We had a nice tour. The office staff is nice. But the ground are...ok. The apartment we saw was a neat layout but had this disgusting mocha color all over the walls. Very dark and depressing. And the doorways just floored me! I can only imagine the noise of four homes coming and going all together. We locations of the apartments we saw didn't suit us. I have 1 month left at this health hazard of a place and counting down the days. I've been seeing so many tours pass me by and out of pity for future residents, leaving an honest review. Trash, poop, my dog has contracted hookworms twice in 1 year here while on medication, roaches, constant work orders for AC and heating, disgusting amenities, unregulated dog breeds and witnessed a dog maul a cat to death on the property, and weird comments about leaving honest reviews from management. I kid you not the manager told me that my neighbors would read my review and that I have to live around these people. What the actual????? Only positives about this place is the responsive maintenance team and the proximity to the trail and lake. This complex use to be great but it has gone downhill dramatically. The quality of the tenants have drastically depreciated. This complex started taking low income housing vouchers and its very apparent. It's a gated community but the gate is always broken. So non-tenants just come in and use the amenities whenever they want. You're suppose to have a bracelet to use the pool but no one ever uses it. You'll see whole families and tons of kids that don't live there using both the pools and the grills throwing birthday parties and leaving a mess. One time-I went to the gym on a Sunday and the side door of the front office was propped open with a dumbbell while a family of someone who lives in the older complex behind it threw a party in the pool that it's attached to. And random people were just going in and out all day. The main pool has a lot of loud crazy drunkenness in the summer and the trash is always overflowing. It's so loud! You'll hear loud heavy bass music blaring at all hours. Particularly annoying at around 3 am when people are heading home or getting dropped off and it's paired with loud drunk people arguing over seeing him get texts from his baby mama in the middle of the night. If it's not that it's the street racers or peoples dogs barking at the drunks in the middle of the night. Or a fight erupting in the parking lot right in front of your building. Seriously- no one is considerate of their neighbors in this complex. I rented a car port and I can't tell you how many times other cars parked there for hours and never get towed. I would call the towing company that's posted and they never came. My balcony faces the carport and 4 hours after my call I saw the owner of the car get in the drive off. Dog poop Everywhere. There are stations to trash it but no one seems to pay attention to it. You pay for valet trash but they 'accidentally' forget about picking yours up at least every other week. And the office just calls it an 'oversight'. On the last year of my stay-I finally decided not to renew because I started seeing ROACHES! Disgusting! The only good thing about this place is the maintenance is fast and friendly otherwise. Also-I moved out in October and (it's the end of February) and I still haven't gotten my deposit and I paid to have a move out clean when I left so it was spotless. Not even a letter. read more

Just wanted to leave another great review for John Mundy fitness bootcamp, a free amenity with living here. I'm in my 4th year of dental school and I've lived here since year 1 and he keeps me resigning my lease. It's a fantastic workout, with great attitudes and great energy. I got very lazy and blubbery during quarantine, and he started bootcamp again w precautions that are very safe. Make sure you call to book bc there is limited space during this time. read more

They have a new manager (Brynn Shaw) who has been incredibly sweet and diligent with helping with all the issues and concerns that I had. After speaking with her, she took the time to address each and every concern that I had- something that I had not expected given my past experience, but she really went above and beyond. For instance, I was referred to this apartment by a friend who never got her referral bonus, but the new manager made sure to take care of it. I've never had a problem with the apartment itself. Good location, appliances work without issue, the interiors have been upgraded. read more

While these apartments are in a lovely area and nice amenities/community i'm highly upset with the way they handled some things. We're due to move out and we're being charged a reletting fee since we didn't give a 60 day move out notice. Per the lease we should have received 1 written reminder but instead we received a "rent renewal" email out of the 5-10 emails they send out every week and it was missed. It's unfair since I had emailed multiple times during my lease about certain issues (our apartment would smell like weed because neighbors were smoking in their apartment and I have a newborn baby) that were never addressed cause THEY missed my email but now there isn't any grace if i do?? Being charged 1400+ (basically rent) is outrageous for missing the deadline by just 25 days!!! So upsetting. read more

