Avoid Falcon Bridge Apartments if you value honesty and accountability (and your money!!) Management mishandled nearly every part of my move-out process. I rescheduled the pre-move-out inspection with notice and showed up to both appointments just in case. They didn't show up to either, nor did they respond. Later, Anthony falsely claimed they didn't come because they "lost my email," which makes no sense since I showed up both times without a confirmation from them. Because they failed to conduct the required pre-move-out inspection, they likely knew they couldn't legally charge me for repairs so instead, they withheld a significant amount for "cleaning" and refused to provide receipts, even though California law requires them to if the amount exceeds $125. I've asked multiple times with no response, and now I'm pursuing a small claims case. This is not just unprofessional--it's dishonest and possibly unlawful. If you rent here, document everything and be prepared to fight for your rights. I wish I hadn't had to. read more

This place takes advantage on their tenants and break too many laws to list, but here's a start. 1.Environmental Health and Safety Codes. 2. What is promised in the lease agreement isn't delivered limited to maintaining habitable conditions in townhouses, and apartments. 3. They retaliate swiftly when complaints are made No central A/C for TWO YEARS "not our fault, we did everything we could to fix the issue and provided you with portable a/c. Those portable AC units or cumbersome took up a lot of space and I had to have the windows open constantly 24 seven which was boarded up by plywood with a hose running out the window and a large 3 x 4 x 3.5 feet in several areas of our home They drilled holes in the ceiling left plaster mess everywhere made marks on my carpet with their rubber, black shoes and never came to pick up those portable units and take them back once the AC was finally working again. It was brutal during the summer months here in San Ramon California. The temperatures can reach up to 108°F/42.2°C outside. Inside on the 2nd floor it would easily reach temperatures above 85f. They do not take accountability for anything and once you make complaints, they will try to evict you. Several times their pool would be closed during holidays like Memorial Day. It's been closed almost all of the hot months in the year 2025 due to a crack sometimes doors are locked for the laundry room and we are unable to reach anyone to come open up the laundry or open up the pool During special warm holidays. Example there is no pool access during Memorial Day weekend of 2024. There's been no pool access since June 2025 until this very day which is September 6, 2025. The only thing great about living at Falcon Bridge is the community of neighbors and the proximity to local schools and grocery stores. It's easily walking distance. The price is here are astronomical, and they will rip you off in late fees that add up to be another few months of rent. God help you if you are disabled and can barely make it down to the leasing office to pay rent and only a couple of ways cashiers check our money order they don't take direct deposit if you get locked out of your account to pay online once anything is late and it will keep you locked out and it will keep you paying $100 in late fees and there's no way to get back into your account app to change that. All of the appliances and fixtures are extremely old. The carpet is throughout the entire apartment except a small space by the front door and a little bit in the kitchen. It's this nasty fake linoleum. It's very tacky and the countertops are this tacky, ugly looking wood. They cut corners so much. It's surprising. They are still in business and don't have a class action lawsuit against them. This complex had my child and I in an unsafe apartment for two weeks. The first week I moved in by the end of the week they told me the structure was slanted and shifted due to earthquakes, and I needed to find a new place to live by the next week so they can get me and only one other resident out of a building. They told me I needed to pay once again to move. They moved me into a similar apartment yet. It had different flooring that was much older than the fake wood flooring that I preferred. read more

I do not usually sit down to write reviews, but at my age I feel a gentle responsibility to look out for others. This community is simply not living up to what it advertises, and the lack of true care shows in many everyday details. The amenities are often out of order, the upkeep feels forgotten, and the conduct of management can be highly unethical. Several neighbors I've met through gardening have told me they deal with constant unbearable disturbances wearing them down beyond belief. The whole place just carries a weary, unsettling feeling that I genuinely wish were not the case. After many years of life, I can easily tell when a home is being properly tended to and when it is not, and sadly this one falls into the second category. The issues seem rooted in the construction with too many corners being cut over the years. Cleanliness is inconsistent, rules are brushed aside, and the general atmosphere has steadily declined over the last ten years especially. I am sharing this because I want others, especially fellow seniors, to be aware and make thoughtful choices. With sincerity and a kind heart, I must say I cannot recommend this community to anyone seeking comfort, security, and dignity inside their home. read more

