatedly for months when I first moved in while the property was still new, again last week, and most recently today. The front door to my building has malfunctioned multiple times, preventing access entirely. I live alone and work late at night. When these systems fail, I am locked out. I have had to sleep in my car because I could not enter the building. I have requested a second fob as a backup so this does not continue happening. Management has refused and tells me to "just use the code." However, the code is useless when the door itself is not functioning. Emails have been sent saying alternate doors would be unlocked during repairs, but those doors were also locked when I tried them -- even after being directed by the front desk to use a specific entrance. For the excessive cost in rent, basic and reliable access to my own home should not be this difficult. Other properties provide one fob per bedroom or offer secure mobile app access. Here, there is no backup option, and even the keypad on the unit doors has ongoing reliability issues. Please do not respond with another generic apology for the inconvenience. I am asking for real, practical solutions -- whether that means issuing a backup fob, implementing reliable mobile access, or ensuring all entry points are consistently functional. Security should never prevent a resident from accessing their own home. I simply want dependable access to the place I pay to live in.

Update (June 2026)…read more It has been 7 months since I moved into this community, and while I have a great deal of respect for the office staff, who have consistently been friendly and attentive, the ongoing issues are starting to outweigh the cost of living here. I agreed to paying more for top floor apartment over better price deals for lower levels to avoid upstairs noise, BUT... Before moving in, I specifically asked about noise and vibration from rooftop HVAC units and was reassured this would not be an issue. Shortly after moving in, I experienced significant vibration and noise in my bathroom and bedroom closet, making these spaces difficult to use. This isn't something you are unable to notice: all hallway walls on top floor are shaking from a loud mechanical noise transmission, the impact on living spaces are similar. The initial response was a unit transfer, which functionally shifted the burden onto me rather than addressing the cause, as moving would have cost me more money and time without any guarantee of resolving the issue. Only after continued requests for investigation was the root cause identified--rooftop unit above me was out of alignment. Once corrected, the issue was resolved for an extended period. After strong winds and earthquake activity, the issue returned, and despite follow-ups, I was told nothing was found. In addition, there've been recurring concerns including trash accumulation on the property, non-functional entry doors, frequent elevator outages, pigeon infestations on balconies, suspicious activities in stairways areas, cleanliness issues at the gym, not properly working equipment and sauna, and package delivery problems. These issues have been raised multiple times, but responses often indicate that no other residents have reported them (contrary to Google reviews) or shift responsibility back to residents. More broadly, the communication approach has been a consistent source of frustration. Responses tend to focus on apologies, explanations, liability framing, or asking what action I would like them to take, rather than acknowledging responsibility and providing clear actions with defined timelines. I also want to acknowledge that the maintenance team has consistently appeared hardworking and efficient. However, the volume of unresolved issues suggests the property may be understaffed relative to resident demand, especially as the community grows. Conversations with other residents reflect similar experiences of extensive maintenance lists shortly after move-in. 7 months in, I find myself spending far too much time reporting and following up on basic sanitation, maintenance, noise, and safety issues rather than simply living in and enjoying my home. To be fair, I give lots of credit to Elizabeth who once got a hold of the issue, has put real effort to resolve it. While I understand not all decisions are up to her discretion or some require additional approval, the reality remains the same. Half of the issues, I am trying to ignore just because it takes way too much of my personal and professional time. I would be happy to revise this assessment once these issues are consistently under control.

My sink hasn't worked for 6 months. Bathroom toilet malfunctions. The female manager is really rude. For the money they're asking I would def find a better place much newer so you don't have to deal with these things. When I moved in, each unit had an assigned parking covered spot, as nearly all apartments do. After they built the tower building, they got rid of assigned parking, so it became a total free-for-all. They don't even have the option to purchase a reserved spot. It was nearly impossible at times to find a parking spot if you got home after 6 PM. Many neighbors own multiple cars, including ones that are not driven regularly (project cars and antiques), so they just sit in covered spaces 24/7. I reported this to management multiple times and nothing was ever done about it. Not only does the parking lot look like a junkyard, but it's unsafe late at night to have to park so far away and walk home. As a single woman with only one car, this was immensely frustrating. There are also plenty of residents that do not park their cars in their garages. Nothing is done to enforce this, so yet another parking space is taken away from those without garages. Very little is done for residents once they've moved in. Outdoor windows are never cleaned, carpets are never cleaned, and amenities are taken away with no notice or discount. The pool was closed for most of the summer last year. After complaining to management, another couple and I were able to get access to another Ovation community's pool closeby, but they were not happy to have us there and we could only go during business hours as they had to let us in, usually waiting more than 30 minutes for them to finish "cleaning the pool" at any hour of the day. Because you have to go through the pool to get to the gym and package lockers, these were also closed after hours with packages trapped inside. I can't even tell you how many times I explained to them that I worked during