Lived in this community for a long period of time, and I can say it went downhill quickly. When we moved in the property was well cared for, getting maintenance was no issue, and while there was a LOT of management turnover, for the most part things were fairly smooth. Unfortunately that didn't last, the management turnover became more frequent, less and less care was taken of the property, and emails were regularly being sent telling tenants that issues were their problem to deal with. There is good and bad just like anywhere, the main problem is that the bad is never addressed. The units are nice, and the neighbors are characters. The mandatory Spectrum sounds good unless you want internet that doesn't go out daily. Sparks has a lot of people with FPI (now Asset Management) and there is a reason they are mixed at best. Personally, we had 2 management teams that were great and a maintenance person that actually cared... unsurprisingly they didn't last long. We did not "discover unmatched comfort" as their website suggests, but it was "ok" for our time there. The buildings themselves have become dirtier and dirtier, the management company used to power wash every building/staircase in spring and fall, then it became once a year, and in the past year it hasn't been done at all. The landscaping has animal waste everywhere because no one cleans up after their pets and the rules for that aren't enforced, there is a MASSIVE issue with pigeons nesting everywhere and leaving their "calling cards" in the breezeways and on the patios/balconies to the point it is actually a health hazard, but the management company claims it isn't their problem to deal with, blaming a property across the street for the problem and at the same time telling tenants they can't take measures to mitigate that problem. The management on site is very difficult to get in touch with, and are mostly indifferent to the tenants and issues unless you get lucky to have the current property manager on site (rare). There is no security on site at any time, and there are times when there are vagrants sleeping in the breezeways, and the paid parking lot is essentially a free for all, especially when there are events in the area, they have posted that it is private parking and that they will tow people, but the trucks rarely come through to enforce this. In general the parking there is an issue, the lots are very small and limited, and the garages that go to certain units are a very tight fit for cars, but provide decent storage. The apartments themselves are nice inside, though I will note that the "townhouse" apartments are actually on the 3rd floor, with no elevators, which makes the second floor of those units the 4th floor of the building. The washers and dryers are conveniently placed in the unit but they are small stackable machines. The half bath downstairs is very large, and the kitchen island is a generous workspace, with a lot of cabinet and drawer space in the kitchen overall. Document everything because they will try to hit you with fee after fee when you notify them you are leaving. Fortunately, we had a paper trail but others lost more than their deposit for items that old maintenance crews started but didn't finish. This is also smart because management teams can and have changed in the blink of an eye, and their record keeping is suspect. The location is very convenient to Reno and downtown Sparks, and is a great vantage point for Star Spangled Sparks, Hot August Nights and Rib Cook Off, and a quick walk downstairs takes you to Galaxy Theaters, NV Burger, a small Winery, and other small local businesses, or a 5-10 minute drive takes you to pretty much any store you need, and the Nugget Casino Resort is literally a walk across the street. It is also very close to the Reno/Tahoe International Airport which makes traveling easier. It also has multiple access points to I-80 within a couple of minutes drive. read more

Don't not recommend moving into these apartments. They have a new manager almost every month , because of them having such a high turnover rate information and payments would get lost easily . Thank goodness for them getting the dumoso app which has now made it easier ! It's also very difficult to get ahold of their regional manager if you need help . read more

DO NOT MOVE HERE!! The office staff are extremely snippy as someone else mentioned. They are pretty unresponsive to communication and move very secretive. If you don't ASK, they DON'T tell. I had been in communication about late rent since losing my job and still found a way to make payments. They are not a "struggle" friendly apartment complex. They'll use any excuse to process an eviction. The apartments look nicer than they are and for this rent price the amenities should be way better and maintenanced. They are no elevators in a 3rd story building. They have a tiny onsite gym with a treadmill that doesn't work and a pool that's never open without a jacuzzi. This is the DEFINITION of a capitalist run complex, I have never experienced such hierarchical struggle and condescending attitudes in a leasing office!!! Please be warned!! read more

