I've lived in a FirstService Residential building, specifically the Shoreline Condominiums (6301 N. Sheridan, Chicago IL) for 2 years. I've lived all over the world for most of my adult life, mainly in luxury living. I have NEVER had such an incredible staff from top to bottom. Starting with Jodi Middleton & Ethan Dyckman leading the staff with a constant smile and reacting to requests as if nothing is ever a hassle. I'm greeted by Jerome every morning who knew my name by the end of the first day. Even Charles had my name memorized in the first week. However, it's not just them, it's the whole staff. There isn't one weak link. Everyone greets me by name, always offering to help, and they do everything with a smile. There really is nothing like the team here. Matthew Schomburg is the Assistant Manager for a condo building managed by FirstService Residential Management. Building management has to deal with different demands than many urban condo buildings because of the location of the building on the bank of a major river and a car valet service that must utilize car elevators due to the narrow width of the building footprint. Matthew responds to all requests and complaints in a calm, caring, professional manner. His goal has always been to find an appropriate solution for every situation, no matter how small, while staying within the guidelines established by the HOA. His suggestions have proven invaluable especially in those situations in which the request really was not possible. FirstService Residential Property Management is out there to skin owners. Many services in my building provided by our own in-house maintenance personnel used to be free, but since they purchased our previous management company, nothing is free anymore. Even worse, we, condo owners, still have to pay maintenance staff (electricians and plumbers) and cleaning crew salaries as they are association employees. To make matter worse, since the lead "engineer" left, FirstServ promoted a maintenance guy from within, who was not certified (and is still not certified?). It took three maintenance guys, including the former engineer head, and almost a whole day to fix faucet leaks in my unit. The vanity was leaking as a result of their repairs. This is a vampire management company and the worst I've ever experienced!!! read more

I haven't had much faith in First Service Residential over the years, perhaps it because of staff they hire to represent them in many unprofessional ways, however, I'm starting to regain my confidence since the placement of one of their managers at 200 N. Dearborn, Chgo. Jacqueline Craft has definitely been holding the building down on so many levels. When requests are made to her, she gets them done, she communicate accordingly, proper follow up, get notices out in a proper amount of time, and so much more. I'm totally not the only one who thinks so, her name rings in the building in a very positive way, being the go to person, being always available and pleasant when you speak with her. FirstService took over the management of my building about two years ago and I can't tell you what an improvement they are compared to our previous management company. The attitude and communication has been outstanding especially in these trying times. On the occasions that I have had a question or comment I am treated like a customer instead of an inconvenience which was the case with our last management company. The improvements have gone way beyond just the members of the FirstService team. They have made noticeable improvements in the attitudes and professionalism of the door and engineering staff. can we give negative stars? if so this would be appropriate. one of the WORST management companies. their staff is so incompetent - leadership included. check your statements, balances etc.. I sold a place, settlement statement was clear - they still took funds out of my account. trying to resolve it - they do their best NOT to speak to you. Hide behind email and non-responses. Biggest nightmare dealing with these cowboys during the sale. Their team lacks any level of customer service or expertise. I've only recently moved in to my condo and am struggling to find positive things to say about FirstService. Communication is by far the biggest issue I've had with them: - Complete lack of response to most e-mails. Doesn't help that when they do respond, it tends to be nearly a week later. - The two times I've called in for a service request, the person on the other end was very unprofressional: constant, heavy sighing; one-worded responses; replied with "I don't know" for many things without directing me to who would know. - Our property manager is unhelpful and may as well be a ghost. I have reached out to her a few times via e-mail and phone but have never heard back. On top of that, many of the service requests and issues we've reached out to them about have been left unresolved. I am really looking forward to the day our HOA board gets rid of FSR. read more

First Profit & Last Service Residential FSR managed our building in River North for 6+ years and we went through several un-responsive property managers before we got our current manager who is quite helpful. Unresponsive service but high management fees none the less. For sellers, must warn you that they charge outrageous fees for standard sale reports. $185 for paid assessment letter, $200 to share condo documents. read more

