Run. Do NOT move here. Villas has a reputation for outrageous move out fees and I wish I had paid more attention to all the negative reviews saying the same thing. They are finding ways of passing on regular maintenance costs onto the renter. After staying here only a year I was told they needed to repaint the entire place due to holes in the wall. And I was slapped with a $2,300 painting fee ON TOP of taking my $500 deposit. You read that right- $2,800 they charged me to move out after 12 months. You'll find plenty more reviews with similar complaints. Just do a quick google search and you'll gain more insight. (There's even a Reddit thread where they charged someone $3k to move out and they took Villas to court and won the case). Please, please do yourself a favor and stay somewhere else. Save yourself the money and the stress of paying out the nose when you move. I greatly regret the day I signed that lease. read more

Ok place. But prepare to be annoyed if you want to use the pool. It's a small pool relative to the complex size to begin with. And on Sundays this same group comes out. 15-20 people who do not live here. Between that and the people that live here the pool becomes like one of those water parks where everybody is shoulder to shoulder. Also doesn't help there are like 10 lounge chairs in total. People have told Kromer about this and all they do is send out a text to all the residents saying if this doesn't stop they will close the pool for the summer. Problem is though the people who are coming obviously aren't into following any sort of normal societal rules. Kromer would be better off send their own people to enforce the rules rather than passing the buck but Kromer ain't into spending extra effort or money on things. Sucks cuz there is a simple solution but they refuse to act. read more

Genuinely the worst place I've ever rented. Where do I begin? The maintenance will not respond to your requests to fix things for months at a time, it even got to a point where I put in a request and they marked it as completed without ever actually coming to fix it. The maintenance staff is also extremely unprofessional, claiming certain things don't work properly in the apartment because the "apartment is made cheaply". Not to mention they quite literally got in a physical altercation with my neighbor, which following the maintenance team member was immediately fired however clearly there is no standard or screening for the initial hire process in the first place. The on-site team is extremely unprofessional and they will take your entire deposit for normal wear and tear (which is illegal, so I recommend fighting it if they do this, and check the age of the carpet in your apartment). Some of the staff is trained improperly and you will get one piece of information from one person, and the manager will say something completely different and contradictory. If you try to escalate any issues to corporate, they will not respond to your emails or give you any info to contact the person that you need. This apartment complex will also tack on extra fees onto your rental price such as a "technology fee" for smart tech they install that you don't ask for or need. They will make you pay for cable, whether or not you want it or use it. And you can only use wifi they have contracts for. This apartment complex does not care about you as a tenant, and they are greedy and will charge you as much as they can, whether its legal or not. if you're already on a lease here, my advice? Know your rights, because they are clearly charging people and hoping they don't. As soon as you call and fight it, magically the charge goes away because they know if you fight it legally, their charge will not hold up in court. If you don't have a lease here, DO NOT RENT HERE. save your money and mental energy. From my experience, go through a private land lord if at all possible rather than dealing with these corporate run apartment complexes, they have an extremely high turn over, are under trained and extremely greedy. read more

I've lived here for quite some time now, I've seen a lot of different management come through the office, but the current manager, Joe, is the most hands-on manager we've had at this location yet. If there's an issue on the property or the unit itself, and he knows how to handle it, he will. And if he can't, he will send somebody out in a timely manner to make sure you're taken care of. Blood everywhere from a recent knife incident and the apartment complex refuses to clean it up. Don't know the details since I wasn't here for it, but two weeks ago 5 squad cars and an ambulance were here to sort it. After a very loud argument with lots of yelling, someone got cut or stabbed and they ran all around the complex screaming while trailing blood. That blood is all over the stairs and two of the floors. We informed the complex of this right after it happened and they have yet to clean it up or explain what happened. Additionally the front office is always closed due to "staffing issues." We are unable to get packages from them since they are always closed. Any calls to the complex now go to an answering service and end up going nowhere. read more

The only way to describe the entire way that maintenance is handled here is complete incompetence. After 2 years Im still left with a faulty fridge that freezes my groceries. Maintenance has made 5 trips here to inspect the fridge and on the 5th time they send the guy that entered my apartment unauthorized and left my washing machine inoperable after atempting a repair to try and attempt a repair on the fridge when an expert already came out and said there was no way of fixing it. Maintenance staff has a revolving door its a different sketchy person everytime. They will enter your apartment unauthorized and leave you without your appliances for weeks if not months at a time with no care for how that might impact you. Theres been 4 different property managers since I've been here which they use as a means of not being accountable for the actions of the last. I had hope when the new manager Sylvia reached out to ask if there was anything they could do to make my stay more "exceptional" and after explaining in detail the issues with the appliances her solution was still completely incompetent. There is zero standard maintenance done for any appliance in your apartment including the water heater which mind exploded and I had to order parts for myself or I would have been without heat in my apartment and hot water for weeks. Then when their appliances which are 9 years old now and do not receieve any standard maintenance break they accuse you of just wanting a new appliance and thats after ive been here for three years and spend 60k on rent. If you are thinking about coming here to save a few extra dollars at a place with competent staff dont because it will cost you way more in stress and they will externalize any cost imaginable onto you. read more

