To be clear and factual: * I provided two months of pay stubs and bank statements showing income exceeding 5x the monthly rent. * After reviewing those documents, your staff stated I did not qualify unless I could additionally provide proof of a separate liquid or retirement account with over $11,000 that "is not touched." * That requirement was not disclosed upfront, not provided in writing, and not tied to income verification. Saying "all documentation was standard" does not make it so. If this asset threshold is truly part of your documented criteria, it should be disclosed before applicants are asked to submit sensitive financial records -- not introduced after income has already been verified. Your decision to label feedback as "retaliation" rather than simply explaining the criteria is telling. Applicants are allowed to describe their experience. Dismissing criticism by questioning intent instead of addressing process reflects poorly on management, not the reviewer. If transparency and documented procedures are truly priorities, then clearly communicating qualification requirements in advance should not be an issue. Their rental practices are shady, their communication is pathetic, and their professionalism is nonexistent. Renters beware -- HCM will nickel-and-dime you for everything they can. In my case, I was renting from someone I considered a friend, who later brought HCM in to manage the property. From that moment on, things went downhill fast. Now they're trying to charge me for damages and issues that were already present when I moved in. I provided photographic proof -- dated and documented -- but they blatantly ignored it. They can't prove the damage wasn't there, yet they continue to withhold my money. It's a disgusting way to treat tenants. They refuse to have a real conversation. Instead, they hide behind emails and texts, never answering the phone or being available when you call. It's cowardly and completely unprofessional. And here's the kicker: they charge you just to renew your lease. Yes, you read that right. A renewal fee -- even when rent increases. They also expect you, the renter, to do all the legwork -- take the pictures, document the condition, submit reports. Meanwhile, they sit back and rake in fees. I've never dealt with another company that pulls this nonsense. Maintenance requests? Mysterious ones kept popping up in the portal -- things I never submitted. And when it came to inspections, I saw ONE person in two and a half years, and he was in and out in less than five minutes. That's the extent of their so-called property management. I'm beyond fed up. I've documented everything, and I will be taking legal action. If you're considering renting a property managed by HCM -- run the other way. I was fully willing to stay through the end of the lease, and I have text messages to prove it. I did take photos and submitted them through the required online form. If your employees failed to properly process that information, that's on your team--not mine. I still have all the photos, and the owner is not being truthful. I even checked in on the handyman during the work--his performance was sloppy at best. As for your so-called "good faith adjustments," check your math. You sent me a $36 refund, which doesn't even begin to cover the inflated and unreasonable charges. Those fees are absurd. Dianne dinh carlyle. Rude. Disrespectful. Unacceptable. Her license should be revoked. Never have I seen an agent so rude. If a client complains about your service, maybe offer a way to help, not be disrespectful. Out of all the times i called, i was only able to speak with her once. Out of the two voicemails, never got a callback back. I even sent an email requesting a call back, nothing. Then i complained, and that's when she said calling her 3 times in 2 minutes was being disruptive. It's your job, it's called customer service which clearly you don't know how it works. I mentioned that there may have been mold in the unit as well, which gave her an excuse to "refund" my holding fee and application fee, which i have recieved neither yet. Dianne said they take mold seriously and they will need to do an inspection. Guess what. The unit was back on the market the very next day. I have email proof that i was refunded due to a mold inspection which is clearly i lie, and you now have the listing back on the market. I had the unfortunate experience of dealing with Gabby, and I must say it's been quite frustrating and horrific. My move out date was in April and it's been about 3 months, and the situation is still unresolved. Communication was ok while I was a tenant and maintenance services were quick and easy to accomplish. Luckily most things were through a portal. I've been a great tenant for over two years; paying everything on time, reporting anything that needs service, and being a good neighbor. This review is for after the move out though After my move out, communication dwindled and it was hard to get a response in regards to my security deposit despite multiple follow-ups. When I finally did get a response back, it was to say, "I'm surprised, your SD should have been sent out last month." - which I still haven't received 2 months later after the supposed send date. On top of that, they had me contact the water management company to pay my water bill that was left over after move out (which I did but was waiting for proof of payment), and then charged me again for it by deducting it out of the security deposit along with a postage fee for sending me the check (which I didn't agree to). When asked why I was being charged for it, she said she "assumed" I didn't pay for it. We all know what that word signifies. Serious lack of communication, professionalism and accountability Glad that I'm almost done with dealing with them. They supposedly sent my check out yesterday without confirming if I had paid yet and if it was ok to charge me for postage or if I wanted to come pick it up.
