I did a walkthrough of my unit, and asked to sign on it. They have shady and unprofessional business practices that imply this is their first time dealing with money. I was asked to ZELLE over 13000 dollars to them for my year lease. I had to be the one to tell them that that is literally not something possible.. I offer them a cashiers check for that amount and get the keys to an entirely different unit in the building next to the one I'm supposed to! Completely un renovated barely a sink, everything rust tinged. I immediately called to tell them the issue and they were super dismissive about the issue and proceed to tell me to just switch the keys out. I asked if all maintenance issues would be addressed before move in and I was told yes. My tub has a consistent leak, I had no hot water or even water pressure on that side for almost a full month. I got extremely sick after my first few days in the apartment, and couldn't stay because I had NO WATER TO EVEN SHOWER. Keep in mind I have a big dog, she needs hot water for her food( avoiding Bloat), so even her feeding was messed up, I actually gave myself a third degree burn because I had to BOIL the water for her food. Once it was fixed I was able to come back to stay in the apartment and slowly got sick again. I spotted mold and wood rot in multiple spots. Including mold spots on the blades of my ac. Immediately called and put in work orders and all that was done was bleach. My ac smelled like bleach for a few days, then back to being sick slowly. Now I've been in the er in and out twice this week. Out from both jobs for the same amount of time over the mold issues. The mold spores are completely integrated into the ac. My moldy door in the bathroom is still there. I've been coughing up blood and sneezing up blood. Passed all viral infections testing no cold no flu no strep no Covid. MOLD. PURE MOLD. I immediately called the emergency operations line and the woman on the other line was as horrified as I was, both times I called. I was told I'd get a call about it first thing in the morning. Did not. I had to reach out to them. They responded saying the manager was on a call and she'd call me back when she was off. I said okay, but this is serious as my doctors have said that the conditions are UNLIVABLE. I am immunocompromised, I had already been recovering from a reaction to something and this was having extreme effects on my breathing my doctor said the symptoms were going on for concerningly too long for it to not be from the mold in the apartment. I was then called saying the manager was with someone INFRONT OF MY DOOR. I once again immediately said I wasn't there, I have a big dog, so I'm not allowing them to go in. And that any conversations should take place in the leasing office, and all documents like doctors slips and photo evidence of mold had been sent and I could even print it for her, but it was not in my best interest for my health to sit in there and have this conversation. Once again I only spoke through the secretary not the manager who said she was on the way back to the leasing office. It took another 20-30 minutes for her to contact me even though it's a six minute drive from one to the other. She dismissed my issues and asked how i figured it was mold. I told her " I wasn't diagnosed by an fing doctor" she proceeded to say she didn't like my tone and hung up on me. And proceeded to be combative, telling me it's not that big of a deal, what should she do about it etc. after enough of the back and forth with no plan of actually solving the mold I took the six minute drive to the leasing office myself. She immediately got combative and started to cut me off, and even threatened to call the police on me, which I have on video. She just insisted I get out, and gave no follow up as to what would be done despite having the doctors note and pictures in my hand physically. I went straight to billing code enforcement with both the pictures the doctors note and the video of the interaction and they put a flag on the complex. The apartment association will be filing an investigation into the complex and its management. DO. NOT. EVEN. TRY,, My last apartment was a safety issue because of robberies, but this one CAN LITERALLY KILL ME. My dog is extremely sick and coughing hacking even spitting up from the exposure. I've lived a couple streets over in Montrose for years and walk by this building regularly. I contacted the property using the admin email listed on the sign by the parking lot, but never got a response. The place is called "Apartments at 502 West Alabama," though you wouldn't know it from the outside because there's no clear signage or address posted. What finally pushed me to leave a review is the repeated, disturbing behavior from one of the units. The bottom corner apartment facing Alabama, right by the gate, is a constant source of concern. I've passed by during his outbursts more than once, both alone and with others, and every time it's the same. Screaming, violent yelling, things being slammed, and his TV or music blasting. It's not just loud, it's threatening. You don't feel safe walking past, and I've lived in this neighborhood long enough to know that's not normal for this area. read more

