Fairgrove was our property management company when earlier this year, in February our Father died. Ray Lopp was our property supervisor and went out of his way to minimize costs while the property was being sold. Also, Ray was an excellent manager throughout the time of Fairgrove's management! DO NOT RENT HERE! I wish I had taken time to read Fairgrove's reviews before signing a lease. This is the worst property management I have ever experienced. I think the newly renovated apartments and location tend to trick interested renters (it certainly tricked me) into signing a lease. Be warned- working with Fairgrove on any issue (maintenance or otherwise) is a nightmare. The only reason Fairgrove's rating sits anywhere above a 1/5 is because there is an occasional positive review left for a random building manager, which always follows a super negative review... Interesting. I should have known from the start when it took the current building manager over 6 weeks to send me a lease after I toured and said I was interested. This threw off my entire move timeline, which is a bigger deal than not when hunting for apartments in LA. After multiple reach out attempts, I gave up and decided to rent elsewhere. It was only then that Fairgrove came running, tail between their legs, apologizing for the issue. I decided to give them a second chance, only because of how much I liked the building. That was the worst mistake I could have made. As a resident that's been here nearly half a year, where do I start? Well, there are ALWAYS maintenance issues, and ALWAYS disconnected communication between property managers and Fairgrove itself. Calling the 'emergency maintenance' line for Fairgrove is a joke. Sometimes they hang up on you, sometimes you're left talking to yourself, sometimes they claim they're 'fixing' an issue, and literally nothing is done to fix it. We recently had a hot water outage that lasted over 2 days, and were only given updates after the outage had lasted 36 hours. There was nothing done by Fairgrove to apologize for the inconvenience. The parking garage gates haven't been working in over 3 months, which poses a huge safety issue. The company is clearly greedy, disorganized, and couldn't care less about their residents. There are many other small, locally owned apartments in LA that I've had exceptional experiences with that I would highly recommend checking out over Fairgrove. UPDATE: The overhead garage door (that hasn't been working in over 4 months) attracted thieves, and a resident had his car broken into over the weekend. I am sharing my past experience with Fairgrove Property Management and property manager Stephanie Figueroa. Their handling of this complex was highly unprofessional, hypocritical, and deceitful. They completely deleted my original June 2025 maintenance ticket for flooring repairs to wipe their hands of it. Because they erased the paper trail, I had to formally re-submit the ticket in March 2026 (Request #224755-1) specifically to document their erasure of my original 10-month-old request. Furthermore, they completely ignored a formal request for a reasonable accommodation. On top of neglecting tenant rights, there was an extreme double standard regarding property rules. While management would text tenants threatening them not to barbecue, the manager herself would illegally operate a barbecue on-site, creating safety and smoke hazards. They also regularly authorized towing tenant and visitor cars without providing the legally required proper warnings. While they no longer manage our complex, I am posting this review with documentation so future renters know exactly how dismissive and toxic this management team is. read more

I have lived at this apartment complex for 11 years, and unfortunately, since the new management company took over a few months ago, the quality of management and basic upkeep has declined dramatically. Maintenance requests from residents are being ignored or repeatedly delayed, including my own. Today, management removed our air-conditioning units without any prior notice and did not replace them. We are now sitting inside our apartment in 90+ degree weather with no air conditioning, and residents have not been given any information regarding when the units will be replaced. The lack of communication and consideration for the people who actually live here is completely unacceptable. The condition of the laundry room is another example of the lack of care being given to this property. Trash has been left overflowing, the floors are filthy, and the washing machines and dryers are dirty. It became so unpleasant that I finally cleaned the laundry room myself because I was tired of looking at it. As a paying resident, maintaining common areas should certainly not be my responsibility. What makes this especially disappointing is that after living here for 11 years, I know firsthand that this property does not have to be managed this way. These problems became noticeably worse after the new management company took over. Residents deserve timely maintenance, clean common areas, proper communication, and basic consideration--especially when something as essential as air conditioning is removed during extremely hot weather. I sincerely hope this management company begins listening to its residents and takes immediate steps to improve the way this property is being maintained and managed. HEARTLESS! Killed and threw away kittens in a garbage can. The kittens were tucked away in a corner so it was not visible to the outside people so there was really no reason to do this. Also has awful response when requesting help and maintenance, and overall an awful company and would not recommend whatsoever. I requested help with the AC a few months back and not only was it slightly fixed a while later, it went back to its original state that was originally requested for maintenance and have yet to hear back. Also, the rent is way to much for what the actual value is worth. If you can find an apartment