I've been here for over 3 years and started to experience a problem with roaches. Despite weekly treatments they can't get the problem under control. It is honestly disgusting. See Zenah's review from 10 months ago below. It is concerning that the comment on it tries to discredit her post. The worst thing about this, though, is that the manager Ana Rivera is difficult to deal with. I've had to interact with her twice this year. Her first response to this is essentially deal with it until my lease is over and move out. Then after I asked to speak with her manager, she threatens that I am in violation of the lease because of not reporting it sooner even though I have been reporting since it started. I am not a resident here...And here's why. I was touring apartments and talked to several of the front desk employees for 6 months ahead of time of my Lease at another location. (Look how productive I am!) I inquired on a floor plan that would become available a month prior to my current apartments lease termination! Oh wow the timing couldn't be better! SLAY! I found the perfect floor plan, however a resident was still in there. So from the front desk Tori's words. I could not pre apply for the apartment until 19JUN24 because it's not on the market yet so i can move in on 19JUL24. I get a call saying they have different options available on 31MAY24. "No thank you i already have the one i want just waiting for the date to come in and sign as said by Tori." Their reply..."Looks like it was already signed.." What do you mean? I've been in communication with them non stop the whole spring to ensure my spot. That's right they leased my apartment to someone else, and told me to kick rocks. (Don't worry i have the emails. i'll post them below.) So now i've been screwed they want to offer me a different apartment in a different move in date past my current apartments move out date. Essentially i would pay month to month with 40% increase. I tell Gables upper kirby about that so surely they can admit they are wrong and maybe waive the $500 application fee for the unplanned unvisited apartment i never wanted...They told me no, i had to pay for it... They took my money. I don't know why it's so hard for people to say "Hey we messed up badly" Or "Hey we want to make this right let us cover the application fee for our irresponsible carelessness" But they didn't. I could only imagine how they treat current residents... Oh also i dropped them off a a gift so they could remember me in April.Essentially i will be homeless in a months time, with no new apartment to move into. No accountability, no apologies, not even anyone trying to make amends. Please Gables Upper Kirby, be better, do better, admit when your wrong, give me my money back. And have humility. We understand there will always be another customer, but the wrench you threw into my life was so damaging and the lack of empathy makes yall look like money hungry monsters. read more

I lived here for about 2 years and only left because I had to move away from Houston. Many apartments are similar, but I was tired of places where management or staff change so often you don't know anyone's name, or that they don't really care about their tenants. Lawrence has worked here since I moved in. He was always happy to help, very understanding and quick to respond with clear communication (very appreciated!) He was instrumental in us being happy and comfortable here. We are sorry to move away! read more