I recently moved into the Villas at Keystone Canyon and I have been very satisfied. I want to recognize Savana for being extremely helpful, kind, and attentive with communicating with me throughout the entire process. From the moment I walked in for a tour to the day I signed my lease, Savana was proactive with getting my application processed and getting me my keys in a timely manner. There was an issue with my fridge on move-in inspection and it was fixed immediately by the maintenance team. All of the staff are warm and welcoming and made me feel at home before I had even moved in. I would absolutely recommend this place and I am stoked to be living there. read more

I work at the fish market off of gentry way and I went to the pool and I came out smelling worse than when I get home from work. The pool is filthy dirty. All of the chairs are broken and with all the money they make constantly raising rent you'd think they could afford to replace them. Residents were laying out on the hard hot concrete! Absolutely no shade. They refuse to replace the umbrellas after not taking care of them I guess. So much for "luxury" apartments. Will not be renewing my lease. I went to the pool here and I am convinced there was bacteria in the water because me and my friends all got chorro!!!! The pool stunk and the smell stuck to our clothes and hair, absolutely no pool filter was being used forsure because the pool did not have any scent of chlorine it straight up smelled worse than the Sparks Marina. There is no umbrellas and no lay out chairs. You call this luxury???!!!! Absolutely not. Very disappointing definitely should not be charging as much as they do in rent when the amenities are being poorly taken care of by the office staff. read more

Absolutely FURIOUS. I would never recommend this place to anyone. I lived here for 3.5 years and was never treated well. I felt like an inconvenience to the people in the office. While living there, I found a dead decomposing mouse in the hot tub with me that I almost touched by accident. They would also just leave and lock up the office early without notice often. They answered the phone about 3 times out of the 50 times I called during office hours while living there, and when I left a voicemail, they would NEVER return my calls, a lady at the front desk there literally ROLLED HER EYES AT ME when I asked to pick up a package that was delivered to the office. She said it wasn't there after briefly looking, come to find out it was there the whole time. They said they were working on a parking pass program for residents and that never happened. They said they were working on updating all of the doorbells to ring doorbells and we were coming up "soon" and that never happened. The literally called me and asked me to leave work one day so that they could get into my apartment since they LOST my copy of the key I gave them. No apology, just, we need another copy. At this point I don't know if I feel safe because what that heck happened to my key I gave them?! Not once did they apologize for any mistakes. Upon moving out, they said that they couldn't find the mail forwarding form so she wrote it on a piece of paper. Haven't gotten my mail yet that I know has been sent there. Will see how this goes. The incompetence is just insane. The apartments themselves are beautiful and the landscaping staff does an awesome job. Those are the only perks I know. read more

If I could give this place 0 stars I would. There are so many issues that I have had here that I don't know if I could list them all. For all the money that we pay to live here and with this being considered a "luxury" apartment how hard is it to keep the gym equipment working, the treadmills have all been broken for over a year, and on top of that the gym is alway filthy it seriously grosses me out. The pool good luck ever finding it open during the summer cause it's always closed till further notice and even when it is open there are barely any chairs that actually work or shade, and don't go into the pool bathroom unless you want disease. The management is very inconsistent and constantly changing. We signed our new lease back in October and they didn't raise our rent or anything which was strange to me cause on the lease renewal they said they would be. I even asked them when I signed the new lease why our rent wasn't being increased. A few months go by and we get a note at our door saying we hadn't signed our rent and that we would be paying month to month rates now?...! Well of course I went down to the office and told them I did in fact sign the lease but they can't seem to find it. My question is how did they not have a lease for me but allowing me to pay rent for 3 months before they noticed??? Anyways they blamed someone who doesn't work there anymore and claimed he didn't know what he was doing... they have also claimed our rent hadn't gone through on multiple occasions like 20 days after we paid it. We always had the funds in our account and never received any notifications from the bank that our checks had bounced or anything but the complex goes ahead and charges us a late rent fee go figure. Also good luck finding parking if you have more than one vehicle. Absolutely no parking after 5pm so you'll end up parking on the street. Also hopefully you don't want some peace and quiet in your unit because you will here everyone above and next to you. Walls are so thin. And then there are the packages that constantly get lost in our luxar boxes or stuck in the office. So hopefully your delivery's are left at your door. Especially if you are trying to get into the office cause who knows the hours anymore, I guess the hours are whenever they feel like being open. Kromer property's are the worst. We have been lucky to not have any appliance issues yet cause from what I hear it will take months for them to get fixed. Stay clear and Beware of the new complex built across the street from these they are owned by the same company. read more