outside of their management, go there instead, this management is heartless and useless, please go elsewhere when looking for an apartment under this management. Requested a tour at their Escondido property. First spoke with Raul who gave me their availability, they didn't fit my schedule so I thanked them and let them know. A man named Jose then responded and gave me another set of availability times. I responded the day after, as being in the process of moving has been time consuming. It seems Jose didn't like that it took some time for me to respond as he has ceased to respond to me now. Unprofessional individual, and from the other reviews, it seems like an unprofessional company all together. What I can say from experience is that property owners in the LA area in particular do not have the support necessary to sustain their properties. Due to sheer distance from their Irvine home office that their managers are supposed to report to, your property does not get the attention it deserves and things inevitably fall through the cracks They simply do not have the staffing to sustain business in the LA area. My ceiling started to leak and it took these sorry asses over a month to even have someone come take a look at it. However, no work was being done, just roofing companies coming into the apt to look and give the apt manager a quote. I eventually moved out without the ceiling being fixed because they had the audacity to raise my rent up and not even fix the ceiling issue. My rent went from $1795 and they wanted to charge me $1958 after my lease was up . I looked for a new apartment the same hour they sent me the rent increase notice. I am not typically the person to write reviews but I feel forced to share so that everyone else that considers a Fairgrove Property Management is warned to STAY FAR FAR AWAY!!!! This business (which is listed as 3 businesses that all have negative reputations) should be considered off limits for any one who wants to have a painless renting experience. We had to deal with the leasing agent Jesse Abundis who was initially a delight, we were very excited about the space upon viewing, they offered a VERBAL concession of 1 month free after 14 month lease and we were all about it. As we were in a time crunch to move apartments, I had rushed to get approval and even brought in a cosigner for credit help before being prompted because I wanted it to be quick and easy. Thats when the paint started to chip and the wheels began to fall off. For an entire week after that initial contact about interest in the unit and the 3 65$ application fees were paid (absolute scam but we took it on the chin) We were ghosted. I tried to get ahold of anyone who could help me aside from Jesse because every time I reached out no one knew where she was or she had called out. Everyone at the "office" was trained well in customer service "We're sorry you're going through it but we can't help" speak. I started to feel really uncomfortable thinking that these were going to be the people handling any maintenance or unit issues we had. Suddenly, we were approved through email I was slightly relived until I opened the application and it WASNT EVEN THE UNIT WE APPLIED TO. We moved on from working with Fairgrove shortly after because of all the red flags and lack of communication by the leasing office. Jesse had the nerve after all of this to reach out to me regarding if we had paid the deposit... I offered text communication expressing how we were no longer interested because of everything stated above and thought that was the end of it.. it wasnt. A week later on thanksgiving day we get an email saying "complete your move-in check list" to a place we have never paid a deposit or signed a lease for. I thought for sure this was an automated response and they would scrub it. I tried reaching out to the office a day later but no one answered and I let it go thinking it will get figured out when they sign someone else to the unit. On Dec. 15th I received a conservice utility bill from them in regards to this unit that I have never changed any money or paperwork over minus the application process... Fairgrove Property management is quickly building their reputation up to be a predatory business that uses an A.I. facade (I.E. Any phone call with a bot, anything public facing like their lame stock photo profile picture, etc.) to bandage the real issues that they have which is that they are neglectful, lazy, and greedy. Fairgrove Property Management is, without question, the worst property management company I've ever dealt with. They market themselves on customer service, but in reality, their service is non-existent. Over the course of two years, we experienced constant issues with our property, drains, water pressure, and most critically, our air conditioning. Not once did Fairgrove handle these problems with competence or professionalism. The AC situation alone is enough reason to avoid this company. Between August 2024 and July 2025, we submitted six separate maintenance requests for the same AC unit, each time getting nothing more than temporary fixes. By July, in the middle of peak summer heat, we were still waiting for a replacement. Our property manager, Kris, was impossible to reach and completely unreliable. He repeatedly promised callbacks that never came, updates that never materialized, and even claimed a temporary AC unit would be overnighted to us from Home Depot. That unit never arrived, and despite my requests for written confirmation of the order, nothing was ever sent. Weeks passed with no communication until, without any notice from Fairgrove, a contractor finally called us directly to say they were coming to install the AC. Even when we escalated the issue to Kris's manager and his manager's manager, they too ignored us. Calls went straight to voicemail, and eventually, customer service told us we were no longer allowed to call at all and had to rely on email, which they also didn't answer. At one point I even requested