ATTENTION: PLEASE READ!!!! First off, (Cameron, nice guy but quit and told me it was because how Jennifer treats the staff) leasing agent, The day BEFORE move in I get a call from him saying I would need to have a signed notary letter stating I had been paying rent at my moms for over a year. Mind you, I'm 28 years old making way more then double the rent & provided proof of income. Bad keys. One set was not the right set and clicker broke. Washer was broken. I was told to use a laundry mat! paying $40 a month for rental fees on equipment i shouldn't have to do that! So Jennifer (manager) suggested i could use the machines in model. Come to find out those machines are ALSO not working! 2 months into my lease my sister wanted to move in, did all the paperwork. She also had a dog, signed a new lease adding dog and was told he would post the fees online for me to pay the $400+$15pet rent. I never look at bill just pay in full. never really noticed if or not the fees were ever added. Her bf who stayed there a couple times a week was asked to leave BY ME one night, not due to any excessive noise or anything just asked to leave. No one reported a noise complaint. I did however,call the police to report him so he would not be allowed on property. No one even at the complex reached out to me about this issue either. Point to this story will come Later.... month later I had gotten a rental car. Registered it since it wasn't my daily driver and what happen? The car was towed! I was late to work and had to call uber twice. I was promised (emails to prove) to be reimbursed for the tow& the uber rides. After about 6 weeks I finally got the check, but only tow. I asked Jennifer about uber $ told me she would "look into it". 2 more months later i got short notice that my ex couldn't take his dog anymore. told my ex I would watch him until he found him a new home. I get an email from Jennifer stating someone reported 2 dogs on my patio and that only one dog can be in my apartment and the other needed to leave ASAP. I went in THAT day and talked to Brittany , who doesn't work there anymore and she told me I could add the other dog. Well turns out (Cameron) never added the pet fee along with the $15 for 4 months worth of pet rent! So i had to pay $800 for 2 dogs and $75 for back pay in pet rents! Even though this error was there fault! I asked Brittany (asst. manager) if I could pay half now and half the following month? She told me I could sister witnessed it. A week later and $450 paid I get an email (jennifer) saying i still have a balance and need to pay for the other dog. I explained to her that brittany said i could pay next month. She very aggressively said they don't make deals when there is a balance" it needs to be paid in full."So i went into the office that day to give my side of the story. I was fed up with how Jennifer was speaking to a tenant I told her I had no problem paying the balance but I also would like my uber fees reimbursed like she had promised! (9 months later) She then got an attitude with me and brought up something that happened 5 months prior.Hints the part about my sisters ex. she said "listen rachel I didn't bring up the issues with your sisters boyfriend and the dogs being in your apartment without both being on the lease" at this point she now wants to act like she has an issue with something that happened 5 months ago because i have brought to her attention her shady dishonesty about uber refund! I told her "look I'll pay the balance in full today because I need to obviously pay what's owed but if you say you're gonna refund me the uber fees then do it, if your not really able to then say you can't" she then says here rachel if I refund you the $45 for the uber fees will we be straight away and good from ever talking about this"? I said "yep" she RIGHT THEN AND THERE puts a credit on my account for the $45!I just can't even believe it was something that easy that she didn't do sooner. AC broke, them asking you to walk your dogs off site of the complex to use the bathroom!because they don't want your dog messing up there grass,email that was sent out to the entire complex. read more

I really don't know where to start... The water smells like sewage and has for the last year I've been here (they just point fingers at the city, we don't touch the water). The management is a revolving door of complete idiots who don't care about their jobs. The walls and ceilings between apartments are paper thin (I can literally hear the people above me unlock their doors as well as their conversations). They didn't build enough parking so you have to stick this big, ugly, green sticker in your windshield so you don't get towed (your guest aren't so lucky). We are paying $1600/month for our place and honestly it wouldn't be worth half that. Please take my advise and find somewhere else to live! read more

