I have 2 properties that I am using this service for. I have paid so many "extra" fees to expedite the service. I cannot get a call back. The customer service is terrible. Fast eviction sent a lawyer to court with me this guy told me the best he could due was to get the tenants out in 60 days. We agreed to 60 days he was supposed to fill out the form and have me sign it he never gave me until we were before the judge told me to sign it this was on 10/21/2021 sixty days would have 12/20/2021 the tenants would have been out on 12/21/2021 the document I signed the date was 12/31/2021 for the tenants to be out I was never given a chance to review the document we asked the judge to confirm the date and the date was 12/31/2021 this lawyer totally hid the fact that he had agreed with the other lawyer on 70 days instead of 60 days read more

After reading the reviews on yelp, I was reluctant to contact fast evictions. I did some further research and spoke to actual people and a small property management company that have used there service and they had nothing but good things to say. I believe the bad reviews may be more geared to the frustration of the Justice System. It took close to three months to finalize the eviction I had with Fast Evictions and for the sheriff to perform the lockout on my rental property. But in my experience that's normal when the eviction goes uncontested. It's about a three month process (up to 6 months contested). This has to do with fairness towards the tenant as to assure their voice is being heard. At least in California! In the judicial process you have to be patient and not let the evicted tenant bait you in to doing anything illegal (such as cutting off utilities or not maintaining your property) you have to continue as normal and keep receipts of any expenses that they are causing you. Yes, it cost me having a tenant who was not paying rent and to go through the process but this is how it works when you decide to rent. Now I got the tenant out, it's time to sue him for not paying rent as well as expenses. Thank you again Fast Evictions (especially Patty) for making this process a little easier as I only had to pay you as you dealt with the courts and paperwork. "Very good with collecting $$ " but the service and knowledge very bad. take them a long time to send me the judgment and then receive it without a court signature. The judgment is sealed, so no one included me can see the court judgment. They called me about 2 months ago to sign the collection agreement (after about 2 years of the judgment), so I asked to email me all the information. I haven't received it yet. read more

Hiring Fast Eviction Services was a HUGE mistake. After they had our money, they provided the worst help with our eviction needs. Their website would lead you to believe they were Pro's, and you (the client) were in good hands. Nothing could be further from the truth. Right from the start we were told our paperwork had been completed and sent to the court to be processed. The paperwork didn't leave their office until weeks later. They are good at one thing, EXCUSES. Any time we called for an update, they would tell us they would be calling the court right after he hung up with us. They promised us they would follow up by days end, NEVER ONCE DID THEY MAKE GOOD ON THAT PROMISE. Trying to evict some one is stressful enough (costing us thousands of dollars) only to be made worse by Fast Eviction Services BEING A TOTAL WASTE OF TIME AND MONEY. If I can give zero stars I would. This company has no integrity and has caused more issues than problems. DO NOT USE THEM. If you need help seek someone else or ask me andnill give you the forms to file. Anything but this company. They charged the money we paid right away. We issued payment and they sat on the file for over 3 weeks. Wasting time. Never gave updates on file, didn't respond to text or emails. I once called in December 2 weeks after and was told the 3 day notice was serviced. Laster 1st week of January I called and they told me it was out for service. Its true a 3 day notice can be served by anyone. However we decided to hire them for an eviction and a TRO. They collected about $1500 and did nothing. I needed to get some squatters out of my home in Southern California, but due to limited resources, lack of knowledge of California eviction laws, and a very busy workload, I haven't been able to get the job done. I quickly turned to Google to help me find an online service provider who could assist me with the legal matter and Fast Evict came right up. They happened to also be conveniently located in San Bernardino, CA where the property is. Fernando and the rest of the crew were awesome in explaining the process to me and getting the ball rolling as soon as possible. They are extremely knowledgeable! One star is too generous. The main lawyer never shows up in court, even when the staff promises he will. Instead they send low level lawyers who come unprepared, without the "binder of evidence" required by the court, with wrong information about the case. All the other lawyers around me were concerned about their clients, talking to them, looking after them, mine decided that yelling at me in front of everyone was the best way to convince me I should settle, even if it wasn't in my best interest. The firm made several unauthorized charges on my credit cards. I also fired them after two postponements and before the third trial date, so I requested a refund. My calls and emails went unanswered. Finally, Brandi responded that the attorney is looking into it(a charge for an appearance that never took place, what was there to look into?). So I decided to call them, ask for the address and tell them I would be coming over to speak with them in person. They said "sure we are open until 5:30". When I arrived, I realized there is no way to gain access to the business. Like the rats that they are, they hide behind a steel gate set up in the middle of a parking lot, equipped with a buzzer and an old intercom. If they do not want to talk to you because they owe you money, like in my case, they call the police claiming you are trespassing, all this from behind the steel gate and fence protecting the actual door to the business. Holy moly! What freakin scam artist. STAY AWAY! I'm dead serious. My fault for not checking them out first because my friend referred them to me so I relied on her recommendation. Like other reviews, once they have your credit card they will keep charging fees and will have an excuse for