First of all, I just recently moved in on August 2023. I have lived in this complex in 2017 and loved the amenities of the LOCATION. It's a walkable area and all my favorite restaurants are a walk away, but when I moved out in 2017 it was mainly for the office management (NOT THE LEASING AGENTS OR THE MAINTENANCE STAFF; THEY WERE ALL WONDERFUL). At that time I moved out because there were some drug dealers living on the same floor that I was and on the same day that I had moved in, there were several break ins but I decided to give them a chance. It was not until I found out that the DEA agents were standing inside the elevator with me and someone handcuffed that made me move out of my favorite apartment building in Houston. The office manager was the reason I moved out in 2017. This time, I felt that perhaps things had changed as far as the office manager selection and it does not feel that the apartment units are being run as efficiently as I wished they were: First of all, let me repeat this: the leasing agents, Tori and Lawrence are excellent; Luis and his maintenance staff are the best around; it's the office manager that needs some sensitivity training and some basic interests in the tenants. While I love the apartment with some minor issues, I love the walkability to my bank, grocery store and restaurants, I cannot say that I appreciate any of the manager's efforts. Here are my issues: I reported a kid making all kinds of noise with his blaring music and while the courtesy officer did quiet him down, the manager kept saying that they had never gotten any complaints since that tenant had lived for the past three years; yes, maybe that's true but it was obvious it was either guests or family that had that music blaring at 3:00 am! The second time the noise came back even after the courtesy officer had already knocked on their door, I filed another complaint and again the courtesy officer took care of it. So far so good, no more loud noise. As per the lease, on the third complaint, you are reported. Next issue: DIRTY and SMELLY HALL carpets. I moved here in August 2023 and there were two dead crickets in the hall that were still there on October 1, 2023. They do not even vacuum. I know that the maintenance people will do the work if they are so directed; but I guess there hasn't been any complaints. Maybe they are getting new carpet, but they have not sent us any emails or informed us. The carpet issue I can live with but this is my biggest complaint: I was told that it was "not mandatory" to sign up for this FETCH Delivery Service they offer but the office manager specifically wrote to me and told me that they will not accept any Fed Ex or UPS deliveries nor they will they allow them into the buildings. Needlessly, I had to sign up for deliveries at Whole Foods from Amazon and have my overnight deliveries sent by regular mail. The reviews I have heard and read about the Fetch company are bad. So, in essence, they are forcing me to sign up for Fetch. If I could break the lease I would. I cannot wait to move out of here. Thank God it's only an 11 months lease. Overall poor customer service and lack of sensitivity to residents needs. Gables primary focus is on the financial benefits provide by tenants and significantly restricting their offerings to residents. Managements philosophy at this location is concentrated on heavy restrictions verses creating an inviting/welcoming culture. The maintenance team on property is amazing and will handle issues expeditiously. Third party vendors are given access to resident units without a Gables employee present, which creates safety concerns, and opportunities for more serious issues. The turnover of office leasing agents, managers and concierge at this property is significant compared to other neighboring properties. Overall, minimal regard or concentration put on the residents experience through the life of their lease. Just remember, "everything that glitters isn't gold!" read more

HIGHLY ADVISABLE to STEER CLEAR OF THIS COMPLEX!!!!! -Poorly built apartments where you can hear your neighbors above and beside you. You can hear footsteps, TV noise, and music that will make your apartment vibrate. NOTE: the apartment sales rep. showing the apartment told me the apartments were sound proof---this was a lie---one can hear EVERYTHING! There are SEVERAL other residents who have said the same thing. Gables Upper Kirby Management are challenged in being fully effective problem solvers or customer service orientated when it comes to the following issues: - Noise Concerns---I called the Courtesy Officer, who is supposed to be on call during evening hours and living in the complex to address noise concerns, 5 times to address a noise---he was NEVER physically at the complex to address the concerns and he talked in a whisper on the phone-VERY INEFFECTIVE and WORTHLESS -I advise to directly call the police and have them address these concerns---all you have to do is let them into the apartment building to assist you and issue a noise citation if needed. -accepting questionable people to live on the property---there have been drug dealers and drug users living in this complex who have people coming in all hours of the day and night and partying non stop-BEWARE! In addition lots of people who love to party all the time! -charging a late fees on 1 day late rent payment without ANY flexibility---I was trying to pay rent on the new gables payment system and I put my wrong account number---SO they charged me $80 late fee even though I was in constant communication with their office to ask them to make sure that they received my payment as it was not reflected in my bank account but showed in their system they had received it! Management is amazingly horrible! -left a message for the Corporate office who NEVER called me back -overcharging for repairs after move out I expected more out of a place in the "Upper Kirby" area---but one will surely be disappointed. Save yourself a lot of money, headaches from noise and disgust from poor customer service. There are better places to live that are CHEAPER, better constructed for noise, and better management in the Houston area. I've been resident at this community for almost two years d/t proximity to my son's school and my work. Customer services has been very unsatisfactory: 1. I'm a single mom-nurse working at the Cancer Center who needs a 2nd fob (I was only given one when signed a lease) for emergencies (child care, family visiting from a abroad, etc.). The office managers and the reginal manager refuses to accommodate my needs. I lived at multiple luxury apartments and NEVER experienced so much disrespect and lack of caring. They give away gate codes to enter but for "security" will not care for the resident and will not register legally and officially a 2nd fob!!!! Absolutely absurd. There is inconsistency among the office managers - at 1st they say one can get an extra fob if there are "special circumstances" and then turn around and lie saying they never said that. 2. I felt discriminated (based on my Russian descend and being a single mom) by the way the office staff talked to me and handled my request. I have a male friend who lives in another unit and all his needs are always satisfied. Everyone they hire (all office staff, maintenance, house keeping) is Latino/Hispanic descend. They let go of all foreign origin staff including a Russian one (all previous staff warned me that no one in the office care and no one will do anything to accommodate special needs). It's my 2nd important request and again NO accommodations. The only caring person at this community is the maintenance manager. 3. The quality of the amenities and living at this community significantly declined: - carpets are dirty and stained on each floor. - each floor has poor foul scent most of the time especially next to trash shoots - there is "CBD" smell coming from some units from time to time - the call pad by the main elevator often doesn't work/doesn't complete the call to open the elevator - back elevator often doesn't work at all; when it's "reserved" it remains open and/or not functional for a day after - the walls are so thin I can hear the neighbors walking above me and down the hall. I hear all the dogs barking in the units along the hallway. With hybrid work schedule this is extremely distracting and makes it nearly impossible to work from home. - TV remotes often don't work at the pool patio read more

