We found South Land Remodeling through Yelp on account of their excellent 4.9 star reviews. We reviewed 8 separate contracting companies, each with equally high ratings. The estimates for our project ranged in price from $290k - $350k. One company was so bold as to ask $780k. We decided on South Land because Ilan (the GC) and Oren (the owner) were very personable; for a 1 year long project, getting along with your contractor is essential. South Land was the lowest cost estimate with the next being Goldenline. It was a toss-up between the two, but in the end, we went with South Land because they were $10k less. Scope The original scope was to 1) knock out 3 exterior facing walls to install a 5, 3, and 2 panel multislider 2) vault the ceiling in the master 3) reconfigure the walls to solve the maze like existing layout 4) replace the doors 5) create a new powder bathroom 6) create 4 closets 7) demo the walk in closet for open concept 8) redo the ceiling recessed lights 9) install a ton of led strips and lights. This was the original scope. The estimated time frame was 4-6 months. We moved out to a short term rental. As we progressed, certain unexpected changes were added. Things like the architect not factoring in the existing fireplace (result: demo fireplace, rebuild new drywall), installing unexpected pad to support ceiling. South Land also convinced us to vault the ceiling in the kitchen and gave us a good price. We also had to redo the floors because of all the open holes from the concrete pads for the support beams. Expect your budget and the timeframe to double. In the end, we spent $450k with South Land and another $300K for other contractors and materials and vendors. Subcontractors As with most contractors, South Land contracts with other subcontractors for which they pay a lower price. Some of these contractors were exceptional. Some, not so much. Jacob was absolutely fantastic. His guys did the framing, supports, concrete pads, I beam supports, insulation. He was an extraordinary problem solver. I drew out the fireplace and he created it to the 1/8". He knew exactly what needed to be supported, where the shear walls needed to be. He did about 60% of the renovation, all the most challenging parts. I wish his team would have stayed on for the entire project but he was slightly more expensive than other later contractors and South Land decided to use other contractors. This was disappointing as some of the replacement contractors were not quite as good. The electricians were good with some of the workers excellent. The plumber was competent. The painters were an issue. The quality of their work on challenging parts like mudding in the led channels was pretty bad. I had to hire my own painters to redo the work that they did to smooth it out. Drywall was good as were insulation installers. Floor Tile guys were good also. Positives One of the biggest positives working with South Land was the communication. I was always able to reach Ilan. This is extremely important because not having responses delays everything. Ilan arranged for a lot of the work upon request and was very responsive. The prices quoted were reasonable. Work that I had not planned on was quoted fairly and they were never pushy on scope additions. The work quality overall was good. We got everything that we wanted completed. Negatives The project lasted almost exactly 1 year. For the first 80%, South Land was very good. But for the last 20% the quality dropped to good. I don't know if it's because they were ready to move on to the next project but we had disagreements on timing of contractors showing up. Also, there was work that I had assumed was included in the paid for scope that I had to pay extra. Much of the last 20%, I used my own contractors to complete, including my own painters to correct the poor job the contracted painters did. I also hired my own handyman who took care of a lot of things. Throughout the project, I was very hands on and it felt like I was taking on the main role of GC. In a perfect world, South Land would have solved many of the problems that I had to solve myself such as sourcing materials and figuring out LEDs. Conclusion Overall, we are happy with our experience with South Land. We spent double what we wanted to and the project took twice as long but this was because of additions to the scope and unexpected surprises (unavoidable during a renovation). They are honest and reputable and deserve their high rating. We rate them a 4.7 out of 5.0. (Including some before and after pics.) read more

