Also, the appraiser confused windows with doors that showed a lack of his experience or maybe he just didn't pay enough attention. Worst appraisal company I have ever had to work with. They told the finance company that they had been trying to get a hold of my wife and I for several days but we had no missed calls, no voicemails, no emails, no text messages, absolutely nothing. At the time my wife and I were out of town and we had planned on scheduling the appraisal after we returned since the house we were having appraised is also where we currently live. I personally do not want strangers in my home while I am not there. Plus we locked up a few bedrooms when we left for personal reasons so the house was not even fully accessible while we were out of town. I asked the finance company to please have the appraiser call me to schedule the appointment. Instead they show up while I am out of town and enter my residence without my consent and do a half ass appraisal on a property they can't even fully view. Unfortunately I had no option to choose who I wanted to work with for the appraisal nor was I allowed to use the appraisal that had already been done on the property weeks prior. So now the appraiser came back out to see the bedroom that was "locked" while I was out of town and in no way gave him permission to enter my home without me there. He openly tells me that he broke into two of the locked rooms in the house while I was away. He also charged me an additional $100 to come back out for HIS mistake by not scheduling the appraisal directly with me in the first place so I could be home for him to view the entire property. So you get $100 to drive for five minutes and be in my house for 2 minutes? That's approximately $3,000 an hour which is completely unacceptable given that it was HIS mistake. Lastly he marks an item on the appraisal report as "needing to be resolved" which holds up the loan until its fixed. The item he red flagged is a baluster spacing issue which should have absolutely no bearing on getting a loan processed as the item was built pre-code and should be grandfathered in because the house was built before that particular code was implemented. I surmise it was one final chance to gouge me for another fee before the final appraisal was written. I just found out that the appraiser double charged me on both my card and through my closing costs on the house. So now I have to contact the bank and report the charges on my card as fraud. Seriously what is wrong with these people? I will be filing a BBB complaint against both the company who hired this jerk and against his real estate business that he is associated with. This is completely unprofessional behavior and there should be far more oversight when it comes to appraisers and how they operate and especially the fees they charge. This company & appraiser are extremely inept, unprofessional, lazy, and should be your last choice when having an appraisal done on a property. You have been warned. HORRIBLE! read more

Seems like this company contracts appraisals to smaller local appraisers. I'm currently appealing my appraisal, but the contractor they use seems like he has literally no experience. The appraiser contacted me, the owner about the house to get more info. It is noted on the appraisal the information I had given him, such as complete renovation of master bathroom and main bathroom including extensive tile work on showers and floor with upgraded stone vanities. The kitchen was completely remodeled with stone countertops and upgraded stainless energy efficient appliances. Complete interior and exterior new paint. Compete brand new double pane energy efficient windows throughout. Yet he compares my house to ones with kitchens and bathrooms from the 70s with disregard to the cost of all the above. I am hardly a new homeowner, owned over 6 houses in the last 10 years and had my fair share of appraisals, none of which was this bad. A quick lookup on Zillow and Redfin for homes of comparison that sold in the last 60 days with similar square footage and remodeled homes showed selling 50k over what my appraisal was. These homes are also within 0.5mile radius, closer than 2 comparison homes on the appraisal. I will update this review once my case has been settled and if this will be redone appropriately. I had a great experience with Jeff, the appraiser from First Choice Appraisal for our refinance. He arrived on time, actually early. After he was finished with the appraisal process I asked him when he would have it completed, and he said the VA gives them 2 weeks, but he thought he'd have it done sooner. I was very happy to see it was completed and sent to my lender after only 9 days. My lender told me that was very quick for a VA appraisal, because it has to go to the Veterans portal first to be approved before it gets to them. I was also happy to see the appraisal came in higher than I had thought it would. read more

I had a appraisal done in February and was not happy with it. I just recently got contacted by the owner of First Choice Appraisal Management to discuss the several inaccuracies of the appraisal and my frustration with it. I was pressed for time and did not contact them directly. The owner commented that she just noticed this review and contacted me asking if she could resolve the issue. My home is unique and of high value, she agreed and apologized and said if she had know, I could of requested a review and she would of done it with out a hesitation. I was happy she took the complaint it appeared seriously and would hope future home appraisals will show her concern is true which is why the middle of the road rating. I would recommend at this point First Choice. When there is a unique home it can take extra work to assure a appropriate value is applied. read more

Let's face it...Appraiser's can be a hard bunch to impress. We are typically a strong-minded, detail oriented, introverted bunch that live in their own little valuation bubble. To question us is to take apart the very fiber of our existence and to critique our work, well..let's just say it generally goes like this: AS NOTED IN THE ORIGINAL REPORT.... We defend our work like it's our first born and even when we are wrong...wait..does that even happen?? Most of us, dare I say, work for an AMC (or two)... the "enemy of our profession" some may say. To even mention you work for an AMC on some Facebook forums will get you virtually beat to a pulp by a cyber bully appraiser who think we are all bottom-feeders or a "skippy" (whatever that is), and will blame you for generally killing the profession as we know it. However, these Agents of Value don't seem to know of the best kept secret of the appraisal world, well at least my world. I've been working for First Choice Appraisal Management since the dark days of the 2008 debacle and can say without a doubt they are really like no other ACM... in a god way. For most AMC's it's hard for me to get a straight answer asap (did I mention appraisers are generally very impatient?), let alone somebody on the dang phone. But First Choice seems to LOVE to talk on the phone and answers every time I call. They are quick to let me know "they are working on it" or "we will just put this on hold until we hear back", which is great for those of us actually concerned about our due dates. They even have a group of actual appraisers, yep, those that "get my pain" and will talk it out with you. They pay, on time (I know, crazy) and, best of all, they work with us and treat me with respect. Unlike many AMC's, I generally take most jobs without blinking an eye and will bend over backward to finish it in time. Appraising is hard, but First Choice makes my life so much easier. read more
