Okay, here's the review I wish to have seen when I was apartment searching. It's lengthy, but feel it hits all the important points This is the best apartment complex in Dallas. Honestly now that I'm thinking about it, this is probably the best kept secret as far as Dallas apartments go... I have met so many people at the community events that say they've been here 2+ years because there's nothing at the same value and location. My roommate and I have loved living here since June. My favorite part is how close you are to the Katy Trail / Ice house. You are centrally located in Dallas Proper, so You can pretty much walk anywhere in uptown or victory park (Dallas Stars game, knox for coffee, west village shopping). Maintenance is responsive and management is incredible. I've had such a pleasant experience with Krista. She should be tired of me because of how much I call up the front office, but she always has a smile on her face and is super professional, always dressed to the nines! I had an issue with the windows being a bit dirty, and a month later they had a team come in to power-wash the entire apartment exterior. Still in talks about this though because the team they hired lazily washed our windows, and honestly made them dirtier. Management is still on it, though and walked through our apartment with the window team to hold them accountable. The pool is ginormous and an awesome spot to hang out in the summer, they have events with a bartender and a DJ during the summer! The gym is INCREDIBLE, I still have a membership elsewhere since I wish there was more than one squat rack and a hip thrust, but for what it's worth having a squat rack at an apartment gym, a leg extension, etc is great. My floor has 14 foot ceilings and feels huge with an amazing view. Theres a huge plot of land that has been said to start construction for 5+ years and its an awesome place to take your dog to run around. It has a picnic table and gets mowed regularly. Turtle creek is overall an amazing area because of traffic. If you're going up north toward Irving/ grapevine/ airport, you skip allll the traffic the Knox/West Village/Uptown people go through, shaving off 10-20 mins. Turtle Creek is such a beautiful place in dallas and is well kept up and quiet. You're so close to the airport. The maintenance team was beyond helpful and friendly, staying a few minutes after my request to chit chat and welcome me to the town with great food recommendations in the area. The parking garage is honestly best case scenario in Dallas. no problems with break ins so far and have not heard of any and super quick operating garage doors (the sensor reads my chip and opens the door before I even get to it). Overall safe area as a women in her early 20s. Great community and a good mix of ages! Hallways are so clean and always smelling wonderful (first time I've experienced that), NO TRASH VALET! what a plus! The sky terrace is an incredible entertainment space with folding slide doors and a wine fridge with cornhole etc. Great community events such as free açaí bowls, snow cones, DJ parties, workout classes, movie nights. Only complaints: The very southern emergency maintenance guy is quite rude, still got my request done though (I think there are more than one, the others which I've had better experiences with) The Luxer One system is not great. Have had my packages missing, although I know the apartment owner is not responsible for this and it is mostly Amazon's fault because they leave their items out for people to take.... Maybe we need a better system though. Guest situation is hard as there is only one entry point to "scan someone in", then they have to walk upstairs and you have to go bring them inside from that door. to go off of that, the key fob entry is getting old. I try to take it everywhere but there are so many situations where having a phone encrypted key, or a key pad would be so much easier. the finishes on the interior are just updated enough, however dark and old. Some parts of the building have white finishes and are better than others. The lighting is not great (fluorescent in bathrooms) and are in need of an update. The apartment is updated just enough for me to look past it and consider how good I have it in other parts of this review. If I could rate this place in the negative I would. Even from the start of "attempting" to apply the staff was unhelpful and unresponsive. They scammed us out of $700 in application/administrative fees then were extremely rude to my partner when we visited to get clarification. (They even after showing a joined salary of over 250k a year they asked for a co-signer) ABSOLUTE JOKE. Every employee has the inability to do anything without their manager even answering simple questions. Don't worry 20k a month in earnings is not enough to get a 2 bedroom here. They will make up lies to not approve you and take what fees they can. No respect, sketchy parking garage with warning signs about robberies in the guest parking. Plus they act like it's "luxury" but two streets over there's a homeless encampment. If you want to piss away money to people who will be pretentious and wouldn't even take 9 months rent upfront then by all means I'd recommend wasting your time here. I would rather choose sleeping in a bug ridden tent than experience applying or being at this complex. read more