Horrible customer service. I called to report a swastika on the side of their building at 1901 Richmond and was dismissed and hung up on by a woman at the Montrose office. Extremely rude, and speaks to their lack of care and urgency to remove the hate symbol. Luckily my report to the city was taken more seriously. On March 28, 2025, I called the office here at Riverbrook Apts spoke with Henry Gomez to complain about a water leak which was in my hallway, living room and kitchen. Maintenance came out and said it was the pipe outside and it was fixed. I asked the maintenance Victor and Henry Gomez if they had anything to clean up the water, they told me they didn't have anything. As time went by it got worse! Office was closed by then so I called the 24-hour maintenance spoke with Rudy and he said someone will come check it out. All weekend my family and I were uncomfortable, I spent money renting a wet/dry vacuum and buying food because it wasn't sanitary to cook my kids even got sick as well as my company. That Monday March 31, 2025, I went to the office and asked the manger Vania to come check it out and she got it fixed which was the water heater. I spoke with a lady named Star Epps (Director-Operation) just to ask if I can get reimbursement due to money I didn't have. I even told her I could send all the receipts, and she said no she didn't want them. She wasn't trying to hear what I had to say. She said I should have turned off the valve on the water heater (Like I'm Supposed To Know What To Do Or The Problem At The Time) (WHERE THE HEATER IS Sealed Off Due To Mice's Coming In and Out) She basically says it's my fault and I need to have rental insurance when it was on them because they said it was fixed. Star Epps was rude for her to even treat tenants like that is sad. For her to be Director-Operation she wasn't concerned about my situation. I'm a single mother trying to make it for myself and my kids. I thought speaking with the main office my mind would have been at peace from what we went through and all she cared about was rent and not my family and I well-being. The day I picked up my keys I sat with Abbey and we went through my lease and moving packet. She answered every one of my many questions and ended with, "Just talk to us! If you talk to us we can work together." She was right! I live at 6215 Tietwester st. This complex is trash. I been here since 12/14/18, I never lived in the hood and my first experience is the worst. Complex has no heat, infested with roaches, been to er twice to have roaches removed from right ear. (Informed Jordan Mills nothing ever done) ms.mills provided me with roach traps and a small can of defog spray. I got robbed going into my apartment, threaten to move or something worst would happen to me. Reported to property manager after paying rent and inspection of my apartment she said I cant transfer never took place 3 months ago. Cabinets full of mold where painted to cover mold has gotten worst. I've taken pictures, and I complained every month, promised each month that things would be done, not once has anything been done. bathtub was painted with wall paint,(had to pay for resurfacing myself) to even take a bath. replaced a sink in bathroom in Feb, but maintenance refused to come and fix big hole left behind, (cats have been found under the sink) theres mold from where they REMOVED the old sink still there. I stressed to Ms. Mills how important these issues were because I gave her my health status to know the importance of why it was important. She blew me off and treated me as nothing. I really trusted her when I first came. But has been treated as nothing. Never came to repaint the walls. I dont sleep there at night because I'm afraid something will happen to me. I got jumped on last weekend by dudes selling drugs that I was suppose to move and still here. Spoke with Ms. Mills to tell her of safety please get me out. (Again nothing) I expressed my concerns and by Texas law I shouldve been gone. It's about money to this company. After taking me to court to pay rent I was told they would transfer me in10 days, I went by there everyday after the 10th day I went back and asked was it ready (they replied no maintenance help) They need another week, (again went by nothing done) now they need another week. I so over it that I'm taking them to court and serving papers. I shouldn't have to tell my health issues to get things done. Then push to the side with no cares. Very disappointed because Ms. Mills knows about other companies and know the effect that can infect my health. Treat as if I dont have rights. I wont allow you to treat me this way my health and safety is always 1st. All I want is to move out and my deposit back to move. I'm sick of the run around and i can keep living in fear to go home at night cause I'm not allow cause I'm gay. Treated like i dont matter. I saw their listing for an apartment on a couple of websites. I set up an appointment to meet with their a leasing agent at 4 for the next day. He called me at 3:58 when I was pulling up the apartment to confirm our appointment for 4. I told him that I was pulling up, and he said that he would start walking down to meet me. I waited in