Horrible place! We moved here about 8 months ago. First day we moved in roaches everywhere! We got rid of the problem but roaches are not the only issue around here. There is a bunch of crazy weird people at the pool especially on the weekends. They are loud, indecent and disrespectful. Most of these people don't even live here. They even smoke marihuana at the pool when children are present. It's 2:22 am and there is a group of people at the pool drinking, cursing and being super loud. A guy was about to start a fight with his own friends. A couple that was with the same group of people were having sex in the pool!!! People can see you! There are children living in these apartments. It's always like this! Which sometimes makes it impossible to sleep. Especially for us that live right next to the pool. I can't wait to move!!! This is the noisiest property I've ever lived in. Between the neighbors that blast their music in their cars alerting everyone when they are leaving and coming home around 3am, people fighting in the parking lot and loud music at the pool until 10pm. Oh and the leaf blowers.. LOL.. twice a week blowing the concrete for like 3 hours. Don't even get me started on the trash situation here.. dreadful.. I put in a maintenance order today for four issues (minor issues such as lightbulbs out and towel rack stabilizing) and Carlos and Gerardo came out within a couple hours and fixed everything. They were patient, thorough and answered all my questions about the issues, love them! The front desk staff is sweet - I'm especially grateful for Haylie, who was straightforward and informative throughout our entire move-in process. Being right off the Santa Fe trail is amazing and the gym has everything I need. The ONLY reason I am withholding a star is because of the incredibly short range remote gate openers - making me, and everyone else I witness, a little crazy upon home arrival. read more

This will be my second year at Lakewood Flats Apartments. Very nice place, units have well planned layouts, finishings and appliances are in great condition, fair prices and mostly an excellent service. Jennifer and Tori are very efficient and treat you with respect and kindness which is rare to find. The location is awesome, near to main attractions like the Whiterock Lake, Arboretum, short distance to Greenville. Not to mention, there's an YMCA nearby and other fitness place very close, a TomThumb, Starbucks. Anything you can think of will be within blocks or few minutes drive. It feels like a neighborhood vibe. Believe me, you can call Lakewood Flats your new home. I've tried to compare with other places, but nothing really matches what I get here. read more

I loved living here!!!! Best apartment community I've ever lived in! The staff is wonderful and always so nice and willing to help with any issues!!!! I love them all Tori, Ashley, Lily, & Jennifer!!! The maintenance guys always do a great job in a timely manner! They almost always show up the next day and I'm like woah! Wasn't ready for you!!! I love this community because I felt safe here being a new mom who stays at home that was important. I also love how dog friendly it is! Great community for dog owners! Pros - Cool neighbors, awesome pools, great gym, amazing boot camp class, access to the jogging trail, close to the lake, excellent dog park, lots of restaurants/bars within walking distance, and more.. Cons - Limited parking, occasional car break ins and shady areas surrounding the complex, shitty water system, complicated and annoying parking rules that keep changing, and the mgmt isn't all that great. Updated story.... recently I had an issue with my rent. I'm setup for automatic withdrawal and on the 1st I noticed my rent hadn't come out yet. So I called the office to sort it out. They said the issue was in my end, and I'd need to schedule a one time payment since the auto draft didn't go through. So I did... Then a couple of days later my automatic withdrawal ALSO came out. Next I called the office to get a refund, and they failed to help me. They kept saying they'd call me back, and after following up with them 3 times, I finally just gave up. This was 100% their fault, yet they took no responsibility for it, and basically just blew me off. Very disappointing. I've been a tenant there for a few years, but after this event, I've lost all faith in the management. This should've been a simple matter to resolve, but they just couldn't do it. They wouldn't even call me back. I probably won't renew. read more

Lol, dog park? It's obvious all good reviews are from management as the reviews that reveal the facts are in the filter pile. Just to start off, the water smells like sewage and has for the past year 10 months I've been here. God only knows whats in it, so we drink and use nothing but bottled water. No resolve, just finger pointing from the management staff. O and the management staff... they're usually hiding in the back room and when you do finally get one of these imbeciles attention, you wish you hadn't. Every time I've been to the office there is a new set of idiots running the show. Everyone is rude and lazy. Once you've signed a lease they no longer give a hoot about you. The walls and ceilings may as well be made of cardboard. The amenities are poorly constructed and break easily. "Wood Floors" are laminate garbage. Parking past 6pm is near impossible, they started towing the resident's guest and forced residents to display this ridiculous green parking sticker in our windshields. The facilities (pools, gym) are filled with the surrounding apartments residents and lets just says the surrounding area is not one I'd like to live in. Save yourself some pain and heartache, not to mention your money and go somewhere else! read more