their business hours and wouldn't be able to workout or retrieve my packages. No solution was ever given for the packages, but I was able to get access to the gym in the high-rise building that they keep inaccessible from the other community residents. These gyms are so much nicer than the clubhouse gym. In the rest of the community, appliances and finishes are old, and you get the typical patchy, stark white paint job of many apartments from this era. The people they've employed in the office over the years have really been a mixed bag, and management has changed several times. The others that have worked in the front desk have never been knowledgeable. For a while, they had one that hardly spoke English and could not answer a question directly to save her life, an older lady with exclusively incorrect information, etc. I won't name them, of course, but I'm sure management is aware of just how incompetent these people are. I would also note that over the time I lived here, I came home multiple times to the entire complex taped off by the police and management never acknowledged it once, even after residents had to read about something awful happening in the news. I didn't often feel unsafe living here, but I didn't love knowing that if something did happen, management would likely ignore it. The actual layout of the apartment is great and cozy. I was in a one bedroom all upstairs unit that had amazing natural light thanks to a sort-of steeple over the dining room. It was very spacious for a one bedroom, but had absolutely no storage other than the closet that the washer/dryer is in and the bedroom closet. I know that all downstairs units have a closet where the stairs would be, but upstairs units don't have any equivalent. That was really my only complaint about my apartment layout. The bedroom closet is large, but you have to lose some of it to store household things. Maintenance requests were always dealt with quickly and efficiently, and the maintenance guys were always friendly. I never felt unsafe having them in my apartment whether I was home or not. I always found pricing to be relatively fair and on-trend with similar complexes in the area. Rent went up every year that I lived here, but I never felt I was being robbed. The move in and move out process were both smooth, other than a scammy "redecorating" fee they slap you with. Overall, I would have recommended living here five years ago. When I first moved in, it was the perfect apartment, but now, it's clear that, to Ovation, you're just an income source and they don't care about your experience, convenience, or schedule at all. The property grounds are always clean, well maintained, and clearly cared for with pride. It's a peaceful, beautiful environment that truly feels like home. PROS and WINS: -Chyla and Courtney have been here since we moved in and have ALWAYS been helpful. They're always quick to respond and do everything within their power to address issues and needs that come up. -Albert (one of the maintenance team members), he's SO NICE and always helpful and quick with repairs. There's a newer maintenance team member who does a fantastic job. He's always outside picking up any loose trash and repaired our washer quick. -The grounds were clean when we first moved in and have felt that way the entire time. Of course you have neighbors who don't pick up after their animals. But I honestly think it's gotten better. - The community spaces are always clean. It was so nice having the coffee machine in the community lounge. I really wish they would've replaced that. -They always do monthly community events. They're cute and it's fun to walk over and stop by. -The Bend outdoor shopping center has really developed and fully went up since us moving in! It's so fun to have a coffee shop, food options, workout spaces, UPS, gas, etc all within a 10 minute walk or 3 minute drive. -our carpet was fully replaced prior to our move in and on both renewals we were given a carpet cleaning voucher, so that's fun! Feedback: -I noticed the side gate tends to be opened and not latch closed. This has been reported and the front office has said it's been repaired, but it continues to randomly be unlocked. Truthfully, I just got tired of reporting it was broken. But I fully believe if I would've mentioned again, they would've looked into it. -Would love for the coffee machine to have been replaced. We loved going to the community center to play Monopoly Deal and grab a coffee when there was a machine there. Advice for future tenants: -The walls are THIN and the stairs are hollow. Our layout was in building 14 on the ground level and our master room wall is shared with the stairs. And every single neighbor above us STOMPS so loud. If you are a light sleeper, I would highly suggest not opting for a layout where the master wall is shared with the outside stairs. -Ask for bug spray in the warmer months. We did our own bug spray inside our unit but I believe you can ask for more outside. -Be a good neighbor. Pick up after yourself in the gym and pick up after your animal. Respect the shared community spaces. -Honestly if we were not moving out of state we would've renewed because overall we enjoyed being here! Review from 4/2023: So far, my experience with Solana and the leasing office has been better than I could've I asked for! And we toured 4 places in one day and nothing matched the experience we had here. We literally started our tour day with Jody at Solana, went to tour other places and came back same day to apply. The moment my partner and I walked in we were greeted and made to feel like family. Jody was AMAZING. She had so much energy and passion about her job and it really sold the place. We were pleasantly surprised about the property, i personally think the photos don't do the place justice. This is a review from being a Visitor to the Property…read more It's a nice and huge property with a gate (you must punch in the code to enter) but very easily can get lost at night. We were trying to find Bldg 7, but noticed the preceding buildings were more easily seen. We had to turn around to find uncovered parking. I wasn't sure where the Lobby was located. We had to call our friend because we got lost. Noticed some units have garages. Some units have a different set-up, called "gardens." My son saw some decorations and he was right. We went upstairs. Nice apartment. It's a two bedroom with a den. Spacious. Modern design. Also had a balcony. I have to assume delivery drivers also have a hard time. Lot of open Parking for Visitors.
