A few years back when I owned a property I had some really bad tenants and needed them to go. After getting legal papers done, they still didn't pay rent for about 03 month so I had to evict them. I got recommended from a Realtor that we used and lets just say, I shouldn't have taken that recommendation. This company is based out in San Bernardo County and I am in LA County. This company is all about advertisement and get rich quick situations without the customer service. Every document is pay pay pay $$$ I spent over $1000 on this company for legal documents I could have produced on my own or get a local attorney. Long story short, customer service sucks with little to no response, attorney sucks until I had another attorney call. The day in court, they didn't even help me fight the case, they offered a settlement of letting the tenant leave by a certain date and they wouldn't get penalized. So it was a win-win for the tenant... I do not recommend this company/service and I would avoid them at all costs. I could have represented myself... that's how bad they were. I called this company and man they are like SALESMAN! They lie about the prices and then lied about the ability to take care of my case. So glad I followed my first mind and checked YELP and checked around before using them. Fast to make a quick buck , not in customer service I use them for a tenant eviction and was quoted the standard price for service and court appearance. Watch out !! If your tenant respond to your filing or contest it, they will try to hit you up for discovery fee and a brief needed for court. Don't fall for it!!! The attorney was late to court and you sit there since 7:30am and the court don't start till 11:30 or later I've been waiting for my final judgment paperwork from them for almost a month. The only thing Fast Eviction Services is fast at is charging your credit card. We dealt with this outfit for a year and in that time I was never able to speak with an actual attorney. He was either "in court" or he was going to get back to me which never happened. What does happen is you are put on hold for who knows how long then if you are lucky you will talk to random person in a boiler room that simply looks at a computer file and says "someone will get back to you" or "your hearing has been continued to a future date". Emails were hardly ever responded to. My wife and I always felt like we were in the dark. Finally after a year of over $4K in credit card charges and no closer to getting rid of my tenants, we replaced Fast Evict with an actual attorney who I was able to communicate with directly. We were able to get the tenant out quickly. This single attorney was able to get more done in a week then these people managed to do in a year. So, if you feel like you have money to burn and you wish to be left in the dark as your delinquent tenants trash your property rent free for extended periods of time then yep, go with these guys. read more

Just finished 3 simultaneous evictions with Ms. Long and Ms. Womack. Don't hate the players, hate the game. They are in court day in and day out, they spend the time to explain your case and your probability of success. Since all evictions are jury trial now, it is impossible to predict the outcome and will take several months and several appearances before you get to trial. I discussed a case that my regular attorney was handling. I spoke to Fernando who said he would review them and them get back to me. This was after waiting a day for him to call me when other documents were forwarded the day before. The only reason I spoke to him again was that I called after 6PM worried that they would be closed and my regular attorney stated that I needed to act that day. Fernando acted like I never said that to him. Then I heard him whispering to Attorney Long saying should we take this case. They stated that despite having paid for the unlawful detainer and discovery they quoted $2500 which they said would handle just the jury selection. Then they also said they wanted to settle the case even though my tenant is being represented by Legal Aid so has no incentive to move unless brought to court. I had a horrible experience on the phone with Fernando who abruptly interrupted, demanding to make a payment before answering questions. Because previously I spoke to Mike, who was great on the phone but was not available to take the call, I ended up speaking to Fernando. At the end, I am glad to talk to him and decided not to work with this service because I saw pathetic Yelp reviews after I hanged up the phone. I saw how unsatisfied and disappointed people were and I was horrified by the idea. I rather pay more money and work with service that can do the job. Fast eviction is a fraud. These lawyers should be in jail. Never told me what my rights were when I contacted them to file for an eviction that I didn't need. Defrauded me of $640 that I didn't have to pay. Here is a piece of advice to whoever is considering using them. If you are renting out one of your rooms in your house to a single occupant and you want to kick them out, there is no need for an eviction process. As long as the room is attached to the main house. By law, all you have to do is to give them a 30 days notice and then after that you can lock them out. These a holes left out the most important information out of our conversation when I hired them. My experience with them has been professional and prompt throughout the entire process, so I kept waiting for the other shoe to drop. People are more likely to share a negative experience than a positive experience - especially in eviction law, where emotions and costs can run high - so I wanted to be sure to share my positive experience to any of you who might be second-guessing whether to hire this firm. I was one of the unlucky ones. My tenant raked me over the coals, generously allowing me to sample FastEvict's entire suite of services. From filing an ex parte to advance a demurrer, to dealing with a motion to remove the case from state jurisdiction into federal (I know, right?), and what I can only assume will be his filing for bankruptcy, FastEvict was able to accelerate the process as much as legally allowed. Apart from Leslie, I vouch in particular for Patti, who spent so much time on the phone calming me down and giving me the facts straight that I felt she was personally invested in my case. On matters like these, especially if you have a tenant like mine, you don't want things sugar-coated. They served the tenant quickly and legally, to ensure it holds up in court. PLEASE READ THEIR BAD REVIEWS BEFORE YOU HAND OVER YOUR CREDIT CARD INFO! Started out fine... Gave credit card info and was charged MORE than I was quoted BEFORE even signing credit auth which they emailed to me. Called