The Gallery is by far the best apartment complex we have lived in. The building construction has beautiful concrete columns that add to an industrial look. The property grounds are well maintained. We lived there during the snow storm a few years ago. The Gallery was one of the few buildings that did not lose power and the maintenance team was on site for any emergencies during the snow storm. The management team including Reggie was easy to deal with and friendly. We moved out of state otherwise we would have renewed our lease. We remember our time at the Galleria fondly and highly recommend this property. The location is also amazing. read more

The maintenance around here has gotten pretty bad. Something is fundamentally broken with the elevators. They are down at least once a month which is a huge pain when you're on the eighth floor. I do like this building but their refusal to do anything about the elevators is unacceptable and deserves a bad review Also they never wash the windows. Lived here a year and a half and they won't wash my external windows. It's to the point they're hard to see Vomit on the elevator buttons for 3 days. read more

tldr; Sort by reviews by NEWEST FIRST and take a look. Used to enjoy living here but ever since Greystar took over in July 2017 this place has steadily gotten worse every month. They repainted building 2 to incredibly dull colors, parking is never towed or enforced with many people using parking spaces are storage units for cars. As of this writing, two jeeps parked in some of the best parking spaces have been untouched for nearly 4 months -- they are covered in dust. There is also some people that consistently park in handicap spaces due to the lack of parking. Again, this is never enforced. I have been tempted to park my car sideways across 4 spots to see if anyone does anything. The quality of the tenants has been in decline, what was once mostly professionals, has slowly turning into a college style dorm with loud music and partying. Just recently saw a drunk guy passed out in the hallway in building 1 -- come on. Gym had a lot of items stolen from it and were never replaced, elevator smelled like sewage for months (and as of writing the elevator in building 2 is broken, again), people leaving trash bags in the parking garage. With so many other options nearby, I do not recommend moving here. I only have a few months left in my lease and will promptly be out of here! read more

DISCLAIMER: I moved from building 2 to building 1 CALL UPDATE: gallery has contacted me to address many of the issues I have listed below. Here are some points that have gotten across: - the locks are here to stay :( because some people like it (even though I haven't heard one person that liked it, someone even taped the doors with duct tape open they hated it so much and it wasn't me) - police presence is needed to reduce crime at the gallery since crime rate has gone up (if you feel unsafe around police or you're worried about how police presence will make your guests feel, this is also here to stay) - they did contact me thirty mins before entering my apartment because they wanted to find the smell right away - I felt targeted because I asked other residents on my floor if their homes were entered or they were called. Gallery told me that they only checked residents' homes on my side of the hall and not the other side and that they could've better communicated that. - they didn't comment (yet ... I'm following up on this) on the limited parking and the unoccupied spaces that are taking up the gated garage. Overall, their intent is to make the community safer, which is valid. Based on comparing notes with Vines across the streets they have implemented similar protocols. The question still remains if this extra security is worth the extra stress and effort. I was informed locks will also be put on the pool area. If you are looking for a more open community, this may not be the right fit for you. I tried to put flyers for my DJ gig, which didn't align with the "community values." But yoga business owners, cleaning services, dog walking and even piercing businesses "align". They threw away all my flyers without contacting me and said they didn't realize it was mine and even if they did party promoting is not allowed even if throwing parties is your profession. While I do not feel targeted anymore by the gallery, really saddens me that a great community has been turned into a very closed off one. A lot of the new policies were enacted in response to covid. Car burglaries, new locks everywhere (even the terrace) so easy to get locked out, police everywhere at night. Terrible guest parking - they tow so you have to register every single car that comes to you. So forget having parties it costs hundreds just to rent the terrace for the night.. (forget having a party or anyone over it's super inconvenient. I'd rather go to my friend's house than them come to my heavily guarded prison) Not to mention there is never parking in the gated part of the garage because there are reserved spaces that AREN'T EVEN BEING USED. All the extra security is terrible and obviously ineffective. They even surprised entered my home early in the morning because there was a complaint about cigarette smell... of course we have cigarette smell in our apts if you leave your windows open!!! it's summer time and the windows are open and we live facing the parking lot where people like to smoke. Really don't appreciate them barging into my space and adding all this ineffective and inconvenient security. This place has really changed. Went there to tour on a sunday (Aug 11th) and it is advertised as open with a sign in with hrs at the door and there was no one there from 1-1:30z (In response to the business owner) No they werent touring the office opens at 1pm. Very disappointing... I was happy whenI first moved here the location is close to my work, nice neighborhood and pleasant office staff. That was all to change when a new company purchased the property it has been a downward slide in living experience... Since the new company had taken over it has turned into a cash grab at the expense of the residence. They have started imposing fees for nearly everything including: picking up a package, a monthly pet fee and now my favorite a $50 per month fee to have a decent parking spot. When I moved here all of these were included as a part of the rent, which is already expensive and now they are raising the cost and charging for things that were included. This is after only two months of the new ownership and I am dreading what comes next... Be very wary about signing a lease with this company because what you sign up might not be what you get... read more

