I'm not even sure where to begin. I lived in this building for four years. The first two were…read morerelatively decent--aside from water being shut off once or twice a week. But things changed dramatically the third year and after a new property manager, Maricela Bocanegra, took over. To be clear, the issues with this building go beyond just one person--they start at the top. However, I'll share my personal experience: * Roach infestations * Homeless individuals sleeping on pool chairs and loitering around the property * Robbery and unsafe conditions * Neighbors openly using drugs, damaging property, or behaving erratically (sometimes even nude) * Neighbors leaving trash in random places. * Strangers doing drugs in the stairwells * Ongoing water shutoffs, weekly. * Mold problems * Poor communication from both the property manager and her supervisors, like Angelica Pluckett * Unfair deposit practices--they will do anything to keep it and not give it to you within the lawful period. The only positive aspect of this property is the maintenance and cleaning staff. They are hardworking, kind, and frankly deserve better than the environment they're working in. If you care about your peace of mind, proper communication with your property manager and mental health, do yourself a favor and look elsewhere.

I moved out of the Azure Apartments several months ago... Here is what I have to say…read more This management company will leave you with NOTHING!!! If you care about your hard earned money do not live here. They will nickel and dime you. Lived here for 2 years and somehow they thought it was reasonable to take a huge chunk of our security deposit. They charged us $160 dollars for a door repair which I had put in multiple service request during the time we lived there. They came to fix it with bondo filler a month prior to us moving out and still charged us with repair fees. We tried disputing this with the management company and they still found us at fault. They also deducted $495 dollars for fridge repairs. Which by the way we never had a brand new refrigerator to begin with. They gave us a used fridge which over the duration of 2 years was already starting to give out. Not sure how that doesn't count as normal wear and tear but again the management company is using OUR MONEY to fund a new fridge. On top of that, they charged us a $200 dollar late fee on rent when the landlord, Philandria said it was ok to deduct the rent from our security with no mention of a late fee. The management did reimburse us for this late fee. Only after reaching out to them multiple times over 2 WEEKS after they sent us the initial check. While the unit we lived in was nice and spacious... Don't let the pictures fool you. This place looks quite luxurious in the professional photos on the website but this place is nothing fancy. They only come to clean the entire build about once a week which is clearly not enough since residents do not pick up after themselves. Also the landscaping only gets done about once a month so if you want to take your pet out front the grass gets pretty tall and ratty. For the amount you pay here in rent you would think they can afford to have regular landscaping. Nope, there is dog feces in the grass that doesn't get picked up for weeks. At times service request would go many many days without a response (lack or urgency). Also walls were so thin you can hear stomping upstairs all day and all night. so if you live on the first or second level you're screwed. You'll hear everythinggggg. Additionally your car is not safe in the gated parking structure. Our friend parked in the structure and found that her car had been keyed. I reached out to the landlord multiple times to see footage and get to the bottom of it but we received no response. When I called Philandria (landlord) she said was that it was on her "to-do list" and she would get back to me. never did. as you can tell there was no urgency. I hope that people think twice before renting here. With the way the economy is and how difficult some places make it to be a renter... It's companies like the one that runs this complex that really like to take advantage of people. Side note- by the time we moved out they wanted to raise the rent on us again.... In two years they raised it over $600 dollars over what we paid when we first signed the lease. When they put the apartment back up for lease it was going lower than what they had wanted to charge us.

Whoever they contract to do the extermination should be fired) -ABSOLUTELY 0 STREET PARKING(neighbors double park in order to save themselves a spot for later) -BAD HOMELESS PROBLEM TAKING UP ALL USABLE STREET PARKING ON PARTHENIA -WALLS AND CEILINGS THINNER THAN PAPER SO YOU HEAR EVERYTHING YOUR NEIGHBORS DO(accompanied by inconsiderate neighbors who blast loud music and have an actual treadmill in the unit directly above us which shakes our entire unit) -AN ELEVATOR THAT BREAKS DOWN MULTIPLE TIMES A WEEK(recently the elevator stopped working for over a month) -MANAGEMENT THAT NEVER RESPONDS TO ANY COMPLAINTS -THEFT IN THE LOCKED GARAGE (once put my bike against the wall tucked away hidden by my car. Literally put the bike there at 11pm and came out at 6am to see it stolen. Of course management didn't bother to help) - COMMUNITY WASHING MACHINES/DRYERS THAT DO NOT WORK AND LEAVE YOUR CLOTHES SOAKING WET If I were to get into detail on all of these topics then I would be writing an essay. It's truly unbelievable how bad one place can be. Oh and if you want to mention anything to the manager, good luck finding them because they are only there a couple hours a week and won't respond to any forms of contact. Also when I first moved in, I went to the top of one of the stairways and found trash all over the place, empty marijuana capsules, and human feces. No joke, a homeless person was living at the top of the stairway. How can a place let this happen? Please don't be deceived by the somewhat remodeled appearance you'll see when you tour the units. I genuinely thought I found a great apartment when I first moved in but all these things made me grow to hate it. It's sad because the unit itself is honestly nice but has nothing else going for it.

I looked at many comparable…read morelocations but decided on the Promenade for the following reasons: * Both the building and apartments were very clean and well maintained. * Laundry is on site and easy to access. * Gated building and parking. * The building manager was highly responsive and professional. He quickly returned my calls and emails and worked around my schedule to show me the unit that was available. Now that I have been living here for 8 months, things just keep getting better. A few months ago, a tenant portal was launched that allows me to pay rent on line and to make service requests on line. I work unusual hours. I can't ways make contact during the day. So it is a huge benefit to me to be able to go on line, anytime, and pay my rent or make service requests. I am glad to be living here and I highly recommend this community to those looking for a nice, clean place to call home.
