A couple of things are interesting to me. One, when you do a search for this motel, it shows the "average price" as $68 / night. Not sure when that was but i was charged $205.60 this past Saturday night. That's a lot for this type of room. Two, that there's an average 4 star rating. Really? 2.5 - 3 is more realistic. It's dark and most definitely, "basic" at best. I was actually a little embarrassed to bring my travel partner into the room - since I was responsible for finding the hotel. The shower didn't drain so, by the time I was finished, I was standing in a couple inches of water. Convenient to town, yes. Clean enough, yes. Microwave and small fridge. Had I paid $100 for this room, I would have been okay with it. Premium price for a basic outdated room that really could use a remake and a new mattress? Not so much. read more

This place needs to be closed by the State .....dead bugs, filthy and out dated. Even the sign is down and the lighting is not working if you arrive late. I had to clean the a.c. filter which was never cleaned and stunk when turned on. The broken floor board on the porch of #15 is repaired with duct tape and all screens need to be replaced and not taped up. BOARD OF HEALTH take note. Stayed 1 night for $174.00 and left to go to another hotel for the remainder of the vacation to the Day's Inn and much cheaper. I bet the good reviews are put on by the owners.!!!!! read more

4 Stars for being better than my average expectation in the area. Very nice. Room was clean and a/c was on when we arrived. TV, microwave, refrigerator, coffee machine, and all in good repair. Owners (?) very nice at check in. Great location for visiting the Highland games, Lincoln and Woodstock. Reasonable price. 12 motel rooms and 6 "cabins" w/ screened patios. 2 small things. Screen door is on a very tight spring and will whack you if you're not paying attention. Shower didn't get HOT - it's 85 degrees today so no biggie. Will be back if possible next year. read more

I don't like to give negative reviews but this is beyond worthy of the worst review ever written. I had such a sickening reaction the second I walked into this rat hole. The room stank of cleaning solution...which makes you wonder how bad the smell is that they are trying to hide. The carpet was old and filthy. In fact, EVERYTHING was old and filthy. The bathroom lighting barely lit the room. The fixtures were from decades ago. The drapes were tattered and hanging off the curtain rod. The windows were water-stained on the bare, unpainted wood and the furniture was also worn and from decades ago. The beds looked like they had never been updated and the mattresses were saggy and squeaky. The screen door and window screens had tape on them to close the holes.... I didn't even give the bathroom or towels a close inspection because on opening the door it was clear that this was the worst, WORST hotel I have ever stepped foot into. I immediately went to the office and requested my money back but this POS owner just kept asking me what was wrong with the room. I seriously told him FIVE times that the room stank. He kept telling me that they were fully booked and the rooms were cleaned. He refused to refund my money. Total BS. When I first picked up the key, the office looked like a drab, dark, tiny roach hole....so dimly lit that my first impression was that they were closed. The key was an actual key on those old, plastic, diamond keychains...which, was sort of quaint but it was a harbinger of the horror that was ahead. I even joked with my sister when I got back in the car that the office seemed like a scene from 'Psycho' with Norman Bates. As soon as I opened the door, the stench hit me like a ton of bricks. I cannot express adequately enough how horrible this experience was. And the manager was a total...well, you get the idea. Beyond comprehension that this place has a single positive review. Read the negative reviews and BELIEVE THEM!!!! Every one is exactly how we felt the second we opened the door. It is a shame that this hotel is even listed on any travel site.... I wouldn't have paid $10 to stay there. It wouldn't even qualify as a kennel to keep your dog!! We immediately were on the phone looking to book another hotel. This piece of dirt manager refused to do anything to pacify me...and I am not a demanding person and I never raised my voice or swore at him, although he surely deserved it. Please do yourself a favor and stay away from this one. Again, read the negative reviews and I swear to you that they are all exactly true. I paid $269 and couldn't even bear the stench long enough to talk myself into a one night stay. I don't know how anyone can stand the odor. A total scam and shame that this hotel is even given consideration on legitimate travel sites. Have I made myself clear? Because it was so bad, I could go on for several more hours. This is a great place to go when you don't want to spend too much. It's close to all the NH resorts like Loon and Cannon, it's clean and has all the basic things. The reception is very nice and helpful. read more

Under New Management, clean quiet comfortable, this is what I call old New Hampshire , I knew the original owner his name was Jim Azirito. Ed O'Brien was the 2nd owner. The Business was built between 1948-1950. The cottages were first the motel was later. I stayed here between 1969-Present. The pemi river flowing in the back and the motel's classic setting is inviting , if your looking for a Hilton or Another high end place this is not for you. However if you want a clean room , good rates and some sort of atmosphere. Stay here and make your own memories. read more