One star for the pool that's heated for part of the year, which is nice when it's not completely trashed by residents and guests. But with all the constant construction (ie. jackhammers, power tools , and hammering) that begins everyday at the crack of dawn, you'll be running for the hills! I know we are! So make sure to read the fine print before signing anything or you too will be paying rent at a place that you won't want to be at. We have regularly stayed at hotels or with family & friends just to get away and get some rest because you will need a vacation from this place. A few things that we no longer are able to do due to the migraine inducing noise and disruptions here... 1) work from home 2) video and phone appointments 4) tutor or have kids do their homework 3) relax or nap, and don't even think about 4) meditating! We gave up on that when we moved here and are counting the days til we're out. Additionally we were without a functioning dishwasher and washing machine for over a year!?! But on the bright side we got to know all the laundromats in the area and became experts at hand washing clothes and dishes! Now the only appliance that is still broken is the fridge and freezer! We of course are giving up on this appliance being functional and instead just stopped buying perishables that we inevitably end up having to throw away. We use an Igloo cooler when we're desperate...which is a lot of the time. And if you're thinking "Aren't there washer and dryers somewhere on site?" The good news is that there ARE three coin operated washing machines! And sometimes one or two may even work! (The third machine has not worked in the over two years we've been here) :(. They're also usually covered in dirt/mud and someone's hair but if you can wash the washing machine before using it on your actual clothing then you're all set. And then there is the gym....don't quit your membership at a real gym because you'll be very disappointed when you find that the small closet of a gym is set up with old and broken equipment for the most part. And of course the air conditioning is usually not working or turned on so you'll for sure feel like you're in hell while they blast choking amounts of fragrance through the building. Once, even dropping off a needed item because maintenance was too busy. He has always returned my calls (after just one rather the 4-5 I had grown used to at other locations). DO NOT MOVE HERE IF YOU LIKE SLEEPING PAST 7 AM! I wish I had known this before I moved in. This complex has had persistent construction from the day we moved in. And we did not know how loud and distracting it is. The employees doing the construction don't seem to worry at all about their presence being known and have no regard for noise. They drive up at 7 am, park in all the residents parking spots (which causes parking issues), then proceed to laugh, yell, and whistle to each other before they start using their jackhammers and other equipment promptly at 730 am. There hasnt been a single day in the past 8 months that we have been able to sleep past 7 am, besides the weekends - because they don't work weekends! Unfortunately for us, we DO work on the weekends, so our days OFF are spent waking up at 7 am! The build quality here seems to be incredibly bad as we can hear every single thing through the walls and the closed windows. It's driving us crazy almost to the point of breaking our lease and leaving early. Absolutely unbearable. And it seems any time you complain about the noise, it just annoys the management because they constantly hear the same complaints and don't have a solution for it. Another thing - the dumpsters. The dumpsters get emptied here on Tuesdays & Fridays... At 530 AM!!!!! Sometimes they come later, but most of the time it's at 530 am. And for us that live near the dumpsters, it's SUPER loud!!!! I haven't slept through the dumpsters being emptied a single time. I've always assumed noise ordinances would prevent this but it seems there's some sort of loop hole that allows them to come empty them at 530 am here. Insane! Another issue - reverting back on my previous statement, the parking is out of hand. The parking spots here are limited, and it's a constant competition to get a spot. Each unit here seems to have multiple cars, and nobody uses their garage. Everyone uses the garage for storage which means less parking spots. If you don't return home by 6 pm, you aren't getting a parking spot in the complex. Residents here resort to parking in the handicap spots + parking along fire lanes just to avoid parking out on the street. And it seems like the management here does a lot of barking, but no action. They'll send out notices about parking, but you still see people parking in these restricted areas every night. Seems to me the people know management leaves at 5 pm and the local security guard ain't gonna do anything about it. Would love to see more cars being towed to set an example. Another issue - the dogs. Multiple residents here in this complex have dogs - which isn't an issue! Its an issue that the majority of them don't like to pick up after their dogs! I cannot tell you how many times I've watched a resident allow their dog to poop, and walk away without picking it up. It seems like there's no enforcement on that rule and nobody cares to enforce it. If you walk through any lawn space here, it's like you're actively playing a game of mines and any step could result in stepping on poop - even more so now that leaves are dropping and covering them. I personally do NOT have a dog but have stepped in dog poop 3 times. Not fun. The residents with dogs also do not stick to the dog potty areas. They allow their dogs to pee and poop around the outside of units out of laziness, so much so that now when we walk out of our unit, all we smell is dog pee from the bushes next to our unit. Overall this place appears nice from the outside, management puts on a nice face, Anthony is a great guy, but I believe management here needs to enforce rules more strictly if they want to retain residents. For us, the noise is enough to leave, so we probably will be leaving and not looking back. Very unfortunate because this is an ideal location for us and we had high hopes for Falcon Bridge. Hopefully they can improve the living conditions here because it truly is a beautiful complex. read more

