The repair ended up costing about 2x what they originally said which ... hey that happens. The quoted it sight unseen, then looked at it and decided it was bigger than they expected. They put this junk in, plug it and then you cut the plugs flat after a few days. Repair at 6 months is holding. The other people that looked at it were thousands if dollars so I thought I'd try this...glad I did. I only have before pics Prompt and repair that worked.

    A crack developed on my basement wall, and started weeping water. I've had a few weeping rod holes…read morefor a couple of years, but thought I really needed to get this crack serviced. Dave from the Crack Team, he was my 4th, and final estimate I got. #1 said they'd fill the crack and put a vapor barrier over it for $975 #2 said that although my walls were plumb, and showed no sign of other distress, I would need 5 carbon wall ties, @ $500/each, and fill the crack, with a 10% cash discount for $3868 #3 said they would fill the crack & rod holes w/ epoxy for $500 #4 gave me an estimate of $1050 to fill the crack and rod holes with urethane and then reinforce the job with carbon concrete staples - with a lifetime transferable warranty! After doing my research online, I came to the decision that urethane is better than epoxy, for my purposes, and that I don't need 5 carbon wall ties. Dave with the Crack Team won my bid because of the reinforcement, use of urethane, and the warranty. His work was fine, as was he. The only negatives I can give is that he didn't prep me on how messy of a job this was going to be. At one point I went down in the basement to check and see if he would like something to drink, and my whole basement was filled with concrete dust. If I had been prepped on the mess, I would've shut off the furnace, shut the door to the room he was working in, and cover a bunch of things in the room he was working in, to make clean up way easier on me. He wrote me up for a bill of $1070, because he filled 1 more rod hole than quoted ($20/rod hole). All in all, I recommend the Crack Team.

They explained the options, answered questions, and didn't try to upsell us. The crew arrived when they said they would, worked efficiently, and cleaned up well. It would look good for a bit, then fail again, and we realized we were basically putting a bandaid on a bigger problem. We finally decided to stop chasing it and do full waterproofing with Michigan Basements. They installed an interior drainage system tied into a new sump pump, and finished it off with a vapor barrier on the walls. From the first visit through the install, the team was professional, clear about what they were doing, and didn't oversell anything. The work was done cleanly and efficiently, and you can tell they take pride in doing it the right way. I also purposely waited to post this until we had real storms and heavy rain so I could honestly say the system works. We've now been through multiple downpours and the basement has stayed dry. On top of that, everything is backed by a full lifetime warranty, which gave us a lot of peace of mind. If you're tired of quick fixes and want it handled the right way, I highly recommend Michigan Basements.

I have had to take care of needed repairs that came to my attention. I had Keith come out in August of 2024 and repaired 3 tie rod leaks. He did a great job. In May of this year I had to have more work done that I wasn't aware of because the leaks only occurred during really heavy rains. This time Dean came out and did a great job. 22 tie rod leaks and 2 cracks were repaired. Dean also gave me recommendations on companies to call for the remaining leak that Dean's company can't handle. Mr. Sponge's scheduler and Dean were able to accommodate my having to care for my Mom and being available to assist with showing Dean what I needed done. Mr. Sponge is a great company.

    About seven years or so we had Ayer come out and remove the old broken clay weeping tile in our…read morebasement and install a new system complete with sump system. They did a nice job no more water in the basement. Hated the little in ground sump discharge tank in the yard...always standing water. We ultimately had a local contractor reroute the sump discharge to the city storm sewer system $$$. It resolved the problem. Ayers at the same time also installed new basement windows (wrong type) but never finished the installation until months later after a lot of calling...in the interim we patched them as best we could, but our basement became a haven for spiders and other insects. The next year at our annual Ayers sump inspection, Zach (Zachart Stout) pointed out the failing of our 80-year-old north basement wall, of which we were already aware of. So, by 2026 after annual inspections by Zach, the wall situation had worsened to the point of needing repair (or take your chances). An Ayers crew came out and installed a series of GeoLock wall anchors to stabilize the wall. Their work was timely, very efficient and left no mess. We probably would have rated Ayers with a 5 if it hadn't been such a poor previous experience with the windows. Thanks, Zach, for your help and advice over the years.

    HORRIBLE, TRAUMATIC, RUSHED & UNSAFE, caused SEVERE DAMAGE to property and me: they only care about…read moreyou signing the contract and getting your money. HVAC completely DESTROYED, twice, by FSM, needing significant repair and rebuild. NO HEAT for over a MONTH in winter, did not even respond to my messages. URGENT CARE: Their poor work landed me in urgent care due to mold vented into the home. DAMAGED SIDING and INSULATION: FSM cut a hole in my siding, leaving the insulation exposed for months (not resolved); DAMAGED FLOORING: FSM staff cut a large unnecessary hole in my floor (not resolved); FSM staff helped himself to what he wanted out of my yard, then entered my garage without permission, despite being banned from the property himself. POLICE and Ordinance had to be called. NOT SAFE to hire them. POOR quality: Seams not taped. Cuts in the liner. Grading NOT completed, leaving the entire project needing to be redone (not resolved); You end up doing the work: I had to dig my own crawl with their staff for 4 hours! REPEATED SAFETY RISK: FSM staff became aggressive on site and demanded more money from me. Spray foam, dirt, tools, and trash left behind on the liner. DUMP PILE left on the property. POOR COMMUNICATION: FSM either does not respond, or it takes weeks of nagging them. Even in severe instances of personal harm, they will leave you hanging. There is no difference in email, salesman, supervisor, foreman, text, calls, office- they are all the same and do NOT communicate with you or one another. BUYER BEWARE! DON'T do it! You pay a fortune to have this company destroy your property and cause you serious harm.

It began leaking again on 7/18/24 in the exact same spot, less than one year later. I contacted Frank immediately and he told me he'd come look at it. He did not show up. I have called and texted several times in the past few weeks and he has scheduled 2 additional times that he did not show up for. He either makes excuses (out of town, flight cancelled, etc) or ignores my texts. His voicemail box is full and no other numbers are listed on his website. It has now been almost a month since I first tried to get this resolved and my basement has leaked multiple times the past few weeks from all the rain. I have contacted the BBB. Please steer clear of this company.

I said 10 am, he agreed, we exchanged texts. I texted him at 1015, asking if he was on his way, did not get immediate response. I called at 1030, he answered, said he was very close, "almost there". Got a text back from him about 1035, saying he was 25 minutes away (unclear when that was written). He showed up at 11 am, one hour late. No call from him that hour he was going to be late, but there was the one text that I was unsure when written. First alarm bell. He knew I was mildly perturbed at being an hour late. He said the fix was easy and inexpensive and gave me a verbal price, I was happy, but he seemed perturbed when I asked him to write it up, which he did. He left his card and estimate, told me he had other jobs in the area Wednesday if that worked. I said I needed to check schedule to be sure were in town. Later that day, I texted him Wednesday was good, what time. Got no response. Called and texted again Monday and Wednesday, no response. Alarm bell #2. He apparently blew me off. I have hired lots of workmen in my time. Never have I gotten blown off nor waited without a response. Most workmen will call or text if they are running late. We sat for an hour waiting, when we had other things to do. Not someone I would trust.
