When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

Living space: very spacious with nice appliances, nice vinyl flooring in the kitchen and living room, and marble countertops. The rooms each have their own bathroom which was life changing for me coming out of the dorms. The bedroom doors all lock from the in and outside like a front door lock so if you really don't trust your roommates you can lock your door everyday when you leave. There's a lot of windows so we had a ton of natural sun light come in everyday. The furnished apartments have perfect furniture pieces for students because they're virtually indestructible, not the comfiest tho. The TVs were really nice. The PORCH is luxurious. We had an end unit so we had a nice big porch and by our third year had filled it to the brim with plants (I mean Home Depot is rightttt there) Roommates: I see a lot of people on here complaining about the roommate situation. Yes, unless you sign a lease with enough people to fill every room, they can assign someone to any empty room. And yeah 1 of the 3 girls I lived with was basically evil. But again the doors all lock and you can fill out a form with anything they're doing that's not great for the living space and start a conversation with the apartment management about it, which was enough to keep her out of our way for the time we shared in that apartment. Maintenance: they will absolutely barge in to your apartment with not much warning besides one knock and annoying as that may be, you agree to it in the lease. Just don't walk around naked in the living room and you should be fine. The maintenance responds to most requests within the week which is nice and they fixed any of the problems we had with no issue. Bugs: for 95% of the time we were there we had no problems. I'm talking 2 years 9 months with not a single bug getting in, not even an ant. Until wasps suddenly were able to find their way directly into my bedroom through air vents for the last month or two I lived there, about 11 total wasps. Not sure what was up with that but hairspray works quite well to get em. Area: you shouldn't live here if you're not in college. Simple as that. Because college students are the most tolerant to basic annoyances. You will hear music blaring from cars sitting in the parking lot at 4am. You'll smell weed all around all the time. You'll see dog poop everywhere. You'll hear parties 3 or 4 nights per week and drunk people tripping up and down the steps. Nothin crazy, just very annoying if you're over the age of 22. The UD bus stops there which is nice. The parking is ample so we never ran out of space. BUT, beware of guests that come. They will tow a car with no pass that's not in a guest spot so fast it's crazy. And the fee to get the towed car is like $130 so save yourself the trouble and park in a guest spot or at the Home Depot. The fire pits and pools are really nice. The little events they put on are fun and usually result in free stuff. And the package office is nice to have, until the Amazon guy decides to deliver to "your door" directly except it's not your door at all and you have to check every door in the whole complex...yup happened several times. They charged a couple obnoxious fees in terms of how much of the security deposit we got back. But I basically had an amazing time living here and my friends and I all miss it dearly.

Within the last 12 months I attended two festivals BLACKSTAR and The Philadelphia Asian American Film Festival. Both I enjoyed immensely, I was able to view movies in a very comfortable and reasonably priced theater. But as my roommates moved out, and they couldn't find more tenants to occupy my apartment, they forced me to pack all my things and move to another unit. WTF I only stayed and renewed the lease so I didn't have to move again. When my lease was up I did not hesitate to move out that time. As far as I know the management has not changed since then. If it were only possible to give no stars... There were red flags even at the beginning. The information I was given by the representative on the tour differed from the information I was given by the leasing agent. My friend, who had accompanied me, noticed this as well but I had waited to the last minute to find a place and this was the closest apartment to the school I was attending in a neighboring state. On move-in day the room I am scheduled to move in was not ready. There was another person living in the apartment and the room I was to rent was dirty and filled with boxes and clothing. Again, this should have been a red flag but they moved me to another apartment and for the inconvenience, upgraded my room to a larger room at the lower rate. Upon moving into the apartment there was an incredibly strong smell of bleach coming from the bathroom. I, and my new roommate, just assumed they had been cleaning and didn't pay too much attention to it. That is until the mold they had removed from the bathroom ceiling reappeared (see photos). Eventually, the ceiling began to leak (also apparent in the photos) and I would feel drops of water hit my head while sitting on the toilet. Over the next two months, despite photographs and videos, the maintenance department manager (who is still working for the new management...more on that later) continued to tell me that the leak resulted from taking showers with the bathroom door closed. However, notice there is no mold over the shower. The smell from the mold was terrible and eventually I contacted the New Castle County Office of Inspections. It was only after this that Studio Green investigated the cause of the mold and determined it was the toilet in the apartment above leaking and made the proper repairs (of course, not before disconnecting my ceiling fan and leaving dry wall before I followed up to make sure the repairs got finished). But that's not all...Studio Green uses Conservice Utility Experts for utilities and their billing is terrible. I had to contact the office and then Conservice directly before the management explained that Conservice had forgot to bill us (presumably everyone) for heat for three months and then put it all on one bill with no explanation. They use Airwaves for internet (you don't have a choice in terms of service providers) and the internet is slow or not working. The management office was without internet for a week, no joke. So...pretty terrible. New Management: But one day, the office is closed, and the next day the entire office staff was gone and we got a notice of a bankruptcy proceedings and new management on May 17, 2018. We were told a payment portal would soon be up and to contact the new management with any concerns we had. I thought, "Hmmm, maybe things will get better and I won't have to find a new apartment for just nine months before I graduate." Wrong. Wrong. As of June 14, 2018, almost month later, as I headed out of state there was no payment portal provided to residents (while I paid by check during the school year, because I didn't have job at the beginning of the summer, I was going to pay by credit card until my summer internship started). Once I was finally provided with access to the payment portal, the rental amount was incorrect. When I told them about this, I was told that the resident files had yet to be provided to the new property manager and that "if" there was an error it would be updated soon. Ugh. Whatever. Done. I will pay these last two months rent on my lease get the heck out. I understand that some folks will end up renting here despite the horrible reviews because they have no other choice financially. I feel for you and I hope your experience here is better than mine. However, if you do have the means to make a choice, literally live anywhere else.

The apartments are well maintained and the neighbors are quiet. The property manager is the negative about this place. He is a control freak, he unnecessarily harasses tenants, he is condescending, and he lies. For example, he won't keep the pool open during summer hours when people could actually swim, he only allows use of the recycling bin on Tuesdays, and he tells people that he is building a dog park but has yet to build one after 2 years, and he won't allow a community BBQ area, and when there is a crime on the property, he won't inform tenants so as not to unnecessarily panic them. With all the complains, I'm not sure why he hasn't been transferred to another location but for a 5 start rating, this property manager has to go.
