This is the most dreadful experience I've ever had in my 5 years of renting . This company bought my house , then proceeded to send me a letter in the mail saying I had 30 days to vacant the premises when I signed a 12 month lease . After faxing my lease over to the company not once but twice they finally said yes that I'm legally obligated to stay there till the end of August . Now it is my first month trying to pay rent with them and their portal has been down the 1-5th . Now I've been trying to pay my rent without a late fee and they are telling me if I do not pay it today I will have a late fee but the website will not load . I have been trying to pay my rent now for 5 days with no luck and I'm not getting any help from employees .. and was told I was being "combative" by my property manger .. for simply trying to pay my rent on time and to avoid a late fee . The people who work here are unprofessional and rude, and there is really no excuse for it. They treat you like you are a second-class citizen simply because you are a renter. I wish that I had reached out to the owner of the property instead of going through this company, because it has been nothing but problems from day one, and it is all attributed to the unprofessional nature of the staff. Where do I begin? First, they required me to pay a double deposit because I did not meet the income requirement of 3.5 times the rental amount. I am a teacher and I own a home in Alabama. I had no desire to purchase a home in Georgia, but after having dealt with these people, I now wish that I had gone that route instead. They pretty much forced me to begin my lease the last week of September even though I could not move my furniture in until later and did not want to do that. Why? Because they are only concerned about the money. I wasn't even able to move until October, yet I had to pay rent for those 8 days of September. But wait...there's more! At the walk-through, no one informed me that I had to have the amount for the month of October plus a no refundable service charge. So I showed up with my certified check for the double deposit, and the girl was irritated with me that I did not have the rent for October. Who does that? I wasn't required to pay the amount for the 8 days of September that I was pretty much bullied into taking by this woman who "knows the owner and knew that he didn't want to miss the rent for September." I'm sorry, but how is that any of my concern? Apparently I was supposed to be falling all over myself to rent from them. Renters get treated like dirt, and this is something that I never knew until now. At the walk-through, the power was not even turned on, so how in the world can you check things like the dishwasher etc? These people are disorganized and unprofessional, and I am biding my time until I can move out next year...AND I JUST MOVED IN A FEW WEEKS AGO. I am miserable there and it has caused a whole lot of unnecessary stress. My water heater was apparently busted from a leak on the property that occurred shortly before I hesitantly signed the lease, and I stayed there one night and then had to stay at a hotel because I took the coldest shower of my life and couldn't deal with that again. these people told me that it was a gas water heater when it was obviously an electric water heater. They told me I just needed to call the gas company and "light the pilot." I was steaming mad because I had texted pictures of it to my father who is an electrical engineer and he told me that it was 100% an electric water heater. My father drove all the way from Alabama to assess the situation because these women didn't know what they were talking about, and he discover d that the water heater was apparently filled with water up to the coils and had rats living on top of it. When I talked to the property manager, she had to call the owner before sending someone out there, and it was a day before it was addressed, so there I was in a hotel again. Excalibur Homes is an unnecessary "go-between" and I have no doubt that the owner would have dealt with it immediately and would have been a more friendly option to contact than the property manager who has been so rude to me. She even sent me an email about not putting nail holes in the wall DURING the time that I had no water heater. Who does that? Someone who is rude and doesn't care how you feel. It has been a horrible transition for me, and it's all because of Excalibur Homes. Oh and yes there's still more. I paid $90 to have my locks rekeyed, and the property manager handled this in a disorganized manner as well. I received several phone calls about this and mixed information, and it turned out that I had to pay Mr. Rekey cash and I had to set up the appointment myself. This and the water heater should have both been taken care of before I moved in. But because they were so eager to get their 8 precious days worth of rent from me when I couldn't even get moved in until October, it was a stressful transition. Do they care? Haha of course not. The bottom line? Do not rent from them. Contact the owner and see if you can lease directly from them. You have to pay a 3.5% service charge every time you use your debit card to pay rent, and that's just ridiculous in the year 2016. They haven't even updated their payment system to reflect current expiration dates - it still says you have the option of using a card with a 2014 expiration date. I should have followed my gut instinct and avoided them. Save yourself a lot of problems and go elsewhere. There are plenty of apartments around Alpharetta. There are also plenty of really nice people who will rent to you directly. Just ask around instead of seeking out a property management company. That's a much better option and you will not be treated rudely. read more

