On June 3, 2026 I cancelled the reservation, again through Expedia. On July 23, 2026 I woke up to not only a $25 charge from my bank account but it also led to a $34 insufficient fund fee. The name of the hotel was listed on my bank account as Beach Rose Inn. I called them. They stated that they did not charge me the fee. They acknowledged that I made the reservation and cancelled it within the approved time frame of not being charged any fees. Then they suggested calling Expedia. I called them. I spoke with someone from customer service who also acknowledge that I made the reservation in April and cancelled on June 3rd. The hotel's cancellation policy states that any cancellation BEFORE July 8th would not be charged a fee. Any cancellations after that would be charged a fee of $25. The reservations were made for July 18th to the 19th. Expedia put me on hold to call the hotel then came back and told me that I would be getting refunded and to watch for an email. The next day I received an email asking for proof of the fee charged. I provided proof. That proof wasn't clear enough so I sent another response with proof of the charge, proof of the cancellation date and proof of the insufficient fund charge. At that time I had also added the hotel to my response. Following that, the hotel blocked me and I received two emails from Expdedia stating that the hotel claims the charge is valid and there's nothing they can do. Seems crazy to me since BOTH parties acknowledge that I had cancelled within plenty of time to NOT be charged a fee. They are no better than typical lying thieves.

The Residence Portsmouth Downtown Waterfront is well maintained and immaculate. Breakfast is OK. The food is industrial grade. In my opinion, this hotel has become complacent, again, at breakfast. The standard, Residence Inn fare breakfast items are OK, but, there are no cut fruit, berries, or fruit cocktail, and no waffle iron, as is standard at many Residence Inn's. I was intrigued by this hotel's latest attempt at "value engineering" at breakfast, the cereal bowls have shrunk in size by about 30% (a staged, mathematical equation, to cause a guest to take less cereal, and to cost the hotel, less money (classic, "value engineering")). Fortunately, the Residence Portsmouth Downtown Waterfront is serving fresh, cooked daily, oatmeal, and has abandoned their previous shenanigans of serving instant oatmeal. In my opinion, this hotel is continuously nickel and diming their breakfast. I just don't get it, Marriott used to pride themselves on their food and beverage. The guest rooms are comfortable. Front Desk staff are largely apathetic. The high point of our stay was the Christmas decor and ambiance, at the hotel; the hotel goes the extra mile to decorate - - tastefully and professionally - - for the season. You knew you were in an older hotel, but the room was clean and well kept. Comfortable seating in front of the TV. They've upgraded to a larger TV than shows on many pictures. It was easy to pull out from the wall and switch out the hotel cable feed for our own streaming device. Plenty of convenient outlets. Good sized fridge. Bed comfortable and room can be kept reasonably dark and cold. A small missed opportunity not having a few more pieces of furniture in the room. There was plenty of available space where they could have put a small desk for working, a bench at the foot of the bed, or a floor lamp for evening lighting. All of these would have not crowded the room and would have made the stay more pleasant. Continental breakfast provided is very basic. If you want to be in the midst of Kennebunkport action, it's a good place to stay. I'm pretty sure you could set up a playpen or an easel in the room, and still have plenty of space to walk around it. Being able to park right next to our front door was an added plus. The Wagon Wheel was an unexpected gem, and - as long as it's this well managed - I have no hesitation recommending the cabins.