After living at The Villas for approximately six months, it is apparent that both Staff and Management at The Villas are about as apathetic as they possibly can be. Where to begin? First, pigeons roosting in the breezeway and leaving PILES of bird droppings...this had to be pointed out to the staff because apparently, removing biological health hazards to animals and humans is not a priority as long as they are getting paid! Secondly, tenants abuse the Dog Park by leaving their pet's droppings and it is seldom if ever cleaned up, So if you live near the Dog Park, expect to smell it all day long! Staff cannot be bothered to keep the grounds in top shape. Lazy! Third, my fiance's AC unit has an unbearably loud fan/blower. It is so loud that she cannot even have it on when we are in residence, because it is absolutely a nuisance...noise pollution. Management and even Kromer corporate has been informed of the issue but all they do is make excuse after excuse after excuse, followed by inaction. Unbelievably lazy people or perhaps just grossly incompetent. No leadership, no professional conscience. Fourth...six weeks ago a piece of the cheap-ass plastic blinds just fell off into the floor. When we politely requested a new piece to replace it, the clowns on the maintenance team actually replaced with a wrinkled, wavy, obviously defective piece. When informed that the replacement was unserviceable...silence. Stubborn silence and total lack of responsibility or action. Fifth...multiple emails, visits and phone calls have yielded nothing...absolutely ZERO action! Luxury villas??? According to whom, their Marketing department? The ONLY thing luxurious about the Villas, is the exorbitant fees they expect people to pay for a substandard product and living experience. We highly suggest skipping The Villas if you are looking for a good place to live with a professional, responsive staff and management. These clowns couldn't tie their own shoes! We are currently contacting the BBB to lodge a complaint regarding the absolute inertia and inaction by The Villas' staff and management. These apartments have gone downhill real quick over the last several months. I have lived here for more than three years, and it has gotten so bad that I am eagerly looking forward to ending my lease next month. This place has three major problems. First, there is only a single repair technician (Dave) in the entire complex of over 600 apartments. Dave's lack of basic repair skills can only be matched by his rudeness -- every single time he showed up in my apartment, he made the problem worse, and made me feel that I am responsible for fixing it. This means that if something breaks in your apartment, you are pretty much on your own. Don't even try to bring the problem up with the management, they are completely unhelpful. Second, there are annual ant infestations. Just last week, thousands of these little insects showed up in my apartment, and no amount of cleaning was enough to drive them away -- you will need to spent money on ant traps. Extremely annoying and the management did not care. Third, the pools and amenities are poorly kept and managed. The pool gets so warm in the summer that swimming there feels like being cooked alive. There is no control over who enters the pool space and surrounding areas, so it is common to see groups of shoddy people there. Accidents are known to happen at the pool (it is currently closed because of one). To recap, the largest issue of this place by far is unresponsive, rude, and unprofessional management. And it is getting worse. This place is quickly becoming unlivable. Stay away at all costs. read more

This is the first place, I have renewed my lease and that says a lot. Since my last review, the office staff have improved and are a lot more pleasant than the people we dealt with when we first moved in. Although the apartments themselves still have their defects in some senses, we are happy with management and their timeliness in dealing with certain manners. read more

Coming up on 3 years now at the Villa's and both my wife and I enjoy the life here. The apartment is comfortable the staff are always willing to listen to me concerning any problems we may have and fix them. The rent while on the expensive side is not outrageous based on availability of like units in this area. Construction for about 100 more apartments is now in progress on the other side of Leadership Parkway and I'm fairly sure when they are complete will fill rapidly. We are very comfortable in our unit thanks in part to the excellent management and service team here. We intend to stay barring unforeseen circumstances. read more

We just moved to this beautiful complex from Tahoe and having the Keystone hiking trails as our backyard still makes it feel like home. Danny was amazing in getting us the right location in the complex - as we wanted to be facing the trails and also took measurements in an hour of me asking via email so we could order proper furniture. Thanks Danny! The complex is very quiet with an amazing staff - Jason is great on maintenance who helped hang our large mirror. I have also enjoyed the large gym open 24 hours with a hot tube in the mornings overlooking the city. read more