a rent reduction (a fair ask, considering we were living through a heatwave without AC), but Kris promised to raise it with the owners and never came back with an answer. This is not just bad service, it is mismanagement, negligence, and a complete lack of accountability. Fairgrove is being paid to manage these properties, yet they fail to provide even the basics: communication, honesty, and timely resolution of urgent issues. If you are a property owner considering Fairgrove, ask yourself: is this the kind of company you want representing you? One word... RUN.... I used to live at Willow Glen Apartments in San Diego CA... was there for two years and 9 months before these people (Fairgrove) bought out/changed ownership from Constellation Property Management. My lease was due to expire on Dec 5th 2025... since I was separating from the Navy and moving away from the area. As per protocol I gave a 30 days intent to vacate the premises on Nov 4th for Dec 5th as my move out date. I move out Dec 5th then as per usual wait for a contact back from the property management office and on Dec 22nd still no word... I call and then two days later I get two separate disposition letters. One saying I was getting back $787 out of my $1200 deposit and the other one saying I was losing my deposit... getting charged cleaning fees... then to top it off me owe $729... so I'm like okay... that's weird... it's radio silent until I reach out and then it happens to be that I immediately just get disposition letters from thin air... *weird* I reach out to the office and they bounce me from person to person for 9 days without any answers... the I get an answer and am told that since I didn't live in the exact same apartment (I moved apartments within the same unit) for more than 24 months that their protocol was for the $250 paint correction fee... plus the cleaning fee plus my parking spot... plus late fees since the beginning of December which I had already paid ahead of time... in short I'll say this... DO NOT RENT FROM THESE GUYS.... They finally did what was right after a confrontation but that took them just shy of 28 days... a week longer than what California law mandates for a deposit refund to be given to tenant. The property manager Julia . First off before they(Fairgrove Management) took over i was the groundskeeper of the building , Maintaining the property clean etc. I was getting paid monthly and as soon as Fairgrove took over I was told I was no longer responsible for the property cleaning etc. I was owed 2 months of payment turns out according to Julia I was only owed 1 month at this point 1 month of payment is fine with me . The issue is now my check was sent the last week of November its already 01/15/2026 and I have not gotten a check , was told i could pick it up in Irvine but why would i take a almost 2 hr drive when she can drop it off. Very unprofessional of her not only that but she talks about the other tenants behind their backs and tell us one thing and goes to tell other tenants the same thing switching it the other way the same thing she said about them she says the other tenants say. Fairgrove Property management has been a nightmare to deal with. We were asked to temporarily relocate due to plumbing issues that needed to be addressed. Initially we were told by Property manager Tashi it would be 21 days, it was 46 days! They offered no relocation assistance. I had to get them to agree to waive rent for the month we would be gone. We spent 6k out of pocket on Air BnB's. The heating has not worked in the unit in at least 2 years. There is no on site manager and good luck getting through to one when calling the office. You will be sent to voice-mail. If its a weekend and theres an emergency, your on your own. Property manager Tashi will not respond to issues regarding the property, neither will her boss Ray Lopp. When called out in email she will make excuses, blame you or anyone else, never takes accountability or apologizes. She will threaten, intimidate and twist your words to use against you. She flat out tells lies to cover her a**. Run from this company and fast. read more

We live at Brea townhomes in Brea, CA and since having fairgrove it's been a blessing. The prior management company left this property in dispair and most of us had bad roof leaks and very little work done ever in the last 10 years but fairgrove took over managing and it's been a game changer. Even the rent increase are fair. Anytime we put a work order in it's answered very quickly. We do not have an onsite manager (only 12 apartments) but the after hour emergency line and regional property manager are so helpful. Plus all the vendors and maintenance techs have been so nice and they're all nice to our fur baby. Thank you Fairgrove. We appreciate all your help. She has facilitated coordination with Fairgrove's preferred vendors to solve problems as quickly as possible. I have lived in my townhouse for going on 8 years, I took over the lease from a friend who had lived here 4 years before I moved in. My unit is the only non renovated unit in our property and our property manager Stephanie has done a great job of assisting us in maintaining and updating our home since she took over. As things break or fall apart, Stephanie is quick to take action and not just "fix" things, but replace them as necessary. She has recently assisted us in updating our flooring as well as updated some appliances. I am very grateful to Stephanie for all of her assistance and partnership to help maintain our home. They charged me for maintenance costs (about $500) includes handyman's labor cost which was $90/hour x 3.5 hours, where actual work hour was 2.5 hours. I was not informed they would charge this to my account prior to this repair. They forwarded me the invoice and one receipt after I requested, but the invoice amount didn't even match the receipt since there were several discrepancies. Furthermore, I just found out there was a charge of 1 EXTRA WORK HOUR for the