I arrived at the property at approximately 9:13 a.m. on behalf of my buyers, who were unable to attend. After locating the inspector, I introduced myself as the buyer's agent. Instead of a professional greeting or introduction, I was met with an abrupt "What are you doing here?" When I explained that I was there for my clients, his response was, "Well, I'll be here for three hours. What do you expect?" I found the interaction rude, dismissive, and unprofessional. I drove an hour and a half to attend the inspection and expected basic courtesy and professional communication. At no point did the inspector introduce himself or make any effort to create a positive working relationship. Real estate professionals frequently refer inspectors to clients, and customer service matters. Based on this experience, I will not be recommending this company in the future. I hope management addresses the importance of professionalism and respectful communication with both clients and agents.

Early the following morning, I called the number on the site, and a woman helped get me set up with a time for the next afternoon. There were some details we needed to sort out so I received a text about 3 hours later to confirm the timing. Once that was done, I received an email to go over the pre-inspection agreement and then make my payment. Overall, a seamless process. The inspection was scheduled for 1 pm, but my assigned inspector, Nick, was able to get to the property and start a half hour earlier. I live in Austin and couldn't attend that day, but my agent said they'd be there. The day before, I received a phone call from another woman on the Priority Team who wanted to confirm the appointment and answer any questions I had. I'd asked if I should send someone I trusted to attend on my behalf, to which she answered it wasn't totally necessary, but up to my level of comfort, so a friend or family member could totally go.  I'll spare y'all the drama of what resulted in the routine inspection of a new build just under a year old... Nick called me sometime before 5 pm to go over any major issues I'd need to consider moving forward and also explained how when I was to receive the inspection report later that night, it would be color coded to the level of ease/severity of each item discovered complete with photos and videos to reference. Aside from the headaches that were uncovered with the house, I was really grateful that Nick was available to conduct a thorough inspection of my potential new home and gave me the resources I needed to make an informed decision. As a result, I dodged a bullet and was able to walk away before my option period ended. We rejected the first home in a large part due to the inspection report which listed in great detail all of the deficiencies and problems with the house. He looked at the roof and went down below the house which was a pier and beam structure. My wife and I were amazed because looking at the inside and outside of the house we didn't notice anything. With our second home with a lot less problems, Woddenthumb gave us a detailed inspection report with lots of photos which we used to address issues with the seller to fix including our house not having a chimney cover. I now have a reference with details like the year and make of our A/C unit.

We've used him three times: for the initial home inspection, for a follow-up inspection on a newly installed roof and for a home maintenance consultation. During the pre-purchase home inspection, he walked the roof and found that approximately half of the shingles had not been fully glued down during the original installation in 2016. We worked with our realtor to negotiate a new roof install as a part of the purchase. If Mike had not walked the entire roof during the inspection, the problem would not have been found. He also re-inspected the new roof after installation and identified a couple of minor issues that we then had fixed before closing. We asked Mike to come back a month later to walk us through the key maintenance items for our home. He took us through each area, explaining step-by-step how and when to perform the needed maintenance. It was a huge wire and visible to the everyday person that this was a huge danger wire. It was never mentioned in the report or most importantly communicated to us. Since we were not aware of the problem, we never negotiated the issue to the sellers. It ended up costing us over $10,000 to repair. This a small operation, so the manager never filed the claim of the 90 day guarantee, it is all BS. They are not an inspection company, I would recommend or trust to protect a home and family. She marked the top 3 inspectors she had worked with previously. In addition, she provided a list of questions we should use to interview multiple inspectors before selecting one. I called Jeff because he was #1 on her list. After spending 20 minutes discussing home inspections and items to looking for with homes builders here in San Antonio, I had answers to all the questions I was supposed to ask plus more. Jeff shows a dedication to the customer and to the field of providing quality homes the homebuyers of San Antonio. I hired him immediately. I was in the process of building a new home with a local homebuilder and he has a process to inspect the home at 5 points during the build process to ensure everything from the foundation, walls, and roof, plus everything else is to code and safe. I joined him at every inspection and he always beat me there and provided dedicated walk-through's of the inspection and written reports within a day. His reports and advice assisted us in having the builder make many corrections to provide a better quality finished home. We ended up not buying that house, partially due to the inspection reports but mostly because it wasn't the right now for us. Fast forward two months and we put in an offer on another home. I called Jeff immediately and asked for him to inspect the new property. He shifted around his schedule to accommodate getting the inspection done during the option period. He identified some structural items and other items that needed to be fixed. He recommended I have a structural engineer review the items and provide a second opinion. He was able to refer me to a structural engineer and he has been amazing. I was nervous about proceeding to close with the items he found but based upon Jeff's advice and the structural engineer we closed on the house and hired the engineer to make the recommended changes. Jeff cares about his clients and he went above and beyond by following up with the structural engineer and going to house to discuss the inspection items and needed repairs. I cannot recommend Jeff Adams and Adams Home inspection enough. He continually went above and beyond to ensure we had the best and most complete information we needed to make informed decisions through the process. He is responsive to calls and text messages, is very personable, and his rates are reasonable.