The staff are really wonderful - always helpful and kind. The apartment and amenities were just what we were looking for. Some things could be improved (the car park door does not work all the time and some times the elevator is out of order), but these things are always fixed fairly quickly. Lived here for over a year. Small and very convenient. Pros: Walk to ruggles, persona spa, whole foods & carrabbas.....what more could someone want? The pool is small but, manageable. Usually always room to lay out. (Although there is no outlet to listen to music.) It has a great garage, with plenty of parking. Down sides: No barbecuing in the pool area, one must go to the "sauna-like" area where I doubt I have seen anyone use.... Secondly, the elevator is at least on a monthly basis out of order!!! This gets old and frustrating! Everyone in the building can tell you that is always an on going saga. Ultimately, I will miss my neighbors I become good friends with! :) read more

Living at Gables has been a good experience over the past two years. The only complaint I have had is when the elevator has broken - it's been quite a few times, however, when this has occurred they worked to take care of it as quickly as possible; they were also good at keeping us posted on updates. The customer service has improved since I first moved in and they have upgraded a lot of the apartment which has been nice - keep up the good work! read more

I have lived in Phase I since early 2014 and have consistently noted the following pluses / minuses: Pluses - 1. Safe and Great area for pedestrian lifestyle with shopping, food and things to do nearby. Everything you want, its in walking distance. 2. Convenient Parking (Phase I) 3. Recycling Program - not offered at many other apartments. Minuses - 1. Noisy due to poor construction - sounds like King King is bowling upstairs with elephants on a nightly basis. I suggest a concrete building for your peace. 2. Bad management - Too many people have rotated in / out of the front office so you never know who they are. It's like they work with a random staffing agency because they are not helpful, rude, unprofessional, uninformed (or unintelligent), and have a severe lack of follow through. I have to reach out several times to get anything done and have to re-explain myself each time I speak with someone. I give up on them. 3. An Elevator is out at least once each month and its never a hurry to get them fixed. Very frustrating to tote your groceries and suit case up flights of stairs. 4. I agree with a previous reviewer regarding the feces in the hallway. One time it stayed there 2 days after I submitted my complaint. Very disgusting. The old carpet in the hallways has tons of stains I would assume to be from pets, watch out. This is a no frills apartment building (Phase I), with very few amenities, at least they could keep it clean, elevators in working order, and have nice attitudes. If any of this changes I would be happy to update this review, but I have a feeling this is the standard experience at Gables Upper Kirby. Plenty of other apartments in the loop will offer you more competitive rates and nicer amenities for the same or lower rates. read more