my car for 15 minutes for him. The apartment he showed me was fine, just a little dirty/older than it looks in the pictures, and the neighborhood was a bit sketchy, and I saw someone walk into the building without using a key while I was waiting for the leasing agent to arrive. I decided not to sign for that apartment, and the leasing agent seemed kind of annoyed that I has wasted his time making him meet me. On Thursday, I received a call from the same agent about a different property that Fat was leasing. He didn't realize I was the same person he had seen two days ago. I called him back wanting to see the other apartment, and he seemed extremely hesitant; first he tried to make me fill out an application which doesn't make sense if I have yet to see the property. Finally he agreed to meet me on Friday as long as it was before 4:30, which is crazy talk for people who work 9-5. However, I get off at 3, so I told him we could meet at 4. On Friday, I waited for him at the apartment site for 30 minutes. I called his cell, and the leasing office, both of which were turned off and the voicemail boxes were full. I ended up contacting the property manager who also didn't answer, but she called me back on Monday. On Monday at around 3:30, I received an email from the leasing agent who apologized for the delay in response to the email I sent on Thursday confirming our appointment for Friday. Not an apology for not meeting me at the apartment site, or for not contacting me sooner about not meeting me. Just an apology for not responding to my email. If this is how Fat runs its business, I can't imagine being a tenant at one of their properties. It must be a nightmare. read more

If I can give this place stars, I would. poor communication if I'd ever seen it. On the application, like ALL rental applications, asked if there are any pets. I put my black lab and how much she weighed. Got approved for the apt. Asked about her deposit. One of the property managers said...'Oh yeeeaaa, I forgot to add it. By the way, how much does your dog weigh?' I said I put it on the application. Then she proceeds to say 'she might be too big, I have to ask my boss, I will get back to you at the end of the day.' WHY WAS THIS INFORMATION NOT ON THE WEBSITE? WHY DIDN'T ANYONE TELL ME THIS? WHY DID THEY NOT READ IT ON MY APPLICATION? Needless to say, she didn't get back to me at the end if the day, but the next day. Turns out my dog is too big so I can't get the apt. All of this could've been avoided and I wouldve never applied and spent money on an application fee. Also, I put on my application (before the dog situation) that I would move in on the 17th. They insisted I move in on the 1st. Wtf. I was also told my rent would be $950. However, I got a notice saying it would be $1,100. Smh. Finally, I received an statement from them saying my deposit was due on the 1st. Less than 24 hrs after I got another notice saying it was due immediately or else they would put it back on the market. I told them that on the statement they sent me, it said the first. Needless to say, they didn't care what the statement said. So yea, I won't be renting from them. read more

Fat Property is the worst. I lived in Montrose, and though the agents were accommodating and responsive before I signed the lease, they never responded afterwards. The day I moved in, I freaked out because the whole place leaked of gas as if there was a gas leak. Turns out there wasn't, but they had some sort of issue that required me to leave my windows open for a week to air out the place. I moved in during the summer so for the first 6 months, I was fine. I got what I paid for (crappy, cheap little studio). Come winter, I got mice and there wasn't any big hurry for them to eradicate the situation. Fastforward two months and my hot water went out the same day I was going out of town for five days. They were notified immediately. Surely with it being the middle of winter, they didn't expect me to shower in ice cold water -- NOPE! They sure did. I didn't have hot water for over 2 weeks. Fast forward to when I was moving out and I never got my deposit back. Unless you literally have no other options, don't rent from these clowns. read more

I moved to Houston for grad school. I didn't have the money to fly down before hand to look at apartments so I had to go at it "site unseen". I found what looked like a really cute studio in Montrose that Fat Property had listed. The photos showed an updated apartment that was very clean with updated appliances. I contacted them and was assured that this would be the apartment I'd be moving into. After 4 days on the road with a packed U-haul I showed up to the apartments. First, the neighbors were a bit odd and unfriendly, but I didn't mind so much because I was so excited about my cute new apartment. When the manager let me in I saw chaos. The apartment was not clean, had old broken appliances (the fridge was actively leaking water into the apartment), had holes in the walls, and cockroaches alive and dead throughout the apartment (the sink was full of them!). I reluctantly moved my stuff in as I had no where else to go. Then that evening I was physically accosted by a friend of a tenant there. I took my cats and went to a hotel, then moved out the next day. The manager for Fat Property treated me very kindly, however the owner called me crazy for not wanting the infested disgusting apartment. After some research, and seeing more Fat Property signs around town, I've come to realize that they buy up old run down apartment buildings (the one I moved into used to be a pay-by-the-hour motel), slap up some paint, then raise the rent. I would never ever suggest renting from these folks and if you are going to make sure to physically see the apartment first. read more

