We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

An overall $100-$150 difference on a $4,200 listing is standard and was approached in good faith. We were told pricing would only be considered with a strong application, which is why we applied, paid fees, and submitted full documentation. After doing so, there was no flexibility. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions. We made a reasonable request, followed the process as presented, and did not see the flexibility that was initially suggested. We consider this matter closed

I'll cut to the chase - they rented out our property in 6 days at a standard market rate with a dream tenant. If you want to learn some more details that may be helpful to you... We had an intake interview with Chris Carlson who answered all of our questions accurately and honestly. Everything that he shared with us about their management style, good and different, was accurate. Our property manager is Oscar Muratalla and he is wonderful and a trustworthy communicator. Their work is great. Their onboarding process is standardized and thorough. It seems from my end that they respond to tenant requests promptly. Their vendors are industry standard and reasonably priced. I would recommend MR to any landlord who is looking for a straightforward and practical property management group to work with.

My experience with Cameron was great until it wasn't. He went completely ghost and did not put in the contract with the sellers that they could take the pots in my front porch. They were there the day before for the walk-through. Cameron mentioned the sellers would be taking some plants,(he should have put that in the contract if the sellers wanted to keep) come to my surprise the day I get the keys. The two front plants are completely gone! Completely unacceptable also during the inspection as well many things were missed, and Cameron and his team recommended this person.. The team at Nexus SC worked with the board to ensure a smooth transition, and has been hard at work getting caught up on the work missed. In terms of value, we're paying close to what we did with our previous management while getting an online portal, and digital tools such as Google Workspace for document sharing, on top of the excellent service. Our experience with Nexus has been absolutely fantastic. Jonathan and Olivia are always prompt, and their genuine passion for the work is evident in everything they do.

Communication is inconsistent, emails are ignored, and important matters are handled without proper notice or explanation. Our experience with the owner is that he's very unprofessional, and will only respond when legal action is threatened. Even more concerning is the lack of ethical business practices. There is little transparency, and decisions impacting homeowners' accounts appear to be handled carelessly. A property management company should operate with fairness, honesty, and clear communication. this company does not meet those basic standards. All they care about is raising HOA dues so that it's unaffordable for members of the community.

Property management agencies, in my experience, make you feel like there's a barrier between you and actually keeping the building in good order. This is the first time I've come across a group that genuinely cares. As our account managers, I had the pleasure of dealing with both Billy and Chloe. They are both courteous, prompt, and accommodating. When things go wrong (which happens infrequently), they are always on top of it, with rapid communication and appropriate resolutions. I can see they are aware of both the tenants' and owners' perspectives and ensure that everyone is taken care of. It's a delicate balancing act. Over the past year, I have been consistently pleased with the quality of maintenance/landscaping/etc. Additionally, everyone I've talked to there has been very professional and open to suggestions. For example, I had an idea (educating the residents on how to turn the water off in the event of an emergency) to mitigate the risk of water damage in a building from the 1970s. Billy & Chloe not only heard me out but actually sent someone out to show me personally how to do it, and then followed up with step-by-step written instructions including photos. This approach made me feel like we're all on the same team, and I would recommend them as a property management company unequivocally.

My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. Liz has a great reputation in the area which I think was a huge benefit in our case. The seller's Realtor already knew Liz and trusted her. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. She really does seem to care for her clients and making sure they are happy. I would 100% work with Liz again!