Unfortunately, the building I live in Edgewater, has signed a contract with this management company a few years ago. They have managed the building for about 2-3 years if I am not mistaken and I am here to join my voice to validate the horrendous job they do. Where should I start? If you are a renter be prepared to be completely invisible to them. The HOA caters to board members only, they could care less about anyone else. Be prepared to be threatened with a multitude of fines they make up - often illegal fine threats - such as: odor of smoke (especially marijuana) cannot permeate other units (I am not a smoker myself and I don't like the smell of smoke of any kind) , however, according to the law, the estate of Illinois has legalized recreational use of Marijuana in 2019. What else? So, in May of this year, they threatened to fine people that did not wear masks indoor, even though there were no Federal or State mandates any longer, making this an illegal threat to fine - I was personally attacked by a resident on this issue, despite having my mask on, but lowered, for health reasons (I have asthma). These are just some examples. In July of this year, they lost a package that was delivered to the mail room for me, thankfully in this occasion i was able to claim the funds back from my card, however, in August, it happened again, and It's now end of September, and they have yet paid my claim. There's no accountability or responsibility, unless it's to fine people for any given reason or collect monies on their multi-million-dollar special assessments. Not to mention that one of the members of the HOA in this building I live, also represents himself as the manager of FirstService Residential in his public social media account (conflict of interests much?). Let me not forget that during the heatwave early this year, I had to call 311 because they refused to turn on the AC - until sadly the news of a couple of residents of a building nearby had lost their lives because of similar issue in their building, then after that, they turned it on. In closing, if you rent: consider buildings that are managed by a team that will actually care about you as a renter because many of these high rise buildings are not owner occupied and owners either do not care or are not made aware of the issues. If you are considering buying in a building managed by FirstService Residential, in my humble opinion, DON'T. Any claims by FirstService Residential that these are not factual, I have all the related information saved if proof is needed. read more

This is a scam company in Chicago. They would be better defined as a demolition company. They cannot change a light bulb to match other light bulbs. You need the gym cleaned - do it yourself because FS will just add dirt. Blood on the front door of the lobby - too bad. An omen of what will follow. You want garbage taken out - you will be confronted by the janitor for wishing you want him to do his job. You have an emergency that is affecting the building - they will deny it and let it cause more damage. FS likes damage. You want the HVAC to work properly - hasn't been cleaned in 50 years, so why start now. Got an emergency - too bad. Call someone else. FS will not get off the floor while they are in a perfectly good stupor to help you. FS is always too busy to bother with your problems. FS must have a guide book that tells their agents how to terrify the residents, but suck up to the board. You want to be harassed, it's the perfect company for you. read more

The transition of moving began with an email contact mentioning how to proceed with my move into the building. Rhonda always returned my emails within a reasonable timeframe - usually within 5 minutes of sending it! Rhonda's friendly demeanor and positive attitude is apparent every time I make contact with her via email or in person. Worst HOA service in Illinois.. I am a tenant, but the HOA we had before was good. Gave the same respect regardless whether you are a tenant or a landlord. First residential is I think absolutely one of the worst HOA association there is.. First of all, if you are a tenant, just forget about getting a response from them. Apparently you are not important enough for them to even respond to. Second, even if you have an urgent issue and call them and email them (both), they still don't really care, unless it is an urgent issue for them. They are very demanding in things that they want to micro manage, and every suggestion or question you have for them, they really don't provide much resolution, they really don't care. And the feeling you get that you are being disregarded because you are a tenant goes without saying. I heard they are horrible to landlords as well, but at least they get to talk to them. If you are a tenant, they literally don't respond or just disregard you, and you have to go thru the landlord for any issues. They don't even loop you in with important notices if you are a tenant.. I lived at Wells Street Tower for six years. At time of closing First Service said they would still withdrawal full amount of HOA on first of month despite living there less than half the month. With this, they promised a refund in a legal document within 30 days of closing. It has been 85 days since closing - the deadline was before Covid so not an excuse. Numerous forms of communication including a BBB complaint - they have gone silent. Stay away from this company - shady and clearly have financial, operational issues. read more

It's been years and still have secondhand cigarette smoke in our unit. FSR didn't pay for any of the property damage. There is a coronavirus pandemic and I get to breath in my neighbors chain-smoke all day long since FSR was too cheap to put in 2 vents as placed and out in 1 vent. They also have no record of the vent plans when requested by the HOA. Lost a buyer on this nightmare condo because FSR just doesn't declare lawsuits to mortgage companies so stuck in a condo because of FSR... and having to pay dues to FSR... for FSR to do absolutely nothing of value ever. Never heard from their management team. If the power goes out, better be ready to wait 2-3 days for them to get someone in to flip breakers. We got through account rep after account rep and none of them know anything. One rep thought we had breakers in all our units.. um no, no unit has their own breakers. It's like they don't talk to each other at all at FSR. read more

Terrible company. These people have tried to rip me off several times. First they charged me for a returned check that they never attempted to collect on, then charged a late fees for it. They did the same for the next 2 checks. Now, no matter how early I try to pay my monthly bill, they charge me a late fee on it. I have to call them every month to correct this and they screw it up again the next month. I am considering moving because of them. read more

Does anyone actually work at this company? It seems like a glorified call center of people calling themselves Property Managers who come into the office once/week to hit "delete" on all the voicemails and emails they received from residents. It's impossible to get help with even basic requests when we need them. No response to multiple emails and voicemails over the course of weeks. We have even tried escalating to the "Regional Director" who also doesn't respond. The customer support line rep I spoke with about reserving an elevator actually laughed at me and said "that's not my job" (It is literally her job). I can't wait to switch management companies as soon as possible and would discourage any HOA from choosing First Residential. read more