We are now living in Phase III for a few months and that is the building my review is about. I think it really depends in what building you are renting, they are even managed by different people and have an independent bookkeeping I believe. Phase I seems to be horrible reading the reviews. Phase III works for us. We live on the top floor in a very spacious 2bed/2.5bath Unit. Very airy, bright and nice finishes. It is quiet for us, because there is no one above us, but this might be different on the lower floors. The view is spectacular. I never hear my next door neighbors, they are very quiet, so we are lucky here. The leasing lady's in the office are also very nice, maintenance is quick. The pool area is ok, a little on the smaller side but works. I have not used the gym. My husband does and he never complains about it. I cannot give 5 stars because of the parking situation. While we are allowed to have 2 cars in the resident garage, there is no guest parking. Ruggles Green takes up all space and they will tow you if they catch your guests parking there. At night Ruggles Patrons also park in the very limited leasing office spaces, but don't get towed... You cannot let them in the residential garage as they will tow your guest as well. So there is street Parking on the narrow street behind the building in front of homes. I am sure that the residents of those homes are not happy about that. And your guests have to walk... Sometimes other residents leave trash bags in the trash room instead of just putting it down the chute or taking it down to recycle. The laziness of these neighbors annoys me. But all in all, we love our apartment. Maybe the parking can be improved. read more

I lived her for almost a year . I love the place for its convenience to the things I like and it is close to work BUT Please don't move here if You don't want to be awaken by the fire drill ,loud fire alarm that goes on and on . I am talking 11pm-1 am time frame on the weekday . Yeah . This has happened at least 5 times and honestly I don't understand why they can't fix the damn thing . You have to get out of he apartment on the street it is that loud : hope HFD fines them a lot of money may be then it can be fixed . Don't move please . Just a warning . Otherwise nice people in the office . Delete this sentence ! There goes one star . Thanks for your comments ,but that doesn't solve fire alarms issues . The building is two years old so if 24 months or 730 plus days is not enough to fix it ..... On the other hand let me tell you if you try to renew the lease here be prepared to be paying 12% or more percent more . I am currently in the battle with the assistant manager who is delaying my renewal letter and now is telling me that they can't do anything, when the unit next to me is much cheaper . Exact same unit . Is it price gauging because they don't have enough inventory I don't know ,but what I know that they don't care enough for the residents . My car was broken into in the middle of the day in the Gables parking garage when I was eating lunch at Bellagreen. I was parked on the first floor of the Gables parking garage, 4 spaces away from the lobby. There was an attendant in the lobby who heard my car alarm going off, and she didn't bother to even stand up from her desk. The Bellagreen manager said that mine was at least the third car break-in that month that had happened in broad daylight in the Gables garage. I asked the Gables representative if she could look at security cameras of the break-in. She said that the Gables does not have cameras aimed at any of the spaces leased by Bellagreen. The Gables representative could not have shown less interest in this break-in that had happened on her employer's property. I will never park here again, and I will certainly discourage anyone from living at the Gables. My experience with the Gables could not have been more negative. read more

Best apartment complex I have lived in (Phase 3). Management is the best quality possible, Michelle the manager always greets you with the biggest smile! Ruggles Green downstairs is super convenient, parking is not a big deal like most people say. The construction and features of the apartments are wonderful, and neighbors are very nice and well behaved. No crazy parties, more like a mature, high quality type of living. Unfortunately I won't be able to renew because I need to switch from a 2b to a 1b and they don't have availability. Definitely Gables Upper Kirby is recommended!! read more

My fob keys didn't work with any of the gates. When I told management repeatedly about security issues, and several maintenance problems management reacted aggressively which prompted me to break my lease 8 months before end date. There's no parking for guests or anyone that doesn't have a fob because the new Ruggles green took them all. And don't think you will get away with it because the Ruggles manager takes pictures of license plates and chases you to your car...this place is Too expensive to deal with so many issues. Lastly, elevators have broken down 3 times in the last 2 months. . read more