Before viewing the property we moved in, it was advertised as turnkey. After viewing the property, we could not believe how the property manager did not do anything as far as having the carpet cleaned nor the house, as well. Days before viewing this property, I stated that the carpet should be cleaned as part of my contingency plan. She had at least two days to get it done. She and the owners of this home are pathetic. They do not want to repair anything, which is what we discovered once we moved in. Due to time constraints, our hands were tied. Therefore, we asked for cleaning to take place prior to us moving in, despite this carpet. The property manager threw it in my face backwards and forwards about my untimeliness for viewing, as if she'd do a darn thing about this property. She did not even do her six months review, as she should have, why would you do anything before we moved into the property? Now that we have decided that we no longer want to rent this property any longer and terminated the lease, the property manager has the nerve to show up at the home where we are renting, stating that she sent us an email. Well, this lady states that they want to show the home, while we are still renting this property for the remaining one and a half month. This is the most discourteous thing we have incurred since we have done business with Excalibur. The owner and the property manager are anything but nice. Instead of being concerned about where we are going to move and trying to tie up our loose ends, we have to be concerned about our privacy being invaded and our property being stolen. I mean this lady literally put a lockbox on the door. This is distasteful at best. It is not enough that they did not do us the courtesy of leaving on the lights, gas and water prior to us moving in, but you want us to cover up this carpet that needs to be replaced even before we got here, as well as all the other things you did not handle prior to us moving here? Then on top of that, you want us to leave all of the utilities on for you? I will never do business with you all ever in life. We have been diligent and customers who pay rent timely. In this economy, that is saying a lot. Ungrateful, unprofessional, and underhanded ... that is what you are. Oh, one more word... unbelievable. read more

