    Before wall teardown

    We found South Land Remodeling through Yelp on account of their excellent 4.9 star reviews. We reviewed 8 separate contracting companies, each with equally high ratings. The estimates for our project ranged in price from $290k - $350k. One company was so bold as to ask $780k. We decided on South Land because Ilan (the GC) and Oren (the owner) were very personable; for a 1 year long project, getting along with your contractor is essential. South Land was the lowest cost estimate with the next being Goldenline. It was a toss-up between the two, but in the end, we went with South Land because they were $10k less. Scope The original scope was to 1) knock out 3 exterior facing walls to install a 5, 3, and 2 panel multislider 2) vault the ceiling in the master 3) reconfigure the walls to solve the maze like existing layout 4) replace the doors 5) create a new powder bathroom 6) create 4 closets 7) demo the walk in closet for open concept 8) redo the ceiling recessed lights 9) install a ton of led strips and lights. This was the original scope. The estimated time frame was 4-6 months. We moved out to a short term rental. As we progressed, certain unexpected changes were added. Things like the architect not factoring in the existing fireplace (result: demo fireplace, rebuild new drywall), installing unexpected pad to support ceiling. South Land also convinced us to vault the ceiling in the kitchen and gave us a good price. We also had to redo the floors because of all the open holes from the concrete pads for the support beams. Expect your budget and the timeframe to double. In the end, we spent $450k with South Land and another $300K for other contractors and materials and vendors. Subcontractors As with most contractors, South Land contracts with other subcontractors for which they pay a lower price. Some of these contractors were exceptional. Some, not so much. Jacob was absolutely fantastic. His guys did the framing, supports, concrete pads, I beam supports, insulation. He was an extraordinary problem solver. I drew out the fireplace and he created it to the 1/8". He knew exactly what needed to be supported, where the shear walls needed to be. He did about 60% of the renovation, all the most challenging parts. I wish his team would have stayed on for the entire project but he was slightly more expensive than other later contractors and South Land decided to use other contractors. This was disappointing as some of the replacement contractors were not quite as good. The electricians were good with some of the workers excellent. The plumber was competent. The painters were an issue. The quality of their work on challenging parts like mudding in the led channels was pretty bad. I had to hire my own painters to redo the work that they did to smooth it out. Drywall was good as were insulation installers. Floor Tile guys were good also. Positives One of the biggest positives working with South Land was the communication. I was always able to reach Ilan. This is extremely important because not having responses delays everything. Ilan arranged for a lot of the work upon request and was very responsive. The prices quoted were reasonable. Work that I had not planned on was quoted fairly and they were never pushy on scope additions. The work quality overall was good. We got everything that we wanted completed. Negatives The project lasted almost exactly 1 year. For the first 80%, South Land was very good. But for the last 20% the quality dropped to good. I don't know if it's because they were ready to move on to the next project but we had disagreements on timing of contractors showing up. Also, there was work that I had assumed was included in the paid for scope that I had to pay extra. Much of the last 20%, I used my own contractors to complete, including my own painters to correct the poor job the contracted painters did. I also hired my own handyman who took care of a lot of things. Throughout the project, I was very hands on and it felt like I was taking on the main role of GC. In a perfect world, South Land would have solved many of the problems that I had to solve myself such as sourcing materials and figuring out LEDs. Conclusion Overall, we are happy with our experience with South Land. We spent double what we wanted to and the project took twice as long but this was because of additions to the scope and unexpected surprises (unavoidable during a renovation). They are honest and reputable and deserve their high rating. We rate them a 4.7 out of 5.0. (Including some before and after pics.)

    Powder room vanity

    I used AI to determine the top three remodeling companies in our area. We got three bids and based on price and reviews, went with South Land. They did an excellent job on our master bath redo, and change of vanities in our other two. Although it took longer than planned, we love the outcome. We worked through a handful of changes and found Ilan very open and level-headed. We highly recommend South Land.

    We were very happy with our experience with South Land Remodeling. We hired them to do our kitchen remodel and it was really the first major remodel we had done inside our home. Ilan set our expectations, along with the timing, and then connected us with the designer to draw up the plans. While there are always a few hiccups with any remodel/construction project, we were surprised as to how communicative, responsible, and responsive that Ilan was throughout the project. It showed he truly cared about his reputation and the overall end result, so we are happy to recommend him!

    Great experience using Southland remodeling for our Kitchen reno. Ilan and his team were communicative throughout the process and worked hard to get the job completed in a swift manner. We were living in the home without the kitchen so we were very appreciative of this. This was our first home reno and the team was helpful in working out the design of the space and taking all our needs into consideration. Looking forward to our next project with Southland again!

