I had Fast Eviction Service do an eviction for me and the tenant is finally out of the house 5 months later. Why am I going thru the trouble of going on Yelp and giving a 1-star review? Well its because of their business practice of over charging my credit card. I sent in the initial intake form and authorized a $250 charge to start the process. I monitor my bank account and noticed that they charged this twice; the second time was under a separate merchant ID. After several calls and emails where I sent them screenshots they finally refunded my $250 and said they accidentally overcharged me. The eviction process was bumpy and they kept calling and letting me know there are extra fees and I would sign authorization and email it back; in all it cost me over $3000. The tenant finally moved out and I emailed Fast Eviction Service telling them that the tenant moved out and to stop the eviction and go straight to judgement for collections they ignored me or did not receive the email. I got a call from one of them informing me that I needed to appear in court for trial for the eviction, I told her that the tenant moved out weeks ago. The person on the other end of the phone seemed confused and said she would have someone else call me back. No one ever did. I then noticed another $250 charge on my credit card from them which I never authorized and was placed way after the tenant moved out. They are ignoring my calls and emails requesting a refund as this is fraudulent. I'm going to have to change my account number because they might keep on charging that card on file while ignoring me. This place is HORRIBLE! I hired them for my commercial property and they were so rude and incompetent! At first the workers there were nice and reassured me of how things are going to go but unfortunately I was "bait and switched". The guy at the front was very nice even when I called for updates but I can't say the same about everyone else. They just want all your money and they do not follow through. We even got tricked into hiring their in house lawyer B****. She was too pushy and pretentious. It was a nightmare.I pretty much paid 2k and lost out on all the money they owed us and the tenants got 2 extra months free. I didn't want to spend one more second through this agonizing experience with this company and our tenants so I agreed to ridiculous terms. The lawyer truly was no help. Not fast enough! Took three months to clean out my ex tennant. They take forever to schedule for court date. They always said the court but I think it was them. Bad experience. I will never use this service again. When we went to court, the "attorney" was not prepared. She convinced me to settle out of court which was a bad idea. I had a good case and could have won a settlement. I was ready, but she wasn't. I could have handled this myself better and saved money. I still don't have my tenants out as they said I would. When you call them, you never get the same person twice. You have to go through your whole story everytime. I even had to rude ladies that answered this phone. Unfortunately my company filed an eviction with the "help" of fast evictions. This was probably the worst decision we could have made. Normally for a process that should have taken 4 weeks, according to their own sales reps, an uncontested detainer, took almost 10 weeks, 2 and half months. After speaking to one of their supervisors, we found out that some important paperwork was lost on their end which in turn caused a huge delay in their services. STAY AWAY!!! If I were not the client, the process would be funny! I am the client and I was mislead and told several versions for every question I asked...NONE OF WHICH WERE TRUE. They never return phone calls or e mails. The first complaint they filed they used the wrong name for the plaintiff (me). That mistake added 40 days to the Evection process. The staff and attorney does not know truth from fiction. They all lie on a regular basis. Thier license has been suspended several times and they have continued to do business anyway. We started tgis eviction in December and didn't get a court ordered lock out date until February 16.They failed to send documents to court for a quicker filing time. Ive read all the reviews but personally we have used them for years for our propertys and the evictions go quickly. I would say their communication is not sterling they probably expect you to understand more than what you may understand but for me I was fine with their style. We call, send them the lease agreement, they start the process and 45 days later my tenants are locked out. I think that for small time landlords they want more hand holding and this may not be the company that will do that but for me it was great, make a call and then wait for them to do their thing. Easy enough. Also, I think you need to be really clear that their initial costs can change if your tenant is difficult, if there is more than one court date, if you want them to post notices and etc. Realize nothing is free and they have to pay people to drive to your rental and post stuff, they have to pay the attorneys who go to court, they have to pay filing fees. Nothing is free. Ask them for a menu of services and cost and as things happen during your case check to see if there is a charge and ask them if you are not sure. Otherwise. I have never bothered writing a negative review for a business or restaurant, but my experience with this company was SO bad that I feel guilty for not warning others to stay away. Unprofessional - No advice or counsel in any helpful way with the eviction process. Always generic answers to questions. They don't paint a picture of what to possibly expect from the case and the