I am assuming we have new management, because things are getting a little better. Parking- parking, ehhhh.. still somewhat the same, still hard to find parking, BUT at least management checked everyone's garage to make sure they're making use out of by parking their car there rather than using it for storage, so that's a bit helpful. Mailbox-- a more secured mailbox have been replaced due to multiple mail theft that occurred last year and earlier this year. I think it's actually pretty cool they can even fit the bigger boxes in there rather than leaving it on your porch. Office hours-- they used to be open only during the week, now they're also open on Saturdays, which is nice for people with schedules like myself, therefore if I need something, I can call/walk to the office on Saturdays instead of scheduling a couple hours off of work to address any concerns/issues. I still see dogs and cats on the lose, so I'm hoping they can enforce what I'm sure they already have in place for animals staying on a leash and what not. I give a trophy to my neighbor above for making me feel as if I was in a battlefield everyday with the constant banging that rattled throughout my apartment with frequent dog barking, bird noises, and full on phone conversations. I spent so many days and nights calling the cops and security because of the noise that happened during the day, quiet hours and in the middle of the night at 3am when I was trying to sleep for my 12 hour shift as an ER nurse. Not to mention the drunken fights that interrupted my family dinners. They'll be there forever so good luck to whomever takes over. My mailbox received mail from different people all the time which is a big sign of a high turn over. I don't blame anyone who left for the same reason I did. Management did absolutely nothing to help us. When we had a waterfall of water come through our bathroom ceiling, management did nothing to take care of it right away and didn't reimburse us for anything. Although the area is beautiful, dog friendly (but people don't pick up after their dogs), and parking wasn't an issue for us having having 4 cars (we had an attached garage) I do not recommend this place to anyone who needs a quiet place to decompress or work, unless you live on the top floor and don't mind walking up and down the stairs or having an attached garage. I left a month and a half before my lease ended because I couldn't take it anymore. read more

It is very close to just about everything - coffee shops, parks, Target, Whole Foods, etc. It's also right across the street from an amazing Christian church - Canyon Creek and The Bridges Golf Course. The staff at Falcon Bridge is very helpful and respond very quickly to requests. I recommend taking a look, it is definitely worth spending 20 minutes to check out. Pros: * Staff/Maintenance * Amenities (Pool/Hot tub/Gym) * Washer/Dryer in each unit * Get your own personal one car garage * Other tenants * Very safe neighborhood * Location Cons: * Gym is a bit small (no free weights, but it has a few treadmills, weight machine, etc.) but since it hardly has people using the equipment, you won't have to wait to use anything ... and it's free * Slow to return phone calls and difficult to reach someone in the office by phone. Falcon Bridge is an incredible place to live. Not only is it beautiful and well-maintained, it's also staffed by a kind, professional, and proactive management team. I love the environment too, since it's out of the city and a good night's rest with quiet nights is almost always guaranteed. It's also very conveniently located--only a couple miles away from gas stations, a shopping center including Target, Whole Foods, and many great places to eat, and walking distance from a Safeway! This apartment community really does feel like that--a community. The neighbors know and look out for one another, and it is generally a very safe, family-oriented, and happy place to live. The management team, as I said before, is such a pleasure to work with and always responds to my questions and needs promptly and effectively. The maintenance team works and responds quickly to problems (I've called in about a few minor apartment problems and they've always fixed it within 24 hours). Some of my favorite qualities about Falcon Bridge (I lived in a 1-bedroom apt) include my own detached private garage, the large bathrooms, balcony with storage closet, spacious rooms with lots of natural light, a well-designed layout, central heating and AC, and my own washer/dryer! The kitchen is a bit small, but I do love the gas stoves and dishwasher :) There aren't many cons to living here other than at times, kids can be rather loud playing outside, but it's never an issue during quiet hours. Trash day can also be loud, since the trash area is right outside in the middle of our apartment buildings, but even then, it's only loud for one day when the truck comes. Last but not least, living in the Bay Area always comes at a high price tag, but I appreciate that this community understands middle-class needs and tries to keep rent prices fair so it's possible to actually live here. Unfortunately, I wasn't able to continue living here after just a year because rent raised to out of my personal price range, but it is still a more affordable community than anything else surrounding it in the area. I was so sad to move... it was truly the best apartment I've ever had! I highly recommend living here as it's quiet, friendly, convenient, and beautiful, and the actual apartments have well-designed floor plans and feel pretty sturdy. I have never felt happier living in an apartment than I have here at Falcon Bridge, a place that finally feels like a home rather than a temporary living space :) read more

I love living in this community. It is relatively quiet and beautiful and very dog friendly. I have lived here almost 3 years and both the management and maintenance have been very responsive. My only complaint is the parking. Many residents use their garages for storage instead of their cars. Management needs to crack down more on this issue. read more