    Ilan and his men have done a fantastic job with a close attention to detail. They did an entire master bath renovation and then reconstructed my deck to fix a leak issue. He broke down all the costs and showed me where I could save some money along with the pros and cons of each alternative. Service: The crew kept me updated on the progress with all the necessary inspections and even met with the inspectors to make sure everything moved seamlessly and as quickly as possible. From start to finish, Michael's determination to guarantee I was satisfied was a rare experience that I will be working with him on all my future home renovations. His display of character is a rare gem in the solar industry. Design: Michael mapped out how the panels should be placed to optimize performance and sunlight. He answered all my questions regarding how and why they should be placed on the roof in a certain way. His well thought out plan of placing the panels where he knew they would receive the most sunlight based on the angle of sun throughout different seasons means the panels will be working at maximum efficiency. Installation: Michael's electricians came on time, prepared and installed everything the same day. Was very pleased with the quality of work they did. At the end of the day, they cleaned up everything and made sure it was picture perfect.

We realized half way through that things were going in the wrong direction. We had to stop and find someone new. My wife saw some of Dwells work in our neighborhood and was impressed. She met with the home owner and he happily recommended Dwell. So, we met with Geo and work started soon after. We had to sandblast the exterior to remove the stucco work that was incorrectly applied and apply new smooth stucco. They also installed a new roof, wrought iron railing, central air, and built a new awning with Spanish tile. Everything came out great! We enjoyed working with Geo. Easy to talk to and responsive. Guided us through the process and helped with the aesthetic choices making my wife's vision for our home come true. Pricing was straight forward. What he quoted is what we paid. Geo and his team were great to work with. Everyone was professional and friendly. They were responsive in answering questions and keeping us updated on scheduling. Before contracting with Dwell for a full home, down-to-the-studs reno of a 50-yr old Pasadena home, I'd fired two general contractors: The first was a luxury, longstanding (30 yr) Pasadena firm that was simply too doctrinaire, languid, and non-responsive in their approach; the second was the opposite: too green, easily overwhelmed, and quickly passive aggressive and combative in communications to the point I was uneasy handing over the keys to demo and reno my home. I reset, cast a wide net for new prospects and interviewed 11 firms, all while recognizing that perhaps my expectations were too high and I was part of the problem. Gio confidently asserted that I *should* have high expectations, as it was my home that I was renovating. Fast forward, and the end product is phenomenal, surpassing my expectations without a single regret. A few notes: 1. Client dedication: Dwell and its full team (Gio, my phenomenal project manager Michael, Santiago, and the office team) all never gave a doubt that their focus is on doing the job right; i.e. in a manner that the client and the Dwell team would both share pride in. I'd be remiss if I didn't say Gio and Michael demonstrated a strong ability and interest in understanding the client's vision and truly wanting to bring it to fruition (far beyond simply delivering a product and moving onto the next project, as you risk coming across among other GCs). 2. Productive subs: Dwell knows its subcontractors well and they are each true craftsmen. Each was professional and courteous, regularly going beyond my expectations before I'd even seen their work product for the first time (e.g., more electrical outlets than I'd imagined from electrical sub, the kindest gentleman focused on getting the cabinetry and wood finishes "just right," a foundation and framing sub with steady-handed focus and easy client rapport...). Routinely, Dwell got quick responsiveness from subs, including when I'd mistakenly given the wrong delivery date for pricey patio doors (long story short: I realized my error at 6:30pm the night before and Michael and team very serenely hustled and were able to get their installers onsite the next morning to receive and install $20k patio doors; done with professional realism that it wasn't guaranteed yet effort to ensure the safety and secure install). 3. Realistic, predictable pricing: Gio tries to price projects right from the outset to do the job well. Plenty of contractors will lowball with a likely intent to add endless change orders or limit what is delivered. Dwell, in my experience, priced the project to do it well from the start and minimize any surprises or impediments that would limit them from doing the job they believe you actually want, regardless of what other contractors may tell you. 4. Respectful: There was not a single moment of tension or confusion. Michael, Gio, and team communicated incredibly effectively, even when your day job limits attentiveness or creates time demands. They more than understand and give advance heads up of items coming up for you to weigh in on, or suggestions to make the project go smoothly if you're time-constrained. 5. Humor: I'd moved from New York and was blunt at the outset that I didn't need to be best friends with a contractor, but I do expect basic courteousness and professionalism; they easily brushed past my concerns and regularly had me laughing. Doing a full home reno takes up a lot of mental space even when it goes well; to not be stressed but actually laughing through it is priceless. [As a post-script, I should mention that the reno was completed and I moved back into the place 2 weeks prior to the January 2025 Eaton Fire that ravaged Altadena and came within 4 blocks to my place before miraculously dissipating, sparing my block and the house. The care and concern that Gio, Michael, and team demonstrated despite the project having already been completed far exceeded what I could've imagined. This is a team that cares.] Big cheers to Dwell--Gio, Michael, and team: they have built a unique team culture in a tough business where it is easy for clients to be trepidatious and cautious. I get a call from Lisa about 2 weeks later providing me some crucial information about the situation that's been unfolding regarding the APT I was going to be leasing. Apparently the current tenant is now squatting and will not leave the property. She informed me they are taking legal action against him to and had a really strong case for his eviction due to prior violations on the lease or something along those lines and that she believes they can get him/her out of there very soon. Back to the review: Lisa could have chosen to hide this fact from me in hopes they could push the eviction and I would've of been none the wiser. I respect the fact that she chose to tell me even knowing I could just decide I no longer wanted to wait and lose a prospecting tenant. I've heard horror stories of shady business practice with MANY other managements out there but Lisa's integrity proved this Community is not of of them. Lisa also provided me with alternative options like, another unit with a different layout or an opening to the same layout a few weeks after my initial move-in date. Both would be priced at the same monthly rate as my first lease which happens to be a couple hundred dollars cheaper at this point in time. I ended up having to find another place due to move-in time constraints I was on and could not afford to wait longer. I received an email shortly after I gave notice to Lisa stating a return of deposit which cleared some anxiety I had, again with shady business practices and Management not returning funds. I hope to try again next year after my lease is up (literally across the street) as being directly across the street from wholefoods is better than being half a block away from wholefoods xD