I don't write online reviews often, but I do believe in sharing the positive experiences when a business provides exceptional services. With over 2 decades managing real estate, I have had many mixed experiences with contractors, and I've become cautious and vigilant. I began by reaching out to coworkers for personal references and gathered proposals from several companies but my co-worker's reviews of Ilan and Southland stood out. Ilan was straight forward and up front during our on-site meetings and provided us with fair and reasonables estimates. I knew immediately he would be the contractor we were looking for. I met with approximately 6-7 general contractors prior to Ilan and was skeptical or tired of their sales pitches and unrealistic price quotes. Once selected, Ilan, became our project manager, and has been very pleasant to work with and frequently came to review progress. The workers (tilers, plumbers, electricians, cabinet installers) were professional and knowledgable, knew exactly what he was doing, did not cut corners and paid attention to a lot of details. With any significantly large project, you're bound to run into issues and this was no exception. Some of the cabinets ordered were not what we expected. We had requested dual pullouts (baking sheets and other attachments) and instead received wrongly sized normal base cabinets. This was were Ilan and SLR really came through and he became our advocate. He addressed the issue with the cabinet vendor and helped us make the necessary changes (reinstalling several cabinets and replacing the cabinet) at no additional cost to us. I wish I could give Oren and his team of absolute professionals a 6-star or even 10-star rating. Where to begin. We put bids out to about 6-8 contractors. We had worked with Oren before (and absolutely loved him) so we sent him the details too. But we found a cheaper contractor. We went through the process with that other contractor and when he sent over the contract, it was ludicrous. I mean LUDICROUS. This other person included terms in the contract where they verbatim were not responsible for destruction of any plants, exterior structures or the driveaway. Not to mention other ridiculous legal things. I went back to Oren and told him about it to ask his opinion. He ended up offering to find a way to make his offer to us better... and doable with our budget. I could write a ton, but to summarize, once work started... his team was always on time (what a rarity!), was clean (the house stayed so clean throughout the process and we could tell how hard they worked on that), friendly and professional. And the work.... as always... is just amazingly professional. I truly hope Oren is also doing the $20+ million homes up on the Hill. He deserves it and they will get amazing results. One other thing I will call out... my wife and I, as is invariable, had quite a few changes to throw at the team along the way. We always felt like he very fairly addressed the changes, talked through the how's and the budget. We never felt taken advantage of. The final note... I realize this won't always happen, but on our 6-digit renovation, we never got hit with one single overage charge. THAT IS UNHEARD OF! At first Andre was super responsive and helpful! Was excited to have the initial consult and had set up the appointment and confirmed. At the time the contractor was supposed to meet at the place nobody showed up. I called the office, no answer. I emailed Andre, no answer. I even emailed the following day to make sure there was not some sort of emergency (I can totally understand! Things happen) I still got no response. The appointment was scheduled for last Friday, it is now Tuesday and nobody ever emailed me back and I have gotten no voicemail or text messages either. I wish I could attest to their work- clearly they do a good job! I just am so confused/frustrated/disappointed I set aside the time for them and did not have backup contractors and have to set up more appointments for next time I am able to be at the home and am delaying the project from starting because of it. :*( read more

My experience with Ilan and South Land Remodeling has been excellent. Our family had a very unique circumstance in that we needed the bulk of the job finished in exactly 4 weeks in order for my family to move into the house and we were due to have our second baby in 6 weeks. I met with 5 contractors on a Friday and a couple of them told me it would be impossible for us to move in 4 weeks. I immediately felt that Ilan understood the job, was honest about what was feasible and how much things might cost (and the current delays with getting products due to covid) and was importantly someone I could easily work with in terms of personality. He was the only one who followed up with me that same evening with estimated pricing and even a quote for patio doors we wanted. Given the urgency of our challenging job it was surprising not to get the same follow up from the other contractors (some didn't respond to me for several days). All of these factors led us to choose SLR and we signed contracts and he had workers in the house the following Monday morning. For the most part, we knew what we wanted done and the type of materials we wanted to use and SLR executed our vision perfectly and Ilan was still there with me at every appointment to choose wood floors, tile, marble etc. and to help get discounts and guide me when I wasn't sure if things could logistically work. Ilan was wonderful to work with and was also so easy to communicate with - I could text him or call him at any time and he kept me in the loop at every stage. At one point there were 12 different "teams" in the house working overtime to get the job done in time for