Lack of communication, what you get for what you pay for could be better and lets not forget if you ever need to come into the office to attempt to speak to an actual person do not even bother as no one is ever there. I feel for what I pay I could of just stayed at the Camden apartments and paid a little extra but had something a lot nicer and had the opportunity to deal with actual people who care about me being their tenant. The only thing I enjoy about my apartment is the location and the hard wood floors, everything else has been tampered together. My apartment had flooded due to them "fixing" the piping underneath I could not get of any one for about two to three hours just a huge disappointment I finally get a call back from one of the agents two hours later after I've already spoken to the maintenance she had no clue what was going on. This is the most unprofessional management company in Houston. The company were so accompanying before the move in. once i was in .. that all ended. I paid my money to a apartment manager who stole my deposit, application fee and two months worth of rent. The apartment manager who took over shortly pretended to be unaware of Royce's doings. I signed a lease for the 1st and did not move in till the 11th. My apartment was not ready on time. I moved in with no a/c unit. It was unclean and not completed. My water didn't work, my cabinets didn't have handles, my bathroom was a mess, and I had to clean prior to my move in. My apartment was roach and rodent infested. Along with gnats and horse flies. I repeatedly called for help and it took months to fill work orders. No one ever calls you back and the owner Cody Lynch is just as rude. I always paid my rent on time and I was still mistreated. I had to record calls and document everything because the building was ridiculous. The supervisor Star will hang up in your face and they will steal your money. No one has ever apologized for the way I was treated. I had to call the City Of Houston on multiple occasions due to the roaches and rats. It was a junkyard mess. After four months of dealing with their unprofessional mess, the company decided to let me out my lease on a two day notice after i begged to be let out months prior. I had to curse and be disrespectful to get something done. I will not recommend anyone to stay here. Don't settle! When i pushed for my deposit, they called the police and said i was harassing the company and wasn't allowed at the properties. This company deserves NO STARS! The lack of communication is horrible. 6353 Richmond Ave. new management sent out a memo saying we new we didn't have money for covid 19 and we should ask friends and family to help pay rent or be evicted. When i renewed My lease I ASKED SARAH, would my lease be different. She said no and sent it via email to sign. Now today she tell me that my backyard pool has to be paid for by tenants now. When normally management does this so we are not responsible for damages. They did not lower our rent when they put this new rule in to place. Now pools are nasty green because families are not able to pay for the luxury of HIGH RENT OF 2300 a month for a pool with $100 water, that we can't even use as stress relief. If that's the case they should've lowered rent since we do our own yard and pool maintenance now. What's the purpose of paying for a luxury townhome and pool if you can't use it. Poor management. Property is not kept up like our old management. These new people or inconsiderate to UNITES STATES WAR VET LIKE MYSELF and others affected by covid -19. I Live in 1624 Holman the worst experience ive ever had, our cars have been constantly broken into. My friend recently came to visit and they wiped her car out!! The same exact night my car was broken into. ALL kinds of people come in and out of the building due to the doors not locking properly. I recently experienced two men at my door about to go into my apartment. I called the office and they just brush it off as if our safety was NOT important. The supervisor STAR EPPS When we call and complain basically has and I don't really care attitude, and is extremely rude. Shows absolutely no compassion or understanding. Our garage smells like pee ALL the time and I have personally seen people go and sleep under there.The mold is Everywhere and the flea and other termite infestation is DISGUSTING.I Literally have bite marks all over my body. The living conditions are BEYOND horrible here. For a year I didn't complain, but the minute I did I received NO HELP. Instead after always paying rent on time($$850) after 1300 dollar deposit I was talked to as if my situation didn't matter.
