For over a week,…read moreI've been trying to tour one property in Citrus Springs, and the entire process has been unnecessarily complicated. Communication has been very poor. Every time I try to speak with someone, the employees either don't seem to know what's going on, give inconsistent information, or fail to follow through. It often feels like I'm being ignored or told things that aren't accurate just to move the conversation along. To make matters worse, when I finally had a scheduled tour, the lockbox did not work at all. I had to call three separate times for assistance, and no one was able to resolve the issue. I showed up at my scheduled time and still couldn't access the property. As a prospective tenant, this experience has been very disappointing. If it's this difficult just to view a property, it raises concerns about how issues might be handled after signing a lease. I hope they improve their organization and communication moving forward.

Someone spray painted white inside the vents to cover. As the other reviews say, no professional courtesy not taking responsibility for appliances broken and having leases that say you accept the rental "as is". Update August 23, 2026. The kitchen is in containment for black mold. I am being bullied by Hover Girl Properties. Instead of doing the right thing they are retaliating. I've been given 3 days at a hotel given the past 31/2 weeks. The "rebuild" is not until next Wednesday with no eta with completion. I've been here less than a month. Paid them $4k and they are repeatedly asking me to vacate instead of doing the right thing. They have finally agreed last week to "modify" their move in inspection that states everything is in working order. I paid almost $2k to move and 4k to them. Over 10 different vendors needed plumbers, electricians, AC repair, mold investigation, 21/2 hour mold remediation which usually takes 1 to 5 days. They have made me the bad guy in spite of attempting to sell the property and then renting to me. They have taken down my pictures. The owner Glenn Doyle and his wife should be ashamed of themselves but they are on another vacation out of the country.

My door has a huge gap in it, so the cockroaches that are in every apartment come through my door. Any maintenance request you put in, they put a bandaid on it and don't fix it properly. But then they will bill you because the problem isn't there. My newest neighbor just moved in with her kids... and her unit is already flooding from an existing problem they knew about from the previous tenants leaving the place. Now there is mold in the walls, and all of us are dealing with the headache... even though JWB gutted the apartment 2 months ago for flooding damage.

I've only had to call in four work orders in two years, but Tammy always responds right away and gets someone to my residence quickly. It is 2br/2ba with a washer and dryer in unit. We have a 3rd floor unit with a lake view. Storage is minimal considering we had to store our personal washer and dryer, since they were unwilling to allow us to use our own instead, but you can rent a garage for an extra monthly charge. Upon move in we did a walk through the apartment with Laura. We let her know of our minor concerns (missing bolts on screen, and a missing bathroom tissue spool) and they were taken care of the same day. They wave the deposit and application fee for military. The community is nice. It offers a well maintained pool with grill available on site as well as placed throughout the community. There is a tennis court for those who like to play. A doggie park for furry friends and a small park for young children. My 2 young children enjoy it. There is also a car port in which you can use the personal car wash, vacuum and air. There is no assigned parking unfortunately. The property is well maintained with crew out daily tending to the landscape and other needs. The office staff has been outstanding. They are quick to respond to emails and calls during office hours. Every person I have met in the office has been courteous and understanding of issues when presented. W/S anis not included in rent unfortunately. We did have an issue with our neighbors but it was taken care of quickly and I believe all parties are happy with the outcome. Considering we moved to Jacksonville last minute, I am happy with our apartment for the time being. Once our lease is up we may look into moving into the 3br layout here on North Beach if possible. Update Sept. 11, 2019 We have been living at North Beach on Kernan since December and we have enjoyed it so far! The amenities are amazing. An Internet cafe, gym, tanning bed (we just learned of this), pool & hot tub, trail, outdoor grilling areas, nice dock on the lake, and park for the kids and one for your furry companions. There is also cornhole, horseshoes, putt course and tennis course for outdoor activities! They really know how to take care of their military families, they bypass the initial deposit and application fees! Maintenance is awesome, they are always tending to apartments as soon as a work request is submitted if not the next day! The resident staff is so friendly and accommodating. They make it a point to know your name! They offer community events often, just recently they brought in a food truck and dessert truck for free! I would definitely recommend living here to friends.

They do not fix anything they make you pay for everything I do not know how they're even still getting away with the crap that they get away with.