Gross. Worst part is customer service. Owner made it out to be like it was a favor he was honoring my booking. Claimed to be pet friendly but freaked out I had a dog. Cottage was unclean and gross. Great location but horrible managed. I checked in at 2 it's now 6 manager has been by three times so far making sure I am paying for my dog for big and asking if I can look for others that have pets that may not be paying for them. The harassment by management has got us looking for another place to stay. Great loacatiion. Managed by idiots. Cleanliness is horrible. Sweeping out our sheets. Cool little place right on the bank of a scenic stream, right next door to Franconia Notch park. We had one of the little separate cabins, which we found pretty great, considering it rained a lot and we could have spent more money on a campsite to sit in a cold, soggy tent. There is electricity, cable, hot water, even super hot water if you wish, a grill outside, a gazebo, and parking. The people running the place are really friendly and straighten up the cabins every day. We were kind of creeped out when we just got there because we had cabin number thirteen, which is like an ominous beginning of a scary movie, but we had a great stay. There's also free coffee at the front desk in the morning. read more

Absolutely LOVED our stay here. I'll be the first to admit that I wasn't expecting much since we were just going for one night but this will be our go-to place from now on. The gentleman at the front desk was very warm and inviting. He let us check in early and gave us a few tips on where to eat and go in the area. We requested a room facing the river and were NOT disappointed. Our room was perfect since one window was facing the river and the other was facing the woods. I'll be requesting that specific room from now on so I can't tell you which it is because it's too perfect, lol (okay, okay. It was room 7). It had a king sized bed, fridge, microwave, AC and was VERY clean. The river is directly behind the motel so make your way down when you visit and be sure to keep the window open at night so it can lull you to sleep ;-) Best of all- the price was reasonable, the location was beyond ideal (a stone's throw away from Franconia Notch State Park and Woodstock Brewery) and they accept pets!! read more

I would say it's ok place for the price of $119 for the room with king size bad. I stay here for one night and it's wasn't too bad. This place look terrible from outside especially if you can see great hotels with pools and playground for kids across the street. Room has TV, nice and clean shower, phone ( was all in dust. Seems like they didn't clean it for long time) nice and comfy bad, some table and refrigerator ( was standing on floor?? look really bad and don't feel like putting stuff in it. They could use a small table. Would be much better) But no internet? Com on it's 21 century. Whole hotel is very old so it's has specific smell as soon as you enter inside. And it's really hard to find where to plug in computer because as I mention house is old and not everything works. The good part that this place is very close to Flume George and bus stop is right outside of the hotel And I just LOVE the view from outside of my window. Like a small river so when you leave window open you can hear the sound of water. Just beautiful. It's not the best place but it could be worth. So if you don't have choice and you need to stay for night but you don't want to spend a lot of money i would come to this place. Super happy with our stay here for the price ($70 bucks for Saturday night stay over MLK weekend, with a dog). It's located along the route 3 main drag where the majority of the hotels in Lincoln are located. There's two types of room, a group that are more typical hotel rooms in one building (each with a private entrance to outside) and small little cabins that are separate with a little screen porch. All the rooms appear to overlook the river out back. Check in and check out could not have been easier and while the room was nothing to write home about, it was fine. Appeared to be clean and that they are working towards some updates (new flatscreen tv, faucet, shower head, toilet). Beds were comfortable, plenty of parking. Within 5 minutes of the restaurants and shops of N Woodstock and Lincoln, less than 5 minutes from ice castles too. Great bargain if you are looking for a quiet place to rest your head (and not expecting tons of amenities)! read more

This was a complete steal! I believe we found an extremely cheap room due to it being off season but even at that it was cheaper than anything in the area. Location wise this is perfect for checking out the White Mountain sites and the room itself was much better than most or possibly any "1 star" motel I have seen. The room was clean and spacious. My first time staying here. The price is right, it's clean, smells good and the staff is friendly . The area is also beautiful.

We only stayed to one night after going to the ice castles! The address was wrong for the GPS took 4 hours instead of 2 1/2 sent us in a circle! Walls are paper thin, you could hear everything! Wallpaper peeling, terrible Wifi connection. Oh and the bed, you basically fell into a hole! One night fin would ever do more than that! Oh did I mention our freezing cold shower this morning no matter how long we let the hot water run. read more

Great value! Grabbed a cabin while in the mountains with the kids. Sure its an older place but clean and quite charming. Beautiful stream right behind the property, nice to listen to while falling asleep. Conveniently located right down the road from the flume, cannon mountain, hobo railroad. Might not be the place to stay if you're gonna hang around the motel and need hot tub, pool, game room etc. But for folks spending the time out and about a great place to crash at end of day. Staff was super nice. Kids liked that there was WiFi. Will likely be back on future trips. read more