to find out why I was charge higher and without signing and was told office manager would call back. He didn't call and when I called again a very rude man answered - turns out he was the office manager! He was extremely rude and I told him we were going to use a different eviction company. He LIED and said they already filed with the court. But I said that's impossible since we DID NOT EVEN SIGN THE CREDIT CARD AUTHORIZATION and I spoke to someone in person and was told they would not proceed until they heard from me. Then he said someone put it in the computer wrong and it was not filed with the court. I told him to refund the money and he said they don't do refunds. I said we were charged the wrong amount AND WE NEVER EVEN SIGNED THE CREDIT AUTHORIZATION and he said he'd have to look into it. It's been several days and he has not called back with any info or refunded the money. I made another call and spoke to another another lady about the situation who also never called back. Now I have to initiate a chargeback through our credit card company. Employees are polite and helpful, but the communication in the office is very poor. I spoke to a different person each time I called in and no one shared information with each other. I mentioned this to the office manager and he said thats how it is when you have so many employees because they file 700 evictions per month. We use FastEvict for our evictions and have had success. From the starting point, Patti is extremely helpful with answering questions and providing tips and tricks. Then they can serve the correct notice to make sure it is posted and communicated correctly. Then they explain the entire process and follow up with a flow chart showing timing, etc. Last month, we had an eviction where the tenant protested and FastEvict was with us the whole way giving guidance and trying to push it forward quickly and efficiently. We attended court with the lawyer, and we also had all the documents that FastEvict asked us to bring. We won! We also got a judgement for past due rent, legal fees, etc. We got a the writ of possession and are moving forward to finalize the move out. Very happy with their services. BEWARE!!!!!!Just used Fast Eviction to help remove a tenant that has not paid rent for 2 months. We ended up settling with the tenant who will remain at our property until the end of this month. Fast eviction never returned calls and basically lead us on so they could keep charging us. Disgusting company. I didn't have the same problems as other reported here. I was able to reach people in the office, but I still would not recommend them. They will nickle and dime you to death and do not make the mistake of thinking they're working for you. They're going to manage your file in the way that profits them the most. Your needs in hiring them are clearly secondary to that. They're sloppy in review of documents, do not give recommendations that should be obvious to a "professional" in eviction services, and do not send documents in a timely manner. The attorney even showed up in court without the file. The attorney then pushed an agreement on me that favored them and not me. Their poor reviews are definitely earned. Beware! I honestly have to say this is the worst Co to use if you need to hire an Attorney. They quote one price online and when you're ready to hire them they up the price by $200 dollars more. I hired them on June 20, 2017 to have a tenant Evicted and the Attorney or their personnel never called/emailed or texted to let me know about the court dates. I had to personally go to the courthouse to pay for the case papers because I would call them and they were always busy and wouldn't return my calls. They also tried to get $250 more for showing up to court when the contract states that if it's a simple case everything was included for the $640.00 I paid when I hired them. Of course I asked for proof of Attorney attending a hearing and DID NOT GIVE THEM one cent more. To hire this Fast Evict Co is to have your money Stolen. I finally had to Fire them because their lack of professionalism. I would NEVER recommend them to ANYONE. They are a FRAUD! I had a tenant lived in my house for 10 months without paying his rent and used Basta . I hired the FastEvict to fight the extortionist Basta . Unfortunately, they couldn't fight them . It cost me more money to give FastEvict and Basta to get the tenant out . I could have settled with Basta and paid 4000$ to get him out at the beginning where I paid almost 10000$ to FastEvict and plus 4000$ to Basta and lost 12000$ of rent . The end result of FastEvict was settling with Basta . If Basta is behind the tenant just settle and get out . Basta has bought the Jude and the court . No justice for hard working people. They did a good job with the eviction process but not happy with their collection process. They are suppose to get you an update every 3 months. In the whole process of eviction and collection, not once has anyone called me. I had to each and every time call them to get status. In the last 4 months, they have still not been able to get employment status for previous tenants, even though I gave them all that info. Do not use them!! We have paid WAY MORE than initially quoted and the service we have received from their offices has been horrible!! They give you timelines that they do not meet... always excuses and blaming other... they tell you they are going to call you back and NEVER do... and when you actually get to speak with Ms. Long, it's like you are unconvincing her with your questions. We started the process in August, won the court case in Early October, and the tenants are still in our house because of the lack of communication from this office. Their service was lousy. They were not honest and the process was not done according to the time line. I wanted a refund for their inefficiency and the lies they told me. Their collection is no good, they cannot even collect when you tell them the address and the place the dead beat tenants are living and working. UNFORTUNATELY, I employed Fast Evictions to help me remove a section 8 tenant who was not paying her portion of the rent in a condo that I own. As a real estate agent, I was as well prepared as I could be, having not received any information or advise from Fast Evictions on what to do to prepare for my hearing prior to the court date. On the day of the hearing, the attorney assigned to me didn't even seek me out. After he learned that he was assigned to me, he became furious that I was not willing to 'just' settle. My assigned attorney was a complete loser and spent more time in the bathroom than the court room. He was not willing to hear my concerns, hear my story, look at my evidence or help me fight my battle in court, so I never had a chance.