us to move in. There have been a few delays but nothing that held us back from moving in comfortably on the date I confirmed and the delays were due to the product vendors, not Ilan's team. They honestly did the job faster than I even expected. We are so happy with how everything turned out and love our house so much. I made last minute changes and additions and nothing came as a surprise price wise. I would absolutely hire them again and will when we have more time to completely redo our bathroom! It's such a personal decision and experience, but for me working with Ilan and SLR was the best decision we made. We have used South Land Remodeling for at least three major projects over the past five years (and a few small projects, too). The fact that we keep coming back should tell you a lot. Oren is very honest, responds quickly to any phone call, and their work comes in on time and within the budget. In the past they have done our roof, remodeled our Master Bath, rebuilt our garage door, and resurfaced a small front balcony. South Land just completed their most extensive job for us. Our two-level 1,500 square foot deck was riddled with dry-rot and termite damage. We decided to replace 90% of the support beams, posts, and struts. They also added new concrete footings and improved the support system under our large, two-level deck, and did a fantastic job. We opted to use pressure treated wood for the support struts, and a composite material made of bamboo and recycled plastic for the decking surface. That will avoid any future dry-rot or termite damage, and we'll never have to paint the deck surface again! The work crews always showed up on time, and did excellent work. Milton oversaw the construction and he has amazing skills. The only delays were due to weather, and some delivery issues of the composite decking material. Oren took complete responsibility for dealing with the manufacturer to be sure we got the materials we needed as quickly as possible. We are extremely happy with the finished deck. It is not only beautiful, but so well built and very solid. I often give Oren's contact information to our friends looking for a contractor, and I highly recommend South Land without hesitation. read more

Had to do a remodel on a bathroom here in Burbank last year with Ilan and South Land, and they did a great job. I had a leak in my bathroom and it was quite old in general (and the leak couldn't be fixed without destroying some of the tile which would be impossible to replace) so decided it was probably best to just re-do most of it since we'd be doing some demolition anyway. Ilan was very communicative and helpful with suggestions for how to keep the project budget lower -- we kept our original tile floor, which I was always fond of, and I'm sure was hard for them to work around while doing demolition, but they managed to keep it all intact -- and all the guys he sent out were friendly and accommodating. We had a couple of hiccups along the way with unexpected stuff but I think when you're doing construction, you have to expect that unexpected things will happen, and the important thing is that Ilan was really easy to work with when snags came up, and also very helpful and accommodating with coming back out after the project was done to do little patch ups (like when the grout started cracking, which I think is a normal effect of the building settling after construction). I appreciate all the hard work he and his team put in, and my bathroom looks and works great now! read more

When we bought our new house we knew it was going to need a bit of remodeling (who wants kitchen tile in the living room?). We talked to several contractors, but Ilan from South Land Remodeling clearly knew his stuff. It was the best decision we could have made. SLR had experts for every specialty, and they all did great work: Joshua for the tile; Jose, Sam and Jeffrey painting; but the carpenters Enrique and Eric in particular were outstanding. I don't get to use the word "craftsmanship" often these days, but they brought it. Every little detail got taken care of, including one or two surprises that we hadn't anticipated. Then halfway through the remodel we discovered serious water damage underneath the balcony. The balcony needed to be replaced, along with an entire the wall of the garage. Ilan knew exactly what needed to be done, and brought in Milton and his crew Ever and Jesus. They took out all the rotten wood and rebuilt everything, including comprehensive waterproofing (and sloping the balcony so the water now runs off the front instead of pooling near the house - why wasn't that done from the beginning?). Did my research before hiring these guys and glad I did. All the various specialties from demo to paint are done by people with 10+ years of experience. You are hiring deep experience with South Land Remodeling - not a jack-of-all-trades couple of guys doing everything. Mickey was a great foreman - if anything was not exactly to my liking, he would work with his team until it was. Justin, the cabinet maker, built a truly outstanding custom kitchen that was beyond my expectations. He was a great collaborator