But if you are looking for open and transparent communication with management and maintenance, I advise you to look elsewhere. When the management changed one year into my residence at Falcon Bridge Apartments, many standard things seemed to fall off. No parking permits were required (although they were issued), creating an issue with nightly parking, often needing to park across the complex or the street. When lightbulbs went out, or counter veneers were chipped, a voice message to the maintenance number was never returned. Upon moving out, the walkthrough team was rude and unprofessional. One room likely did need carpet replacement, but I was charged for the entire apartment. Without pointing out any visible stains, the office team proceeded to rip up the carpet in all other rooms to inspect the underside. Once a carpet is ripped up, it is unsalvageable (and so I was stuck with the bill to carpet the entire apartment). I called to dispute some of the charges and left a voicemail requesting a call back to determine what the next steps for recourse were. Instead of a call back from the office, weeks later I received a letter from their lawyers in San Diego demanding payment in full. I never heard from the office personnel again. It was an extremely disappointing experience with management to say the least. They are not easy to work with and do not communicate with their residents once moved in. Please be wary of this complex and, really, just find another complex from which to rent. read more

Shapell Properties Inc. are rent gougers. They are pushing me and my neighbors out. Corporate, faceless, rent gougers with shady tactics. Amenities closed for over a year but we just got a nice $150 rent increase during the pandemic/lockdowns. These guys are greedy. read more

We truly loved our time at Falcon Bridge. We spent 6 years there and loved it - Anthony and Team (Jonave, Toni, Efren, Eduardo) treated us like family. We had to move to Southern California for work however. Nonetheless we feel we left family behind. i live on the 3rd floor with no elevators so moving in and hauling groceries are a pain. complex is severely lacking parking, mailboxes get broken into, and there's a racist old white lady on the 1st floor constantly berating and harassing me in front of my children while nearly tripping over her own feet to make friends with my white sorority girl nextdoor neighbor. on the bright side complex is in a beautiful neighborhood right across the street from a golf course and mjllion dollar homes. theres a nice pool and serviceable fitness room. every imagineable amenity like groceries and a hospital are all within a 5 minute drive. complex staff either has an extemely high turnover rate or gets rotated out every year to justify raising rent. Current assistant manager Shamon however is the epitome of professionalism and class and provides excellent customer service. read more

This place is nice to live in but lately from the office staff and maintenance it's just turn over after turn over. Rumor has it the company isn't paying their employees well because unfortunately it's causing the office -tenant relationship to be a one second moment. The con's about this place is the parking. Many residents have more than 2 cars per house hold. Other people also have cars that are not moved. And the office does nothing about it. How can people be paying as much rent as a hm anywhere outside the tri valley and have to live in a place where they come hm after a long day of work only to have to circle the complex twice and either end up parked in the street or a few buildings away from your own and it's only because people have 3.4 even 5 cars per hm. Or cars parked that they never move. Maintenance also looks like it's falling in a crack remember that complementary carpet wash you use to get after a lease renewal. Yep that's gone. You want your carpet washed then you do it. This complex has diversity from whites, blacks, latinos, asians , middle eastern it has it all. Kids play outside which is nice to see brings back memories as a kid. Falcon Bridge listen to your residents. Parking is a problem. Enforce it why do you allow people to leave cars parked with out moving or people saving spots for themselves. read more

