Goldtex Gets A Bad Wrap So, I have been here about 6 months…read morenow and figured it is time to leave a review. Especially because people are more prone to go on and vent rather than say what is going right. I moved up here from Florida in December, just after Greystar took over. I love the history of an older building and understand that comes with its drawbacks. Yes, the elevators were having some issues when we first moved in but it looks like those have been resolved. Haven't had a downed elevator in over a month now. The pool and hot tub are closed for refurbishment (but honestly...it has been winter...who wants to swim during winter. Maybe the hot tub would have been nice but it's not the end of the world.) Even with that down, the new management team took the time to make the rooftop a nice place to hang out. Maintenance sometimes takes a bit but when I went in and actually talked with the staff, they explain that they were down to one maintenance person for a bit and (again older building) they were a bit behind. They sent out an email explaining the situation with the HVAC and have also been sending updates...in addition to providing portable AC units for those of us who needed them. Has it been perfect, no. But they have been communicative, have taken short term action to try to overcome the situation they probably found themselves in when they were hired to manage the building, and have kept us up to date on the actions they are taking towards a permanent fix. The concierge staff is amazing. Rob and Phil are always friendly and welcoming. They knew my name AND my dog's name within a few weeks of moving in. The management team has held 2 or 3 events every month since I got here that has made it really easy to meet some of my new neighbors. Especially nice when coming in to a new city. Regardless, I love my apartment and am glad that it is my first home in Philadelphia and think it is pretty obvious that a company that JUST came on 6 months ago is doing a great job handling an older building and all the charm that naturally comes with that.

After receiving email confirmation and verbal confirmation on the phone with the leasing office, I arrived to the Ludlow for my tour. Concierge informed me that the leasing office was closed. I do not know how it was possible for me to have the name of the agent that was giving me a tour plus multiple confirmations of the day and time of an appointment when the office was not open. Concierge could not do anything to allow me to see the building or amenities either. I left my information with concierge and waited days to see if anyone from the leasing office would reach out to follow up on this issue. Again, nothing was done. If they cannot put in the effort to gain the interest of potential residents, I wonder how they treat residents once they have already secured a lease. It is interesting to craft a reply which contains false information. You never called my phone. You never left a voicemail, let alone several voicemails. You have my correct phone number since we have talked on the phone weeks prior to the scheduled tour date. I myself called the day of the tour to speak with the office and the women who answered made no mention to leasing offices being closed on federal holidays either. It is wonderful that the staff is off for federal holidays, but that is not the standard throughout Philadelphia as I went on other leasing tours that day. I do not fault you for not being available during a holiday but rather the abysmal mismanagement of your schedule and inability to remedy the situation. No one reach out to me until after I reached out to your office first days after the schedule appointment. I would considered your office reaching out to me after I contacted them first to be a response to me, not someone reaching out to me themselves as you stated.

When was that a thing that one had to pay before signing a lease. On top of this there is a $500 deposit that goes toward the first month of rent. This wouldn't be a problem UNLESS for some reason, as one of the staff told my friend, you DON'T get the aforementioned $1075 back if your application gets rejected? Like nowhere in their contract did it say that the fee(s) would be returned (ok the $75 application fee not getting returned makes sense).

Heating/AC is controlled by the building and they only switch over once for spring/summer so it was very hot during the unseasonably warm days!! Bring a fan/AC so you're not running to Target in a sweaty panic like me lol. 2. Four regular and two freight elevators but multiple are often broken so plan accordingly and leave a little early in case of long elevator wait times! 3. Not much noise from neighbors but certain areas are louder, ie. I always hear my neighbors' TV from my bathroom. I genuinely enjoyed living here, but the $400 a month rent increase when I tried to renew my lease is what lead to a 1 star review. The new management is great (compared to the 3 different management teams during the short time I lived there) and I know the increase was coming from corporate. However, the building is not worth almost $3000 a month to live in a glorified studio. Now they're left with a bunch of empty units because no one will renew or a sign a lease at these outrageous rates. The building is a ghost town. It's really a shame that they're losing SO many tenants over this. Not to mention, this building is disgusting at this point. I went back to visit some friends a few weeks ago. I found a shattered handle of alcohol just sitting in the hallway. They are really letting this place go, it's terrible. If it's this bad now, I could only imagine how bad it is in 5 years. I must share one of my memories at The View - when a domestic dispute carried into the entire building with a man breaking doors to enter into back into the building after being escorted out by the police. My boyfriend, who is a corrections officer, had to handle the domestic dispute because the front desk was unsure what to do. The back door is still broken from this (it happened in August/September) and anyone can walk right in by pulling on the back door. **Also, many of the 5 star reviews on Google are employees of Priderock. I have countless emails with their names in the signature line.