I love living at Gallery. I have been here for about 6 months and I love the balance between a secure building/community, but still feeling like no one is controlling me or my guests. All access is locked, which I like. But I can enter through several entries without having to see management or feel controlled. There is usually an empty parking spot in every floor unless you arrive surer late (but there is always some space). Guest parking requires registration but it is super easy and it makes me feel more secure. The building is older than the more recent complexes, but it is also more solid. I toured some seemingly fancier and newer buildings and you could hear all neighbors and the street. The hallways and pool might be less fancy here, but the walls are THICK and pure cement. I hear NOTHING in my apartment and I know the neighbor above and on the side have dogs. Not a single noise comes through. It is quite amazing. Appliances and finishings are on the older side, though. Last but not least, the staff is truly outstanding. Any request or concern is addressed right away and, what I love the most, they are polite but also warm. I feel like I can communicate anything to them. Patty is the absolute best, but everyone else is great. Bottom line: great place, awesome location, not ultra luxury but also at a very reasonable price tag and it more than compensates in building quality, low noise, and the great staff. I really loved living at the Gallery at Turtle Creek. I signed two 14 month back to back leases. I was there during the management switch from Lincoln to Greystar as well. There were only a few changes, like how the packages were handled after delivery and they started doing reserved parking, which took up more spaces than needed. It really wasn't that big of a deal....at all. Don't know what the hell kind of high maintenance tenants wrote the reviews about how different it was.some people don't want anything to change ever I guess Some of the nicer changes when Greystar took over were done to the landscaping, painting the buildings, upgrading coffee machine, a new pool grilling area, and they added some fantastic new additions to their team! The three people on the new crew that really stand out to me are: 1.Taylor, who really went out of her way to help with getting my second lease modified, so it worked best for me. Then got pushed it through super last minute. 2. Shay, who was fantastic with keeping up the communication needed during the move-out process. He helped me stay on track with the paperwork needed, answered a ton of questions, and even finalized my deposit refund! Yes, you get your deposit back here if the apartment is kept up well. Which leads me to the next person... 3. Jose, head of maintenance, who seemed to really take pride in his work within the community. Everything was pretty much always up and running smoothly on the day to day for the entire 2-2.5 years I called The Gallery home. Maintenance is sometimes a big complaint with apartments, but not here. Jose and his guys were really in top of things. They were quick to respond to requests, super personable, efficient with their work, and repairs were taken care of quickly. ((Even if was totally my screw up! Sorry guys...lol! ‍)) There was never a delay for any reason, for any repair. You'll see the crew working around the property quite often. That is probably why the apartments are in such great shape. I always would give them a little wave in passing as a, "thanks" when I saw them. I'm really going to miss the silence here. I would hardly ever hear my neighbors. I mean....they had to be hammering on something for me to hear them. Pretty sure it's due to the concrete ceilings/floors between each level. (Wish I could say this about my new place at 4110 Fairmount. I can hear them walking above me right now. I even heard a full phone conversation the other day. ‍) The Gallery really spoiled me on how well everything was insulated and sound proofed. Can The Gallery put this on their repair list for the 4110 property? Lol.....but seriously. I'm going to miss living there. It was sad to leave, but my pup developed some back problems and needed easy access to a private yard. We have lived at the Gallery since July 2017. Management was overturned from Lincoln properties to Greystar. At first we weren't too pleased with the new management, but the past few months we've noticed some positive changes. Trash cans get emptied everyday, any doors that get busted get fixed immediately, pet areas get picked up even if the owners failed to "do their duty" and updates to the complex have been made with communication to the residents beforehand, and security personnel overnight. Any maintenance that we've requested for our own apartment has always been taken care of within a few days. We want to move to a larger apartment, so if we can find the right size, in our budget, we plan on staying! Location of this apartment is perfect, right by trails and parks, but also only 5 mins from uptown. read more

