I tried to schedule a showing for a property they manage and their lack of communication was really disappointing. I called, texted and emailed with no response Saturday when the listing posted on Zillow. I finally get a text from Samira Uti on Monday to start the scheduling process. I said I had time that same day... no reply. I hear from her again on Tuesday that her next available slot is the following Monday. That's a long time out to schedule a showing, but I agreed. Still, just one response that day. She finally confirms the showing the next day. At this point no one has returned my phone calls from earlier in the week and I get one reply per day from her. The very next day after getting the showing confirmation she cancels our appointment and said the unit was pending a lease signing. It is what it is, but I find that disrespectful of other people's time, and wonder what value they are really adding as a property management company for this owner? They're lucky the unit is in a nice neighborhood and will sell itself. All I can do is not reach out for any other property they manage. read more

I lived at a condo managed by this company for 6.5 years. I had a consistently positive experience with them. My service requests were always handled with urgency (Robin is wonderful to work with). Everyone there was always kind and helpful, including the vendors they sent to make the repairs. I moved out last month (02/2025). I had the place professionally cleaned before I left and I received my full security deposit back. I was also lucky that I had a great landlord who was very accommodating to my needs. They're the worse property management company in long beach. they pretend to have great properties for rent but they use the original construction photos for the ads. The office employees have toxic personalities and the manager Alex throws a tantrum when you report issues at the property. They act super welcoming at first and once you sign the lease, it's an issue of you expect livable conditions. They have a notorious reputation for slumlord behavior and the pissy attitude is nothing new. They were super happy when I was late on my rent they thought they got me but nope. They don't understand rental law until you teach them how it actually works. The entire couple years has been annoying to be there. We had started an eviction process many times on our own, trying to save money, but would realize we had done something wrong and have to start again. I faced racial discrimination in the hands of We Manage. I highly suggest keeping track of all names and DRE license #s in the event that you need to file a report to California Department of Real Estate , DCA, & US HUD. They have a history of rejecting black applicants even if they are well over qualified. It was night and day between how they responded to my partner-- who is white. Little did they know, I am primary breadwinner with excellent rental history, but because I am black they wouldn't give me the time of day. Moving is stressful enough without the icky racist practices causing more grief. I am very fortunate that I caught this straight away and reported them. As a property owner and former landlord of my own two complexes in Long Beach, I had We Manage take over for me from 1996 to 2021 (when I sold my units) and have never been happier! Reports are filed in a timely manner and easy to read, every issue was discussed and gone over thoroughly on how best to handle any tenant problems or repairs--always with the thought of how to get the best job done at the best price. I rarely had any lag between tenant occupancy and they got my rents up to market value (which really helped during the sale of my units). On top of that, they worked well with the commercial realtor to help facilitate the sale of the property and get me top dollar. Unorganized and unapologetic!! I scheduled an appointment with Sade to see a house my family was interested in leasing. The morning of our appointment she sent a text canceling because the house was already leased. All communication comes from an automated text so there's no way to contact them on the weekends (when we were scheduled to meet). When the office finally opened the following Tuesday, I asked why she would schedule an appointment knowing the applications were already turned in and she told me it was my fault for not asking!! Sade knew we had great interest in this house but all of the sudden acted like she didn't remember us. Not sure I would trust this company with the roof over my head after this experience. read more

If you're a renter, or an owner who doesn't want to get sued for questionable business practices, run don't walk away from any property managed by WeManage. Our house was covered in peeling paint (I heard people outside refer to it as a 'haunted house' soon after we moved in) and they repeatedly rejected requests to freshen it or to do anything beyond the legally required. Once we asked for our dryer to be repaired and the broken piece was literally taped together by our property manager, broke again in two seconds flat and I had to get back on their online system and file another request for service. We are still waiting on the return of our security deposit more than three weeks after we gave up possession; they claim it got 'lost in the mail.' P.S. Beware of their demands to sign a second 12 month lease after the first one expires- they twisted our arm saying our rent would jump up a ton if we didn't sign. Then charged us $1500 to get out of it, as well as the full balance of rent until a new tenant could be found, when we finally found a better place to live. Update: We received part of the deposit back but they withheld $750 from our deposit, including charges for things that had nothing to do with us (peeling ceiling paint) and a $180 rekey fee to prepare for the next renters, which is completely illegal. read more