Have only lived here about 3 months! But so far so good. I was skeptical because of the bad reviews, but I think those incidents have only happened a couple times! Parking IS awful, but it's downtown so that's what's to expect. There is a lot of construction in this area, so if that bothers you keep that in mind. To me, construction means expanding so I don't mind it. I had one service request so far, and it was fulfilled within the week I put it in. Maintenance guy was friendly! The inside of the apartments are very nice and up to date. The office ladies inside are very pleasant and always helpful when we need something or have a question! I have noticed that most people only write reviews when they are angry, and since I have lived here for over a year and half, I figured I would give a detailed report of what it is like to live here. Obviously by my 5 star rating you can tell that I am happy to live here, but there is good and bad. I will include both. Moving in is a breeze, they are great about getting you in quickly one you apply and are approved. I live in the 2 bed 2.5 bath and the layout is amazing. The walls are thick enough where you don't hear your neighbors, unless one of them is banging on their door in the middle of the night (which has happened). The insides are updated and look very nice, my guests always compliment how beautiful my home is. It has a modern feel to it with gray flooring, thick white trim, dark wood cabinets, and stainless steel appliances. Though beautiful, some things will bug you after a while because they use cheap materials in some areas (who can blame them, apartments are never perfect). The carpet is thin and the floor squeaks in some areas, and some places have carpet tacks exposed so they might poke your toes a time or two. If you live in one of the two-story townhouses like I do, expect the downstairs to be cold in the winter (there are no bedrooms down there thankfully). The blinds on the windows are the worst part in my opinion. They look pretty, but blinds break off very easily especially when you have pets. I figured my cats were being too rough, but I noticed that many other windows in the apartment buildings are missing them too so it must be an issue for everyone living here. The location is so amazing!! The Rib Cook-off, Hot August Nights, Carnivals, and multiple other festivals are held 300 feet away from your front door! You are also a very short walk to the movie theater. If you happen to work at Tesla, the bus stop picks up right across the street so you don't even have to drive there. Very convenient. The surrounding area is not the nicest, but I feel that Fountainhouses are in a little slice of heaven and I have not seen any crime here. Parking is not as bad as everyone says it is, and they need to cut administration a break. Everyone has the option of paying extra for a private garage, so when you don't pay for the garage, you have to deal with parking outside and whatever annoyances come with it. Don't want the trouble? Pay for the garage. Want to save the extra cash? You will have one assigned parking spot that is uncovered and has a number assigned to it. Most days there will be no issues with your parking spot. There will be a time or two when you come home and someone is parked in your spot because people who don't live here do not realize that it is assigned parking. You can leave a note on their car and park an additional 30 feet away at the leasing office. The car is always gone by the next morning. It is annoying, but really you get what you pay for. I have only had wonderful experiences with management at the Leasing Office. Everyone is very kind and makes an effort to accommodate you. They also dispatch maintenance as quickly as they can. Once again, I feel that people mostly write reviews when they are angry, but I am very satisfied with every encounter I have had with management. Side Note: I saw in someone else's review that the camera in the mail room had been disconnected. They installed a brand new camera within two weeks. Overall - very happy to call this place my home. No apartment complex will be prefect. There will be good and bad anywhere you go, but I can say that there is a lot more good than bad here. When you are sharing the place with hundreds of neighbors, a thing or two might be overlooked for some time. Management tries their best to make this a comfortable place for us. I wish I could give zero stars, worst management and terrible place to live. They are no help and do not maintain the place. My apartment almost got broken into and there's suppose to be cameras, again no helped what so ever. The doors to the gates break, no one fixes it and weird people dig through the trash cans and lurk around the parking lots. They have bad communication and are all not on the same page, one will tell you one thing and the other will tell you another then charge you for anything they can. I moved in to a "brand new" never been lived in place and there was glass all over the carpet, scratches all over the floor from pushing the appliances, paint off the walls and ripped up carpet. Who got blamed for damages of paint ME. Don't live here. read more