Updated Review: I have had two leases in this building since January of 2020. We knew what we were getting into and we were super patient about it. Everything was great, obviously since we signed two leases. The original staff was amazing and super helpful and informative. There has since been changes with staffing and management. I submitted a work order for my ceiling on November 8 2021 and as of now has not been addressed (January 9th 2022) Maintenance came to fix, yet another, leaky ceiling and left the job incomplete with a patchy paint job that clearly does not reflect luxury living. I've emailed about this twice. They have also come to fix a leaky kitchen faucet, which they left very lose and feels like it can fall off at any moment. Emailed about this half done job a week ago. On top of the sloppy maintenance work, our renewal lease option that was originally presented to us was an increase of $500 in rent & $100 in parking. So a total of $600 monthly increase to renew. Obviously that prompted us to look else where. We found a great apartment in Rittenhouse Square thats $200 less than what we pay now. So it actually worked out for us in the end. They did try to negotiate another offer , however at that point we've already seen other, more convenient apartments, so it was too late. The building itself used to be kept a lot better. Not so much now. The walls were a mess. They just recently painted them. Just in time for tours, assuming many residents will be moving with this rent increase. Morning front desk staff is pleasant, always speak always nice. Night shift is completely different. Always on their cell phone, heads down. Not attentive. Just there. There is one girl who always speaks and is nice , everyone else needs more training. Someone on staff is always sitting in theater room just hanging out. The rooftop deck is finally open after two years, sort of. The elevator button to the roof is disabled for whatever reason. The building isn't terrible , they just need to figure out the maintenance/ management issues so tenants won't experience a two month delay like I have. Take more pride in keeping the building clean. Train staff appropriately, and bring back community events (NOT the ones that we currently have to sell a product/service ) Those feel like timeshare presentations. If these issues are fixed , then maybe asking for more $$$$ a month won't be as insulting.

It's close to shopping, a short drive to center city and about ten minutes from Forbidden Drive where I fell in love with the trails and nature there. Linda, the property manager, is the best. She made the moving in and moving out process easy and straight-forward and was always helpful whenever there was a minor maintenance issue. The pool, bar, and gym across the street were great and my husband and I used them often. The complex and grounds are well-maintained and clean. It was a wonderful experience living at this complex. Rent is a little high compared to other apartments in the area but I believe it was well worth it for worry-free, convenient living. I highly recommend! A few notes: you will need a snow shovel in the winter to shovel out your car after the parking lot is plowed. Don't wait until there is 2 feet of snow on the ground to purchase one like I did! You will not be able to find one within walking distance and your car will be inaccessible. Also, "emergency maintenance" crew members during off hours (I believe this is run by another company) are not the best. A little rude and rushed. If your maintenance issue can wait until regular business hours, you will get better service. Good luck!

Within less of a…read moremonth of being here I realized I lived in an unsecured building where anyone could just walk in and steal your packages. There are no cameras or keys to to enter the building. They require a key to open the door to the laundry room but once you're down there you can actually walk through the hallways and go up into other apartment buildings without a needing a key . It's a safety issue . There are no cameras! I am terrified to go down there by myself , not only that .. why are there 2 washers/ dryers for so many different buildings just unsecurely connected ? .. so this is what happened... I've had several packages from carriers amazon, usps, and UPS be delivered only for them not to be there when I got home. As many of you know Amazon takes pictures when they deliver packages and I have pictures of them being at the mailboxes but they are GONE when i get there . I am so frustrated at the lack of security here , i have Lost so much money because of this issue, I've never had something like this happen before . Have fun where you live ? More like Get robbed where you live ALSO THIS PLACE IS INFESTED WITH GNATS!!! I've defogged my apartment 3 times already, it's disgusting. If they don't, they may erase service request so it looks like you never put a ticket in *some times you get unprofessionalism when you contact the office *more times then not, the service team half asses a job and it looks like hell.