OK, as long as you don't need anything from them, otherwise they show their ugly faces. We manage employ petty, cheap, nasty policies to support illegally stealing your money. About 10 years ago I used to have a lot of respect for Bill the owner. More recently however, letting his employees continue to steal made up charges from renters has made him lose integrity. According to my lawyer (who got me my cleaning fee back from them last time I moved out of another unit) they follow illegal practices and are completely unethical. They will lie to your face just to take all of your money. keep records of everything and take any issue that you have to small claims court because again what they do is illegal. Enough abuse of renters. I gave almost 100K for tiny shoebox studio for the past 6 years. Never late, and usually paid ahead. But these people magically create pages of made up lies and basically force the renter to pay for the re-do and claim they owe $0. How Pathetic. Looking forward to a court date, because I kept all my records and have proof of everything, many things. Plus judges have really been against owner/management company abuse of renters since Covid, so I hope they chuck the book at them. And I'll gladly donate my money back to support other renters facing similar issues. read more

We Manage (or as I refer to this business as "We CANT Manage") truly took advantage of deducting from my security deposit *sigh* I'm a fair Yelper and I only speak truths about my experiences (just check out my other reviews). I honestly thought I was going to give this business a 4 star review up until today (3/31/2017) when I received my security deposit check. I had a few hiccups while living in the apartment since November 2015, however the overall experience was not horrible. In retrospect my biggest issue has been with the maintenance manager, Robin. Kevin (no longer employed by We Manage)- showed us the place, great communication, helpful, no problems. Gisele- signed the lease with her, good communication, no problems. Melissa (no longer employed by We Manage)- great communication, troubleshooter, fair, no problems. Jeff- point of contact after Melissa left, good communication, helpful, no problems. Robin- talks a lot but doesn't listen, horrible communication, unethical, did not/refused to return my emails for months when there was a maintenance billing issue (Melissa came in and troubleshooted eventually). Bill- seems like a nice man/owner but not helpful or empathetic with the security deposit cleaning charge issue. After giving notice to move out I received an email from Bill with some move out tips, and I took them seriously...I know now that I really shouldn't have. I hired a cleaning service so I wouldn't be charged ridiculously for We Manage's cleaning fee...FAIL! The cleaning service I hired left the 1 bedroom apartment extremely clean. I saw it after and was pleasantly amazed. The wood floors, all windows, bathroom, kitchen, closets, and cabinets were clean and smelling FABULOSO! Now, I'm not naive to the fact that We Manage was going to hire their own cleaning service (for the details), however I was expecting a reasonable "deep cleaning" fee seeing as it was ALREADY CLEAN! I'm thinking $50-$80 at most, but I was definitely not expecting $180. Apparently nobody at We Manage saw the apartment before the cleaning service "cleaned" it, but Robin says it was not clean. I've lived in many apartments dealing with various landlords and management companies, never have I had an issue with receiving my security deposit back with a REASONABLE cleaning charge deducted. It's not so much about the $180 as it is about how shady We Manage is presenting themselves. I hate feeling taken advantage of. I was a GREAT tenant!! Never late on the rent...NEVER! Always kept it friendly and professional when communicating with We Manage. I am honestly disappointed on how things ended. Obvious to say that I do not plan on renting any properties from them in the future unless the rotten apple (Robin) is gone. Here are some "Lesson Learned Tips" if anyone does business with this management company: -Take pictures of EVERYTHING when moving in/out. -Don't bother cleaning when moving out...waste of time and money. -Keep all communication written/emails as proof. (Robin only communicated with me through telephone even though I would email her...hmm...suspicious!) -Make sure to ask for an invoice for any maintenance charged to you (I failed to receive an invoice for a locksmith that Robin sent out to my apartment without my request for one THEN charged me for it. The guy did absolutely nothing but issue me a new key that I had planned to make a $4 copy of somewhere but he charged close to $60. After I refused to pay that amount and complained numerous times We Manage paid half the cost, but not because Robin wanted to...even though it was her misunderstanding). I can't help but think charging $180 for the cleaning service was WeManage/Robin's revenge for having to eat half the cost of the locksmith fee. I wouldn't be surprised but that is definitely unethical practice. I guess I'll never really know :/ Did I mention they