Excerpts from an Email to Excalibur-- First, my sister and I loved the property and location when we initially visited the property in late August. Jessica Halsey gave us a tour, answered our questions, and we were anxious to proceed with an application. This excitement quickly faded when we began working with Ms. Stephanie Beard. During our first conversation, it was a challenge to get a clear understanding of the amount of the reservation fee, the deposit and total amount due at the time of move-in. It was back and forth with numbers and overall her tone sounded frustrated, defensive and she was rushing through the conversation. At this point we were reconsidering pursuing the property any further for we did not want to spend our money or time on such bad customer service nor did we want to be subjected to such service for an entire lease term. However, as mentioned in the beginning we loved the property and it suited our needs perfectly so we continued with the application process. It was further back and forth about the paint touch-ups we requested. Ms. Beard asked that I would have to send pictures of every area of the home that had scratches and bruises on the wall to justify why we were requesting the paint-touch ups. When I arrived painters were already at the home doing paint touch-ups throughout the house. It was puzzling as to why photos were requested, but painters had already been enlisted to provide the requested touch-ups. Ms. Beard told us we would get Important Numbers and lease contract a week prior. We received the lease and list of "Important Numbers" to contact for utility connection a day before the moved-in date of November 1st, not allowing sufficient time for us to review the lease or call to have services connected before our move-in. On November 1st, our appointment was a 1:00 pm; apologetically we were 15 minutes late due to a prior appointment at a day care. When were arrived, we apologized for the delay. However, Ms. Beard was upset and frustrated. She did not greet us, but began immediately discussing the lease. We had personal checks to pay the November 1st rent and the deposit. On the new resident reminder it says "monthly rent amount $995.00. Balance of 1st month rent due at Move-In date 11/1 $477.50 (can be personal check or money order and must be separate from Security Deposit)." She became more frustrated telling us that the security deposit could be paid with a personal check and the November 1st rent had to be a money order or cashier's check. After saying we provided payment according what is stated in the form Stephanie began saying "we have already gone through this;" "how hard is this to understand". I told her I would leave to get the money order from my bank leaving my sister to do the inspection, she said no because she would not go through the inspection twice. I told Ms. Beard she was rude, her response was "well I have been here waiting for you since 1:00 pm and I have a 3:00 pm appointment". I asked would we have to deal with her while were anymore after this she said no and I responded "good because we do not want to deal with you anymore. " Matters got worse when Ms. Beard began discussing the lease and the inspection then in mid-sentence she stopped to say to my sister who had take her newborn son out of his car seat "God he is so tiny!" She then continued with discussing the inspection. It was offensive, unnecessary and completed unrelated to the nature of the conversation. My sister's newborn was born at a low birth weight, we did not deserve have to have Ms. Beard look at him and remark with disdain and disrespect my sister as a mother or my nephew to as an innocent baby. Due to the meeting beginning with such a negative tone we rushed through the inspection, just discussing the blotchy paint touch-ups and damage to doors walls, etc. I provided her payment, she gave us a lease that had been marked on already and garage door openers that did not work, but required batteries. Since move-in we found that the plumbing is slow in the bathrooms, the blind is broken in one of the bedrooms, the ice machine on the refrigerator is broken, the fire alarm battery needs to be replaced, and the paint still has not been resolved. --- I sent this email to Excalibur, have not gotten a response yet. The most horrendous experience I have ever had. We wasted nearly a month of our time and $50. Saw a home we really liked on an ad, my first clue should have been the week it took them to get back to me, and schedule time to see the home, but I overlooked it when the agent said she had a family member that died. We put in an application, paid $100, and were told there was another app before us and three days later that the owner of the home had chosen the other couple. We gave it another try and found a home we liked as well, transferred our application which they held onto till after the long holiday weekend, and put us in then on a Tuesday 4 days later in a beauty contest for the home owner which we lost. I was livid that they held our app, but we were in a time crunch having given notice already and when they said the exact same house was available down the road in the same subdivision only on a culdesac we tried a third time. It took nearly 2 weeks for them to get back to us, to tell us that they went with some one else. Then told us we couldn't get our app money back because they had ran our credit already. Well why the hell did they do that if no one even chose us to be considered, they had said they wouldn't run the app till a home owner said yes, and for their information I work in HR, it costs $5 to run credit. They wasted our time and took our money, they take as many apps as possible so they can earn extra off the app fee. It is hell to get them to call you back, and when you tell them you are upset they threaten not to work with you anymore. Well threaten away I would NEVER work with them again. read more

I rented a property through Excalibur Home Mgmt for 4 yrs. I loved the house but we eventually outgrew it & had to move last month. Plus, there had been a rash of burglaries recently (my house & my neighbor's house on the same day) that made me feel unsafe ( nothing to do with Excalibur though). Throughout my time living there, Excalibur did an exceptional job with responding to any maintenance requests I needed. Everything was handled in a timely fashion with emergencies always handled within 24hrs if not sooner. They were always professional and courteous. They were even fair with returning my security deposit within a week of my lease ending with just a small deduction. I did have a hard time reaching my Prop Mgr by phone, but she always replied to emails within 24 hours. They were very respectful when showing the house to potential renters the month before I moved. They always called ahead of time & worked with my schedule. They always booked viewings with at least two prospective tenants to decrease the number of visits they had to take to my house. Overall they only had to interrupt my privacy twice before they had it rented. I would rent from them again if I ever had to move. My overall experience was great and I would recommend them to someone for sure. One last note, I do know that all non-emergency maintenance requests have to be approved by the property owner before a tech can be sent out. If the owner is slow to respond, that might make the difference in how fast your repairs get done. That is outside of Excalibur's control. read more