everyone though it may not be valid. They essentially said it's $705 to do an eviction and that's it but ended up charging me almost $3,000 and yet at the end of it alll- my tenant gave me keys back. So they did NOT help me in anyway other than rack up false charges. And since they are lawyers, you can't do anything. So upsetting, frustrating that they are still around. They were very helpful and informative. They have resources online that are free and will help you fill out the forms for evictions with a small fee. There help and information was worth the $32. The tenant moved out after I posted the 3 day pay or vacate notice. They followed up after three days to make sure the tenant left and were ready to take the next step with me. They fought my credit card dispute and my credit card sided with them because they are not lawyers and they didn't want to get too involved. Fast Evict refunded $170 of my $695 fee that they took even though they did not correctly file my eviction, and due to their incompetence and costing me a month and 1/2 of time, and now due to this coronavirus mess, they are costing me tens of thousands of dollars in lost rent. When I mentioned to other firms how much they were charging to serve a notice, they were shocked. Not to mention they weren't on board with the strategic advice they offered, which resulted in missed opportunities for me. She made all kinds of promises and then when the tenant hired BASTA, Inc. to represent her, Grayce started demanding me to settle. She was obviously scared of BASTA. She also turned against me, the client and threatened to sue me for a bad review on YELP. Extremely condescending and rude to us during the whole process also. Hard to get a hold of. Late to court. Sided with BASTA attorney. She collect $2k upfront. BEFORE she got the money, she called it a very good case. AFTER she got the money, she said we have no case. I am reading other people's reviews. Even tough I read the reviews and they were bad, I still went ahead and hired them. TERRIBLE IDEA. They screwed my case and now I'm in a bigger mess and they won't even transfer me to the person that had been on my case. They want to make you believe you need another letter, more paperwork of course more and more money and at the end nothing was needed. I spent more than $1,900 on just paperwork and the eviction process when the tenants left all alone just because they got scared that they had to go to court. Customer service is horrible. You constantly have to be calling them for updates on your case. They don't send you any of the files court papers, unless you ask for it. You send emails and they never get back to you. They are here to take your money. Long story short, I had to pay $2k (aside from other costs already paid) for "preparation" of a jury trial when the attorney knew very well the trial would not be proceeding on that particular court day - henceforth, there was no preparation for jury trial needed. This service is very fast at getting your money. Then, no one is really willing to do anything. I even wonder if I spoke with an attorney about my case... The person did not comport professionally and that was very questionable how someone can provide legal advice in such an unprofessional manner... I've paid $2000 back in July (when the eviction moratorium was in place) for an alleged eviction case (their normal rate is like $695!) and the courts were not even accepting any eviction cases at that time. This company took the money knowing that they won't do anything (as the courts are closed...). Luckily I did not have to go to court as I settled the matter with the Tenants directly and I requested a refund of the "unearned" funds from the law firm. After many requests, no one responded to my emails, phone calls and no one refunded the money (it has been 4 months!) since we fired this so-called attorney. I was referred to them by a friend. There is not a single person that is connected to your case, you speak to who ever picks up the phone. So basically there's no one person responsible for the information that is given to me. They lied about the date they sent the paperwork to the Sherrif's office and that delayed the process. I had to call them for updates, and if you ever get to speak to a lawyer, she acts like she's too busy to talk to you. Felt intimidated since I'm not in the legal field. I wanted to tell Leslie about all this so They could improve their services. I left a message for her 4 times with no reply. Used this service as a recommendation from a good friend who owns over 100 combined units throughout Southern California. He had not used them lately but in the past with success. My initial expectations were that they would serve the 3 Day Notice, tenants would recognize their fate and move however they decided to resist instead. During the process there was a clear lack of communication. The first thing that should have tipped me off was their failure to get me, the Plaintiff's name correct on all the documentation... It started out okay but soon we were leaving messages (unanswered) fishing for an update. A couple of email offer and counter-offers later and nothing was resolved. After another week of no updates about our submission of evidence, still no word. I continued with calling and trying to get ahold of my processor or attorney. When I finally got a call, the person told me "they had left me messages without a response"! I advised them that I never received any call and that this was the first time I was speaking to a person from FE directly. I told her this was the first time I had ever gone through this process. She blew off my statement and began asking me questions about the information they had requested. She had obviously not read the info I had provided days earlier because these questions were all addressed with the evidence I submitted and my response. She was about to hang up with me when I asked if there was any news on a court date yet? She said "Oh, I see we are scheduled for Friday 10/30, next Friday." I said well when was someone going to let me know since I need to let my employer know I need the time off? She said they would contact me via mail. This was already less than a week prior to court! 