Prior to 2021, I wrote 2 positive reviews for FirstService Residential. Since that time, I have had my eyes opened to how FirstService will not treat a client property fairly, if it means lost revenue for FirstService. I believe the First in their name refers to profits first, client treatment second. Ownership and management know the right things to say when challenged, but delivering an ethical approach to our property has not been their priority. When our property was shaken by a major board election tampering scandal, First failed to completely remedy the matter to our board's satisfaction. Our property has elected to cancel our management agreement with them, opting to use a new property management company starting in 2022. It is clear that First has relegated us to the back, back burner for the past few weeks and the remaining weeks of 2021. They have removed all licensed managers from our property, only assigning a temporary staff employee to sit at our front desk. This is completely unethical, and poor customer service on their part. read more

I lived in 2550 N Lakeview, the 10th most expensive condo building in Chicago, yet the two FSR managers (Liz R and Angela J-M) were the worst people I've ever dealt with in 15+ years of living in high rises in Chicago and Boston. I've reviewed other properties on Yelp, and you can see that only this building's management was a problem - and a big one. Thanks in part to FSR, I had to live with these insane noises for 5.5 months that they claimed were "normal." I mistakenly assumed FSR would care about the defects causing these noises and repair them, as all my prior buildings have done with similar issues. It was investigated by the head engineer for 1 hr, and maintenance had ideas - but Angela emailed that ideas of maintenance staff were "not always valid" (pic #1). Then, she had the nerve to write she's still "diligently investigating" (#1) when she didn't do a single thing after that. She basically just impeded progress & emailed condescending crap. After ~45 days of this noise, I finally had a lawyer contact them to move things along. The day after his letter came, FSR and the Association claimed the noises were "normal." Not one independent HVAC tech or plumber agreed with that (listen yourself). Imagine living with these noises for $3250/mo (1br) and having these people claim that they are "normal." In other news, it took 4 weeks to hear from Angela that I wasn't allowed to install a smart thermostat (see #2) despite other people having Nest thermostats (rules are selectively enforced). Before I even moved there, she said she wasn't "at liberty to talk to a potential tenant" and I should refer to my leasing packet, which says to call her office with any questions (Pic #3). Seriously. The owner of my unit has an agent who gave permission for maintenance to inspect an odor from my vent, but Angela & Liz refused to let maintenance come up unless we submitted the request in the precise way that they were demanding. It's too big to post but I'll email it. After hours of emailing about an odor, we did exactly what I suggested in the 1st email. All the unnecessary emails could've been avoided, but these two revel in bureaucracy & seem to think these maze-like processes protect them somehow - against liability? What is it all for? They even started sending maintenance in pairs (one as a "witness") after my atty's letter. Now for Liz. Liz would reply to nearly every email of mine by misspelling my name (despite appearing on the screen 1 inch above her typing). This reading issue became a true problem when she couldn't seem to read / understand the bylaws. Specifically, I was given a made-up "fine" (pic #4) for walking to the maintenance office. Nothing in the bylaws says it is off-limits. So, I requested a board hearing to contest it per the appeals procedure described. Liz refused to arrange this, despite it being her job as the rules state. I then copied and pasted the rules into my reply. She then came up with the excuse that I "threatened litigation" against FSR, so nobody could talk to me (#5) - but I never "threatened litigation" against anyone. My lawyer's letter stated, in plain English, that if the two noises in those videos were not stopped, I would hire my own people to fix things & deduct costs from my rent. Or, I'd leave. No litigation. It was a standard 14-day letter. Any property manager could read one. Eventually, the "fine" vanished. I got it the day after they received my atty's letter, so it was childish, retaliatory bs. They never even gave me an amount. The worst side of Liz came out when my AC broke 4 times in a 2-wk period in August (in this "luxury" building). For some unexplained reason, Liz (without my permission) appeared in my unit with maintenance. The AC was making the screeching sound that you can hear on YouTube. I asked her if she heard it, and she snapped - "I'm not here to listen to any noises!" Uh, I have to live with this 24/7, but you can't "listen to any noises" for ten seconds? Then, I asked her what to do if the AC stopped working again, and as she walked out she snidely said "call the unit owner and have him come here." The owner is not an HVAC tech, nor can he touch common elements as the bylaws state. I get this snide retort while it is 94 out, I have unreliable AC, and I am recovering from chemo. My Blink camera caught this too. This disaster cost me $27,000 in 5.5 months. 1k in elevator fees, 2k legal, 3.2k lease break,1.5k painting & 1.5k background check + movers... and then the rent. But, let's see if they turn around and act like the victims here - for this review. I'll post any threats I get right here, though it might be hard to find with the 33 1-star reviews of FSR in Chicago (and hundreds of 1* reviews across the country). read more