Jennifer came and we started working on our initial design planning, including how we want to move the stove, laundry, sink areas around to maximum functional space. Once the water damage was mitigated via other parties in late January 2026, Jennifer and her team came and got to work. Every step was worry-free on my part because Thynk handled it professionally with trustworthy advice. By end of March, we now have a newly transformed, very functional kitchen with plenty of storage, brand new huge island, and brand new flooring. Very happy with the results.

It was a major project: we took everything down to the studs and even moved our staircase. We interviewed three contractors and ultimately chose Supreme because a friend told me Micky was fair and honest. This was my first time doing any kind of remodeling, and I learned a lot. The biggest takeaway was that things will go wrong after the job is complete. What matters is how the contractor handles those issues. In the two years since the project wrapped up, a few things have come up--and just like my friend said, Micky stood by his word and took care of them. His pricing was fair as well. In fact, Micky once used me as a reference, and the person he was speaking with asked if Micky was "honey-potting" him because Supreme's bid was lower than everyone else's. I told him no--if Micky makes a mistake on a cost, he doesn't try to pass it on to you.

I'm very very particular, and while no remodel is perfect, Creative worked to bring my vision to life. My advice: plan everything in detail beforehand--or hire a designer. To save costs, I handled all the design myself while working full-time, which was highly stressful. Having everything mapped out helps avoid delays, last-minute changes, or compromising on your vision. Golan and Jordan were fantastic--Golan handled planning and communication, and Jordan ensured everything stayed on track. They always responded to my texts in a reasonable amount of time. Their tile crew was exceptional (I often bumped into them because they worked long hours and weekends to complete my home and were really nice and respectful people), and they tiled nearly my entire house beautifully (we're talking 2000 sq ft of flooring, 3 bathrooms, and a fireplace). I appreciated that Creative didn't nickel and dime me for small changes, and when a gas leak was discovered (due to careless cabinetry work), they fixed it--and more (we found more leaks during the repairs)--without extra charges. Despite delays beyond their control, they completed the full renovation in about six months--from pulling permits to final inspection. Major work included a new kitchen, three bathrooms, tile flooring throughout, interior paint, a new electrical panel, and whole-house LED recessed lighting. Even after the job was done, they returned to fix small issues without hesitation. That kind of follow-up is rare in a world full of disappearing contractors. I would recommend Creative for any remodeling project, big or small.

The kitchen came out stunning, with a beautiful large island, custom cabinets, and high-quality finishes. All three bathrooms look like something out of a magazine -- clean tile work, great waterproofing, and modern fixtures. The flooring throughout the house completely changed the feel of the home and tied everything together perfectly.