2 days later is when I recieved their card in the mail notifying me of what time and where my court date was. On 10/28, I had still not heard anything since my last convesation about an update on our case. I wanted to know who my attorney was, were we meeting prior to the case to discuss anything, strategy? So I called FE again. I was told they would leave a message for the attorney to call me right away. About an hour later, I receive an email advising that I need to authorize $2000 for our court trial but still no phone call! My wife called FE to find out what was going on. She FINALLY spoke to the attorney who was adamant that the costs were discussed with me in a prior conversation and that she had indeed returned messages to our phone calls. After me playing another round of phone tag with the attorney, I finally spoke to her the day before court (first time ever). She claimed she had left messages for me but could not tell me with whom..., she said she discussed the costs with me before but when I advised her that this is the first time we have ever talked, she then said that all the fees were clearly stated in our original detainer. While I expect my attorney to be a pompous bulldog in court, I would not expect my attorney to speak to me, her client with the same tone; this however was not the case. On our court date, she was not even the one who showed to represent me. She handed my case off to another attorney who "was at that court everyday" so knew the system. Once there, we basically went back to an offer / counter-offer process with the tenants. While I never ended up in a jury trial for which we were prepared, I feel my case could have been better handled. Oh, and they never did get my name right on the court documents.... After the case, I called my attorney again leaving messages without a response for 2 days. I finally received a phone call from her with the same condescending tone advising me how much more money I could have been charged for this eviction. She told me how she had written articles regarding the eviction process, had over 28 years in the business, blah blah blah and almost accepted some responsibility for the poor communication throughout the process, but didnt. We live in a very litigious society and having a good relationship with your counsel is paramount. Communication is everything and regardless of the eventual outcome, it is the communication that ensues, or in this case the lack thereof, that makes or breaks this relationship. I own a Property Management Company and I have used Fast Eviction for the last 3 years. When a landlord contacts my office and says they need to get a tenant out of their property - I always refer them to FA. But I set the proper expectations: They are not going to give you a copy of the 3 day notice, they are not going to call you each day with updates, and they are going to be very short on phone calls. What they will do is win your case. I have never lost a single case using FA. I rarely have to evict a tenant of my own, but when it comes to taking on new properties from landlords that put the wrong tenant in the property - I start with FA. The problem with Fast Eviction is they're a victim of their own success. They are so efficient that they forget about customer service. Most individual owners want their "hand held" through the process, but FA does not waste time with that. As a professional, my approach is to hire good people and get out of their way. That is my approach with Fast Eviction. I tell them call me when its time to go to do the lock out, or when its time to show up to court - and they do. I am very satisfied with the process, and the way the company handled the procedures in a timely manner that facilitated a quick resolution for my unlawful detainer. I came to the company as a walk-in, paid the unlawful detainer action fee and the next day the process server was at the rental. They called me to advise me the tenant didn't answer the complaint and they were gonna process a lockout date. Everything went well and as agreed, and I would use them again in the future (hopefully tenants won't cause me to use them again, but rental property is a business and in business you have to take protective measures to insure your investment). I will not hesitate to use them again. I noticed that there are some negative reviews, but my experience was great. I will say that I was also proactive. I called and emailed the company and asked a lot of questions. A ton! I read everything they posted on the website and if I still didn't understand something, I called them back and received a response. I am ticked off at this company for lying to me and my tenant. I contacted them (FE), and asked them to serve my tenant a 60- day notice to move out. I had this tenant over 20 years, and do to my stupidity of allowing my tenant to pay the rent in partial payments for the last 5 years, I waived my right in serving the tenant a 3 day notice to pay rent or quit, so since I am sick of dealing with these tenants, and giving thesr tenants a legal reason to file an answer, and risk losing the case, I told FE, that I want to serve these tenants a 60 day notice to move out, so they asked me to fill out the questionnaire, and they wanted a copy of my contract with my tenant name and address. There was no disclosure, that I will be retaining these fools as my attorney After I paid them the $65.00 to serve my tenant, they called me 8 days later, informing that they are going to serve my tenant a 3 day notice to pay rent or quit..WTF!!!!!!! I told them no, and that I wanted a copy of the 60 day notice. They emailed me the 60 day notice immediately. However, when I wanted proof of service, they were hesitant in giving it to me. It took them 2 days to email it to me, and when I asked for a certified with return receipt, they gave me a non-working tracking number, and they never served or posted the notice to the tenant. The proof of service was stamped several times, staying that I cannot use this form for another attorney I asked my tenant, when she is moving, and she was baffled on what I was talking about. I told her that they posted the notice on her door for her to move out, and she claimed, that she never received the notice. I believed her, because she is a religious person that believes in god aka fairy tale's. Just terrible - That's all I can say. I know you get what you pay for, but with Fast Eviction I got something even less than that. I would never recommend them to a friend. I used them for an eviction in Chino, but never again. First they botched my eviction case and nearly cost me $6500 of back rent. Then they had the gaul to tell me they didn't think I wanted to ask the judge for the money. Who does want to get a thier back rent paid!!! I am renting to make money-Adrian must be an idiot.