on the design, too. Ariel did an incredible job with an extraordinarily complex tile job in the bathroom- 2" x 24" tile set in a herringbone pattern on the floor, wainscotting and all surfaces of the shower included a shower bench and floor. Not a job for the faint of heart or someone unfamiliar with a T square. All the other workers, from Alfredo, handing drywall and paint to Carlos the electrician are the first rate. My house is in the canyons and has some foundation issues - read crooked walls and uneven floors making this job especially challenging. Not that there weren't a few bumps on the way, there always is and was with my kitchen/bath remodel. But more than once, Mickey came up with a clever solution and was agreeable to keep on working until I was satisfied. It's how you deal with a problem that makes a good contractor great. I've been planning a whole house remodel since Jan 2018. Blueprints were approved in May 2018. We chose South Land Remodel in Aug 2018 after doing extensive research and Demolition began Sept 2018. Plans were to add a 300sq ft master bedroom and redo the kitchen, bathrooms x2, and living room, plus replace the whole roof of the house including addition. In order to do that we had to demo the old patio, demo an old fireplace and knock down a few walls. In all, with added inspection adjustments and change orders our project originally was scheduled for 5 months proposed time and in actuality took 6 months as we had to go back to the architect to revise his plans so we can continue to build. #1. South Land Remodeling has a crew and skilled construction workers that can get the job done in a timely manner. #2. They pride themselves on sticking to the projected date of completion and do just that. #3. Ilan and Oren are very open and transparent with every issue that comes up. i.e. we had some inspection issues that arose after demo of some walls. We found old support beams in the attic that appeared to be weak and not up to code. Ilan updated me on the issue and the increased cost that initially was unforeseen and he worked with me and addressed. #4. Beautiful craftsmanship.- Towards the end of the remodel, the details that are never noted in the blueprints come out. Ilan was an expert with helping pick tiles, fixtures, placement of new cabinets and countertops. Even the location of the central air vents and how to maximize energy efficiency. Conclusion- South Land Remodeling made the whole process from start to finish very easy with minimal headaches and no delays. I cannot find any hang ups that were upsetting or cause any distress in my family's already busy lives. My review is simple. This is the best experience we've ever had with a general contractor. As the owner, Oren was open and highly responsive. My wife and I had significant water damage in our kitchen secondary to a broken water pipe. We had to "demo" the whole kitchen. The house is upstairs downstairs duplex located 1 Block south of Hancock Park and was built in 1920. Southland Remodeling took on the project. We found Oren's company on yelp and noticed he had 5 Stars many positive reviews. Oren's crew and project managers were quite impressive and clearly reflect a corporate culture where each person feels valued and they all valued us as customers. Milton oversaw the demolition and the all of the heavy duty structural reconstruction. David Oren's Brother was our primary contact throughout the second half of the project. Both were managers and were a pleasure to work with. Our experience with Southland was extremely enjoyable. Who ever says that about a kitchen remodel/construction that lasted 6 months. Our former room configuration was 3 separate rooms dining room kitchen as breakfast nook. Upon completion we had a completely open floor plan that turned the three rooms into one large beautiful space. Most importantly Oren was INCREDIBLY responsive and so EASY get a hold of. We hired Oren and David to do a gut renovation of our home in Santa Monica. We decided to hire them after interviewing six different contractors. From the initial phone call I had with Oren I knew these guys were different. He was the only contractor to ask that I forward the blueprints we had so that he could come to the meeting prepared. When we met him we immediately felt comfortable entrusting our new home to his company. Our project ended up being more difficult than we originally had thought. Some walls we wanted to remove were structural and almost every wall had plumbing. Oren, David and their entire team handled each surprise like seasoned pros and these challenges did not stop their team from delivering the home we had envisioned. Santa Monica is also very strict with inspections. David and Oren were very patient and professional working with the city. The scope of work included: gut kitchen renovation, 2 gut bathrooms, tiling, wood floors, painting throughout, removal of structural walls, addition of steel panel. Our renovation was completed over a year ago. The quality of the work has been great and Oren even occasionally reaches out to make sure everything is ok. I would not hesitate recommending them.