Along with many other former residents, I had a terrible experience living at so-called apartment complex otherwise known as Fountainhouse. To begin, I lived at Fountainhouse for a very short period of time. I terminated my lease only a few months after I moved in because of the number of problems I had with the complex violating their very own contract. When I sign a contract, I assume that the other party has actually read the contract that they GAVE ME so that they know what is expected of them throughout residency and because they're putting their signatures on it as well which makes them responsible for any issues I'm having that are mentioned within said contract. Before entering the apartment for the very first time, I was told that it would be clean, as one would expect for sanitary reasons. However, the apartment was disgusting. It was obvious that the previous owner had a dog considering there was leftover dog food in a corner of the kitchen. The carpet throughout the ENTIRE apartment was discolored and I wondered if it was dirty and they hadn't cleaned it, or if that was the actual pattern of the carpet. Either way, it looked tacky and gross but I was now in a contract, so I didn't have a choice. After only a couple of weeks, the problems started rolling in. I was placed on the second floor between two extremely noisy residents. I am not someone that gets mad over everyday noises, such as walking or talking, but these "neighbors" went far beyond that to the point that I had to contact the clubhouse because I wasn't getting any sleep whatsoever and was having trouble staying awake during class (I'm a med student). They were absolutely no help. I was told to contact the police and that's it. If the problem continued, I would have eventually done so had I not left early. However, it is not my responsibility to deal with a noisy tenant. That is the job of the complex, as clearly stated in the contract. As far as I know, they had one of their maintenance guys leave a note on the noisier neighbor's door, which wasn't effective at all. It continued for the duration of my stay. Furthermore, there was never any hot water in my apartment. The dishwasher didn't work either, which meant I had to do the dishes by hand which is usually not a big deal to me, but it is when I come home after going to class and working 8+ hours to dishes in the sink that should've been cleaned by the dishwasher. Now, you may ask, why did you not have the maintenance people fix these problems? I actually requested that maintenance come in SIX different times. You go online to do so, and then immediately after leaving a request, you receive an email of the request just so you have it in your records. After my last request was ignored, I contacted the clubhouse and was told that I hadn't left any requests at all, which is a lie. I showed them proof of my six emails and they pretended that they never got them. With that being said, this apartment complex is a scam. They constantly ignored the issues I was having with the apartment simply because the property manager is greedy. For $1,200 a month for a tiny, 500 square foot apartment, I expect so much better. I believe that because I am younger, they assumed that I don't know the law and therefore I can be taken advantage of. When I went in and "discussed" terminating my lease with the property manager (didn't really care to know her name considering she never cared to ask mine) she acted like a child. It's honestly sad that a 60-year-old throws a tantrum when confronted about not receiving what was mentioned in the contract itself. Property manager - you need to grow up and be a professional business woman. Giving a young woman more than half of your age attitude despite being a good tenant that paid YOUR bills is not a smart business strategy. Also, update your profile picture. Worst apartment complex I've lived in. The day I moved in someone broke into my car and stole my wallet. It was right in front of a camera and they never got back to me with footage even though I gave them specific date and Time of the incident. They had my car towed Day number two because they were vague about where I could park (there was no assigned parking at the time). When I did get a parking permit it is all the way in the other complex across the street having to walk through two gates with a baby. If you park at your staircase to unload groceries you get bitched at by management or the guy who drives around on the golf cart. HUGE ant problem. Not dog friendly at all. There is literally no where to take your dog to use the restroom. I've had to go to the courthouse across the street after hours just so he can use the grass. Everything is poorly built. Floors are uneven and even the molding underneath the bar area has just fallen off. I put my dog on the patio so the bug man could come and spray (for the 3rd time) and received a notice the next day that I violated my lease agreement for having a dog unattended on the patio. My shower door was put in crooked so water has soaked the baseboards causing mold. I notified the office last week of my boyfriend moving in from out of state and that we would fill out all applications and give deposits when he got here and I got the notice of the pet violation while he was visiting. Maintenance has come to my apartment unannounced multiple times and told them I had a baby sleeping and they insisted on coming in regardless. This place is absolutely awful. I moved from their sister company at edge water hoping things would be better here and they are far worse. read more

New apartments in a great location within an urban environment which is adjacent to Victorian Sq. Excellent walk score, dining, entertainment, RTC Transit Station just steps away from your front door. Because of it's location, it's geared for adults, not children. And as mentioned in other reviews, not in the greatest neighborhood but there are plenty of security cameras throughout the complex covering the parking areas and corridors. Parking is very limited, you will have to park on the street or take your chances in the adjacent parking lot if you own multiple vehicles. Area is very noisy due to it's close proximity with the freeway, train yard and it's near the flight path for the Reno Airport. In addition, there are multiple special events which attracts thousands to the area which is a plus if you attend, but a night mare dealing with traffic and parking. The complex is 1.5 years old so the units are very modern with stainless steel and energy efficient appliances. But there is no fireplace and the bath tubs are too small. Rent is high, management taking full advantage of the rental market which is due to fall in the near future as 4000 new units are coming into the market within the year, and another 6000 planned. If you are fortunate to have one of the end units of each building, you will not be sharing any walls with other tenants due to the unique design. A huge plus. I have also experienced multiple leaking ceiling, water from the above unit. Complimentary use of two computer & printers inside the leasing office which is open 7 days a week. And they also have a complimentary water, coffee-tea. 24 hr gym, one small pool and no jacuzzi/hot tub. Zero issues with the current management, Morgan & Quey are the two I see most and they are much more knowledgeable than the original staff. read more