If I could give them negative stars I would, getting anything done requires waiting on the phone forever, leaving voicemails that never get returned. Their property managers are Impossible to contact directly. If you have a service emergency like the A/C being out in the middle of summer you wait days before they even dispatch the work to be done. You can tell its just a terribly run company with either not enough help or everyone there just does not care about anything. If I was a landlord I would not use them if you like having happy tenants. They suck so bad I have no idea how they stay in business. read more

Worst rental agency I have ever used. I was actually threatened by them when I rented a property from them. They do not follow their own company policies. Do not rent a property from them. When I moved out I was actually told at my move out that I would be refunded the majority of my security deposit but then when the check came I got maybe 15% of the refund I was told I would get. They do not return phone calls. My husband and I completed an application on May 31st. Paid our $100 ($50 for each of us) and sent required documents. I called them every day and sent e-mails to make sure they received all documents for the application because we were really interested in the house. It is now June 9th and we have not received a response back about the application. The house is not longer available and we still have no response about our application. I have contacted them by e-mail and phone call to let them know about my dissatisfaction and no response. PLEASE REVIEW ALL THE RECENT REVIEWS PRIOR TO MOVING INTO A RENTAL PROPERTY!!! Our biggest mistake was not reading the reviews. My fiancé and I are new to the area and elected to rent a home until we were settled with our jobs and we more informed about property in the area before we purchased our first home. Since the day we moved in we have been met with unprofessionalism from this company. After several weeks of unresolved health hazard issues that were never addressed since the time we moved in and made multiple requests to the property manager--we elected to leave. We are leaving because of Excalibur homes! They did not value our health concerns about the property. We specifically asked for evaluation of water damage from flooding, evaluation of air ducts due to the poor air quality (and asthma attack my fiancé experienced), and even worse after expressing concern about the lack of a functioning carbon monoxide detector (in a home with a gas fireplace, gas water heater and gas stove) we were informed that they do not require carbon monoxide detectors in the home. This is just wrong! This is not a way to do business! To prey on people for the advancement of a business! Thank you for this lesson learned! read more

As one of the largest residential property management firms in Georgia, one would expect the tenant to become of secondary importance. However, this is not the case with Excalibur; rather, their property manager/property manager assistant teams result in the tenant becoming ultra important. In fact, the property manager assistant (in this case, Michelle Pittman) often handles most of the direct contact. I must admit that Excalibur exceeds my expectations, even after nearly six years of tenancy. I guess I should have taken heed when I had issues with the property manager prior to signing the lease, that was a sign. The day prior to me moving in the A/C had gone out..strike 2. This is my first week as of today and the A/C is out again. I have called the after hour maintenance and it seems NO ONE will come out according to temp outside. It's almost 90 degrees in my home...strike 3. Now how do I get out of this lease. We also have a second, newer rental property that we have managed by Excalibur. This is probably the most rude and unprofessional organization I have ever dealt with. I've had 3 property managers and I've only been in the home 5 months. The latest one, Brooke Borders is extremely rude, unprofessional, and down right ghetto. Flew off the handle and cuts you off so you can't speak if you ask questions. Wouldn't provide her supervisors real name. When I did talk to the supervisor, Laura Burr, it was very clearly she could care less. She was not rude, however she didn't care what my experience was. Refused to reassign a different property manager and told me I'd be hearing from Brooke (who I just complained about) in a few days. I've waited since my move in date for a fob for the property amenities. I still don't have it. Never got one and now I'm being told I'll be charged $50 for a replacement. Never had late rent. I take great care of the property. I left a voicemail for Vice President Matt Nelson. I have my fingers crossed that I won't get scolded again for having concerns and hope that they will actually just fix the problems and demonstrate some good customer service. If Mike Nelson, the business owner is reading this I would like to speak with you. My family moved to Georgia from Texas and we have had nothing short of an undesirable experience. Our move in date was June 15th, we still have not moved in to our home. There was a lack of communication between the vendors to make the home ready and the company. My family has been forced to stay in hotels each day after moving from Texas. The home was no where near ready on the actual move in date. It was moved to Monday, June 18th. The restroom still was not ready, and there are electrical problems that were unforeseen causing us to stay at another hotel tonight. $305 was "taken off" of our rent for July, however, I have nothing in writing stating this. I am requesting that July rent is waived due to the inconvenience this company has placed my family in. We have paid way more in hotels and food due to not being able to cook or have a place to stay. Management does not return customers phone calls and when they are called out on it, the come up with every excuse in the book. Even go as far as to blame the owner when it is the company's job to manage the property. It takes maintenance awhile to get anything done. I have had broken appliances and in home for months and each time I reach out, there's an excuse as to why it is not done. Took over a week to get our air conditioning fixed last summer. Naturally this will frustrate any tenant yet when you speak to the property manager (whichever one they decide to assign you every few months), they seem to be annoyed as if they are inconvenienced by having to do their job. We are great tenants. We pay our rent-on time each month. We will not renew or lease next year if the owner decides to keep this company. Bad bad experience!!!! They are not objective in their application process -- especially when you have met the financial criteria. I question how was I approved for 2 other homes, but not the one advertised by ExCalibur? Very hard to deal directly with the agents that process apps. Real estate broker very evasive when askinf questions about applying "always saying I'm not part of the application process but I hope you get the home." Agent scheduled other interested tenants the same time I was there to get the biggest bang for his time. In fact, agent didn't show up for first appointment, and because I was very interested in the home, came back later in the day, which cost me time and money. read more