I lived at the Villas at Keystone Canyon for a year and absolutely loved it! I would have stayed, but my work took me to the bay area. I was fortunate to be on a 3rd floor and I NEVER had any noise issues. The most noise came from the outside hallway and it was still barely noticeable. I have yet to see an apartment with no noise complaints. If you can't handle noise, don't move into an apartment. I can't speak for the lower floors, buy my top floor was quiet and my neighbors were awesome! If you're struggling with anything, be sure to let the office know. I was paying 2 rents for a while and living between 2 locations. They were very understanding and worked with me. I can't say enough good things about the girls in the office. It amazes me how many people complain about brand new apartments. You really have to understand that apartment living isn't ideal and you have to be open minded. I am a very picky person, but I'm also open minded and fair. There is no reason this place should have under 5 stars. If I move back to Reno, I will definitely be moving back to this property! read more

The owners of this property are heartless. My husband and I moved in lived here for 3 years. Then the unthinkable happened and my husband passed away suddenly. I couldn't afford to continue to live here off my income solely. They wouldn't let me out of my lease not even with a death certificate. One of the best apartments in Reno. Close to the University and shops. Butts up right next to BLM land for mountain bike riding, hiking, runs, or walking the dog. The staff has always been pleasant, efficient, and helpful. If I was not moving out of state for a new job, I'd be staying here for the foreseeable future. Pool and hot tub were kept clean, there is a package locker for easy UPS / FedEx deliveries, and the tiny Park was a hit with my nieces :) The apartment itself was a two bedroom, with ample room for a queen bedroom set in the master and an office desk / tv in the spare. Washer and dryer in unit was a must, had one issue but maintenance fixed it within an hour. Loved the kitchen setup a the cupboard storage was massive...... maybe I don't own a lot of appliances, but I never filled them up during my 2 years here. The only annoyance I experienced were some loud (what I assume college) kids coming home from the bars in Ubers on a handful of weekends. It never lasted more than a couple minutes, but is startling to wake up to. Overall I felt safe and secure in the apartment grounds. It is a little bit pricier, but that is to be expected when the amenities, location, and high quality staff is factored in. read more

My review is based on my experience of living at villas at keystone this past year, I would still be living there had I not moved out of state. First, from the initial meeting of dealing with the leasing office we never had problems, staff was friendly and helpful regarding our move in. We never felt lied to about anything or discovered any hidden fees or anything. Throughout our lease was the same deal, we never had any negative experiences. Once, we paid rent online like we had been doing forever but for whatever reason it didn't go through & we ended up with a late fee but after some discussion with the manager they offered to remove the late fees. This was something completely unexpected but was so appreciated by us. At move out there was also no major problems whatsoever. Everything went really smoothly and we got all of our deposits back, there was a small mistake about a fee that was calculated in error but again as before after calling attention to it to the manager they quickly corrected the error and refunded the correct sum. Second) in regards to the construction of the buildings bc I see many people give a review about the walls being paper thin and the construction is bad.. well yes, the walls are thin. Yes, you will hear muffled noise but to me and my boyfriend, it wasn't the end all be all. It's an apartment. That means apartment living. You're going to hear your neighbors. They're isn't really any way around it. If you want it deathly silent buy a house. The complex by no means has a party atmosphere and for the most part is pretty quiet. Like I said of course there were times when noise would become bothersome but in my case, apt staff took care of it and for all else beyond control you just put in some ear buds. Again, in my opinion it was pretty quiet the majority of the time. Other than that the apartments were, again my opinion, beautiful. I loved them, I loved the complex grounds the amenities, the trail right across the street, it was just overall a really really great place to live. Oh also, the area is good too bc there's a wal mart close by and other grocery stores, it's near St. Mary's medical center and UNR. It's a safe area from my experience, we never had trouble with break ins or anything like that. All in all, I definitely recommend this apt complex, the price is reasonable and the apts are beautiful and just a really nice place to live. read more

I lived in a 3 bedroom at the Villas for 2 years and it was great! Management was wonderful and we never had any issues correcting problems or anything. Maintenance was always so quick to respond and very helpful. Just try your hardest not to have to speak to the girl that always works at the front desk - she definitely doesn't like her job. Moving out was super quick and easy as long as you take care of the place. They understand wear and tear and account for it in your fees. I had a few friends that lived here and their move out stories were only awful because they had to replace so many things they ruined. The only complaint I had was parking. Even though the complex is only a mile or two from the university, it didn't seem the Villas accounted for the amount of student's they'd get - which is a lot. Even for a 3 bedroom, you only get 1 assigned parking spot for all 3 students. Only difficult when you get home past 7 or so - you have to park outside of the complex on the street. read more
