I have a startup that has been leasing space from GW Williams for over three years. We really enjoyed working with the former manager (April) who helped us expand space. However, the new manager (Damon) now consistently harasses us about minor items like trash disposal. On multiple occasions we have received written warnings about leaving trash cans out DURING trash day. Recology inconsistently picks up our trash and he believes we are responsible. However, they will no longer fix minor problems (e.g. toilets, heating), which was previously handled by the company. My company spends $120K per year in rent for the pleasure of being routinely harassed about timing of trash pick up. We used to recommend GW Williams to friends, but we don't anymore. We have also decided not to purchase additional spaces with them unless we are treated better. I have repeatedly requested introductions to people inside to GW Williams to discuss issues with new management but no one has responded. I am leaving a public review to see if GW Williams still cares about their tenants and wants to find a constructive way to continue working together. If this review is still one star it means they don't care about their tenants and I would avoid renting here. read more

My company has rented a small commercial space from GW Williams in San Carlos for about five years. Before I signed the lease, the existing tenants warmed me that the management company was difficult. I wanted a small space and GW Williams had what I needed so I took the leap. In the first few years, the management team I dealt with was OK for not great. In the years when April took over as the local property manager, things got MUCH better. April and Analisa are very helpful and run a tight ship which make running a business from these locations a lot easier. Analisa showed me open units twice for a client of mine when I showed up with no notice AND it was raining. It doesn't get any better than that. Lease costs are fair in my opinion and any changes over the years were in line with the economy at the time. The property is well maintained. Any issues get addressed very quickly, and I would recommend the property now. I hope the senior management at GW Williams appreciates that April and Analisa are likely responsible for many tenants renewing their leases year after year. If you need a small to medium commercial space with good property management, few hassles that could disrupt your business and reasonable pricing - the GW Williams properties in San Carlos are a good choice. read more

Regardless of my changing needs, I keep coming to this place due to various reasons. I rented two units in the past, and planning to rent another one soon, for my small business. The units are industrial chic and the neighborhood is very safe. All my neighbors have been wonderful people, honest and hardworking. As far as the management, April helped me throughout the process and solved every issue I encountered. We have been with G W Williams for several years both in their San Carlos and Belmont location. Over the last 2 years we have noticed an improved customer service, April and Analisa are great. They have worked with us through the COVID shutdowns, returned calls and are still working with us as we come out of the pandemic. The current team here really works with us including a rent reduction during the peak of the shutdowns. The improvement to some of the responses we would have had with old management is tenfold. April is approachable and helpful. We are currently looking to transfer to another unit and they are working with us across their properties to find the right unit for us. Moved into an office less than a year ago in San Bruno. After the lease was approved, I was contacted by April who was very friendly and provided me with all the necessary information needed being a new tenant. On move-in day Analisa was very helpful and diligent in making sure everything was in order and ensured that everything that was needed in the office was tended to (blinds, ceiling tile replacement). I rented out an office through GW William in Belmont. Property managers April and Analisa are very good at their jobs. I rented the office and fell on difficult times and had to close my office. I was unable to continue renting and requested they find new renters. They continually showed my office and with a couple days left till the next rent check was due, they found someone. They worked hard and I appreciated them so much. Both April and Analisa were just a pleasure to talk with. Always smiling and just so nice. Of the five locations in which I've housed my business over the forty two years I've been making custom furniture, G.W. Williams has been, by far, the best of my landlords. They have been fair and transparent in all transactions and were especially generous in reducing their tenants' rent during the early pandemic. Most important, G.W. Williams has had the good judgment to engage April Lockner to oversee the Williams Business Park where I work. Property managers often adopt a subtly adversarial stance toward their tenants. Ms. Lockner's approach is exactly the opposite. She has a natural inclination to understand and support a tenant's needs but, even when the final answer has to be "no," the real message is, "I want to help you whenever I can but, in this case, it's just not possible." Speaking for myself, this combination of toughness and care has helped me work through several problems to their proper solutions. In short, the Williams Business Park has been an excellent place to rent for my shop, both because of its reasonable policies toward its tenants and for the skill and good sense of April Lockner's implementation of those policies. I would recommend it to any small business owner looking for space to rent. read more