day handyman didn't even work in my apartment. I didn't even let him in that day! I spoke with Maintenance manager and started asking about the discrepancies on the bill. She started raising her voice and then she hung up on me. Despite my multiple requests of further explanation, they just ignore/disregard my questions, and told me to pay the full amount instead of addressing the issue. Are tenants supposed to pay the charge even though it's unverifiable and inaccurate? It seems there will be no choice but consider filing a complaint with the relevant consumer protection agencies, as many people have already suggested. I'm reminiscing on when I lived in 1940 E Wilson Ave, Orange CA 92867 and how horribly we were disrespected. Nobody was ever on time, always hours late or completely ignored and abandoned our requests. Almost an hour late to our move out review, and so picky even though we worked so hard to repaint and clean everything. When we asked for a breakdown of costs after they didn't give us our deposit and charged us for painting and cleaning, they refused, which is against California law and also just weird and sketchy. They said "everybody thinks they know California Law, but they don't." They eventually sent it hours later after we demanded it. If they had it the whole time, why was it such an insane issue to have it sent to us? They treated us, who were tenants that always paid the rent on time and left the apartment clean and repainted, as if we were stupid and bad. Maintenance were awful, blamed us for problems, never showed up on time, would show up randomly unannounced and get mad at us if we didn't want to let them in outside of the scheduled time, marked maintenance requests as completed when they literally didn't even enter the apartment. They threatened to charge us for trying to fix problems they wouldn't show up to fix. Our apartment was unlivable, no air conditioning, roach infested, and our toilet was clearly not installed properly because the hose came loose randomly one day and poured water that flooded the apartment below ours and ours. They avoided responsibility and called it a freak accident. Didn't fix the waterlogged door for a month, even though I kept calling and asking. Maintenance constantly parked behind our car, blocking us in, because there was no where else to park. I called to complain about that and they said they would make sure it doesn't happen again, used that to guilt us when we were upset about other requests (they said "I helped with that didn't I?"), and guess what: it happened again when we were moving out. Beyond that the property was far too expensive for how awful it was. We avoided this company when looking for a new apartment and I hope everyone else does too. I'm honestly so heartbroken that this was my first apartment with my girlfriend. We deserved better. read more

I've been in my property for 9 years and for the first 8 it was managed by the most wonderful company that actually managed and resolved every issue. I love this home & loved having property managers that cared. Since the property owners moved to Fairgrove it's been an absolute nightmare. The complete opposite. Your property is managed by people in the Philippines who can't understand context & simply do not care. You get pushed from one person to the next with no effective management. My landscaper can't get paid & I can't get maintenance repairs responded to, but how much you want to bet they respond to this review immediately. read more

Honestly I don't know what to say I live in the hemet apartments and it's been a struggle to adapt and feel at home in these apartments. Theirs like so many infestations of like every bug I can think of crickets, cockroaches, moths, flys, and huge spiders. Windows wasn't even sealed right when I moved in, the gas makes huge popping sounds that are concerning but continue to say that it was old and that it's okay when I feel like at the point you should replace it ! I know it's a old vintage apartment building and I know the cons of it but damn my health living in this apartment was concerning. They have AC which I don't think they ever inspected it for mold or just cleaning it because we are breathing that air I always feel like I'm breathing chemicals became hard to breathe Things would fall apart and break. their is calcium from water damage in the bathtub which is also made mold. Cockroach poop. In the bathroom I would leave the window open because the home needs fresh air because humidity bottles up in the room. Those are just few of my concerns with this apartment. Area feels unsafe theirs no protected gate sorrounding the apartment which makes me feel unsafe because we live in a rural area. Laundry dryers were "fixed" they never fixed that and washers don't even wash clothes properly. Roaches in the laundry site. I smell dog pee and poop it's like engrained on the wall s it's gross. Trash ends up in my door step because the trash is right next to apartment which explains all the pests. Lastly customer service is whatever they do fix but never really commit into fixing anything. UPDATE: As of this afternoon, I have connected with Fairgrove and will be receiving reimbursement for the cleaning fee and the baseboard damage. I will also be reimbursed for cleaning products which I was able to furnish receipts for. - We had an ongoing issue with mold in our unit for about a year and filed 3 separate maintenance requests for this issue by the time we moved out. After taking excessively long (3 weeks or more) to respond to requests, my property manager attempted to remedy the issue by hiring contractors to patch the leak in the ceiling. Thats a great first step, but obviously that doesn't do anything to remedy the moisture trapped in the walls. Anytime it rained heavily the mold would return. Conservatively, I would estimate that mold damaged at least $500 worth of personal property. My partner and I spent at least $150 of our own money purchasing PPE, cleaning products