So you really need a lender agent with experience and hustle to back you up. Without that - one will likely miss out as homes are going over asking price and sold quickly in days. + Fast pre-approval letter. Required for most property visits. + Fast cross qualifications. A few sellers want their own financial verification to go along with any buy offers. + Land lease property? Doable. + Short escrows and tight funding deadlines? No problem. + She truly has your own financial interests at heart. This is not a platitude but my first hand experience. RE can be a cold game. In talking to her, I found out that she is very experienced with the entertainment industry for clients that have varying income as well as non traditional type of income and was able to find a solution which absolutely saved the DAY! Aaron was a terrible consultant who provided obstacles at every turn. As a result we terminated him. He did nothing but delay our ability to receive our loan money and took several days and several phone calls before even replying. When he did reply it was short and didn't actually address what was needed. I believe he was also purposefully ignoring us since we are a gay couple because he ended up texting us a homophobic comment after termination and addressing his unprofessional behavior and lack of timeliness. My husband would call him several times and I had never used my number to contact him, so I decided to give him a call and lo and behold magically he could respond when he was radio silent to my husband. He even threatened to report me and my texts to the bank, which is hilarious because he would just be doing me a favor of displaying his incompetence and saving me the time of complaining about him to the bank which we did anyways.

Instead, I will simply say what happened and you can decide for yourself. Aaron Baldwin did not perform his job to my satisfaction at all (no judgment here, only MY experience). After quitting on me because he didn't want to do his job and I told him a piece of my mind, he texted me to "get our nails done" (screenshot of text below). You can decide for yourself if that is homophobic or not. Though I can't say for sure, I believe that this might be the reason why he performed so poorly the whole time. If that isn't enough to make up your mind, keep reading: - Aaron ignored my husband during his second inspection and pretended not to know who he was, as if I hadn't mentioned his name several times and that he was going to be there - ignored phone calls, emails and texts and would not get back to me unless I called 5-10 times in a row. The only thing he would text is "call you right back" and then never call. Also, took several days to complete the simplest tasks such as signing a document after promising to do it that day. "Same day"? More like next week if you insist. - general incompetence/sabotage: he kept saying that he's been doing this job for 30 years, but didn't actually give any solid advice and pretended not to know the most basic things. When I would ask him about changing our contract to reflect the changes to our project, he would simply say "the contract is the contract", "ask the bank" and that he didn't know if that was ok. But when I called the bank, they couldn't believe it because it's "obviously his job" (sic) to initiate a change request. When I asked him to finally submit the request, he quit on me because we're "too much trouble". And he will probably say that it's because we didn't get permits etc etc but we got all the permits we needed and he was trying to force us to get more permits which would cost unnecessary time and money! Because of this delaying and simply not doing his job, we got our loan money significantly later than we should have and are experiencing serious cash flow issues and now on top of that we have to find a new consultant. Mind you, I was willing to work with him and he was the one who quit. Knowing what I know now I should have fired him a long time ago, but I didn't know that was even possible. I'm just relieved that I never have to deal with this man again and hope that everyone else will run from him too. I finally decided to tell him about the things he did wrong and all he could give was pathetic excuses and "stop harassing me". It's really sad that there are so few 203k consultants in Los Angeles and options are limited, but I can really only urge you to find someone else if you need one.

    I applied for an auto loan and initially received an email stating that my application had been…read moredeclined. Shortly afterward, I received a direct phone call from Jose Orozco, who represented himself as a senior decision-maker at the credit union and indicated that he may still be able to help make the loan happen. At his request, I promptly submitted the documents he asked for. Since then, nearly three weeks have passed. I have left voicemails and sent follow-up emails requesting an update, but I have received no response. If the loan is no longer possible, that is understandable. However, a simple response confirming the status would have taken very little time and would have been the professional thing to do. Instead, after asking me to provide sensitive financial documentation, the complete lack of communication feels dismissive and unacceptable. This experience has been disappointing, unprofessional, and deeply frustrating. I expected better communication and basic courtesy from a credit union, especially after being contacted directly and asked to provide additional information. Sad that this type of thing exists these days. No honor, no ethical standards. UPDATE I was finally updated (after this post) that I did not meet the requirements for a vehicle loan. This explains why I did not receive a follow up! I am deemed unworthy as a revenue generator for the credit union = no need to follow up, we'll just move on to someone that is worthy of our time. Unfortunate, and true. Thanks USC for getting back to me, under duress, and with information that could have been shared weeks ago. Lesson learned, painfully.