I remember coming to this complex several times before i decided to sign the contract as one of my major concerns was the reviews on yelp but each time i visited the place i was patiently accomodated by staff. Everyone from property manager to maintanace personnel are extremely professional, attentive and courteous. They take concerns seriously, investigate promptly and problem solve efficiently. I am a 15 year resident of Falcon Bridge. I've looked over the reviews on Yelp and for someone deciding whether to move here or not, I would imagine it's a bit confusing, as there are both good and bad reviews listed. I believe the reason for this was because of a high turnover of management within 4 or 5 years. In 15 years I've seen (at least) 6 management teams come and go - 3 of which were great, and the other 3 were horrible. Seriously. We are pretty much low maintenance tenants, but recently required management's help with some things, so I had a chance to meet the current staff for the first time - Manager Toni, and assistants Anthony and Jonavae, and can honestly say they're the best team I've seen here in a long time. They not only do what they "have" to do to help us, but have consistently gone above and beyond on multiple issues, and we're ALREADY residents, not new applicants that they have to impress just to "get a sale" or anything like that. That's what impressed me enough to write this review. The complex itself is gorgeous. It's set in the middle of million dollar homes. As for issues - well, it's an apartment complex. It's not a question of "if" issues will arise, it's "how will the management team handle them when they do?" I noticed that the issue of parking came up in some of the comments. While every apartment gets a garage, there does seem to be parking issues near the back of the complex. I live near the front and it's not really an issue. Part of why this has become a problem is because tenants use their garages for storage instead of parking (which they're not supposed to do). Fortunately the current management team has already sent out memos about garage inspections to help break this cycle. Also, the rent here did jump quite a bit a few times, but it's based on the average rent for the county. And, well, Contra Costa county has jumped by LARGE amounts over the past 5 to 6 years. It's crazy! But that's Northern California, not just these apartments. To summarize, I'm leaving a 5 star review not because things don't happen or occasionally go wrong in this complex, but because of the level of response of the management team to fix those things. This review is for the apartment management, I lived in Falcon Bridge, San Ramon for 2 years in 1 bdr apartment. * High rent as compared to other communities nearby. * No play area for kids. * Very arrogant manager, residents are not allowed to meet her unless she thinks its required. Many a times I had to wait for more than half an hour to meet her. * They dont give you advance notice on rent increase before lease renewal and if you dont accept they ask you to vacate and pay one month rent. * Very greedy and will do anything to snatch whatever money they can from you once you decide to leave. I had to move out the apartment because of my job location, even though I vacated on the last month of my lease I had to pay additional one month rent ~$2000. I tried to convince a lot to give me some discount but in vain. before I return apartment keys to them I did everything I could to clean the apartment, invested time and money, did detailing of kitchen, bathroom, cleaned carpet etc with a hope that I would be getting my security deposit back not full amount then atleast something and there was no major expenses found in my moveout inspection but to my surprise after a couple of months vacating the apartment, I received a bill of $842 and they claim that they had to replace the carpet, when I protested they sent me pictures of carpet highlighting one tiny red spot which they claim is paint or something, I never used red paint or even a pen, I think that could be last minute strawberry mark that I didnt notice rest all carpet had no damage professional cleaning would be sufficient enough for it. I had so many calls and emails with them, exchange of pictures etc for few days after that they started threatening me for some collection agency and then blackmailing me to damage my credit score and I had to pay the money in protest. I'm looking into a legal way to sue them. My advice to the person reading this review is to stay away. Home you call is the place where you have peace of mind and with such landlords you are not going to get that. There are many other decent communities in San Ramon area do some research. Sad to leave this place! I've lived here for two years and had to relocate due to my husbands job. These condos are perfectly placed near parks, groceries, coffee shop, running trails, and banks. The staff is always so courteous and really tries to take care of each tenant. When repairs were needed the staff and maintenance crew were quick to help. This place is pretty much like a scam, if you decided not to rent out their apartment but other place instead. I suggest you not issue them a cashier check as a deposit fee in the beginning. Because you won't get the deposits back even though they promised to refund you the whole deposits!!! Mine was $250. This review is long overdue. My mom lived here for about 3 years, and recently moved out a few months ago. The staff is responsive and helpful. We have lived here since spring 2009 and we have not been disappointed. Anytime we have put in a maintenance request, it gets fixed just about right away. The maintenance guys are nice and do a great job! The facilities are clean and kept up very nicely. I'm a particular person and even I didn't really notice the buildings needing a mini repair and new paint job (they are doing it currently and getting it done pretty quick). They also keep the streets/landscaping picture perfect. It's above lovely for an apartment complex. Almost feels more like condo living. The pool is clean and inviting during the summer. They have a small gym, no free weights, but good enough for a free gym. It's still clean. The remote is sometimes tricky and doesn't always work, but I think it may be a tenant not reporting it to the office after dropping it or maybe taking the batteries out? I have no clue. Just have your itunes with you and you'll be fine :) A gym is for working out, not watching tv. As for the inside of the apartments, there are different layouts and I like ours very much. We have a 2 bedroom/2 bathroom corner unit with a 1 car garage, AC/heat and a stacked washer/dryer inside our unit. That's HUGE for me. I hate dragging a hamper of dirty clothes (panties visible) for everyone to see. Also, water and trash are paid for. Lastly, I've heard from another tenant in another part of the complex that they have popcorn ceiling and older appliances. We don't have popcorn ceilings and our appliances seem to be fine. I assume some units are updated and others aren't? I would ask to see the actual unit available before moving into it. Might be a good idea. Oh and another last thing, they allow pets with restrictions of course. However, I have seen a couple people with pets not within the requirements (big dogs more than the 25lb limit). As long as they're not stuck in a small apartment all day and not a dangerous breed, I'm fine with it. I love the pets :) All in all, we are very happy here and would encourage you to choose Falcon Bridge Apartments! read more
