Upon move in things weren't ready, and it's been issue after issue thereafter. Communication is terrible, vague responses for timelines for maintenance such as "I'll confirm next week". What's worse, is that corporate doesn't care. They do not care about tenant satisfaction. It's honestly, very sad, coming from someone who works in a client facing position. I'm glad I do have a paper trail in case retaliation comes when my lease is over.

When asked why their regional manager could not return phone calls but did respond to email at 7:30pm (not business hours) saying that they don't have to give us a reason and even though rent was always paid on time and they have been no complaints they just don't want us here. Prior to this we have been out of a microwave for over a month when it was reported having smoke coming from it. We were told many times someone would come out but no one ever did. We also have had brown rusty water since move and clogged drain that were never fixed. Dishwasher looks like someone kicked it and it too was never fixed. We also have neighbors that bully (screen and yell) at us and of tenants but nothing is ever done. They say they luved here so long they can do what they want. Management does not care about you at all. They put on a fake smile pretend to be your friend and take your money. Once they have the money they can care less about, your health or your safety. STAY AWAY FROM ALL THEIR PROPERTIES. Do not be fooled by their lipstick. RUN FAR AWAY AS FAST AS YOU CAN. Pay a little more and find something better.

    Disappointing experience due to a lack of professionalism, communication, and transparency…read more Our primary contacts throughout the leasing process were Daniel Morgan and Raquel. After we initially declined the lease because the rent was outside our budget, the homeowner personally reached out and invited me back to the property to meet his family and neighbors, answer questions about the home and neighborhood, and discuss the rental terms. Following that meeting, we reached an agreement on a revised rental price, and Daniel and Raquel sent us an updated lease reflecting those terms. We took the time to carefully review the lease and ask questions before signing, as anyone should when entering into a legal agreement. During that process, we felt pressured to sign the lease quickly, despite simply trying to understand the terms of the agreement. We ultimately signed the updated lease and promptly submitted the requested security deposit in good faith. Based on our understanding that we were moving forward with this property, we declined other rental opportunities, which were no longer available when we unexpectedly had to resume our search. What followed was, in our view, the most concerning part of the entire experience. After signing the lease and submitting our security deposit, we received no communication whatsoever from the leasing company regarding next steps, confirmation that our documents had been received, or when we could expect a countersigned lease. We found this unusual and reached out ourselves the following day. Only because we initiated that conversation were we informed that the property had continued to be shown after we had already signed the lease and submitted our deposit. During that conversation, we were told that another applicant had offered the original asking rent and that the owner had decided to move forward with that applicant instead--just 10 days before our scheduled move-in date. While our security deposit was ultimately returned, the handling of this transaction fell well below the level of professionalism, communication, and transparency we expected. We invested significant time and effort into this process, including meeting with the homeowner and his family, negotiating revised lease terms, carefully reviewing the lease, signing the agreement, submitting a substantial security deposit, and making housing decisions in reliance on the understanding that we were moving forward. Our real estate agent, who has more than 20 years of industry experience, told us she had never encountered a situation like this. Regardless of the legal status of the lease before it was fully executed, prospective tenants deserve timely, transparent communication--especially after signing a lease and submitting a security deposit. In our case, we received no proactive communication and only learned that the property was no longer available because we contacted the leasing company ourselves. Based on our experience, we cannot recommend this company. We encourage prospective tenants to obtain written confirmation regarding when a property will be removed from the market and when their tenancy is considered secure before signing documents, submitting funds, or declining other housing opportunities.

    We are tenants at one of the rental properties this company manages. The home we rented is a 3,400…read moresq ft home in a premium gated community in Newport Beach that is about 15 years old. In the 14 months we have occupied the property there are things that needed replacement and/or repair such as the water heater and master shower/ bath fixtures being full of sand, the refrigerator leaking water, door knobs falling off, etc. which has been bothersome but not a major inconvenience UNTIL...I came home and the gardeners (that the landlord was responsible for per the lease agreement) were cooking their lunch on our patio furniture in our backyard. We kindly requested that the landlord hire new gardeners but that request was denied. After our privacy was violated and the management company chose not to assist in finding a suitable resolution, I submitted the list of items that needed to be repaired... This is the response I received.... "Karla, I received your email and wanted to respond to you in a timely manner, per your request. I'm the rental property manager here at Abrams Coastal Properties. I left a voicemail on Tuesday around 11:30am but didn't hear back. I'm aware that you've been having some trouble both with the gardener and some maintenance issues in the home. It sounds like the gardener issue has been resolved. My understanding is that the homeowner will be discontinuing her gardener at the house and you will be taking over those responsibilities with your own gardener and at your own expense. I trust this will resolve this problem for you. Regarding the list of repairs you've requested, I'd like to refer you to the Addendum which was incorporated into your lease agreement, dated 10/1/12. Paragraph 10 states: "Owner will be responsible for major repairs such as roof, heating, electrical systems and plumbing systems. Tenants will handle minor repairs including changing light bulbs, furnace filters, smoke detectors and carbon monoxide detector battery replacement, garbage disposal problems and minor plumbing issues." With the exception of the kitchen faucet (which has a part on order and will be installed by our plumber as soon as it arrives), all of these items are minor repairs, by my assessment. As a courtesy, I'm happy to provide you with the name and number of trusted contractors that can take care of the remaining repairs at your expense. In addition, I spoke with the homeowner earlier this morning and she insists that all future communication be handled through either myself or Sally. She does not wish to be included in any future emails or contacted directly. Thank you for your cooperation in this matter. Jarrod Frey" 1. There is noting minor in regard to repairing a stove, oven or refrigerator. Our addendum had a cap of $50 or less for items we would be responsible for. 2. The issue with the gardener was NOT resolved...they just refused to do anything about it. We have paid $1,000 in labor plus landscaping materials because we take pride in our home. Now that we are trying to terminate the lease early and find new tenants, the owners will not assume responsibility for the gardeners even though we did not sign an amended lease agreement taking responsibility. I would strongly suggest not using this company or rent from a landlord that is. We pay our rent early every month, we keep our home immaculate and are not regarded in a manner that is consistent with the condition of our home and the improvements we have made while living here. We have communicated with Sally, Hunter and Jarrod, between the three of them, nobody could read and email, gather accurate information and follow up in a timely manner. My advice...find a property manager who cares for all parties involved.

His staff is courteous and efficient, responding to complaints in a timely manner. The subcontractors he has used have been extremely courteous and professional. As an owner involved in managing my own properties in Los Angeles County, I have only positive things to say about my experience with Don and his staff in regards to rental management. As an aside, the vacation renters that I have met here have had only terrific things to say about their experience with Abrams Coastal Properties in regards to my property.

Having three garage parking spots was a huge bonus, especially for traveling and storing bikes. It made everything so convenient and stress-free. The location couldn't have been better--just far enough from the main pier to enjoy quieter, less crowded beaches, but still close enough to easily bike or walk over when you want to be in the middle of everything. There's even a volleyball net right outside the house, which was such a fun added touch. Overall, this place checked every box for us. Peaceful, perfectly located, and incredibly convenient.     One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.