AMEN to all of the previous comments.. I encountered the same issues. On moving in "reserved elevator" was not really reserved for me and and it was lost on some other floor and I was told to go look for it as they are too busy... Cost me extra money to the movers. The worst Customer Service in my life!!! would never recommend and wish I'd never moved in.: Charging a late fees on 1 day late rent payment without ANY flexibility---I was trying to pay rent on the gables payment system via auto-payment set up and I set max amount equal to my rent fee. This worked for previous months. Apparently the utilities fee add on to the monthly charges and if you don't pay them in advance and the auto-payment amount is lower that the total amount NO money will be withdrawn. The most ridiculous auto-payment system ever! SO they charged me $207 late fee on Christmas/NY Holidays because I was unaware of this system limitations and was out of country with my child and the payment didn't go through. I was in constant communication with their office and the regional manager once I found out the payment didn't go through and I encountered a late fee . INSANE. Management is amazingly horrible including regional! There is ABSOLUTE lack of compassion, caring, and understanding. Horrible business ethics. Left a message for the Corporate office and sent emails who NEVER called me back. The only good to the property is location and two leasing managers - Olga and Finley. read more

AVOID AVOID AVOID!!!! Firstly, we have been residents here for almost a year and have seen a sharp decline in the quality of management. When we first moved in, this was a beautiful well run apartment complex that I woul have given 4 stars, however, now I think 1 is generous! This is a terrible apartment complex! The elevator rarely works, the garage doors are constantly left open/broken and we were fined $50 for submitting rent a day late even though the complex forgot to send out a rent reminder and it was our first time not paying on time. However, the worst thing is the noisy neighbor situation - there is a neighbor that blares music with his patio door wide opened during the day and in the middle of the night - this has lasted for two full weeks and management has still not resolved the situation. Moreover, when we went to complain to them about the noise and said it was preventing us from sleeping, the assistant manager said they were trying to resolve the situation (two weeks later - no resolution!) and we were free to move out without a refund! Charming! I would avoid at all cost if sleep is important to you. Plus points are the location and maintenance are prompt and friendly read more

This complex is awesome. I've lived here for a little over 2 years and I love Gables so much. The neighborhood is quiet and convenient to anything you need. The staff is really helpful and very friendly. The apartments are really spacious and for the price you can't get any nicer in Houston. The pool is my favorite spot during the spring and summer. Big outdoor full kitchens and tvs. Really nice gym that is kept super clean. Absolutely love this complex. read more

My advice is to look around for a better more accommodating apartment complex. In Houston there are 20,000 new apartment units that have come on the market or will by the end of 2016, many of them "luxury" apartments. The Gables Upper Kirby while a nice apartment in some aspects lacks key features that other apartments just as nice or nicer have for a similar price. I have lived in Phase 3 of the Gables Upper Kirby for going on 10 months so I have a decent amount of experience with the apartment. I have a 1 Bedroom/1.5 bath apartment that is just under 1,100 square feet and my rent prorated is approximately $1900 a month and I signed a 13 month lease. From what I have seen the complex tends to skew to the younger side (mid to late 20's) but I have seen a number of older couples as well. Pros: Nice finishes in the apartments with dark wood cabinets , granite counter tops, nice appliances and full size washer/dryer(not sure if this is in all apartments). Large windows that draw in natural light and an open floor plan that allowed me to configure the living room the way I wanted. Nice staff that while not always able to accommodate my requests has always been pleasant. I know others have had issues with the staff but they have always been nice and respectful to me. They have food truck Thursdays and Ruggles Green is right down stairs which is nice, although I would much rather have designated guest parking than the Ruggles(more on this later). Nice outdoor common areas, small pool but large lounge area with TVs and plenty of seating. Cons: NO DESIGNATED GUEST PARKING!!! If you are hoping to enjoy walking to the many bars and restaurants around the complex with friends, think again. If you were thinking about having your girlfriend/boyfriend sleep over, think again. They will tow your guests if you park in the Ruggles green parking lot under the complex or in the gated resident parking garage and if you think you can have a guest park there and get away with it guess again. Ruggles Green has a parking Nazi who stands there eyeing every car that pulls into the parking lot to make sure they don't go into the apartment. The only option for guests is to park behind the complex on a very narrow and dimly lit street in front of other peoples houses. Even then this option is limited as the people who own the homes have people parking in front of them so your guests may have to walk quite a distance to get to the complex. I have seen a number of cars dinged and glass broken on numerous occasions on the street. If you are ok with someone you care about walking down a dark street at night in Houston this apartment may be ok for you. Noise: If you have lived in an apartment before you know that noise can be an issue. I will say that this apartment is better in ways and worse in others that I have lived in. The noise from upstairs is noticeable, you will definitely hear your upstairs neighbors walking around but it is on par or better than other apartments I have lived in. Hallway noise is by far the worst I have experienced. If there are people in the hallways being loud or even just talking while walking by your apartment you will hear every word they say and they will hear every word you say. Bedroom noise is very noticeable as well I can hear my next door neighbor cough very clearly while lying in bed and I hear their conversations on a fairly regular basis. This might be due to the way our bedrooms are configured (if my bed is along the same wall his bed is) but it is still a very noticeable issue and has kept me up at times. Other Issues: The main elevator has been down too many times to count and while they do have a service elevator it is located at the end of one side of the building which can be very inconvenient if your apartment is located on the other side of the building. I swear one of the grills in the common area has never worked leaving just one available but it is usually never cleaned after use so be prepared to either clean it or cook on aluminum foil. Overall it's not a bad place there are just much more accommodating apartments in the area that are the same price or cheaper and are just as nice. read more