Ever since the new management team (Greystar) took over, this place has gone downhill. 1. Garage gate broke down and took them a month to fix it, during that month break-ins occurred. 2. There was a really bad sewage smell that permeated the hallway for at least 2 weeks and the property management took their sweet time to fix it. Their way of fixing it was putting air-freshener in the hallway. 3. Management conveniently IGNORED all my emails regarding amenity problems but only responded quickly when it's about rent. 4. Garage is constantly full after 7pm. People park their spare cars there for storage and the management did nothing to solve the problem. Towing notices were NEVER enforced. Good luck getting a parking space when you come home late. Edit: in response to Management's reply below: I have emailed you MULTIPLE times, and after you forwarded my first email to another 'department,' you NEVER responded. A letter I sent the property manager: I hope you are doing well. I just wanted to drop a quick note thanking Jose your Maintenance Supervisor for an excellent job with my apartment repairs last week. He went above and beyond to make sure all of my minor repairs were taken care of. A large mirror had fallen off my wall and shattered. It was so heavy I would have never been able to carry it to the dumpster, however when I asked if he could help me and without hesitation he told me he would. I am so thankful for his assistance. I've been living for almost two years at the Gallery at Turtle Creek and my experience so far have been real good. Rossi, the Community Manager, as well as his staff in the Leasing Office like Patricia and Reginald, are always courteous and willing to help you in any question or concern you may have. The amenities like the pool are always in good conditions and are cleaned constantly. If you are into working out then you will love the two-floor gym at Building 1. The most important of a complex is the community living in there. And in these almost two years I've never ever had any problem with my neighbors, in fact, I have found one or two very good friends while living here. Should you have any problem with your unit you can always file a maintenance request and Mr. Hugo and his crew will solve it efficiently and as quick as possible. The security is always important. They recently changed the call box at the main entrance on Cedar Springs and now you can gran access through your smartphone to any guest visiting you and you can see on your phone who is calling you. Your packages will always be secured in lockers and, if any package is left in front of your door, you can rest assured that it will be right there when you come home. At nights you will find security people walking along corridors as well as common areas and parking lots to grant the security all around the buildings. And finally, the location of the building is simply great, whether you enjoy walking, running, biking or rollerblading you will find the Katy Trail entrance just a block away. Retails like Kroger, CVS, UPS, Starbucks, dry cleaners, among others are walking distance from the building and also you will find the Dallas gayborhood just a couple of blocks from here. I lived in this apartment complex from May 2016-July 2018. I forgot to leave a review when I moved out (was traveling in the months after) and wanted to do so. The location is ideal: giving you easy walking access to the best of Uptown and the Katy trail while being several streets away from the craziness that McKinney Ave. can become. The staff was extremely friendly and attentive to my needs. Any issues/needed repairs were addressed quickly. I enjoyed the people within the community itself: making several good friends through conversations in the common areas. I lived at the Gallery for just over a year, and I have nothing but bad things to say. Complete and total mismanagement of a company that has left a very sour taste in my and many other tenants' mouths. I strongly urge anyone looking for a place to stay to keep looking. To start, the property was owned and operated by the Lincoln Property Company, but once it was sold to GreyStar everything went downhill. GreyStar fired all of the staff as well as the apartment event coordinators, so the complex went from having 2-3 social events a month to 0. The gated garage for the second building was broken on multiple occasions. One time it was broken for over a month and lead to someone's apartment being broken into. Coincidentally the repair techs were on site to fix the garage the day the break-in was reported. There were multiple car break-ins in my time there. Don't expect to find a gated parking spot if you plan on getting home after 8PM. Many of the $50/month reserved spots are left unused and lead to wasted unused parking spots. A locked bicycle closet was broken in to and all bikes were stolen. The elevators smelled like vomit and pee for nearly 2 months before being fixed. Filed multiple noise complaints on my neighbors (2-4AM), and nothing was ever done. It's sad because I initially enjoyed my time there, but things only got worse as time went on. No concern for the tenant, their only concern was making a profit off of anything and everything. The rates are GROSSLY overpriced. When it came time to renew my lease I was shocked to see a $800 increase in my monthly rate. I was charged multiple move out fees that are highly questionable. Being charged $80 for a carpet cleaning fee, but then also being charged $300 to replace the carpets??? Nice double dipping you did there. Their "market rate" is $500+ more than what you'll find anywhere else. The property struggles to maintain over 70% capacity, and there's a reason for that. I did not renew my lease, and I will be cautioning anyone that asks to avoid this place at all costs. read more

