I hired Pillar to Post expecting a thorough home inspection, but their 34-page report barely scratched the surface. A previous inspection report done on this exact home was 153 pages and caught severe safety, electrical, and mechanical defects that Pillar to Post completely glossed over or missed entirely.  Among the major "big ticket" items and safety hazards they failed to report:  HVAC & Fire Hazards: Missed that the rooftop AC unit lacks an exterior electrical disconnect box, ignored an improper flexible gas line running inside the furnace body, and failed to flag that the dryer vents directly into the crawlspace with flexible tubing (a serious fire hazard).  Roofing & Ducting: Ignored damaged and sagging attic ductwork, as well as a disconnected vent pipe in the attic routed next to gas lines.  Plumbing & Electrical: Missed an unnoted flexible drain pipe under the bathroom sink, holes in the drywall under sinks, missing soffit vent screens, and exposed Romex wiring in the garage.  A home inspection is supposed to protect buyers from costly surprises and safety hazards. Passing over serious electrical, HVAC, and fire risks in a brief 34-page summary is unacceptable. I strongly advise buyers to look for a far more diligent inspector. read more

I scheduled a house inspection for 4 units and had the pleasure of working with Joseph. I've hired a lot of different home inspectors before but Joseph has been amazing and my absolute favorite one that I've worked with. He was really friendly and professional, took his time to really inspect everything and explain his findings. The inspection report was detailed and came with 360 photos. One of the units was unfortunately inaccessible the day he came but he was gracious and accommodating enough to come another day to inspect it. Firstly, I was impressed to receive an email confirming my inspection appointment along with my inspector's name and photo (Colin Sattler). I was also happy to have the option of paying ahead of time online. I found that to be super convenient. I love that there were multiple inspection packages to choose from. I chose the middle tier and was not disappointed. The 360 camera view is really cool, and the moisture monitor was really reassuring to me (I have had issues with mold and a pipe leak in my current home, so this was something of great importance to me). Most of all, I was blown away by the professionalism and thoroughness of my inspector Colin Sattler. He was prompt to get to the property and he was courteous and kind. He did SO MUCH inspecting in a reasonable amount of time (a few hours). I had an inspector for my current home, and the thoroughness of the inspection that Colin performed far outweighed the "inspection" I had through another company. Colin also took the time to sit with me after the inspection and go over all of the key points of what he found. I quickly received the full PDF in my email, which had even MORE information than Colin and I discussed, which is amazing considering he took about an hour to debrief with me! Raul M, was our home inspector for our potential first home. He was punctual, honest, had a good eye. He was able to address issues to our potential home. Small issues ranging from missing outlet covers, a window painted shut and a faulty GFCI outlet. He checked the water pressure and hot temperature, as well as HVAC. Major concerns he addressed were mold like substance found, neglected roof, and possible evidence of termites. He was very informative. I would definitely ask for Raul if you hire Pillar to Post for your home inspection. read more

Waste of time and money. Inspector said he would go over the inspection once he was complete to go over any major issues he found. Well he went over the inspection but neglected to mention rotten floor joist, no joist hangers, and sagging floor joist. His get out of jail free card is one of the peirs was leaning and he recommended having a structural engineer come and look at it. The owners reply is that are not experts and we were recommended to get an engineer out yet there website states that the do structural inspections. Guess not in this case. Costing me $17,000 to fix the issues they did seem to notice during the inspection. Do yourself a favor and hire a contractor and a structural engineer to do you inspection. They are properly trained and educated on what to look for and did not taken a online 1 week Home Inspection course. read more

6/5 STARS!!: Raul came out all the way to Porter Ranch to inspect our home (to buy). He was thorough and even explained the limitations of the scope of his inspection, due to wind conditions and low (hot) water pressure throughout the house. Because of the low water pressure, Raul was not in a position to conduct a complete inspection and identify possible leaks with any of the faucets or showers turned on. Ironically, later when the sellers had their plumber fix the water heater valve (which was broken), a subsequent operation of the (hot) water exposed a significant leak and only a week away from closing! I had forgotten about the initial broken water heater valve, but when I spoke with Raul he reminded me and explained the newly discovered leak was likely due to the water heater being replaced. Obviously, this discovery struck some nerves especially since we were so close to closing! Raul offered to come back out to our property and give it another look in order to give us peace of mind!! AWESOME!! Raul, thank you again for efforts and genuine concern for our welfare. Joseph, you came highly recommended from Gary Foote, and I now fully understand why!! Purchased our first home earlier this year and we were anxious about what was hiding within the walls of our new home. We hired Joseph for our home inspection- he was prompt, friendly, and professional. He was VERY thorough with the inspection and took his time to ensure we completely learned about our new home (inside and out) and pointed out everything that may be hazardous to us, future children and small pets. It was so helpful because these were things we never would have looked out for. After the walk thru and tutorial of our home, he provided me a binder of the inspection with tons of pictures and measurements as well as emailed me a soft copy for my records. Not impressed. Had them do inspection for home purchase. What was said was working, wasn't. Meter to house, caught fire. Septic tank, doesn't have adequate drain field. Have had to have tank pumped twice in less than three years. He was more worried about trim rot than serious items. Hot water tank that was supposed to be fine, had to be replaced. Furnace went out , had to be replaced. So far everything that was fine, has had to be replaced. So if we don't burn, flood with sewer, or skylights that we're also inspected, that were fine don't keep leaking, we may just survive!! read more

Not a great company to do business with. I hired them to inspect a 4-plex in Upland and they did less than OK job. Some of the ovens had stuff in them so they did not test them making the excuse that it's not the inspectors job to move utensils to inspect appliances. They did not test the wall heaters in one of the units for the same reason. The tenants were all home and could have been asked to move the items for proper inspection. When I brought this up with the team, I think it is someone with the last name of Lang who replied saying that it was written in the contract that the inspectors will not move anything. However, such an important fact should be mentioned to the customer on the phone who is ordering the inspection, so that a proper inspection can take place. Also the contract does not explicitly mention that the inability of the contractors to move items may lead to incomplete inspection. That's not the worse part. The manager accused me of "insinuation" that I was suggesting that the inspectors did not want to do their job. This is far from the truth and very rude of a professional to suggest to their customer. Would not do business with them again read more
