Wow! Don and Judy are as professional as it gets. My family is in the process of buying a home, so we reached out to F&S to inspect the property. They fit us in to their busy schedule very promptly, as I needed to have the home inspection done quickly. Don came out, and was extremely courteous and friendly. With the troubles related to COVID-19, he wore proper PPE and respected everyone's space around him. He pointed out SO many things I would have never found, both good and bad. I was very impressed with his attention to detail. After the inspection was over, he passed his information over to Judy and she compiled a clean and organized report of Don's findings (with pictures for every detail). I received the report in a very timely manner. Because of this inspection, I was able to have a VERY clear understanding of what my family is getting ourselves into. We had our home inspected by Don, the owner of this business prior to close of escrow. He CLEARLY did not look at the areas on the inspection as required and stated. The plumbing he lied about saying it was all brand new probably due to a leak in the past (leaks in garage ceiling show history of leak). We have had many shorts in our electrical, he clearly did not test everything. And the dishwasher door doesn't latch shut to run. There is no license number listed on our inspection report, which justifies his lack of work. 2 weeks into the house we had a major leak from the valve and supply lines. I'm long overdue on giving a positive review for these guys. I bought my first home about 4 years ago and was very nervous about the whole process. Don was professional, on time and very straight forward with his inspection. He called out anything that I needed to be concerned with, and he highlighted items that were less urgent as well. I was so satisfied with their work that I didnt even bother shopping around when I bought my second home. Same great experience and he even remembered me from the inspection years ago! Sure, agents recommend inspectors, and my first agent recommended him, but make no mistake - he is looking out for the buyer. Call F & S for your inspection! When you use them you get MORE than what you pay for. How often can someone say that? I purchased my manufactured home just over a month ago. I had an inspection during my escrow, however after moving in and living here a while I began to have some questions about what things to look out for, what is normal for a mobile home, concerns specific to my home, etc. (I have never lived in a mobile home before and want to protect my investment). I called Judy and Don to see if they would come and do an inspection and answer some of my questions. Don came out and was super patient with my silly questions and was beyond thorough. I wish I would have called him out for my initial inspection as he is significantly priced below his competitors. The other companies cost more but that doesn't mean you get more. This business is not trust worthy. Don Simpson was hired through my Sales Agent with Mobile Home Network owned by Nancy C. Turner. Don has been notified of ALL damages he failed to catch and call out for repair. Don does indeed work with Agents and purposely overlooks damages in the intent to assist the sales to keep his business relationships with the agents. My home is not level, has severe water damage and severe Black Mold in the Master Bedroom, Kitchen and living room. Most of it was very visible, the rest would have been seen and corrected had he called it out for review. Outside of the home has damages due to the leveling of the home. A true Home Inspector would have caught this as it was when I had my home reviewed two times by experts in his same field. When I contacted Don he stated these issues are cosmetic via email when in fact the issues are provable damages. The inpection was just a show and provided fraudulant reports. This business can be found in the RipOff report website as he has harmed other buyers. As of now this is the worst he has done and thinks he can manage to avoid the issue without repercussions. It has been three months now and he has not concerned himself with leaving a family stuck outside of their new home. He has been given multiple chances to step in good faith and has failed at this. I will now be taking legal actions as he is aware of. This review is soley in the intent to warn future home owners. Do not allow your agent to contract F&S Property Inspections as they will not serve you justice. Hire your own Inspector. Don does not provide insurance information (E&O) as I am sure he is not bonded. This review will be taken down as soon as something is done to get me into my home I was wronged out of as it is a health hazard for my children. read more

I'm in the process of buying a new home and we hired F&S to do our inspection. Don came out and was there waiting for my realtor and I when we arrived. He was very professional and took about an hour and a half to go through everything. He got on the roof, under cabinets and through all the crawl places. The inspection was on Monday and I got my report Tuesday! This was great as anyone going through escrow knows time is of the essence. It was very clear and contained photographs explaining everything he found, so I wasn't left trying to figure out what certain things were.