corresponding fees. Never an update or call until they need more money. They even charged my credit card without notification when I had submitted in writing that all charges must have my written approval. Found out during several Q&As that they were not even familiar with my case and the paperwork I submitted. It definitely feels like a sweatshop operation over there, where clients get no individual attention. Rude - Always in a rush to hang up. Got yelled at several times for asking questions. Uneducated receptionists who misinformed me several times on legal and procedural matters, which I found out after consulting other attorneys. Never could talk to an actual attorney, until I refused to give approval for an unexpected "service". Unease - Throughout the process, they never consulted me on what kind of twists and turns or outcome to expect after reviewing the case. As you can imagine, that's a very uncomfortable feeling to receive in return for your money. Obviously, I didn't receive a professional service and I don't think anyone should expect to. Maybe they are not at "legally" at fault for any of this, but I have no doubt you can pay for better eviction services elsewhere. read more

I would give this company 5 minus stars if possible. They are the most unprofessional company I have worked with in 25 years in property management. John B - the owner who won't even give his name, the first sign a company is shady - may claim they are professional, but I think he should look that word up in the dictionary. It took them 3 weeks to file the unlawful detainer because they hadn't read the lease and thought I had made a mistake on the 3 day notice. I would never have known they hadn't filed if I hadn't called them and then I had to call 4 times and email once to get response. Every time I called a different person was working on the case and seemed not to know what the last person had done. I won't delineate the myriad other problems we had with them, including the fact that they never let us know they had been to court so our unit sat empty for almost a month while I awaited yet more return calls/emails from them. As I write this I have emailed twice and left a message asking that one of the 3 or 4 "lawyers" who handled our eviction send us the judgment so we can proceed to collections with the former tenants. A standard eviction took them 3 1/2 months to complete. We could have paid real lawyers who know what they're doing and we wouldn't have wasted as much money. (Or been as frustrated.) They were, however, able to ask for our money very quickly. I would never have used this company if the property owners hadn't insisted. We will never use them again. read more

This is a awful company, There are hidden charges everytime you turn around. Customer service is the worst. Never can speak to the same person, they avoid giving names anytime you call. You have to call at least weekly to find out whats going on with your case, and every time it's a different. story. The entire process took me three months. I would suggest that it is concerning at the very least when an attorney office does not follow explicit instructions that are written in black and white. I would also suggest that it is further concerning when an office does not have communication amongst itself and when you talk to an attorney and they don't know the owner of that branches name there's big trouble. So then what you don't know better you might want to make sure that you read all of this. The court has 5 days 2 Grant to a defendant regarding an unlawful detainer. If you do not demand of the court or your attorney in this case to make sure that the court does diligence much like that attorney should have , you will lose big money. In my case it's coming directly from Fast evictions lack of diligence communication and instruction following. When you go through an eviction and you win the case you will then be given papers to deliver to your Regional Sheriff Department... That will probably be performing at a lackadaisical level AT best! The court is to Grant five days by law for the tenants to move. If you do not have the judge instruct the sheriff to perform by a certain date you will fall into the pool... a rather deep pool of time, which means money out of your pocket. As fast eviction went in to represent my case today and was thoroughly instructed to not leave without a performance date... They did. With what should have been a 20th lockout date or the 21st at the very least I am now thrown into the San Bernardino Sheriff Department pool of wait for which I anticipate a performance no earlier than the middle of next month. What's the big deal you ask? Well other than the $30 a day the greater concern is that these tenants along with all of their raggy friends will now have all that time to disrupt my tenants and the peace. This undoubtedly will affect any of my new tenant in any of my prospective tenants. So do you see the problem now?.. Or are you seeing the greater problem that there are two parties involved here that do not listen to a client's instructions and or demands. The disadvantage of face is that I actually went to law school and actually know the black letter of the law. I forgot my disadvantage by being an owner being told otherwise.... Which clearly indicates to me that neither party really knows what they're doing. What is a law office and the other one is a management office. When you go in for your unlawful detainer case do not leave the courtroom without a performance date. Do not allow the judge to be gratuitous with your money and all Christmas like with your prosperity. Now if the San Bernardino Sheriff Department had their s*** together that won't be a problem