Phoenix Restoration performed water mitigation at our home in January 2025 following a sewer backup. What followed was a months-long ordeal involving undisclosed mold, mishandled asbestos issues, contradictory documentation, and unprofessional conduct. The most concerning fact: neither we nor our insurer discovered these issues ourselves. Our insurance adjuster uncovered Phoenix's own internal photos more than nine months later in a portal neither of us had access to. Those photos fundamentally changed the claim. This review is based on documented evidence and a recorded call involving Phoenix, the insurer, and myself. Key Issues: - Undisclosed Mold: Phoenix photographed mold behind drywall in January 2025 but never disclosed it to us or the insurer. The adjuster confirmed there was no mold documentation anywhere in the claim file. When questioned, Phoenix claimed a verbal disclosure but admitted they had no notes, emails, or records to support that claim. - Asbestos Tile Disturbance: Phoenix's own photos show intact asbestos-containing floor tiles before demolition and cracked, chipped, and missing tiles afterward. Despite this visual evidence--even when shown their own photos--Phoenix denied disturbing the tiles. The adjuster stated the photos clearly supported the homeowner's account. Contradictory and Unreliable Documentation: The insurer identified serious inconsistencies, including: - Drying logs with identical timestamps across rooms - Logs inconsistent with Phoenix's claimed site visits - Records appearing to be entered later in bulk - Conflicting timelines and unexplained equipment billing - The adjuster repeatedly noted that the records did not align with Phoenix's explanations. - Unprofessional Conduct: During a routine fact-finding call, Phoenix's representative became defensive, evasive, and hostile, refusing to answer basic questions. The adjuster had to de-escalate the call and later confirmed the behavior was unprofessional and unnecessary. - Adjuster's Assessment: Our adjuster, who handles claims nationwide, stated she had never encountered a contractor who failed to perform post-remediation clearance testing. She described Phoenix's approach as "very unusual," their communication as lacking, and their conduct as below industry standards. - Impact: Because Phoenix failed to disclose hazards, denied documented damage, retained photos internally for months, and produced inconsistent records, the insurer was forced to investigate long after the fact--delaying hazard testing and forcing us to reconstruct events ourselves. - Bottom Line -- Phoenix Restoration: 1. Failed to disclose documented mold 2. Denied asbestos damage shown in their own photos 3. Produced contradictory and unreliable records 4. Behaved defensively during basic information-gathering 5. Fell below industry standards, per the insurance adjuster I do not recommend Phoenix Restoration for mitigation or remediation work--especially where mold or asbestos may be present. They straight-up lied about the length of the warranty (contradicting what they themselves had already told me) when they found out I was getting independent mold inspections, they refused to answer my questions about it, and they threatened me that they weren't even going to consider coming out to look at the damage they created unless I rescinded my honest review.