I want my review to be fair so I'll start with the positives. Pros: Shay Michael, the leasing manager, was extremely professional and was great to work with. So shoutout to Shay for making up for my negative experience at this apartment. Cons: Couldn't find parking when I returned late at night because they gave out more parking stickers than they had space for. I CHOSE this apartment complex because of the "security" (i.e. restricted parking garage). However, when I returned late at night after work I was unable to find parking so I had to park outside of the garage which DEFEATS THE PURPOSE OF HAVING A RESTRICTED AND GATED GARAGE. They also had multiple empty reserved parking spots that I was afraid to park in even late at night because I didn't want to get towed. Overwhelming stench of air freshener in the hallways which attempts to mask whatever smells are coming from the stained hallway carpet. The hallways were not nearly as stained when I first moved in. Garage door was broken for about 3 months of the 12 months I was there which took management forever to fix. That also defeats the purpose of having a gated and restricted parking garage when the door is open 24/7. Conclusion: I moved out after a year because 1) my apartment felt like a dorm room due to the quality of tenants, 2) the high rent was not worth the unsafe location (multiples crimes a block away on Lemmon ave), 3) the overpacked or broken garage defeated the purpose of having a gated and restricted garage. read more

Out of all the places that my realtor showed me, Gallery was by far the best. This property is clean, up to date, and very reasonably priced. And the staff made my big move day a great one. We all have been there, creating the famous pro's/con's checklist and reading various reviews until your head hurts. Now let me cut to the chase on why the Gallery at Turtle Creek is a very wise choice. Without trying to sound like an advertisement, here are my top reasons but not limited to. 1.) Location and price point: The Gallery at Turtle Creek is ON POINT for both, competitive prices, and desirable walking distance to almost everything in the neighborhood. 2.) Amenities and pet friendly: GTC is constantly maintaining and upgrading their amenities. A few of my favs are the newly refinished pool, dog run area with wash station and the incredible bragging rights 2 story gym. 3.) Gallery at Turtle Creek Staff and renewal of lease: At the end of the day, GTC staff and management is truly the reason why I renewed my lease. It is not often to find an entire team displaying impeccable professionalism, the above and beyond customer service and support Rossi (Manager), Patti, Reggie, Devin, & maintenance team provides to everyone they interact with. Overall I am very pleased being part of the Gallery at Turtle Creek community and happy I decided to stay. read more

This place was pretty legit. I went with my girl who was looking for a place a bit nicer than her old spot in Oak Cliff. We didn't have many expectations but this place definitely exceeded ones we didn't even know we had! The grounds were impressively well kept. The large 1 bdrm was more space than she thought she could find in such a mice neighborhood. And our leasing specialist, Reggie was funny and really knew the complex well. My lease is expiring soon and I'm pretty sure Turtle Creek will be my new home. Go check em out for urself! read more

The new management team is awful. There is no after hours security or answering service. For 2 weekends in a row people are using the pool and very loud starting at 2:00am through 4:00am. When I called the answering service the line was unmanned. If your sleep and rest is important to you do not rent here. I am writing this review at 4:00am with a pool party going on. read more