The $75 Deal! I have been at this place for like 2 years now! The community is great however one time due to some personal reasons was late on payment by 1 day and saw the charge of $75 for late payment. Now I knew that it was first time I ever being late. so I contacted the leasing office and spoke with Rosie. I explained her my situation and why it was late, she really understood and helped me waved the fees by talking to management on behalf of me. Really amazing attitude of helping me and making sure the fees are waved. Thanks Rosie!!! read more

PLEASE READ BEFORE LEASING HERE! I really wanted to love this place. The amenities are nice and location is awesome for me. Let's start with the fact that I lease apartments as well and understand that things happen. I've lived here for about 8 weeks and won't be renewing my lease. Here's why: 1. Days after moving in we get calls and emails from the office asking for our last years W2. After each providing 3 most recent pay stubs and one from each previous employer (?) How did I get approved if you don't have the correct documents? 2. We get calls after that to bring in more documents to verify our vehicle inform which also should have been taken care of before moving in. At this point I don't know whether they lost some of my file or what... 3. Boyfriend's work van gets stolen from the parallel parking right outside of the community gates (Day 2 after moving in) 4. After the break in we were issued a parking sticker for the van. That gave us 3 permits even though we're only allowed 2 but we figured we had a special case (lol) 5. The manager wants registration and insurance for all vehicles which is fair even though this is the third time I'm giving them this information minus the work 6. After explaining the situation she offers an updated sticker and puts a charge on my account for a carport space without prior notice or asking if we'd rather move the vehicle back outside of the complex gates The community is great as far as neighbors and things to do but the office staff is way too unorganized and money hungry for comfort. I have lived at the flats for three years now and I can honestly say it is the best apartments I have lived in, and I've lived in all the desirable and hip areas of Dallas. Jennifer and Tori in the office are great. The dog parks are nice and well maintained with AstroTurf. There is even a new dog spa that I can't wait to use. The property backs up to the Santa Fe trail which makes it perfect for running around and biking White Rock Lake. You won't find a better place to live in Dallas! read more

I've lived at Lakewood Flats for 20 months now and I still love it. Luckily, I have a covered parking spot so I don't have to park very far away from my apartment. My dogs love the dog park and I love the gym and pools. I really couldn't ask for much more. Like others have said, management changed and they seem to communicate a little better than the cold company. They've been sprucing up the grounds and making things more safe. Security is always present at night which makes me feel more secure. The only thing I wished they were more diligent on is keeping the gates working, it's seemed to be more of an issue lately and it keeps getting blamed on the fire department... not sure how true that is but I can live with it. read more