Says it is safe with gated areas- see the video for how easy it is for people to still enter a "secure" area with no cameras. If I remember correctly a woman was just murdered in Dallas due to this same issue AT A GABLES. The Elevators broke down 3 times in a 4 month span. My fob keys didn't work with any of the gates. There's no parking for guests or anyone that doesn't have a fob because the new Ruggles green took them all. And don't think you will get away with it because the Ruggles manager takes pictures of license plates and chases you to your car...this place is Too expensive to deal with so many issues. read more

I've lived here (Phase 1) for over 3.5 years. While it's not perfect ( I swear there is always one elevator out and i see my fair share of cockroach friends during the summer months), the staff here is super friendly and whenever there is an issue with my apartment, they are extremely quick to fix it. While I haven't had anything stolen, I have seen cars broken into in the garage so dont leave anything of value if you park in there. The gym is small and always clean but I think we now share the gym with the Phase II and III buildings. It's within walking distance to Whole Food and lots of restaurants, and it's been a great experience living here. read more

Second review this time about the new manager Sandy. Incredibly rude, condescending and needs to understand that she is just the manager of the property. I have never in my life met such a rude person in the office of an apartment community and strongly feel she is ill equipped to do her job as it involves her working around people and she severely lacks people skills in the areas of humanity and customer service. I think she fails to realize that her job is not anything all that special and that a portion of our extremely high rent pays her salary and that it is really disgusting that she feels the need to talk down to residents. It is bad enough dealing with the bad elevators, stains on the rugs, dogs pooping in the hallway that we don't need a disgruntled, short angry fat Mexican lady to make it worse! read more

I am 6 months into my 1 year lease, and I have to say I am very disappointed with the entire experience living here. The area is great, no complaints there, but Gables Upper Kirby doesn't come close to being worth what I pay. The elevator is out multiple times each month, which is probably a good thing since it stinks like wet dog when it's working. Much of my dissatisfaction is due to the other tenants. I thought living here would lend to a class of people that care about their surroundings. Was I ever wrong! They leave trash in the halls as if we have concierge cleaning up after them. They leave carts in the hallway. Who do they think is going to pick them up? Be careful at the pool, beer bottles and trash are left around the pool area. The worst is the noise. The ceilings are so thin, I can hear the tenants above me walk every step, and the music selection of the neighbor below is about 90% techno. The management although pretty, don't seem to care much. Bottom line, I can't wait to move. read more