but I would suggest that the problem is not in just San Bernardino but probably in your region as well. So to reiterate the law the defendant has 5 days to remove their personal property from your property. The court does not have the right to Grant endless amount of time. One or two days at best unless.... Undisputed and/or there is not a demand for a performance date which is where this case failed and the attorney failed for fast eviction. I spoke with Fernando explicitly and extensively plus put it in writing and talk to the owner John to no avail. When I ask to talk to John the female attorney did not know who I was referring to that in itself is concerning. Seemed her only concern with her self gratification that she had gotten a writ. That route will now go to the Sheriff's Office and sit until somewhere in the middle of January instead of having a performance date of December 20th or 21st. To the childish female attorney who typically has an attorney would only be interested in hearing her own voice decline to hear the facts and or the disposition Fernando and her Superior the owner of Fast evictions of San Bernardino /riverside. But I suppose you would have to know who the owner of the place for which she is employed from to begin with. In closing I might add that a great concern came over me when I was told that fast eviction would be handling the unlawful detainer case due to their lack of diligence from past dealings. no surprise that this would be the outcome. Do not leave the courtroom without a performance they instructed to the Sheriff's to do so by the date stated and I would advise also just a very clear from using this poor ass Service read more

I hired Fast Evict.com Law Group in Feb 2019 to collect a money judgment and charge a commission fee of 40%. To date, they have collected all monies on the judgment plus interest but they have only distributed a portion of the money to me. The portion that was distributed to me was not paid until 2 months after they started collecting on the judgment. I have reached out to attorney Grace Long on two separate occasions, but I never received a response from her. However, I received a response from Kelly who assured me that a payment would be mailed the same day, which it was not. The initial payment was not mailed until 2 1/2 weeks after I spoke with Kelly. I've spoken with several Reps and I've been given the excuses "there isn't an attorney available to sign the check" and "there's been an organizational change so payments have been delayed". I finally filed a complaint with the Better Business Bureau. If the BBB is unable to resolve this issue, then I will file a small claims case against this company and a complaint with the California State Bar Association. Needless to say, I would not recommend this company to anyone. Extremely disappointed! read more

DON'T USE THIS COMPANY!! They served a 60 day Notice for me, or they told me that they did. I called them and asked them for the Proof of Service. I was told that it isn't prepared and signed until the 60 days are up and they file it with the court. This is their choice, not a court rule. I told them I didn't want them to file it and get it done now and send me a copy. They refused to do it and kept repeating that it isn't prepared and signed until the 60 days are up, blah, blah, blah. They basically hung up on me. Keep in mind that this was a calm conversation, no raised voices, and no reason to hang up on me. Except, of course, they didn't want to give me the Proof of Service, if they really served it at all. I think they do it that way so they can basically force the Landlord to use them for the actual eviction and anything else that needs to be done if the Tenant doesn't move out when the 60 days, or whatever the time frame is, are up. Save your money, the positive reviews here can't be true! EVERY NEGATIVE REVIEW HERE IS TRUE!! I DON'T KNOW HOW THEY STAY IN BUSINESS. I do property management for a private family trust. I like to make sure that I am 100% on top of this account. I provide accurate,honest and cost effective services to my client. I Had fast Eviction Service do my eviction. They did a "fast Eviction" that cost over $800.00 and two months. Everything is more $$$. Three weeks after the evction I was contacted by Kala in collections. I was told that their 40% collection fee included "eveything". A few days later I called FES. When I asked about a Judgement debtor exam... that was another $400.00 . When I tried to get it resolved with the office manager, I explained that I had been contacted by Kala, and she had told me that that the 40% fee covered agressive collection. The manager was RUDE and DECEPTIVE. She kept up making excuses... She got so frustrated with my question and request for granularity of fees and charges. (my question was) "Can you tell me the things that are not covered in the 40%" I guess was over the top for her, She obviously does not understand that when I quote a cost to my customer, that I must be concise. Anyway, she blew up and said that she was dropping our case. This is the treatment you get if she is not having a good day I guess. I am not going to use this service again. My realtor had pushed me to use this company when my tenant decided to skip on the rent (since he's been using them "for years"). However, I read some of this reviews and I started to have second thoughts, even then my realtor Robert insisted that I gave them a try through him so I gave em the green light. The service was good. The workers were for the most part nice and knowledgable. I didn't like that I couldn't always talk to the same person, however, the trick is to just email them directly rather than calling them.