Lakewood Flats has given me problems from the start!! I almost didn't move in because they changed the price from what they quoted at the beginning. When I came to sign my lease it was significantly higher. They ended up putting me in a different unit with "wood" floors...that were finished with a crappy wax that scratches every time you walk on it. My provided washer and dryer didn't work so they sent maintenance out and they ended up having to saw and cut a giant hole in my closet wall to access and replace the pipes that were filled with a mysterious substance blocking the water flow. I had dry wall dust all over my belongings. Then I started to notice a putrid smell when I turned on the water faucets. That can't be healthy to drink. We don't! I have spent 100s on bottles water for the duration of my lease. Then they started trying to remedy the smell by changing the heating element in the hot water heaters and adding chemicals to the water and running all the faucets in the home. They were doing it in the empty unit above me and it started to flood my closet and bathroom. The last time they did it to our apartment, one of the maintenance men moved my washer and the hose that hooks up to the drain pipe came out of the hole. I started a load of laundry and walked away, only to come back and find my entire apartment flooded!!!!! THEN! When I thought it couldn't get any worse it did! We finally got some upstairs neighbors and on moving day it sounded as if my ceiling was going to cave in!!! I can hear every single step they take, everything they say and even hear when they slide the key into the door! This place looks good to the naked eye, but cabinets fall off, the floor is shitty and they are very poorly built with no padding or insulation between floors so you will not have a peaceful day or night if you have someone living above you. Also I forgot to mention, the staff at the office has been a revolving door. And the people who work there (or pretend to work) never answer the phone, never return calls or emails and I have always had to bang on their break room door to find someone. I wouldn't recommend living here even if you were my worst enemy! It's not worth half of what I have paid and I can't wait to be out of here this weekend!! PS. First off, I think it is very odd that 5 other reviews are deemed "not useful" and "don't affect the overall business rating"! When we first looked at the property, it was still under construction, and we were really excited about it. The first girl we met with, was fired soon after we signed our lease, and we never did meet anyone else who signed with her. We were one of the first people to move in, so really did have any other residents to talk to. After we picked up our keys, we quickly learned that we were flat out lied to by our leasing agent, and the manager would not honor any of what she told us. We were told that our "valet trash service" was covered in our lease, only to learn that was not the case. After our first month, we had some things stolen from our apartments by the maintenance staff. The office didn't seem too concerned about. Our next issue was our kitchen light bulbs going out on a weekly basis. We were finally told by the maintenance staff, that they used cheap bulbs, and bad wiring. We recently received a letter saying not to turn in any more maintence requests, because they did not have/ could not get enough bulbs to fill there current log. Next, our fire alarm batteries went out...after 6 months. It took over a week to get them fixed, since we know longer allow anyone in our unit without us there. After about 3 months is when we started noticing the revolving door in the office. It would be fine if they were replacing bad people with good, but that is not the case. The people working in the office are about as incompatent as you can be. They are very good at blaming someone else, or even you! We had no choice but to resign our lease, and thought we could tough it out for another year. We will not make that mistake again. The process of resigning is unbelievable. The leasing agents basically cannot do anything, only the manager! You are forced to do everything online, even if your lease is not correct. We refused to sign/ approve an incorrect lease, and it was an even bigger ordeal. Parking never seemed too bad until, staff members living on site starting parking under other residents covered parking. Then they hired a towing company, who towed random vehicles, and now we are back to the same problem of people parking under covered parking, that they don't pay for. Now, onto the water. The other people commenting about this are NOT exaggerating! It is AWFUL! They originally tried to blame it on the pipes and the "new-ness" of the property, then said, no, it was the city water supply at fault. They did alot of finger pointing and blame game. They tried to say it was a problem with all the water in the area, but after talking to people living around us, we found out they have no issues with their water, and they are across the street, on the same supply as us. We now go through a water filter every 3 months, since we only use the filtered refridgerator water for cooking. Like most of our neighbors, we only drink bottled water. They have tried several fixes, and nothing has worked, and now we are told "it's safe to drink, despite the smell" and you'll "just have to deal with it"! This place is overpriced and poorly run. We have met a good chunk of our neighbors, but not a single person who likes it there, or will be renewing their lease. As someone mentioned before, the positive comments are most likely from people working there, or the parent company. Save yourself some time, money, and headache, and look somewhere else. read more

UPDATE: The office staff here are LITERALLY the most ignorant human beings that I have ever dealt with; nothing good can come of living here. "Management" (and I use that term loosely) is lazy, un-intelligent, and rude. I have actually been lied to on more than one occasion and by more than one staff member. Your bikes will be stolen off your balconies (even on the third floor), and your cars will likely be broken into. My condolences if you have to live here. When another resident stole a delivered package right off my front door mat, I called the office to inquire into their policies. I was told, "That's how things go with mail." Furthermore, the apartment complex had an ethically questionable contract with a towing company and began towing cars from the parking lot. I had just purchased a new car, that didn't even have license plates, and thus I didn't have a sticker and they had my car towed. So, basically this apartment community tows it's own residents' cars and most likely makes money off of it. What a shame. The community is beautiful. The apartments / town homes are spacious and have a beautiful finish out. But, the management company that was brought in back in October 2016 stinks. SIMC management is the WORST! I cannot wait to move. They have no understanding of customer service, the employees are rude, and everyone who works in the office are just dumb. I have lived at Lakewood Flats for a year. They gave am a great rent concession for the first year cause the place was under construction. As Evan pointed out the water stinks. Smells like rotten eggs. When I first moved in it was unbelievably bad and has gotten better. I have heard all kinds of reasons why it stinks. I think the rent is high for what you get. That said, I did just renew my lease only because I just don't have time to move. The management has been a revolving door, you never know who is going to be there next. The maintenance has been top notch. All request have been taken care of promptly and efficiently. I like the gym and three outdoor gas grills and the overall location. I get tired of hearing the neighbors dog bark all day when I am home for the day. Price you pay for living in a so called pet friendly complex. read more