There seems to be quite a bit of updates happening since we moved in. Window washing, painting the interior and exteriors, garage pressure washing, etc. We appreciate the effort to keep the building looking new and up to date, just wish the remaining trash from each project was properly disposed of. That said, it's been an overall pleasant experience- The office staff is friendly and helpful and they openly communicate with all residents about upcoming changes/updates/concerns about the property. read more

What really distinguishes Gallery at Turtle Creek from other apts in the area is the Cares team - currently Jenn and John - who organize events for both buildings and the gym classes. There are 3 events each month that are a mix of on site and offsite. When we go off site they usually select new restaurants and order essentially the entire appetizer menu which meets the tastes of all! There's a great mix of places from Eurkea to the Sandbar. On site they have had a salon come do blowouts/trims/makeup, thanksgiving lunch, superbowl party, etc all with delicious food. The cares team knows all the residents and goes out of their way to introduce residents to each other even making the connection of common interests - they really make living here feel like home. Today when most people were working from home due to the ice "storm" the cares team had an unofficial event and made taco soup for lunch - really brightened everyone's day and made for a good break. The second thing that really stands out are the gym classes - the times are great, starting at 6:30pm and 7pm - and provide a range of intensity (mon - insanity, tues - yoga, wed - boot camp, thurs - pilates). Don't be fooled by an apartment insanity class - she kicks your butt and even the guys leave drenched in sweat! I love that I don't have to get a gym membership - the Gallery classes keep it interesting and the gym has 2 levels with more equipment than most apt gyms. In addition to the amenities, the apartments are great and well maintained. Although many people have dogs, there isn't that lingering dog smell that you see in some of the older apartments around uptown. I love the layout of building 2 which has large living rooms! read more

Best apartment complex I've lived in. The units are well designed, high end finishes, and modern. It makes for a comfortable lifestyle close to everything in uptown and downtown. The pool is great in the summer and enjoyable with all the outdoor amenities they offer. The staff before and after the management change were all accommodating in my experience. I've had multiple requests to the office for assistance with different matters and they always were helpful and prompt. Recently I was locked out of my unit after hours in an emergency situation and the maintenance service immediately came after I called to let me in within 30 minutes. I loved living at the Gallery! First, and most importantly, I really enjoyed the location. It was far enough from the hustle and bustle of uptown, but close enough to walk to the Katy Trail or oak lawn bars and restaurants. I own a dog as well, so an area with a lot of grass and trees is important to me. The Gallery has a safe, "neighborhood" feel to it. The apartment is extremely dog friendly, which is awesome! They have a dog washing station next to an outdoor dog run, and a fenced in grass/dirt area to let the pups run around. Side note: the property seemed very clean so you'd never know how many dogs were on the premises. No dying grass or turds laying around - sweet. This also brings me to my next point, that the maintenance and office staff were amazing. I lived in building two, and every morning I would grab a [delicious Starbucks pike place] coffee from the lobby and have small talk with the maintenance as they cleaned the room. They took care of the property, and if I ever had any questions or concerns the office was always helpful and resolved of my issue/question. It seems like that is very hard to find. Living there you will save money on a gym membership because they have a two story gym. I took fitness classes with Melinda and she is great too. She is accommodating to any fitness level. You know what else is great? They have an enclosed garage (not a damn carport) for each building and its free. No extra $100 a month for garage parking is a plus in my book. Pool in the summer was super fun. It was pretty much a full house on Saturdays and Sunday's, but never got too crazy. I think most people were young professionals. The reason I am not living there anymore is because a one bedroom (I lived there with a roommate) is out of my price range. Sometimes you get what you pay for though! I highly recommend. read more

Was never given a parking permit when I moved in and they had my car towed even with my car information on file.

Me and my husband will be making a cross-country move in the new year and were in Dallas to check out apartments, from the time we walked in the staff made us feel right at home. The apartments are open spacious with a ton of natural light (even ones with interior views) the amenities offered are incredible especially the two-floor gym! I was impressed how the common areas and grounds were being well maintained. The Gallery is definitely a hidden gem in the Turtle Creek area! read more