I moved in last August to a rental property that I was very excited about. I spoke to my property manager, Kim Helterbridle who now goes by Kim Hanna because of the on line reviews that I had not seen prior to signing the lease. She assured me that the previous property manager was the issue and that since the house is owned by a management company that I would not have near the issues as a property owned by an individual. I did not have access to the amenities that were offered with the home for the first month (because the dues had not been paid) and my sliding door has not worked properly since I have lived there. It is a safety hazard. They have had 4 vendors out to look at it and have told me repeatedly that the door is on order. The handle is completely off the handle and this is the only other outdoor access besides the front door in the event of an emergency. I was told the most recent time that the door was ordered on 5/29 and when I checked back today to see where things stood, Kim said a new vendor has been called because the other vendor couldn't order the door which I was told was ordered on 5/29. Their service is terrible, concern for doing the right thing is way off which does not make for a very pleasant experience. I moved into this house for the back yard and proximity to work and am unable to use the back door. Not a big deal compared to other things I know but when you are paying $1200 a month a working back door seems reasonable. I would avoid them if possible. read more

I wish I read these reviews before I signed a lease with them. We have lived here for one year and we're moving because of Excalibur Home Management is the most unprofessional property management company I've ever rented a house from. We were ideal tenants. We paid our rent on time and in full every month!! We've had 2 property managers and both of them were horrible. They NEVER return your calls. We had an issue where accounting made an error and sent us a letter stating we owed a balance, however it was listed as miscellaneous. I called Kevin who was my property manager at the time numerous times to get an explanation of the charges and he never returned my calls. I had to call the corporate office and then he returned my call to tell me not to worry about it because he had no idea where the charge came from. Fast forward to a few months later I receive a call from our new property manager Emil who stated he was mailing back our rent because we owed an outstanding balance. I then repeated to him that we paid our rent on time and in full every month so we couldn't owe a balance and asked him to look into it. He stated he would and would follow up with me. Well a few days later my rent was mailed back to me with an eviction notice. I then called Emil several times to inquire about the eviction notice but of course he never returned my calls. I had to call corporate again and I spoke with someone who determined it was THEIR mistake and they would remove the outstanding balance. Afterwards, I called Emil a few times to inquire about the letter that stated they demanded legal possession of the property. Still no response. Finally we sent a certified letter to the corporate office stating that we would be moving at the end of the month. Lo and behold Emil sent us an email stating we would still be responsible for the last month's rent. However, that was in complete contradiction to the letter that stated we needed to move. I call the corporate office with this issue and Lydia tells me "the letter states if you have any questions to call Emil". I told her I called him numerous times but he never returned my calls. Her response was "I'm not responsible for Emil not returning your calls". Huh?? Not only was this situation a nightmare we moved into a dirty house and was told it was as is. So we had to deep clean the house, but they send us a move out check list asking us to clean things that weren't clean for us when we moved in. Business practices are horrific. Their late fee is $89 for one day late rent. In addition, one day late rent will get you a threatening letters to demand possession of property. They will send letter suggesting to use auto withdrawal from checking account but then reject the attempt and charge more late fees. Very obvious they attempt to work situations to collect additional fees by misleading and confusing the client. read more

