When I called him for a quote he invited me to come and be involved with the inspection so that I could gain some knowledge about the house I am buying (something none of the other 4 inspectors recommend when I called them for quotes). I knew I would get a report, but having a professional extend an invite to help me learn hands on about the home I'm going to buy goes a long way in my book. We took the better part of 2 hours going over every inch of the inside, outside, and attic of that house. He's polite, personable, and respectful. We choose this vendor based on other positive reviews. The service we received wasn't 5 stars. It took many emails to gain a solid quote, instructions for payment and what services to expect. I had to ask if termite inspection was included, how entrance would be achieved and what method of payments were accepted. Versus having a quote spelling it out. He originally confirmed 10am on the 7th and then on the 8th informed the inspection needed to be moved later in the day. Luckily the day was not an in the office day so I had flexibility. He said the sprinklers were in operating order - yet the scheduler was not plugged in and doesn't even work. We later manually turned on the sprinklers to find a sprinkler leak. He didn't mention anything about the 3 to 4 dead trees in the yard (extra $1100 in cost we are not able to negotiate seller about as a result of this data missing from the report) His report said the fireplace and bathtub were not operating when inspected - when in reality they did work but he just didn't explore remotes and all room switches. As a result of the faulty inspection report the seller shutdown the negotiation process. He failed to mention that the fence was rusted through in multiple areas. (One quote so far is $9000.00 to replace). On the 10th he asked for my email address but I sent all that data to through Yelp to him on the 6th. His report listed that grading and drainage "Functioning as intended" but that is farthest from the truth. My husband said he didn't use any level or other tools to assess the ground slope for drainage and now we need to bring in one dump truck of topsoil to reslope backyard so all the pooling areas will properly drain (Extra $600 plus labor that we can't negotiate with seller anymore on). He missed the fact that all windows needed to be recaulked - all windows caulking that was crumbling and pulled away from around the frames (this project cost 10 bottles of caulk $70 bucks, plus one full day to cut out old caulk for 2 people and one 6 hour day to reapply. (A $550 value that we lost in negotiating with seller about). I agree with Jenna R's review in the fact that he is fast - but I'd rather have thorough than fast. He said he was swamped because of the volume of home sales. I should have pulled the plug when he said this but I didn't think the committed it would mean our report would be lacking critical data. I hope this review revises his work ethics to once again become 5 star worthy because an inspection report is very important when contemplating buying a home. read more

We were looking for an inspector for our new build and used the yelp quote search, Mr Fry was the first person to respond. After talking to several other inspectors we decided to go with Mr Fry because of the great price, prompt responses and amazing yelp reviews. No other inspector had such a high star rating with as many reviews as Mr. fry so our choice was easy. We scheduled our new build inspection a month in advance and unfortunately our builder didn't have the house ready when they said they would. There really isn't a point to send an inspector if he can't fully inspect the house, so with very short notice we asked Mr Fry if he could possibly reschedule to when the builder was done and he graciously agreed. This made the report turn around time EXTREMELY tight as we had our initial walk the next morning. Mr Fry made sure to get us the report even earlier than we needed it which we really appreciate because he didn't have to do that. The report is very detailed and even includes pictures that we can reference once we go to our walk. We are extremely satisfied and will be recommending him to anyone who needs an inspector. He was very quick, very through and so friendly. We will recommend him for anyone needing an inspection and will definitely use him again in the future! ETA: while he was very friendly and quick, we are two months in to the home (2 weeks moved in) and not only is our whole A/C unit broken (and been broken apparently), there's tons of places around the house that the floor is caving/slanting in. Realizing our very short inspection may be from lack of through-ness, rather than us thinking the house was just that great. ETA #2 as I have a moment to sit down when I didn't with the last update and I have been contacted by the owner over message and now replying to my comment. I'm sorry to hear about business not being great, but the inspection was not long. Actually you left before our realtor had even been able to arrive. Our mistake being first time home buyers and to go with cheaper, which doesn't always mean better. We had a second inspection done which ended up costing so much money in home repairs that was not found in our inspection before we purchased the home. Lots of cracked dry wall, subfloor needing to be replaced in the room I mentioned had uneven flooring, many door frames cracked, the roof needing to be fixed by our front door etc. with our a/c, it's not that it went out. It's a zoning system with five zones, after 2 months of a/c bills of $500 and not being here full time, we figured out that 3 out of 5 zones are trashed. Very visibly as I followed HVAC up and saw my self. So while we had a/c and it did cool the home, it was working 10x harder to do so. I do appreciate how nice he was. I have a two year old and unfortunately trying to look after her means I rely on the inspector to do the job correctly and be through, not rely on my self to walk behind him and double check the work. My boyfriend was here as well, but had no idea what he was looking for. Over all, it was a bad experience and I hope this was a learning point to take a lot more time on inspections so people don't waste their money. My wife and I are first time home buyers building a new construction home in Richmond, TX and will be closing next week! The home builder provides a third party inspector, but we wanted to double up and have our own inspector for this process for the peace of mind. After reading so many great reviews about Fry Home Inspection, I had the pleasure of having Bob Fry on our team during this inspection process. First off, we learned that each builder requires a certificate of insurance for inspectors before inspecting the house and unfortunately our builder requires an above average coverage of $1MM general liability. I would expect independent inspectors to immediately turn that down since it's an overkill requirement for the industry but Bob was able to call his insurance company and have the GL coverage increased to meet their requirement so he could inspect our home. The guy is committed and we really appreciated that. Showed that he really wanted our business. I have to say that the reviews that I read beforehand are pretty spot on. He made the process very seamless and his experience really came in clutch for us as he was able to find several issues with the home even with it being a new construction home. Our project manager agreed with all of his findings and is making corrections this week. Bob was very personable during this process and he was able to use his experience/industry knowledge to explain his findings and how they relate to code. Overall, we felt that Bob went above and beyond the call of duty and we are definitely satisfied with his services.