deducted a prorated rent amount from my security deposit check that I had already paid?!! I was a tenet of a property that We Manage was managing. I was in the unit for a year (moved for other reasons that had nothing to do with WeManage) in my year with we manage was GREAT. Whenever I had a work order put in through the tenant portal it was promptly handled the next business day. I have nothing but high praises for Jeff Joyce. He was always professional and caring (if only everyone in the world could be Jeff) I was having issues with a difficult tenet above me and he would go far and beyond to deal with the issues at hand. I normally don't do reviews but I felt it was my duty to do this one. Not sure about some of the reviews I've read on here because is sounds nothing like the company I was with for a year. I would of stayed with them just based on there professional aspect but they didn't have anything available for me at the time of my urgent need to move. I can really speak on my return of my deposit just yet as I haven't received it yet. I will do an update once I do receive it. I am going to do a review for them on different outlets. I know it's hard to find a honest company these days. I will vouch for WeMange Jeff and his team that I had the pleasure of meeting and working with. This is my second year with We Manage and I love them. From the beginning, they were very accommodating. When I came to see the condo, I wasn't fond of ther wall color and blinds. They replaced the paint to my liking and installed curtain rods because I wanted curtains on my windows. I've had 3 plumbing issues and they were all fixed promptly. Everything sounds good upfront but just wait till the end of your contract. Thankfully they only took us for a small amount of money, but in the business of real estate trust is everything. From day one, owner Bill took the time to meet us individually and alleviate any concerns and made the transition as smooth as possible. We Manage is an exceptional example of a property management company done right, and deserves a shout-out! The owners Bill & Jeff are genuinely good people (with an excellent design aesthetic) who care about the tenants and properties they manage. They are committed to operating their business with integrity, and it shows! They or their designate are available 24 hours a day with a simple phone call. They have personally attended to many situations themselves. All staff I have interacted with have been equally personable with a similar outlook / dedication to service. The website has super convenient tenant access for on-line rent payment or making service requests. Problems and concerns are addressed in a timely manner. Maintenance or service requests are confirmed within 5 minutes by Robin, Property Services Manager, and she indicates the approximate time it will take to complete the request, no other follow up is needed. We Manage seems proactive about the quality of upkeep on the property vs. just getting things done quickly or cheaply. They consider the value of the property not just to the owner but to the tenants as well. Professional landscaping and porter services are provided at least once a week. Reasonable requests / ideas are considered for implementation, which is above and beyond what would be expected for an apartment rental. Communication and kindness are what sets this company apart!! NEVER BEEN HAPPIER!! My boyfriend and I have been renting through We Manage for a year and a half now and couldn't be happier! Robin, Sade and Bill always have the utmost professionalism and speedy responses to any email, call or maintenance request I have had since day 1. I've never been turned down for a maintenance request and truly appreciate them for that. I requested to have a new fan installed in our bathroom to help with the moisture, I had them re-caulk our windows in the summer once I noticed pesky ants trying to get in, I asked for a new bathroom cabinet as the current one was fine until it started to peel and then also asked if they could repaint the front porch before my family came to visit last month and they did! The bungalow we live in is such a gem and was well kept over the decades. We moved in quick and had brand new stainless steel appliances delivered a few days later. That was the best surprise! After the 3-month failure of Beach Cities Management to prepare our rental and find a tenant (and our losing 3-months' rental income) we tried We Manage. In less than 2 weeks they had the place spotless and found a tenant. They take care of EVERYTHING. And they do it professionally and almost error-free all the time. I live in a (fabulous) property which got bought by We Manage about a year or so ago. It is a beautiful building from the 1920s, so there are always little things needing attending. We Manage handled the ownership and rental agreement changeover efficiently and effectively. No hassles, no tricks. Professional in every regard. They maintain the building with the same care as the previous owners did (and the previous owners lived here). I have made two service requests... can't remember what for now, but both were handled in quick, easy, clean ways. Something that I LOVE is that I can pay rent and make service requests online. So, no more having to order checks *just* to pay rent, and it is easy to pay a portion of rent each week since I can do it online. Especially considering the other options in LB for property management, I would definitely recommend We Manage to any potential tenant. read more