Worse "management" company ever. The other reviews from tenants are exactly correct. The so called property manager Kenisha doesn't respond to phone calls, text messages or emails. They make promises on what they will fix and even write up an approved list. Then you sign the lease and all of a sudden they can't do everything the promised. They are shady and I hope more ppl read reviews before they rent from these cons. The property owners may like them but for a tenant, run!! read more

Don't rent from them!! Horrible experience. Beware!!! I rented from them for 7 months. They are very rude and unorganized. I was late on my rent for one month so they add a lot of fees that got me behind two months. I eventually was able to catch up. I didn't get a notice of eviction so I paid my rent. Weeks go by and the police came to put my stuff out. I was told they told the police I had moved. Moved? I just paid rent (with a reciept to prove it) I was heated . They said they was not supposed to take my money so they issued a refund that same day. Me while the police was putting all my family things out in the rain. Worst day of my life read more

I live on the west coast and have multiple rental properties in GA. I have had Excalibur manage one of my properties since Nov 2007. Keeping it simple, precise, and very clear, they have done an amazing job. I always get my rental payments on time. I have two great points of contact, one with accounting and one with the actual property. I have always received nothing short of great customer service from their whole staff. read more

I had a pretty good experience with landing a tenant using one of Excalibur's agents, Clyde. Clyde gave me good insight about home sales in the area and after deciding to rent, they found a qualified tenant for me in less than a month! While not much is negotiable on the management agreement, its pretty standard for the industry. I get my $ via direct deposit, and the actual property manager calls promptly to report issues needing repair. read more

If I could give negative stars, I absolutely would. We hired this company to manage our rental property since we are located in California. I still have yet to figure out what I pay them to do every month. When our tenant moved out, we were presented with a work estimate of $25k to get the property in "rentable" condition. The tenant lived there for a little over 2 years. When they moved in we spent $6k to revamp the property including new carpeting and paint. This was done under the supervision of Excalibur Homes. Renee Parker is unfortunately the rudest, most unprofessional person you will meet. She accused us of being dead bead beat landlords, subjecting the tenants to live with original carpeting from the 1940's. When I informed her that when the tenants moved in, we had the carpet replaced. She said she would check the notes and get back to me. A few days later she said I was correct and she didn't read the file so she didn't know what condition the home was in at move in. Upon her conversation with the tenant about the carpet, she said that she thought owners replaced the carpet every time a tenant move in and out. In the time the tenant spent in the home, I can only assume that Excalibur Homes never drove by or checked in on the property. The tenants had a dog when no dogs were allowed as stated on the contract, the dog caused a significant amount of damage. Renee is also very hard to get a hold of. You have to leave many messages before she calls back. Her "manager" Yira, does not offer any better service. When we let her know of Renee's neglect, she had no apologies. If you want someone to manage your property and by manage I mean doing more than just collecting your money and theirs, this is definitely not the company to go with. I must also add, Renee told me that my property was a waste of Excalibur's time because she felt the rent was too low. She definitely let her feelings show, in the neglect of our home. read more