First off, anyone who gives the Flats a 1 star has obviously not lived in many apartments. Most of the things people gripe about fall into the category of "general apartment living". You would have the same issues paying twice as much off Knox/Henderson. I've personally had a great experience here, and while there were some growing pains as management swapped out, the current staff are great. If I have a maintenance issue it gets taken care of. If you have a problem you can sit down with Melinda (GM) and she will listen to you. The fact that the units are pretty much brand new is really nice. The pools and on site gym are really good to. Just renewed for year 2 and plan to extend another year next September. Thumbs up from me! read more

Been living here for 18 months now. Management changes hands. Communication has improved greatly and the dubios towing/parking constellation was scratched by them as well as it seems. Haven't noticed the water smell as of late that much. There has been a lot of turnover over the past few months but still the community is very quiet and the demographic is still mainly the young professional single or couple household from what I can tell. The price for this location with the recent addition of a Petsmart, Fresh Market, Starbucks (opening soon), is certainly reasonable. I recommend checking out Lakewood Flats! read more

Definitely our "Home Sweet Home" ... The entire staff has always been there with a smile and are very helpful to our needs and are quick to attend to any maintenance issues that arise. The grounds and facilities are kept clean every day by friendly courteous workers. The workout room is open 24/7 and rarely crowded and the pool areas are awesome and relaxing. Love the morning sunrise view we get from being on the third floor and the variety of jogging trails. A special thanks to Anthony for all the apt updates and Christa, she helped us out when we first moved in and has been awesome in helping us decide if we should stay in our current apt or upgrade to a slightly bigger one on our 2nd lease term. I have been at the flats for four years now and I love it! Everyone at the office has been great and friendly. The gym and pools are always clean and I love how pet friendly they are. I will truly miss this place when the time comes to leave. read more

The front desk is always extremely helpful and when I put a work order in, the response is super quick. Staff is always extremely friendly. Resident events would be a great idea in the future. read more

We lived here from January 2013 to January 2014. I'll start with the positives. Maintenance is the saving grace of this apartment complex. They are friendly and response quickly. Now onto the ratchetness: Top Horrible Things: 1. Poor management: Melinda, the manager, was very rude to us on every occasion. She was always defensive and made excuses when any concerns were voiced. The office staff is unprofessional and absolutely useless. They could care less about any issues you may have and have no quams about pulling out their cell phone while you are trying to speak with them. 2. Policy enforcement: We paid monthly for a covered spot. I got home one day and someone parked in my spot. I called the office, and they refused to do anything. I had to threaten taking the spot off of my lease for them to at least figure out whose car it was and knock on their door. Ridiculous. They started towing midway through 2013, which made everyone really pissed off. By the time we left in 2014, the towing seemed to have stopped. Pet policies aren't enforced. We had a 1st floor apartment, and dogs would poop outside our balcony, and no one would pick it up. It was disgusting, and the management never did anything about it. On the 3rd floor of our building, a couple had a large Lab. They never leashed him or watched him. They would open their door and let him roam free to go do his business. One day, he jumped in my car, and I had finally had enough. I informed the office who told me I should tell them if it happens again. Once again, the office won't do anything to help. 3. The Water: they are going to tell you it's safe and meets regulation, but the fact of the matter is that the water in your kitchen and bathroom sinks smells like fart. It's disgusting and would make me gag when I went to brush my teeth. They don't take any responsibility but just blame it on the City of Dallas. I have lived in Dallas for 6 years and haven't ever had water problems like this until living here. 4. Security: There is none. There isn't a fob system, but rather a key in code to walk in from the street. People in the neighborhood all know it and easily and readily get in and use the gym and pool ALL THE TIME. The office knows it and refuses to make any real changes to fix it. I have had strange men knock on my door at night with ballcaps covering their faces. I watched them then walk back out of the property through the gate and back onto the street. Car break-ins and broken windshields and bikes stolen off balconies = normal around here. read more

Lakewood Flats is a great place to live and enjoy all the amenities that comes with it. The entire staff is always courteous and professional. The grounds and landscaping is always well kept and maintained. I very much enjoy having White Rock Lake and the Sante Fe Trail right in my back yard. read more