What can I say that has not been covered by the other reviewers? I informed the property manager that I'd be moving at the end of the month (the 31st), and her reply was that I needed to be out by the 29th. After checking the ending date my lease: I'm paid up to the 31st. I called and asked for clarification on her statement and her reply to me was "We don't work on the weekend, so you need to be out on Friday". What about the two days that I've already paid for??? Any relationship is built around mutual communication, understanding, and shared goals. The only goal for G.W. Williams is extracting every cent from there tenants, anyway they can. Be careful when renting shop space from this company. My wife rented shop space from G.W. Williams in San Carlos Ca, for over 6 years never late on a payment and model tennent , she died on January 12, 2020 and G.W. Williams response was the next of kin is responsible for the balance of the lease. The lease was in her name only. We told them no one else in the family needs shop space or could qualify for a new lease on a rental property. You would think "death" would be a reasonable reason to end a contract of a rental property. if it were a car or something tangible it could be used and paid by next of kin or returned to the finance company. in this case, it's just "space" that nobody in the family could use or would even know what to do with. My wife was paid up in full for January 2020 and the family evacuated the shop and patched up the walls by January 31st, 2020 so it could be prepped re-rented as soon as possible. We presented the death certificate to the office when they said next of kin will be responsible for the next 4 months, Really !! G.W. Williams has a couple thousand dollars of her deposit $ which we wouldn't think of asking back - because we understand this is a difficult situation for everybody and of course totally unexpected, we as the family would hope G.W. Williams would do the right thing in this case as well. I will update this situation going forward as it enters the legal phase..... DON'T RENT FROM THESE PEOPLE !!! read more

Our family business leased at the GW Williams industrial park in San Carlos for 38 years. Yes, 38 years. Not once late with a rental payment, never complained, always up-kept our units and went above and beyond on occasion to be a good tenant. As a previous reviewer said...the founding members would be rolling over in their grave if they knew what is going on today. On the way out I was treated like garbage with false accusations being thrown at me. All previous reviews are accurate: -Corporate slum lords - inflexible - micro managed - extortion tactics - shady - lack of moral compass - they will scam you I understand there aren't many spaces on the peninsula so this may be the only option for many people. On the plus side...the property is well maintained. Dianne in the front office is professional and competent but unfortunately, she's not the shot-caller. read more

TERRIBLE landlord. If you can avoid this property, DO it. I leased two separate office / warehouses from them on 299 Old County road, and 620 Taylor way for almost four years. The turnover of employees and managers is higher than Walmart or McDonald's. Five managers, and a dozen assistant managers in four years. The ownership of this complex is devoid of anything human, decency, or being cordial. They have ZERO empathy, and ZERO sense that they are dealing with humans. They use every opportunity to rip you off, and scam you anyway they can. They misappropriated $2500 of my security deposit, and provided a shady bill with no explanations, no cost of material, no labor, and insanely inflated numbers by a Mickey Mouse company based in Walnut Creek, which never answered any phone calls. The consent sheet was forged on my behalf, and they never took any responsibility even after I confronted them about their unlawful acts. Seasoned real estate attorney David Finkelstein of San Mateo told me I could easily take them to court and get all my money back, but I refrained from doing it in spirit of giving them the benefit of the doubt, but they did this to me again on my second move out. I can go on and on about this shady slumlords, but take my word, and all the other bad reviews for it. If you have any other options, take them before going to one of their properties. Not even a 1 star review. I worked for 10 years on a GW property in San Diego. They did not treat me very well and when Sean Williams took over it only got worse. For five years I worked in an office at Montecito Point that effected my health so bad that with all the other health issues I finally got cancer. They made me work in a closet with no air and a constant stream of lint from the laundry room above. There were many days I could not even breath but Sean Williams didn't care. He just wanted me in the office when he showed up at my lunch time. They fired me once I was diagnosed with cancer. I would love to see them in court one day with all my documentation. That would be Shawn Williams and not Sean. It will be interesting if I got any response from this yelp. The current on site management at the Old County/Taylor Road, San Carlos is particularly bad, as other yelp reviewers have noted...they lack a moral compass, high hassle/micromanaged/overpriced, they will scam you. I have been a model tenant in an industrial space on in GW Williams Business Park and have paid on time for 6 years; My rent has DOUBLED since 2013, and I have paid out of pocket to repair THEIR roll up door over $2000, when the repair was from it being AGED EQUIPMENT, not misuse of the door....Fair??? No consideration for that huge insult to my bank account, & rent is raised AGAIN; I have a broken hip with titanium rods; have severe scoliosis which makes me hunched forward, so I fall frequently and I require a handicap space; I do not use it all the time, but now my parking is compromised by tenants that park anywhere, and I have to search for parking & walk, which risks me falling, which I have done several times. NO HELP from the office; the turnover of office staff is constant; they let the core group go a few years back; This is an unfortunate experience that I pay A LOT OF MONEY FOR;; MY ADVICE: DO NOT RENT FROM GW WILLIAMS...........it was NOT this way the first few years, this is a RECENT UNFORTUNATE DEVELOPMENT.....I am looking for alternate spaces with handicap access and consideration for people............. read more

After leasing a building for 22 years from GW, our business was really hurting. After the death of one of our coworkers and the retiring of another we have to close our business.We had told the Management that we would be moving out by the first of the year. well yesterday we received a letter from Mr Shawn Willams stated we had five days to agree to a one year lease or in 30 days from the letter our rent would be 200% of the curant rate. So now for 20 days we will have to pay this extra amount, because we can not be out in the 30 days. This is what you get when you've paid your rent on time and never bothered them for 22 years.
