The project involved some plumbing, some electrical work, some tiling, installation of different bathroom fixtures, drywall, painting, putting wood trim, putting up doors and we also had some structural adjustments to take care of. We had a time line of three weeks to do all that and a budget that couldn't be stretched too thin. It was the middle of the summer and we knew all the contractors would be busy or very expensive. We called a few and requested estimates. Kris and Darek came up with the most reasonable estimates and they were ready to work within our timeline. Plus, they were the most competent. They pointed out things that the others simply didn't see (like the copper pipes we had in the basement that all the other contractors missed and wanted us to get). The work started and, that same evening, my girlfriend and I went to see the site. We were so surprised to discover that, while they had work their butt off all day long and progressed at giant steps, they had left the work site absolutely spotless. No tools thrown everywhere, no dirt and debris on the floors, no dangerous electrical wires hanging. They had swept the floors and organized all the waste in plastic bags. As the work progressed we discovered a few problems that the walls had hidden. Every time, Kris and Darek informed us of the best way to deal with them and worked the price in a very, very reasonable fashion if they needed to do some extensive fixing. We felt we could really trust them. And their attitude was always pleasant and easy going. The rebuilt bathroom turned out a little masterpiece. As we looked at it when it was finished, we realized how solid the craftsmanship was, but it was second to none to the attention to details. The second bathroom was also impeccable. We loved it. The newly remodeled bedroom had been done in a sturdy and beautiful fashion. Again, we saw they really knew what they were doing. And, although we kept on asking for more work, as we saw how good they were, they respected the time line we had and managed to finish on schedule. We've been living with the work they've done for about 3 months now, I wanted to see how their work would hold up before I write a review. And I have two children that test every piece of the house to the limit. Well, I'm happy to report that nothing has moved. Everything is strong, reliable and gorgeous. They also recommended one other contractor to take care of the gutters and install a couple down spout. Those people were as reliable, as easy to deal with and did as good of the job as Kris and Darek did for us. Our basement hasn't had a sip of water since the gutters were fixed. We got incredible lucky to find Kris and Darek. We already have recomended their name to someone else who had the same experience as us. The work is spot on, the attitude is very nice to deal with, the attention to details is incredible, the price is right and they respect the constraints of time, I couldn't give any less than five stars.

They really have a knack for both the craftsmanship aspect of remodeling as well as a good eye on how to utilize your floor plan. Our basement was half-finished with a mix of concrete, ratty carpet and wood paneled walls. They knocked down a wall, re-did the floors, added drywall, framed a storage room, built a bathroom, added canned lights, put in new windows and additional electrical outlets. What once looked like a rundown area of our townhouse now looks like an upscale hotel suite complete with the beautiful bathroom that they added. They completed all the work on time and on budget, and we couldn't imagine anyone doing a better job. Not having a lot of experience in the world of renovation/remodeling, it was such a relief to deal with honest, hard-working guys who treat you like family and don't try to hose you over. One more point I would like to mention is that during the remodel, we had an issue with our furnace. Four Seasons came out and quoted us around $1,000 to fix it. To give you the punch line first: we highly and completely recommend Optim Design for your remodeling needs. You cannot go wrong for work ethic, vision and creativity, clear and straightforward proposal and billing, staff professionalism, staying on schedule, and the thing that ultimately matters most: results. I met with 7-8 potential contractors for this project. Payam was the clear winner. Optim Design was one of the only companies that really understood our vision, who was able to augment that and make additional suggestions, and who provided a professional and transparent bid for the work. Take, for example, one of our day one requirements: the installation of a Murphy Door hidden bookcase door. Payam was the ONLY company we talked to who had experience installing them--frankly he was the only contractor who knew what I was talking about. We (husband and I) had a horrible experience with another "contractor", that "contractor"destroyed our home and took our money. It was nothing but a shell with a ton of work to be done. I was so disenchanted with the whole process after I fired the first "contractor". In my despair, I decided to look on Yelp. I could not find anything that told me about Optim Design LLC but I decided to leave a message anyway. Payam called me back not once but three times! He was not sure Yelp had provided the correct information. He comes to my home very jolly and genuine. We go see the house and then discuss the business. He was willing to take on a complete gut rehab where he had to go backwards and fix stuff the other guy did not do correctly. We negotiated Payam and I. He worked with me in a time frame that was comfortable for my family. He accommodated my thoughts and designs, answered all my questions and did not try to tell me what to do or gaslight me. Always listened and if there was room he made suggestions. A lot of time women have difficulty with male contractors, we know that females everywhere! Not Payam! He looked at me as a design equal (I am a color theorist, a designer in my own right) we did the house together. Payam had a core crew of 3 guys some days 5 (sometimes I would sneak up on them and they were always working) that worked Sun up to Sundown. All the guys, Johnathan, Betto and Octavio (forgive me, I forget the other 2 names) are disciplined, trustworthy, kept their heads down and worked! Love that.. A person in charge, running his business instead of his business running him. Payam was always available to me in a matter of minutes. He texts you back the fastest I have ever seen! Answers the phone if you call him, imagine that? Someone answers the phone still. Fantastic! Payam installed new everything! Doors, windows, rewired entire house, brand new gas and water pipes. Built an additional full bathroom in the basement and assisted me with designing a Master Bathroom of my dreams. Never mind how the kitchen is FABULOUSLY MAGNIFICENT!! Custom built cabinets, quartz countertops. The house is gorgeous!! I will say this.. Dr Payam is not cheap.. That is okay with me! In the long run what was most important is how fair, more than fair, More than fair Payam is with his honesty in pricing.