and a dehumidifier to try to mitigate the mold. Only when I gave notice to vacate and complained to the corporate office did Fairgrove finally send a contractor to test the moisture levels in the moldy closet. It is absurd that it took a year's worth of maintenance requests and complaints to get such a basic step taken. As an apology for the mold, I was assured that my full security deposit would be returned. Upon move out, I was charged for damage to the baseboards caused by a previous tenant and a cleaning fee. Upon move in, I was not provided with a move in questionnaire to document the damage already in the apartment. I regret not taking a photo of the baseboard, but figured I would not be charged for something that Fairgrove couldn't bother to fix before I moved in. Sadly, I was wrong. I was also not provided with a pre-move out inspection despite my request for one. I am sure that a representative will respond to my Yelp review and advise that my deposit wasn't returned because my pet had an accident on the carpet. This is true and I am fine with those charges. I am not fine with $350 taken from my deposit for a "cleaning fee" when Fairgrove allowed their building to fester with mold for a year and being charged $250 for damage caused by someone else. read more

If I could give 0 stars I would! In my personal experience, my interaction with this company was extremely concerning. I feel as though I was given information before signing a lease and during a lease that later turned out to be incorrect and inconsistent, I also feel I was treated differently than others, in a way that raised serious concerns for me. When I attempted to seek clarification or resolution, my concerns were not addressed appropriately or professionally. During my communications with Rachel Darr, I was met with remarks that I experienced as discriminatory and inappropriate as a tenant; which made me feel uncomfortable and undermined my trust in this company. There were actions and omissions that, in my opinion, , showed a lack of care and responsibility. During my occupancy, inspections identified elevated mold spore levels in the home, which was deeply concerning. Based on findings and my medical documentation, I felt it was best to vacate the property for health concerns. Throughout the process, my primary focus was health and safety. However, it felt the Company's focus was largely on having the property prepared for the next occupant rather than addressing the underlying issue or impact it had on me or my daughter. Based on my situation, I sought guidance from independent professionals to better understand the health and housing implications and on how to proceed. Everyone's situation is different, and I encourage others to seek independent professional advice if they have concerns about health, safety, contracts, or treatment. For anyone who has concerns similar to mine, it may be helpful to document all communications, obtain independent inspections or evaluations, and consult with a qualified attorney or appropriate regulatory agency to understand your rights and options. During the course of this ongoing process, certain communications struck me as remarkably out of touch, while still being concerning in context. My experience moving out of a Fairgrove Property Management apartment was a nightmare! Matt Caproni , a property manager, and Johnny Hensley, LA regional manager did absolutely nothing to facilitate the move out! In fact, they appeared to be delaying the move out in order to continue receiving the rent! E- mails from Matt Caproni were confusing and not helpful! RUN RUN RUN. This was Sullivan PM they changed the name because of such a bad reputation. They don't care about you except for your money. Blasting music too bad. No hot water, oh well. This is a bunch of Newport Beach suits buying up apartments and making money off you. I'll never rent from a management company again. read more

BEWARE this company has taken over for Sullivan property management which has a terrible reputation from Orange County to Los Angeles. I endured four months of zero peace and quiet while in my apartment managed by this Stephaine Figueroa. Four months of emails with time stamps of noise issues and nothing changed. Once I told Stephanie I had a lawyer I was denied an upstairs unit. Repairs were done at a low standard, I believe my apartment had water damage and not repaired correctly but painted over. Other renters didn't have hot water for months and other issues in Los Angeles. You'll never get the outcome you desire speaking to the property managers who work for this company, run and seek a lawyer. read more

Very clean, nature-like environment at Belvedere Terrace. Bruce is absolutely Amazing, any issues or problems gets handled right away. He's extremely attentive and follows up on all requests and always inspects the work of any vendor. He is also very communicative of anything that goes on at the building. I am writing this review for Lisa Clark, the new onsite manager at Jefferson House 1 propertyy. Since she took over the day to day managing of the property I feel like we have someone who really cares about the residents and the property. Our property looks festive and well maintained. She goes out of her way to accommodate the residents and this can be difficult because of the mental health challenges many of the residents have. I have lived at the property for over 10 years and she is the third manager and the best so far. Any issue I have had she took care of immediately. I appreciate her efforts, kindness and patience. Leaving this review specifically for our fantastic property manager, Stephanie Figueroa. We have been in our apartment for almost 2 years and recently had some severe rain water damage and another water leak elsewhere, amongst other related issues outside of our control. She has been a great liaison between us as tenants and upper management, quick to respond, follow up and quick to get us help in solving these issues.
